I hope that you are taking full advantage of our networking, entertainment, educational, leadership, legislative, diversity and economic development initiatives. The company is a superb example of a corporation that selected our community for a new facility years ago and continues to invest here and expand their employment base.
Our economic development team facilitates business investment on a daily basis and crafts proposals that make it attractive for companies to do business here. Of course, none of this would occur without our public sector partners. Their pro-business policies encouragecompanies to choose Greater Hattiesburg when allocating limited capital across their portfolio.

I am proud of the ADP’s Economic Development team and the work they do to promote and enhance Greater Hattiesburg. They not only help recruit new businesses to the area, but also encourage existing businesses to grow and succeed through identifying state and local tax incentives, providing access to workforce training, resources and funding, as well as assisting with project management activities between companies and local units of government.
These services may not always be newsworthy, but they have a significant impact on the local economy. An estimated 80% of all capital investment comes from existing businesses growing, expanding, and hiring new employees. As President and CEO of a locally-headquartered business, I understand the significance of business retention and encourage any business owner who is looking to expand, to take advantage of the ADP’s extensive resources.

Firing on All CylindersKOHLER Engines Expands Hattiesburg Operation
Production is ramping up at KOHLER Engines’ Hattiesburg manufacturing facility and gaining steady speed. In the last quarter of 2015, KOHLER Engines continued its success in Hattiesburg with the announcement of a $7.5M facility expansion and over 100 new jobs in response to rampant increase in demand for the company’s newest technology in engineering and design.
Located in the Hattiesburg-Forrest County Industrial Park, Kohler manufactures and assembles a variety of lawn mower and tractor engines and has proven to be a staple in Greater Hattiesburg’s diverse manufacturing base. This global manufacturing company was initially attracted to the region largely thanks to Mississippi Power’s “Spec Building Program” which facilitated the construction of the 200,000 sq. ft. industrial facility in the mid-1990’s. The newly constructed and available industrial building allowed Kohler to quickly begin operations and greatly reduce time-to-market. Since opening up operations in 1998, Kohler has earned an almost 20-year rapport of manufacturing excellence, while creating over 400 new jobs. With the recent expansion in Hattiesburg, KOHLER Engines is poised to satisfy a growing customer base over the next few years and beyond.
“We’ve had tremendous growth in the consumer ride engines market. Since the Hattiesburg facility makes the vast majority of these type engines, we’ve seen the volume in this plant grow by 40 percent within the last 18-24 months,” says Jerry Stone, KOHLER Engines’ Hattiesburg Plant Manager.
“Relentless power, legendary performance.” With volume increases of 40 percent, KOHLER Engines’ Hattiesburg facility has proven this phrase is much more than marketing. Rather, power and performance are consistent deliverables in Kohler’s impressive well-established production portfolio. With a long-standing track record of top-tier performance quality in the commercial and residential markets, KOHLER Engines continues its stride of innovation with the development of new engine models that boast the company’s closed-loop electronic fuel injection (EFI) technology.
KOHLER Engines is leaning forward into a future of sustainable growth in Greater Hattiesburg with the production of new twin-cylinder engine lines. The Confidant models, 7000 Series and 6000 Series, are designed for zero-turn radius (ZTR) in the consumer ride and light commercial markets. In addition to an estimated 25 percent fuel savings as compared to a carbureted engine, the new Confidant EFI models utilize Kohler’s closed-loop system, meaning that the air/fuel mixture is automatically monitored and adjusted to ensure optimal use, efficiency, and reliability.
“When the EFI technology was introduced in the automobile market, it kind of all went there,” says Stone. “The primary benefit of the new technology is fuel efficiency, which might not initially sound too important for lawn mower and tractor engines. But as you get more into the people that make their living with these units, it makes a big difference.”
Fuel savings is not the only improvement to be seen in the new engine lines. With the newest EFI engines, consumers can use their end product just like a car, with the introduction of KOHLER’s turnkey start design. This feature provides easy starts in any condition even after long periods of storage, making for fewer start-up hindrances and enhanced customer usability. Driven by an effort to maximize consumer profit and convenience, KOHLER Engines’ front-running craftsmanship and design in the new twin-cylinder engines speak to their long-term reputation in durability and reliability.

