Uptic Studios, Inc. utilizes a collaborative approach to architecture and design by fully capitalizing on the qualifications of principles and design members within the studio. The collaboration draws upon a breadth of architectural and construction experience, an addition to graphic, product design, and planning. This diverse skill set pushes the studio to deliver an innovative, progressive, and thoughtful product in all design and architectural endeavors. The studio, founded in 2010, has quickly grown to two principles, one associate, five design staff, and one business manager—comprising more than 50 years of combined architectural and design experience. The architectural division of Uptic Studios, Inc maintains licensure in Washington and Idaho and has compiled an extensive client list and range of design challenges. Uptic Studios is committed to providing our clients with personalized solutions for their unique sets of needs and constraints.

DESIGN IN THE DETA ILS

The adaptive reuse of an existing building in Downtown Spokane provided Manger Sanborn a centralized location for their business at a lower environmental impact than new construction. The space was selected for overall quality of construction, abundant natural light, and an open floor plan. Magner Sanborn engaged Uptic Studios for the design and development of their 3 level office space. The project’s success relied on strategic thinking, visualization, and open communication between user groups and the design team to create a human-centered work environment.

To reduce energy consumption, construction waste, and provide long term flexibly, Magner Sanborn used modular wall and furniture systems to fulfill the functional requirements of their space. These systems have a myriad of environmental benefits compared to conventional construction, including reduced energy use, greenhouse gas emissions, and material waste. The modular systems’ allow Manger Sanborn to reuse and reconfigure their space to meet future needs while lowering construction costs and environmental impacts.

P E R R Y D I S T R I C TFARM TO NE IGHBORHOOD11th and Perry was completed in 2013 and purposed to house the South Hill’s first brewpub. Situated at the edge of the expanding Perry District commercial corridor, the architecture and design elements are patterned to match that of the surrounding community. The exterior is clad in steel and recovered barn wood from a local Spokane farm. The interior is simple and airy with high ceilings, exposed ventilation ducts, wood accents, and polished concrete floors. The garage style door and corner patio welcomes hundreds of patrons to the eclectic, quaint vibe of the Perry District.

MATERIAL EFF IC IENCY5th Ave Medical marks a shift in building design in Spokane’s Medical District. The building, with its butterfly roof and contemporary moves, strives to bring the warmth of wood and natural light into the office environment. Its siting allows for maximum exposure to natural light, reducing the electrical load and the anxiety that can accompany a medical appointment. The distinctive design attracts the attention of thousands of travelers on the freeway below.

VERNACULAR HEAL INGThe 11,300 square foot building was designed for an energetic group of doctors rapidly outgrowing their location. With the future needs of the practice in mind, the building is designed for flexibility and expansion. The main therapy space is open to allow for a multitude of activities and equipment, with nine private therapy rooms situated along the perimeter. A hydroponic therapy pool offers new services not available at the previous location and a yoga/TRX studio occupies the second floor. Organized as a two tenant building it allows for potential expansion of the physical therapy practice, or alternatively the space can be leased out to complimentary services. The design features a Northwest- inspired color palette, and celebrates its structure by exposing glu-lam beams and open web trusses.

Liberty Lake Corporate Campus is an entry into a design competition for a new mixed-use corporate headquarters building in Liberty Lake, WA. The design is formulated from the responses of employees regarding their optimal work environments. The project maximes flexibility for the growing company, utilizing extra space as residential housing and ground floor square footage for retail. The concept features innovative materials such as Cross Laminated Timber and employs cutting-edge solar screening techniques.

Site: Riverwalk EntranceGoal - New entry with exterior seating area and airlock.

The proposed facade rehabilitation is aimed at increasing awareness of the primary entrance as well as integrating an interior vestibule. A new covered seating area is created by expanding the existing curb line to create a formal plaza complete with new landscaping and lighting features.

Connected to Downtown and the University District by major trails and streets, Riverwalk is situated to be the hub of the city’s next great neighborhood. The master plan capatilizes on the areas of potential with new high density residential and retail, maxmizing river views and pedestrian amenities. A new river trail dives under a busy arterial to connect the development to the expanding McKinstry Innovation Center and Riverpoint Campus.

