This is a feature of the new normal that we live and work in and the importance of Continuing Professional Development (CPD) and training within our sector to ensure that we deliver a training programme to help maintain and enhance the knowledge and skills you need.
CPD offers numerous benefits to you as a professional. It helps ensure your skills and knowledge is up to date, providing you with more confidence and allowing you to carry out your role to a high and consistent standard.
All ARMA training courses and workshops provide CPD and certificates are issued following attendance. CPD is a requirement for members of the IRPM and RICS.
ARMA training covers all areas of residential leasehold management, legal, health & safety and fire management, accounting, insurance, RMC and RTM company management, site staff and human resources.
We continually update and refresh all our training, taking into account any changes in legislation and other factors that affect our industry. This ensures our members’ needs are met for expanding their knowledge and providing tools to assist with the day-to-day practicalities of undertaking these changes.

Beginner courses are aimed at those who may be new to the industry with limited knowledge or candidates with no experience within the course subject who wish to gain the right technical knowledge and skills required.
Intermediate and Advanced level courses are for those with a solid understanding of residential leasehold management who are looking to gain a more in-depth knowledge of a particular area.

Residential and commercial management: an excellent knowledge of one does not imply a competence to handle the other.
This one-day course is based around the RICS Guidance on managing mixed-use developments. The new 4th edition of the RICS Code of Practice for service charges in commercial property will have potential legal and disciplinary consequences for RICS members and/or regulated firms.
It examines the practical difficulties imposed by the different statutory and regulatory regimes for commercial and residential property. The course utilises a hypothetical development of mainly residential (leasehold flats and freehold houses) and commercial units (shops and offices) with shared elements where the landlord has appointed one agent to manage all.

The Commonhold and Leasehold Reform Act 2002 provides another route for leaseholder empowerment and a method for taking control of a building. But the simple process envisaged by the Act has not come to pass and technical problems and pitfalls aplenty exist to catch the unwary. Moreover, the process of acquisition of management functions and the extent of those functions is not as user-friendly as property managers or leaseholders might wish. This one-day course deals with both the legal process and the practical issues arising from RTM claims.

A one-day training course enabling those involved with property transfers to read leases constructively and deal confidently and safely with the process to ensure a smooth transfer of the property to the purchaser.
Content
What the course covers:• Locate and interpret the specific Lease
Covenants relating to Transfers of Property, identifying the actions required by the relevant parties (e.g. property managers, conveyancers, leaseholders, etc.)
• Identify the responsibilities of the conveyancer – Including the use of LPE1 and LPE2 forms over ad hoc information requests, etc.
• Complete an LPE1 and LPE2 document accurately and as completely as is appropriate for the purposes of the transfer
• Clarify and avoid the potential pitfalls associated with providing inaccurate information or prejudicial information that has not been requested
• Identify the requirements for/compliance with: Licences to assign, Deeds of Covenant, Certificates to satisfy restrictions at the Land Registry, etc. – when and why they may be required
• Stock transfer forms and issuing new share certificates (dealing with lost certificates!)
• Receipting notices of transfer and/or charge
• Ensure all charges due are accounted for and paid to the point of transfer. (This includes any remedial action that may be allowed if an account is not cleared)
• Deal appropriately with possible year-end deficits/credits as part of the conveyance process
• Identify the key elements of effective welcome correspondence to new leaseholders.

Section 20 Consultation
On occasions work needs to be carried out on a development which sits outside the normal day-to-day maintenance issues. Where this work is likely to cost the leaseholders more than a specified amount you will need to go through a complex series of consultations. You may also be contemplating entering into a contract with a supplier that is for longer than 12 months and requires the leaseholders to contribute more than a specified sum. As a Director of a Residents Management Company or a Right to Manage company you are responsible for ensuring all expenditure incurred in running your development is recovered, where allowable, from the leaseholders. Current legislation makes it a requirement to demand a charge within 18 months of the cost being incurred. If you do not does this mean it is irrecoverable? Potentially. ARMA has compiled a listing of a number of our training courses which would benefit those individuals with a background in lettings and who are branching into residential leasehold management.
The courses selected provide an overview of residential long leasehold management that we believe are essential in providing you with the right technical knowledge and skills required for managing residential leasehold.
