Integrated Building Solutions
Converge, Simplify, Save
MSI References
● Underground Coal Mining – 9 x Longwall Mines (Anglo, BMA, Rio Tinto)– Integrate previously siloed systems via separate delivery
packages.
– Rapidly changing market (machine automation), standards lagging behind the rate of innovation.
– Strong vendor control (niche players)e.g. gas monitoring, longwall equipment providers
● Site-wide BMS – Gallipoli Barracks, DoD/Spotless– 200ha estate, home and work to 5500+ Defence personnel,
ELF2B upgrade saw construction of 150 new structures and addition of 220,000 m2 of built area.
– VRT manages site-wide energy management system, and written in all construction specifications as point of integration for BMS in each building.
● Qld Health – Lady Cilento Hospital– VRT delivered EMS & NCS packages, covering metering,
load shedding, HV controls & emergency generator controls.
– Shortcomings in HV design and generator controls identified by VRT – asked by client to take on Master SI role to coordinate rectification works.
● Intelligent Transport – Qld DTMR (Busways)– Tight integration between systems
(fire control, ventilation & security systems – life-critical)
– Separate delivery packages, no master SI at commencement of stage 1 – VRT assumed the master SI role by necessity.
– Now the only supplier to have been involved with every subsequent stage, and now written in to current tenders uncontested (unusual for govt. procurement).
● Education Campus (UQ)– Site-wide energy management system (multiple points of
interface to campus-wide JCI BMS)
– Started multi-vendor, now primarily VRT.
● Vale – “Visual Vale”– Ambitious project to develop a “mine of the future” operating
platform for Vale global underground coal operations.
– To cover mine planning, stakeholder communication, staff training, simulation & pre-rehearsal of complex tasks – immersive “cave” environments, multi-user VR, desktop.
– High-res 3D models – geological models, borehole drilling, mine plans, miner “flight path” planning, surveying, asset and human tracking, machine telemetry and controls.
– VRT responsible for architecture of data integration platform. Proof of concepts built and successfully demonstrated, program interrupted after 3 years, $2m invested when Vale withdrew from Coal business in AU.
Lessons
● Benefits of integration often not anticipated at the beginning– (e.g. LW downtime analysis, ROC collaboration, Vale geo/operator experiences)
● Clear vision essential– Everyone knows where we're going
● Strong owner support required– Clear mandate to MSI – everyone knows the MSI has backing of project owner
– vendor “gaming” (large suppliers)
● Specification to a point of interface is essential for 3rd party contract packages● Specification alone is not enough
– leaving integration responsibility to individual packages doesn't work, even with a tight specification and clearly defined interface
– tendency for vendors to deliver what they usually do and argue later – standards suffer
– need a single party responsible for making it happen
VRT Solution Suites
● Sensing & Metering: Metering for all forms of energy (WAGES – water, air, gas, electricity, steam) as well as weather, environmental sensing and plant instrumentation.
● MDU Home Automation: integration of unit controls with access control and intercom systems. Integration of tenant controls with base building systems (demand response, billing).
● Digital Networks: From pulse meter inputs, through various serial and bus technologies (RS485, Mbus) to wired and wireless IP and mesh networks.
● Energy Efficiency: Low energy technologies such as smart LED lighting, solar PV and renewables, to energy management systems, reporting and intelligent analytics solutions to optimise energy use and reduce waste.
● Demand Response: Control strategies to manage demand such as peak lopping, adaptive control in response to spot market pricing (NEM gateway), and integration of storage technologies to achieve load shifting.
● Supply Reliability: Power network control systems to maintain supply stability and reliability – from load-shedding and emergency generator controls (e.g. hospitals, data centres, defence) to the integration of co-generation, tri-generation and renewable energy systems.
● Track & Trace: RFID & WiFi tracking and location services, occupancy, asset tracking.● Community Engagement: Tenant and visitor information displays (mobile apps, foyer
displays, information kiosks) and residential community portals.● Central Monitoring and control: Common UI, CCTV integration for NOC, Augmented Reality.

Building Integration Challenges
Some examples of emerging and evolving challenges:● Converged Networks
– GPON/VLAN – high-end IT networking systems – no longer an FM's network.
● MDU – microcosm of a smart city– Pressure to integrate security (arrival/departure) with unit HVAC controls, lighting controls etc.
– Full of smart devices, growing demand for devices & services from consumer domain (smart home controls, entertainment systems, smart thermostats etc.) rather than pure BMS/controls background.
– Danger of producing a building “full of gadgets” instead of an intelligent outcome for the occupant
● Metering Complexity – Utility and C&I worlds being forced together (NMI, OIML, AEMO ENSP etc.)
– Multi-stakeholder access to metering data, integration headaches
– Need for meter data provider platforms in embedded networks – traditional utility-oriented providers not coping well with embedded network complexity
● Lighting controls– emerging challengers to programmed DALI & KNX systems from distributed presence-aware controls
network (Organic Response, others)
Integration Approaches
● I/O level Integration● High level data interfaces
– What data, what systems?
– Point to point (power of N) vs ESB / platform
● Alarms & Events● Command & Control● UI Integration
A multitude of technologies, standards and integration approaches. ...what problems are we trying to solve?
What problems are we trying to solve?
● Cost of construction?● Cost of operation?● A better environment for
occupants?
● A building in use is a system of complex interaction:– Architecture
– Building Physics
– Humans
● Smart buildings are often not very smart:– Full of gadgets
– Make users feel dumb (too complicated to use).
“Complex need not mean complicated...”
http://www.memoori.com/audio-smart-buildings-need-smart-thinking/
Intelligent Buildings
“buildings that augment the wellbeing of occupants ...such buildings will be autonomous”
How?● Sensor networks, IoT, Big
Data, analytics & machine learning
● Personal apps (not fixed controls) ...drive my environment to behave the way I want it to.
Examples:● Google – search made simple (Altavista?)● Uber – taxis made simple
Applied to buildings:● Empowered – Buildings controlled by the user with
apps:– http://buildingrobotics.com/comfy/
– http://www.loxone.com/enen/products/software/apps.html
● Social – Rated by users to help people find their preferred environment– :http://www.apartmentratings.com/
● Autonomous – react to occupant behaviour– Organic response
– Nest etc.
Global Technology Trends
● IoT – people + devices – lots of sensors
● Big Data – “4 v's” volume,velocity, veracity & variety(first 3 are staples of OT)
● Variety (of data types). Structured or unstructured?
● Generate vast quantities of (primarily) time series data.
● New generations of time series data stores and analytics engines
● Most IoT platforms take a simple “device-centric” approach
● How well can we analyse data without context?
● Competing demands:flexibility <=> structureHave to choose one or the other?
WideSky
● Scalable IoT Platform● Semantic Engine
– Project Haystack tagging model – primarily a “Buildings” domain model
– Extensible (new tags can be added to haystack tag set)
– Adaptable (whole new tag sets created – ISA95 for process industry, others for utilities)
● Open API– REST
– Project haystack compliant
● High performance time-series data store– Nanosecond time-stamping
– Stores billions of points
– Ingest 100's of thousands of points per second
– On-the-fly down-sampling & aggregation
● “No Lock-in” guarantee– Separate infrastructure for each
tenancy (On-premises install if desired, or hosted in DC of choice)
– Key components open source, transfer control on exit
