The entire Layout is subdivided into 5 sectors with each sector having an independent Open Space. The Commercial Provision is provided to the part of sectors which has a road frontage. The internal Road Layout is designed such that there is minimum area used for transportation and also considering the topography.

An attempt to design a complex which would be self sufficient considering the affordability

criteria which led us to design budget homes without eliminating the functional and utility aspect.

• This region is situated in Village : Saswad and lies in Agricultural zone. • According to the Rules & Regulations, a special Township can be proposed only if the land lies in agricultural zone and minimum area of 100 acres or more. • Total Plot Area is 517300.00 sq.m which has a lake reservation of 4900 sq.m. Thus the net plot area is 512400.00 sq.m (51.24 H or 128.10 Acre) • Open Space Comprises of 50% and rest area can be used as FSI area which has bifurcation into various elements as per percentage.

• Maximum open spaces are planned in such a way that all the sectors like Residential, Commercial, Educational have an easy access and the utilization is optimum.

• All the major roads are planned with minimum road width of 18.00 M. •Public Areas like Educational Zone , Resorts, Club House , Commercial Center and Wellness centre is planned near the entrance of the Township so that the facilities can be made available for

commuters & the Residential Zone remains secluded. • The Premium Residential Zone are planned eastwards to obtain the view of nearby lake and easy access to the club and Wellness center which is situated at the heart of Township

• The commercial centers are planned along with streams so as to get a pleasing View and relaxing spaces , evening recreational spaces after shopping. • Also an importance is given to provide places for services, amenities like Police Station, Post Office, Bus Stops to encourage Public Transport, Vegetable Market, Clinic, Fire Stations etc.

• Residential Zones comprises of Chalets, Independent Bunglows, Villas, Twin Bungalows, Duplexes, Apartments of 1bhk, 2bhk, 3bhk etc. • To promote Fitness, sports ground, trekking Base camp, ample open spaces are provided as well.

Phase 3 : Final Phase

• This phase inculcates development of Apartment and Residential Building on a large scale that comprises of

Chalets, Bungalows, Smaller to larger sizes Apartments. This

will also concentrate the development of Amenities and

Services to cater the tourist and people residing.

respective works carried out while working in some renowned

Interiors design will be an attempt to improve the quality of life

of the user and embrace their lives.

LANDSCAPE

Landscape adds a lively factor to the built form which

otherwise seems dead. The spaces would be merged with

landscape so as to provide a natural feeling in interior spaces

too. Perfect combination of Hardscape & Softscape is very

important to achieve functional and aesthetics in Landscape.

Encouraging promotion of local species to help sustainability.

SUSTAINABLE DESIGN

There is a high growth of awareness regarding Environment in

every field. Integrated sustainable design is necessary to

reduce the impact of built form on environment. Our focus

would be utilizing local materials, reducing energy

consumptions, adoption of renewable energy resources.
