Area 10 construction update – October 2014 Project Summary The construction of the final 2 parcels of faculty and staff housing in University Hills Area 10 began July 22, 2014. These projects will provide 45 homes and 120 rental units for employees of UC Irvine along with various walkways, a vista point, and passive open space for the community. The project is developed by Irvine Campus Housing Authority and is being constructed by California Pacific Homes. Updated Construction Facts The grading operation is estimated to be complete near the end of November 2014. Infrastructure work (pipeline, dry utilities, curb & gutter, streets) will follow grading, approximately November 2014 through February 2015. First slab for the homes on Coltrane are currently estimated to begin by March 2015. The apartment work will commence about one month later. A 30” off-site storm drain line was installed this month and will carry storm water into larger university facilities downstream. A required water clarifier will clean the storm water before it enters this system. The clarifier consists of a large concrete vault to be located below Coltrane Court north of Cervantes Court. The vault has dozens of cylindrical filters that clean the water from particulates, hydrocarbons, and other deuterium that flows into the storm drain system. The debris and gunk is vacuumed up every 6 to 12 months, depending on need. Every 5 to 10 years, the filters are replaced. A large underground water storage system will minimize the “first flush” during any rain event by detaining it. The detained first flush water is routed to the water clarifier. This strategy reduces the erosive nature of water as it enters native drainage ways and water bodies, assisting in the reduction of siltation and erosion. Area 10 will continue to add a series of wider walkways to make pedestrian and bike connections easier and safer. This current project will link the corner of California Avenue and Gabrielino to both the future Area 10 recreation amenity and to the newly opened 12’ walkway from Coltrane Court to the 12’ walk way at Bonita Canyon Drive. This newly opened walkway can be found on the two map graphics that follow.

• The onsite archeologist and paleontologist have found many artifacts. Of note are a large fossilized palm frond and a burrow from an ancient creature similar to a hermit crab. See the photos that follow.

• The approved hours of operations from UC Irvine for this project is Monday through Friday 7 AM to 7 PM (or sunset, whichever is earlier) and Saturday 9 AM to 5 PM. No Sunday or Federal Holiday work is allowed.

A burrow can be seen diagonally traversing the layers of this silt stone. The burrow was caused by an extinct creature with similar behaviour to the hermit crab.
