Appendix E: Photo DocumentationArchitectural and Structural


Existing skylights: Inefficient system, Low R-Values allow high levels of heat loss. Leaks occur during spring thaw and driving rain. See Appendix D for potential upgrade options.

Accessibility: Non ADA compliant toilet rooms and plumbing fixtures. No grab bars present. Clear floor space at toilet stalls, urinals, lavatories, mirrors and misc. toilet room accessories to not meet federal regulations. See Appendix D for reference guidelines.

Stairways & Handrails: Non ADA compliant handrail extensions at top and bottom stair runs. See Appendix D for reference guidelines.



Heaving Concrete: Hazardous condition in front of building is a continuous maintenance issue. Uneven walking / wheelchair path.

Acoustic Ceiling Tile: Existing spline ceiling tile contains asbestos, stains from condensation & water leaks, and dirty from airborne dust and pollutants.

Blocked Exit Corridors: Exit paths must be kept clear. By code, large storage items, such as tables, chairs, etc. in exit corridors need to be relocated.



Guardrails: Guards must be designed up to a height of 42” and vertical posts spaced such that a 4” sphere cannot pass through.

Building Glazing: Existing windows have poor insulation values, contributing to an inefficient exterior building envelope. Sealant has broken away in some areas along with glass buckling & movement within frames.

Elevator controller over heating. Doors kept open to allow air flow.

Switchboard main disconnect – should be replaced.

Existing Onan Generator - In good working condition - Monthly running and

occasional maintenance



Flagpole Light - 175 W – seems high for

use - Could replace with different

technology - Direct lamp down to

comply with dark skies

Disconnect on roof top air cooled condenser - Disconnect should be

replaced

Data Intermediate Distribution Frame (IDF) - Relocate to safe location - Not accessible to library

patrons



Branch panel used for controlling lighting - Recommend replacing

breakers and utilizing local controls, such as occupancy sensors.

Inside of a former branch panel. Now used for communication Junction Box. - Recommend cleaning

inside of all branch panel boards.

AHU’s: Air Handling Units #2 and #5 drain pans. Monitor and possibly replace.

Steam Boiler: Existing exit steam boiler should be recommissioned.

New Equipment: New VFD & HW pumps are in good working order.

Boilers: New and existing HW boilers are in good working order. Replacement for existing boiler is not required.

Stormwater Pumps: Existing stormwater pumps are functioning properly and are in good working order.

Rooftop Unit: Monitor components and replace as outlined in Appendix A.