Kohler’s expansion has translated into many new hires for the Hattiesburg manufacturer, bringing on over 100 new full-time jobs and around 100 temporary workers as well. With a total of 400 full-time employees and approximately 420 contract workers, KOHLER Engines total plant employment is well over the 800 threshold.
With over 26,000 college students in a 30-mile radius of Kohler’s facility, Stone is making sure to fully leverage workforce advantages in the Hattiesburg market. With student and co-op programs in place, KOHLER Engines is utilizing its college-town surroundings as a talent pool for future workforce and training.
Trey Smith, Senior Human Resources Generalist for KOHLER Engines, has also noticed significant labor draw from nearby student populations in response to the offered programs. “We’ve actually got students in the plant now from Pearl River Community College, Jones County Junior College, William Carey University and Southern Miss. We’ve even had some from Mississippi Gulf Coast Community College come up to work part-time. It’s a great opportunity that works around students’ school schedules, while giving them incredible exposure to the industry.”
Smith also shared that the Hattiesburg facility has hired many graduates from machining programs through Pearl River Community College and Jones County Junior College as full-time employees. Armed with the benefit of machining experience in real-world industry, students that have taken advantage of the Kohler experience have
acquired a combination of technical skills both from the classroom and the plant floor, a powerful combination learning and training components.
Through collaboration with the Area Development Partnership, Pearl River Community College, and South Mississippi Planning and Development District (SMPDD), KOHLER Engines has also taken advantage of a local workforce development program called Pine Belt Works. The program is designed to equip existing workforce with basic manufacturing skills to ensure the local manufacturing community has a qualified labor pool to draw from. Kohler, alongside several other local manufacturers, has successfully leveraged Pine Belt Works as a source of qualified candidates. One specific Pine Belt Works graduate has played a vital role in the twin-cylinder engine production process: Teresa Paige. Paige was hired in July of 2015 and has worked her way up as a Set Up C on the third shift for the Twin Cylinder Assembly operations.
“Teresa is really the ideal model for the Pine Belt Works program. She is doing a very good job for us,” says Smith.
Over the past few years at the Hattiesburg facility, Stone has led large capacity and production growth while KOHLER Engines continues to build momentum. In establishing a competitive advantage of quality control, Kohler’s leadership has focused on minimizing problems for its products’ end users. “In this market, quality makes the biggest difference. We’ve become a very high quality manufacturer of small engines, and that’s what has really driven our growth,” says Stone.
Looking ahead into KOHLER Engines’ bright future, Stone also anticipates further growth and development to occur at the Hattiesburg plant in the coming years. “We expect our business over the next five years to grow a little more than market. Of course, you do that by being competitive and making high quality products. We think we can take market share. We see continued growth here. More capital being spent, new machinery, new technology. We have a very aggressive capital plan over the next three years.”
Undoubtedly, Kohler has established itself as a staple manufacturer in the Hattiesburg area. With plans for future development, the Hattiesburg plant’s leadership continues to strive for heightened market success. From capital investment to lawn mower engines, it is safe to say that KOHLER Engines is, indeed, firing on all cylinders.

TAYLOR CONERLYInvestor Relations Coordinator
Taylor grew up in Jackson, Mississippi, attended Mississippi College in Clinton and Baylor University in Waco, Texas where she received her B.S. in Business Administration double-
majoring in Social Entrepreneurship and Business Fellows. Taylor moved to Hattiesburg after marrying her husband, Seth, the Student Pastor at Venture Church. As the Investor Relations Coordinator for the Area Development Partnership’s Chamber of Commerce division, she is responsible for all membership retention activities and membership development efforts. Taylor drives efforts to assure increased membership value and engagement amongst the business community.

Alex was born and raised in Hattiesburg, Mississippi, where he graduated with a Bachelor’s of Interdisciplinary Studies from The University of Southern Mississippi. After graduating from his
undergraduate studies, Alex received his Master’s of Science in Economic Development and Tourism. Alex was also able to finish out his NCAA eligibility on the Southern Miss Men’s Tennis Team during his undergraduate and graduate studies. Chelsey was born in Denver, Colorado and moved to Hattiesburg, Mississippi in 2001 where she graduated with a Bachelor’s of Art in Public Relations and Marketing from The
University of Southern Mississippi. After completing her undergraduate studies, Chelsey entered the Economic Development and Tourism Master’s program where she served as President of the Student Economic Development Association, Research Assistant to the Director of the Trent Lott National Center and as an economic development intern for Stone County Economic Development Partnership. Chelsey was also selected as one of 12 graduate students to be elected into the 2015 graduate student hall of fame.