Business activity within the Riverwalk campus has dramatically increased over the last several years. To cater to this increasing need, a proposed 3-story mixed use building will become a prominent feature of the area, supplementing an increasing need for office space. A landscaped area between the building and the Spokane River has the potential to serve as a patio for a dining establishment or cafe.

Site: Trail RehabilitationGoal - Increased lighting, trail rehabilitation & safety.

The Centennial Trail routinely serves as a pedestrian connection between the Gonzaga Campus and the surrounding neighborhood as well as providing access to Spokane River. A rehabilitated trail directly adjacent to the Spokane River, parallel to the River-walk Campus will serve as a vital link between the existing Centennial Trail and southern points of interest, including McKinstry and the Integrated Design Lab.

Schweitzer Crossing seeks to elevate retail design in a burgeoning area north of Sandpoint, ID. The building is located at a prominent intersection of a major highway and road leading to the region’s most highly regarded ski mountain. Schweitzer Crossing updates mountain town retail design with contemporary clean lines, and custom exposed steel bracing, without losing the intimate feeling raw wood provides. The retail center is purposed to outlive less thoughtful strip malls that typify highway development.

UNDER THE HOODCobra Campus is a new corporate headquarters building for a growing company specializing in building envelope materials. The owners wanted their headquarters to be a showcase of the products they export around the globe. Like the hood of a Cobra, structural awnings reach to the sky on either side of the building, one greeting visitors, and the other shielding employees in the reflective landscape design. The interiors are bright with ample glazing and high ceilings.

PERFORATED REFLECT IONSA project that began as a problem solving exercise to create access from one floor to another in a distinctive landmark building, rapidly evolved into an expression of artistic sculpture. Realizing that a prominent theater in Spokane needed more than just a simple stair on the marquee corner, we looked for inspiration around the theater. The octagon perforations in the curved sheet metal stair are a modern interpretation of the art deco geometries found in the vast coffered dome above the main stage and throughout the lobby. A multi-orb chandelier cascading down through the center void of the helical stair is a nod to the array of light bulbs that adorn the marquee. The white color of the stair was chosen in an effort to remain subtle and not distract from the historic façade of the theater, and act as a canvas for integral lighting effects that splash the stair with color and illuminate the entire corner of the building. A true result of collaborative effort: the design team, contractor, structural engineer, theater management, building owner, and fabricator worked closely from project conception through installation to make the project a success.

V IBRANT COMMUNITYThe owners of the J&S apartments realized they had a lot to gain by upgrading their dated apartment complex in the expanding Tri-Cities, WA rental market. Without altering the structure, the design replaced dated exterior finishes with panels and siding featuring a vibrant color palate inspired by the local sunny climate. The result is a fresh apartment community that is sure to pay dividends well into the future.

FUNCT ION IS ARTRe.pub.lic Pi is an architectural, interior, and branding project commissioned by established restaurateurs seeking a new twist on their successful model. Republic Pi repurposed a former restaurant site next to a popular gastropub. The two restaurants have transformed a sleepy parking-oriented retail strip into a lively neighborhood center. Republic Pi patrons are greeted with ample patio space shielded from the parking lot with steel beams, fencing, and wood privacy screening. The steel and wood elements continue inside giving the space a sleek, yet cozy atmosphere. Log storage for the wood-burning pizza oven is celebrated as art throughout the space—displayed inside custom steel casework that carves the restaurant into intimate alcoves.

ART IST IC INFUS IONThe existing motel was typical budget lodging before an art-loving hotel entrepreneur saw the potential for the unique site. Where most would see a cramped motel sandwiched between a parking garage, and rail viaduct, the new owner saw the opportunity for a giant art canvas. The hotel now features an eye catching color scheme and enormous pieces of art hung on the adjacent structures. The most prominent piece acts as a wind buffer protecting the stair tower. At three stories tall, the wind screen is comprised of thousands of perforations to replicate an image of a ballerina from which the owner draws inspiration. While the ballerina is constantly posed, she always feels in motion as the daylight moves around her.

