Tax time for investors
T ax time is just around the corner and for landlords, it can be tricky to know what to claim with the
endless list of expenses you can incur over the fi nancial year.
Australian landlord insurance specialist, Terri Scheer Insurance, says property investors may be under-prepared and at risk of not receiving all they’re owed.
Providing a general guide, Terri Scheer have listed some possible tax deductions that could be claimed.
One of the big ones will be the interest paid by the landlord on the money they have borrowed for their investment property.
Terri Scheer Insurance Execu-tive Manager, Carolyn Parrella, said you need to be careful with this one.
“Landlords must ensure they only claim the interest, as loan repayments on the principal are not tax deductible,” she said.
When it comes to claiming fees paid for the rental, Ms Parrella fears this is where most landlords are missing out each fi nancial year.
“Property investors who own apartments and/or units may be able to claim body corporate fees on strata or community title properties,” she said.
“Maintenance costs, including breakages, council rates, land taxes, and water and sewerage charges might also be legitimate and claimable expenses but you should check with your account-ant or fi nancial adviser fi rst.”
Property management fees are another possible tax deductible item as they take money out of your rent each week.

It’s Raine-ing awards for top local agency
F or years the sales team at Raine & Horne St Marys have received statewide awards, but for the fi rst
time, the leading real estate fi rm’s ‘front offi ce’ has also been recog-nised.
Two members of the manage-ment team, Lisa Atherton and Helen Turner were acknowledged for their outstanding work at the Raine & Horne NSW/ACT Annual State Awards in March, and their employer Vince Turner, Principal of Raine & Horne St Marys said he couldn’t be happier.
“I don’t smile very often,” he said.
“I’m very proud of them; they are two of the most competent women in the real estate industry that I know.”
Ms Atherton has been with the company for almost 20 years, starting in a junior position when she was just 15, making winning the title as Raine & Horne NSW/ACT Outstanding Front Offi ce Manager 2014 even more merito-rious.
“I love coming to work because I enjoy delivering quality customer
service and helping people, and I never leave the offi ce without solving a problem,” she said.
Ms Turner won the Raine & Horne NSW/ACT Outstanding Business Support 2014 award for her tireless work as a Senior Strata Manager in her family’s business, which was launched in 1974.
“If you are a strata corporation or an individual owner with a grievance, we will solve it. We pride ourselves on being people managers fi rst, strata managers second,” she said.
Vince Turner said the signifi -
cance of this year’s awards is linked to the fact that it’s the fi rst time the administration team at Raine & Horne St Marys has been recognised.
“Rather than just sales churning out the dollars… these awards recognise the engine room of our business, which is our strata management and property management businesses,” he said.
Raine & Horne St Marys’ sales team were not left in the dark, ranking sixth in NSW & ACT for sales against 98 other businesses.

Modelling conducted by the Australian Manufacturing Work-ers’ Union (AMWU) shows that Sydney car mechanics on Award wages would need 61 years to save for a deposit for the median Sydney home. The research coincides with recent comments by the Federal Treasurer, Joe Hockey, telling young people that the best way to get into the market is to “get a good job”. The research also modelled the income of other tradespeople and showed that a fi tter starting their apprenticeship today in some of Sydney’s highest paying manufacturing workplaces would need at least 11 years before they had saved enough for a deposit. “The modelling shows that a generation of highly skilled young workers are being shut out of the housing market,” said Tim Ayres, AMWU NSW Secretary. A social housing estate in inner city Glebe is being transformed into a vibrant, modern housing development with nearly 500
new dwellings for social and aff ordable housing and the private market, Minister for Family and Community Services and Social Housing Brad Hazzard announced this week. “I have no doubt the Cowper Street hous-ing development will be very popular with people eligible for social housing, those key work-ers who pay discounted rent through the aff ordable housing component and for private buyers,” Mr Hazzard said. “This project transforms what was previously a concentrated social housing area into a socially
mixed community and creates the conditions to give many people better opportunities in life.” The 1960s Cowper Street estate comprised 134 social hous-ing dwellings on a 1.49ha site. Social housing will be boosted by nearly 15 per cent in the new development, providing contem-porary new accommodation for the elderly and people with disability. The project will cost about $170 million and delivers 495 new dwellings: 153 social housing, 95 aff ordable homes for low income earners and 247 homes for the private market.
The urgent need for stamp
duty reform has again been highlighted, with the Property Council of Australia revealing that in the past 20 years stamp duty has increased in Sydney by 749 per cent.
Property Council of Australia figures reveal that in 1995 the average stamp duty cost was $4685, which is significantly lower than today’s $35,090 average based on the median house price of $880,000.
Chief Executive of the Property Council of Australia, Ken Morrison, said stamp duty should be eliminated altogether.
“The stamp duty rates were all struck in 1986 when the average home was $75,000,” he said.
“What we have is a runaway cash grab that’s ruining the economy and pushing property ownership out of reach for some people.”
The only city to increase more over the last 20 years was Melbourne, which saw a 795 per cent increase.

