Introduction and Background

Virtus Data Centres (“Virtus”) builds and operates Tier III carrier neutral data centres within the M25.

Established in 2008, Virtus has built a 30,000 NTF facility in Enfield, London that delivers 4 MVA of ITload to its’ customers.

In 2011, Virtus received a significant financial injection for the further expansion of its’ data centrefootprint from Brockton Capital, a UK focused real estate private equity fund. Brockton has raisedover £500m of equity from a series of institutional investors, including pension funds and insurancecompanies. This backing provides Virtus with long term financial credibility and stability.

Virtus is expanding its’ data centre development programme within the M25 and currently controlstwo further sites in West London with an additional 37 MVA of power.

• In February 2012, Virtus received planning approval to build a 20MVA, 64,000 NTF DataCentre facility in Hayes, West London.

• The third site, in West London is undergoing design & planning with 17 MVA secured.

• Virtus is in advanced negotiations on a fourth site within the M25 with 20 MVA of power.

• 100% uptime

• Tier III specification with a design PUE of 1.5

• 8MVA of power, delivering 1.5 kW/m2 IT load

• Low latency, diverse connectivity routes

• 1,070 rack capacity

• Best in class, 24/7, building and services infrastructuremanagement

• 24/7 on-site security with full monitoring

• Phase 1 (8,642 NTF) was developed in 9 months, on time andbudget, with Practical Completion occurring in March 2011.Phase 1 is already 70% let and is expected to be fully occupiedby Q2 2012

• Phase 2 (18,066 NTF) is due to complete in Q4 2012

Virtus Data Centre 2, Hayes

Virtus DC2, Hayes, West London (see WIP information pack)

• DC2 is located at Western International Park ,Hayes Road,

Southall, UB2 5XU.

• Designed to a Tier III specification with fresh air cooling and a

design PUE of 1.25.

• Site capable of delivering Tier IV specifications cost effectively if

required.

• 20MVA of power secured, delivering an IT load of 1.5 kW/m2 to

2 kW/m2.

• Low latency, diverse connectivity routes back to London &

Docklands PoP’s within synchronous replication distances.

• 2,800 rack capacity.

• Best in class, 24/7, building and services infrastructure

management.

• 24/7 on-site security with full monitoring.

• Planning permission granted for 64,000 NTF.

• Opportunity for bespoke and dedicated data centre solutions

In addition to provision of core infrastructure services, Virtus offers a wide range of additional services such as:

• Capacity Planning at the Cabinet and room level

• Intelligent Hands Operations (Racking and Stacking of the IT assets, patching and de-patching, first line support

including server reboots and visual inspections)

performance of the structured cabling installation)
