Message from the Arbor Greene HOA

The 2012 Arbor Greene HOA yearly fee of $70 was due by the end of January. Residents who have not yet submitted their payments are subject to a $25 late payment fee. To avoid additional late payment charges, residents who have not yet submitted their annual payments are encouraged to do so as soon as possible. Would you like to meet with our HOA Property Manager, Mr. Mark Eary? Residents will now find it easier to do so. Mark plans to be on site in Arbor Greene every Tuesday. To schedule a meeting with Mark, please contact one of our club attendants @ 991-9741. Let the attendant know when you’d like to meet with Mark, and he/she will set up the meeting. If Tuesdays don’t work for you, let theaAttendant know what days/times are better for you. The club attendant will work with Mark and try to accommodate your request. All planned changes to the exterior of your home must be submitted to the Design Review Board (DRB) via an Alteration Application. And, DRB approval must be obtained before any work is begun. LOVE BUG SEASON IS UPON US!

Lovebugs are those small black flies with a red thorax that invade our lives every April-May and August-September. They are considered a

nuisance mainly because they congregate in large numbers along highways and splatter on windshields and the grills of our cars.

Feeding: Adult lovebugs are harmless - they do not sting or bite. They feed on the nectar of various plants, especially sweet clover, Brazilian

pepper and goldenrod.

Damage: Car's windshields become covered with the fatty remains that can become thick enough to obscure vision. The flies can also clog

radiators and cause our cars to overheat. The fatty tissue can pit our car's finish if not removed within a few days. A word of caution, do not

paint your house now, lovebugs can mar freshly painted surfaces.

Splattered lovebugs should be washed off the car as soon as possible. Cars that have been waxed recently are more protected from damage by

lovebug residue. Soaking the area with water for several minutes will aid in removal too. When lovebugs are numerous, or you know you will

be traveling at the peak times, you can spread a light film of baby oil or use an aerosol oil spray over the front of the hood, above the

windshield, and the grill and bumper. This practice will make lovebug removal easier.

Professional detailing tip: you can use regular “Bounce” dryer sheets to wipe lovebugs off; just dampen the sheets a bit, and then wipe those

dead bugs right off.

What the Banks Don’t Want You to Know

DEBT REDUCTION WHILE INCREASING PERSONAL WEALTH—Part 1A There’s no question that we’re all trying to survive in arguably one of the worst economic times in our nation’s his-tory. Our national and personal economies have appeared to crumble overnight, with most of us looking for clear explanations, as well as quick fixes. Unfortunately, our current economy had a long evolutionary history, with our current administration admitting our core problem to the rest of the world. When our administration recently raised the national debt limit, we told the rest of the world that we have become too dependent on debt and can’t operate without borrowing money. Most of our households operate the same way, likely with a home loan, car loan, credit card debt and student loans. So how do we fix this? There is no quick fix but there is an answer. It’s not as easy as the media portrays and contrary to what you might have heard, walking away from your debt is, by far, not the best answer. The answer is a jagged pill for all of us, reduce and eliminate our debt. Easier said than done!!

If you have a critical financial need, this article is not meant to fulfill it. I would strongly urge you to avoid hesita-tion and sit down with a financial manager, your current lender, or a debt consolidator. If you’re not in a critical financial situation, consider reading on for the keys to understand how to gain back your financial freedom.

The key to debt reduction and elimination is not as simple as family budgeting or lowering a car payment. Although these are necessary financial tools and avenues, the key to debt reduction begins with a critical change in mind set. The mind set of how we spend money. To do this, we have to understand what our debt means and why we need to avoid it unless absolutely necessary.

Try this simple quiz. Do you own a home? Do you own a car? Did you answer yes to one or both of these ques-tions? It empowers us to believe we own these things. Do you have a home loan or car loan? If you also an-swered yes to these questions, you do not own your home or car. The bank does! Most of us don’t own much of what we have. We’re leasing or renting-to-own much of what we have today.

Too many of us are taught and live our financial lives by the concept of BUY NOW PAY LATER. We can all have the bigger, better, house, car, motorcycle, etc. It’s this concept that keeps us in debt and keeps the financial insti-tutions earning millions in interest dollars on a monthly basis! We’ve become a society of people that have learned that we can have nearly anything we want for a low monthly payment of...fill in the blank. Here is the jagged little pill: we will almost never break this cycle of debt until we understand that we have to EXERCISE RESTRAINT, concentrate on eliminating our debt, and focus on trying to only purchase what we can afford.

Why do we stress over that next promotion or pay raise? For many Americans, it’s not just the feeling of achieve-ment, but largely to earn the extra dollars necessary to keep up with the debt, and unfortunately, to “afford” the next loan. Take a moment to calculate your total debt paid on a monthly basis and realize that usually less than 20% of that money is actually going towards your equity, or ownership of your property. Can you imagine how little you might actually have to earn to live if you had less or NO debt? This is possible for everyone, NO EXCEPTIONS! This starts with the fundamental change in our concept of spending and investing and is realistic for every one of us. For most of us, this is harder than physical work; it’s a change in mind set and takes commitment.