Deck it out!
W hile an outdoor deck is a common addition to a home, and a great place
for winter entertaining, many decks are not being regularly maintained.
If your deck is looking a little worse for wear, Bunnings National Paint Buyer, Mick Heanue has some tips to help you bring it back to life in just a day.
Start this D.I.Y project in the morning by checking for signs of rotting. The best way to do this is to push a screwdriver into the timber, if it goes in further than half a centimetre this may indicate damage. To avoid future damage and combat weathering it’s important to apply water seal-ant to the deck at least once a year or as required.
While inspecting for damage check to see if any boards need to be replaced and be sure to drive in loose screws and secure any loose panels.
It can be easy to forget about your outdoor areas in the winter months, but keeping your deck maintained is very important...
The fi nal step in preparing the deck is to clean the timber with a deck cleaning product and a hose or high pressure cleaner. This will help to remove any mould, dirt or moss that might be growing on your deck.
Now you’ve got the deck prepared it’s time to stain. Start by sanding back the timber if neces-sary and then use a lambswool applicator to apply two to three coats of stain or sealant to the deck.
Apply one coat around midday and then a second one in the
afternoon. Choose a sealant with UV sunlight protector to help maintain the colour of the deck.
Lastly be sure to move any outdoor furniture that sits in direct sunlight to avoid the deck becoming discoloured and add greenery or garden decor, like pot plants, statues and garden clocks, to add some interest and brighten up the area.

Get better organised!
Labels: You can’t have enough labels. Why not even label the box you keep your labels in? When you put something away that you don’t use regularly, you’ll simply forget where it is and end up ripping up half the house to find it. Labelling things properly will save you a lot of hassle.
Lists: When doing a spring clean or getting your house more organised, create a list of things to do and work your way through it. You can even have different types of lists. For example, a list of things you must do, and a list of things that you would like to do in the long term.
Rules: Put things back where you found them! It’s an old rule we learn when we’re young, but it’s one that we should all stick to. If something is in a certain drawer, make sure it finds its way back to that drawer after you use them. Keep your keys in the one place and train yourself to always put them there, for example.
Rewards: Reward yourself for being organised. For example, if you’ve cooked at home every day for a week and that was your goal, treat yourself to a meal out. If you’ve cleaned the house from top to tail, do some shopping to reward yourself. Rewarding yourself for great efforts and keeping yourself organised is a great way to stay motivated.

Announcing the 2nd Big backyard salePRDnationwide’s Big Backyard Sale on 31st May was so successful that we’re doing it again! In partnership with Ian Cubitt’s Classic Home Improvements and Cooley Auctions the event focused on the sale of properties with granny fl at potential. In all, 7 of our 8 properties were sold.
Vendors benefi ted from a unique marketing campaign which resulted in over 70 people attending the auction as well as online bidders who were able to watch and bid in real time. Most importantly we achieved some incredible results for our clients, one property received over 30 bids and another sold for over $100,000 above reserve.
The price that my property reached was so overwhelming. I did not expect it to reach the
price that it did. This would have not been possible without the team from PRDnationwide Penrith. I thought that the campaign was a huge success from the way it was advertised to the communication that PRD gave me to the lead up of the auction. Both Darren and Daniel acted in the most professional way keeping me updated throughout the whole process.