RENEWED IDENT ITYThe Flying Goat restaurant transformed a former auto garage into a neighborhood hub. The original building’s industrial character is embraced with exposed steel beams, rafters, and concrete floor. Textured wood and rusting steel panels soften the decor. A shed roof soars over the fire pit and patio to draw the eyes of passer-bys. Strategically placed chain link fence turns the utilitarian material into a refined patio barrier. Horizontal wood slats inside and out carve the restaurant into intimate spaces while ensuring the atmosphere stays open and airy. The site enhances the surrounding neighborhood by placing emphasis on the pedestrian experience. The Flying Goat’s remarkable food and thoughtful design have made it a source of neighborhood pride and a regional destination.

Pend Oreille Winery is located in a repurposed building in downtown Sandpoint, ID. The owners wanted the design to be simple and warm. Repurposed wood from the building, wine barrels, and a decomissioned train car accomplish that goal while reflecting on the the history of the railroad in Sandpoint. The interiors celebrate the building’s structure with exposed bricks, joists, and beams. Graphic design and branding work for the winery and a site master plan were also integral to the project.

NATURE WRAPPED IN MATER IALPark Lane Residence is a single family house designed in a fresh, northwest contemporary style. The goal of the project was to create a private space within an established neighborhood setting. The design takes into consideration the relationship between interior and exterior spaces, blurring the boundaries between inside and out, and creating a smooth transition to the natural environment. The clean geometry and contrast in materials creates an integrative design that is both artistic, functional and in harmony with its surroundings.

Park Lane Residence provides necessary privacy, while also opening the space to the surrounding environment with large floor to ceiling windows. Hard lines meeting the sky contrast the freeform, organic undulation of the surrounding landscape creating an interplay of form and space. The expansive overhangs and trellises reduce solar exposure in the summer, while providing protection from the elements and permitting daylight in the winter. The crisp hardwood, metal and boardform concrete blends the exterior with the beautiful surrounding nature of the inland northwest.

S ITE LOGICCamp Hammer is perched on a scenic hillside overlooking Lake Coeur’ d Alene, Idaho. The forested site provides a stunning view of the lake, before dropping 125 feet to the water. The lot is long and narrow, with more than half of it unsuitable for building. These restrictions, in conjunction with the owner’s desire of a minimal footprint, required a design that would maximize efficiency of the site and the interior spaces.

RECLA IMED S IMPL IC ITYThe small footprint of Camp Hammer was as important as the adaptive reuse of the building materials used for construction. As a special touch, the reclaimed barn wood siding was torched to create a blackened, rough texture to contrast the clean lines and light color palette throughout the home. The simple floor plan promotes a logical cabin design, not overthought yet attentive to details.

BACK TO THE FARMThe Palouse Residence is a modern take on the historic Palouse farm house. Like the Palouse, the home’s beauty is in its sublime simplicity. The interior is sparse to direct the eye to the rolling hills outside the expansive windows. Exposed concrete floors, steel beams, glu-lams, and a modest footprint reflect the region’s pragmatic and unassuming roots. The Palouse residence doesn’t try to steal the show, but it’s hard to stop contemplating it’s fresh modern design.

THE NEW NE IGHBORHOODThe 2,400 square foot home was designed for a spunky retiree. After living on the family farm for decades, she was ready to move into town to be closer to her children and grandchildren. With the desire to age into the home, the main functions are contained on the main floor, and the day-lit basement dedicated to guest rooms and a recreation room for the grandkids. Always the entertainer, the owner requested an open great room concept to accommodate dinner parties as well as plenty of wall and shelf space for family photos and various mementos. The home is the first of two single family residences to be built on what was once a single residential lot; this urban in-fill site was a joint development project between the architect and general contractor.

The goal of the project was to create a contemporary cabin on Lake Coeur D’Alene, Idaho. The floorplan considers the combined occupancy of two families, providing separate spaces for privacy and common rooms that bring everyone together comfortably under one roof. The resulting 3,000-square-foot space nestles into the site overlooking the lake. A delicate balance of natural materials and custom fixtures fill the interior spaces and frame stunning views of the lake from almost every angle.