Did you know that while we fight for anything close to 1% return on our bank savings, we are losing a great deal more on our money due to current inflation? The banks want us to believe we’re actually making money with our savings deposits. The truth is, bank savings should only be for our emergency funds, and the interest we earn is the bonus for keeping our money some place other than in our mattress or buried in our back yard. A savings ac-count should be a small part of our investment portfolio. What, investment portfolio? How can we have an invest-ment portfolio if we’re in so much debt, with a home mortgage, car loan and credit card debt? Every one of us that currently have or have had any form of debt have literally had the most amazing opportunity to invest, and most of us never realized it! Most people don’t know that their own debt is actually their best investment, with the very real and easy potential to earn the unadvertised and initially unbelievable return of 200-800% on every dollar invested!

“VACATION” SECURITY TIPS:

Hello Arbor Greene (AG) Neighbors. It’s that time of year again when many of us are taking trips away from home for business or

pleasure. Below are some tips to help secure your home whether you’re out for a short time, on vacation, a business trip, or due

to an unexpected event. Use Tampa Police Department (TPD) Vacation Form. You fill in this form regarding when you will be gone; the data is given to TPD

officers who will look for anything out-of-place while you are gone. Email us at [email protected] to receive this form; form

is faxed, emailed, or called into the TPD. TPD officers highly encourage residents to use this free service to help prevent crime.

Limit your discussions about your travel plans. Discuss your absence only with trusted people who need to know when you will be gone.

Urge children to limit who they share their travel plans with.

Consider having a trusted person house sit while you’re gone. Provide the house sitter with your cell phone number, vehicle description,

and license plate number. If you don’t have anyone stay at your home, then have someone occasionally inspect it while you are absent.

Secure your home. Lock doors, windows, and fence gates. Turn on front and rear lights using timers to conserve energy/money. Out-

door lights left on during the day indicate that someone is likely not at home. Turn on alarm system, if equipped. Most AG homes

have basic alarm systems, watch for future articles on how to use these systems if you are not using a monitoring agency. Try to give the appearance you’re home and don’t do things which advertise the home is empty. Put a hold mail or arrange for a trusted

neighbor to pick up your mail, packages, or newspapers daily. Have your lawn cut and trash cans taken out and in on days you normally

do. Turn down home phone’s ringer volume so it can’t be heard outside; thieves may call to see if anyone responds.

Put lights and radios/televisions on timers. Put indoor/outdoor lights and a radio or television on timers. Have a trusted person re-set timers

to limit any routines during your absence.

Secure valuables in your home/garage/lanai. Move valuables so they can’t be seen via windows or doors. If you have a safe deposit box,

put extra credit cards, checks, lists of serial numbers, and photographs of valuables in it. Lock vehicles in garage; remove valuables from

them, including your garage door openers. Secure electronic devices or other property that are normally on your lanai.

ARBOR GREENE TENNIS: Summer Junior Tennis Is Starting - This summer Train Smart Tennis invites your children to join the fun of

learning tennis at Arbor Greene. Our mission is to provide a systematic basic approach so your children have the opportunity to learn the game as quickly as possible. Our approach truly teaches children the fundaments to enjoy the life-time game of tennis and to build self-esteem. There is no substitute for a good beginning! Our training is designed so your children can follow a pathway to improvement and competition. The next step would be the Train Smart Players Program. We provide a system of training for your children no matter what their level of play. Summer tennis starts Monday, June 11th and continues for 9 weeks. There is no camp the week of July 4th. Players can sign up for one week at a time and attend 1, 2, 3 or 4 days per week. Days are Mon., Tues., Wed., and Thurs. Times 9:00 – 10:00am for ages 5 – 7 & 10:00 – 11:30am for ages 8 -12. 13 & over play 10:00 – 11:30am.

Ladies Beginners Clinics: Want to get in the action at the courts? Group lessons for lady beginners are ongoing throughout the Spring on Tuesdays from 9:00-10:00am and Wednesday evenings from 6:30-7:30pm. FERTILIZER MANAGEMENT The City of Tampa Fertilizer Ordinance (2011-74) regulates the use and sale of fertilizers containing nitrogen and/or phosphorous. The Ordinance was enacted to reduce the potential for these nutrients to be carried into our waters with storm water runoff. The City Ordinance establishes a restricted period from June 1 - September 30, when the application of fertilizer containing nitrogen and/or phosphorous to the landscape is not allowed.

Fertilizer isn't a pollutant when it is applied to the landscape. However, if too much fertilizer is used or it is applied at the wrong time it can wash off of the landscape and flow untreated into bays and streams. Once in the water, fertilizer can stimulate the growth of harmful algae and aquatic plant growth.