A native of Hattiesburg, Lindsay attended Mississippi State University where she received her B.A. in Marketing. Lindsay began her career in Tallahassee, Florida working as the Marketing Coordinator for
Aramark at Florida State University. Though she loved living in Tallahassee, Lindsay is excited to have returned home with her family and friends in Hattiesburg. Lindsay currently serves as the Events Coordinator for the Area Development Partnership’s Chamber of Commerce division. She is responsible for organizing several events including HUBFEST, First Friday Breakfast, Annual Meeting, Business After Hours, and more.

The Area Development Partnership (ADP) is pleased to announce the Leadership Pinebelt Class of 2016. Leadership Pinebelt cultivates emerging community leaders who dedicate themselves to the betterment of Greater Hattiesburg.
The program is designed to broaden the base from which emerging leadership is derived and to serve as a catalyst for increasing diversity among future leaders. Class sessions will focus on enhancing leadership skills and garnering a better understanding of the position of healthcare, cultural arts, economic development, military and industry – the region’s essential assets. Over the next eight months, class participants will also design and implement group projects that address a need/opportunity in Greater Hattiesburg.
“The 2016 Leadership Pinebelt class encompasses a very diverse group of individuals, all who have outstanding professional backgrounds and are positively enhancing the community. We are excited about the upcoming year and look forward to working with such a talented group of individuals as they continue to enhance their leadership skills,” said Scott Covington, Co-Chair of the Leaders Steering Committee.

SIX TIPSTO AVOID LEGAL PITFALLS IN YOUR BUSINESS PURSUITS
Often, the first step towards running a successful business requires recognizing an opportunity and chasing after it. When pursuing these opportunities, you should be careful to watch your steps to avoid obstacles that may cause setbacks in your business pursuit. The following lays out a few good practices to avoid legal pitfalls while pursuing business opportunities.
PROTECT YOURSELFRather than traversing the rugged business environment in bare feet, consider forming
a limited liability company (LLC) or corporation to use as a vehicle to commence your chase. With some exceptions, both of these entities provide a layer of protection for individual members or shareholders from exposure to individual liability for the debts and obligations of the entity.
KNOW WHO YOU ARE PURSUINGA business pursuit may involve hiring or partnering with a new person with great
experience or skill in a particular industry. Before associating with that prospect, ensure that he or she is not weighed down by any restrictions to employment, such as a non-compete or non-disclosure agreement. Such agreements might prevent that person from working in a particular industry for a certain period of time or within a certain range of a prior employer.
PACK YOUR EQUIPMENTA business venture compares more to a long trek in the wilderness rather than a 100
meter dash, so the business trekker should have all the resources he needs at his disposal. This means ensuring that employees, equipment, finances, and any other key parts of the business are sound. If such components do not work properly, then the business may experience delays, defects, or accidents that could have legal ramifications. The same can be said for those external resources of the business. Just like a hiker needs proper equipment, every business owner should have an accountant, a banker, a lawyer, and an insurance agent.
USE YOUR MAPIn the same way that a hiker needs a map, an LLC or corporation needs an
operating agreement or a set of bylaws. These documents govern how the business should address various scenarios that arise in the course of the business, such as income distribution or membership withdrawal.
PREPARE FOR OBSTACLES ON THE PATHPlanning ahead can save a business time
and money. Some businesses compete in heavily regulated industries, such as healthcare, a majorindustry in our local economy. Those pursuing businessopportunities in regulated industries should be alert to the regulations that affect their business and strive to maintain compliance with those regulations.
MARK YOUR TRAILMuch like scouts leave markings along a trail to remind them of their path,
businesses can maintain a trail that shows the progress of their business. This trail can be kept by maintaining good records, such as accounting records, written contracts, e-mails, or even sticky notes. This is especially true in regard to corporate meetings, as Mississippi law requires that a corporation maintain recorded secretarial minutes of meetings of the shareholders and board of directors.
These are only a few good practices that can be utilized to face the vast array of legal issues that may arise in the course of a business pursuit. While putting these tips into practice may seem superfluous, they may allow one to avoid the hindrance of legal pitfalls while also accomplishing a successful business pursuit.
