Any matter relating to the maintenance and

management of common property or building;

At current practice: Car Users -All resident need valid access cards to enter and exit Taman Amansiara; -Taman Access Card benefit will be blocked by system if maintenance account surpass four months without any payment. Once paid, the access card will be manually activated by office staff; -Residents NOT having access cards need to register at Guardhouse in order to enter the Taman; Problem -Resident using taxi/ friend’s car but enter Taman by using access card, during exit the Taxi/ friend’s car need to be stopped for registering, which causes a traffic jam at exit lane; -Access card is blocked, but resident still pretend to use, hence causing another traffic jam at entry/ exit lane; -Resident loan/ pass Access Card to their friend/ relative to enter Taman, and parking their car with no registration; -Resident using taxi/ friend’s car need to inform taxi driver/ friend to register, not resident registering on behalf of taxi driver or friend. This is for safety measures; -During rain, bike users require easier entry: ( if resident, entry given, if outsider, need to register ); Motorbike Users -All resident need valid access cards to enter and exit Taman Amansiara; -Motorbike Access Cards is available for those who do not want to use Taman Access Card; -Taman Access Card benefit will be blocked by system if maintenance account surpass four months without any payment. Once paid, the access card will be manually activated by office staff; -Residents/ Visitors NOT having access cards need to register at Motorbike Barrier Gate in order to enter the Taman;
