Out on the rangehe grand, pueblo-style abode known as Rancho Querencia has extensive portales
for the enjoyment of this tremendous Northern New Mexico setting. Lo cated
on a high (6,850 feet) mesa near the Rio Puerco in the Coyote-Youngsville area,
the home is situated on 250 acres of rolling grasslands. The views take in Cerro
Pedernal (which was a f requent subject for painter Georgia OKeeffe), red-rock
cliffs, and horizons that go on forever. Wildlife in the area includes elk, deer, wild
turkey, bobcat, and kit fox.
A flagstone walkway leading to the front door from the parking area is bordered
by sagebrush, butterfly bush, pion, and other drought-tolerant plantings.
The main house, designed and built by owners Mark and Kathy Stockton, is
3,900 square feet with three bedrooms and four bathrooms. The 2 x 12 framewalls boast thick foam insulation. Inside, the walls are hand-plastered to a
diamond finish. Floors are wood in bedrooms and Indian sandstone in the
public areas.
One highlight of the living room is big window facing the Pedernal, which has a pointy
top from this perspective. Another is the f ront door by the (now-defunct company)
John Gaw Meem Designs. The great room has a 15-foot ceiling vigas with latillas set
herringbone-style and french doors opening out to a deep portal. A long ledge, built
into one wall 10 feet up, is perfect for pottery and art display. The fireplace, anchored by an
8-foot hearth of Colorado sandstone, was designed after the one in the lounge of
on the Alameda, where the Stocktons stayed when the house was being built, in
2000.
On the wall above the fireplace is an antelope trophy head. Mark Stockton use
an outfitter in Wyoming; today, hes a software developer. Im fortunate enough
at home, which is about 80 minutes from Santa Fe. When we came here, he sai
were told there would never even be telephone available, but now we even have b
internet.
The kitchen has a central, walnut-topped island, and wraparound counters of
granite; and a painted-tile backsplash by La Madera artist Carolyn Barford. The
package includes a Sub Zero refrigerator, Dacor range and ovens (regular and coand Asko dishwasher. The spacious dining room has a coved-plaster ceiling and
buffet topped with German granite. French doors open to the portal, with a kiva
and views of Alta Mesa to the west.
Stone (gas) fireplaces warm both the master bedroom on the houses south end
the guest room on the north. The master is accessed by a wood door with a relief
based on a Margaret Tafoya wedding vase. In the master bathroom are a g lass sh
steam shower and a deep tub, both dressed in Italian travertine. the walk-in clos
built-in ironing board.

The Santa Fe Association of Realtors
provides its members with a wide variety
of benefits and has added a few more thisyear. The association launched a new tool
for its members in June allowing them
to electronically add data to the Santa
Fe multiple-listing service (MLS) forms
through an online ZipForms product.
MLS Connect, another added feature,
allows Realtors to download MLS data
directly into our local and state electronic
forms. And the National Association of
Realtors is offering a limited, free benefit
from DocuSign, the worlds leading
esignature service, permitting electronic
signatures for a set number ofenvelopes
each month. These tools add value to
the home buying or selling experience
for our Realtors and their customers by
facilitating the transaction process.
In July, the Santa Fe Association
of Realtors (SFAR) launched a new
Tech Helpline service to support our
members. The Tech Helpline for Santa
Fe Realtors can provide answers to
questions about technology hardware,
software, networking and digital devices.Tech Helpline analysts are technology
experts who can assist our members via
phone, fax, email or online chat. The
analysts troubleshoot problems and
offer solutions, often by remoting in to
a members computer. They can also
advise Realtors on hardware and software
purchasing and because the service is
provided by a Florida Realtor Association,
the analysts understand brokers needs.
Recently, SFAR asked members to
share the types of member benefits that
they would be interested in accessing or
receiving in the future. With more than
8 percent of members responding, here
are the results in order of importance:
health or life insurance, DocuSign, cell
phone discounts, restaurant discounts,
car maintenance services, car purchase
discounts, transaction management
services, and camera discounts.
Its not surprising that our members
expressed keen interest in health
insurance, since this is the number-onebenefit sought nationally by members.
Health insurance can be one the most
significant expenses independent business
owners face in operating. While the
National Association of Realtors currently
offers a limited health insurance benefit,
the association will research other local
options for our members.
Other benefits mentioned by members
included computer, laptop, printer, office
supply, key making, copying and tire
discounts. Newspaper advertising and
other promotional needs like website
design were suggested. With over 850
local Realtor and aff iliate members,
I invite local businesses to consider
accessing this important member leverage
by contacting SFAR with discounts.

For the next two months, I will profile a
design project and show before and afterphotos transforming a Santa Fe home.
The first is on the south side of Santa Fe
and is the home I share with my husband.
Heres the profile:

We both like clean lines; we prefer a
neutral color palette
We love entertaining friends and
family
Our home is 35 years old and was
purchased by us from its original owner
in 2005. The house was on the market
for a very long time. Surely people who
looked at the house saw an outdated
house needing lots of work. We saw the
house, and saw potential. We bought the
worst house in a great neighborhood
and, yes, the house was in need of
serious updating! It featured minimal
garden areas, minimal landscaping and a
common sidewalk up to the f ront door,
heavy brocade texture on interior walls,
faux beams, terrible lighting, brick floors,
and lots of ghastly carpet.The kitchen and bathrooms were
clearly the biggest challenge in our house.
The storage space was inadequate in these
rooms. The brick floors are dark, but in
great shape. We chose to renovate the
kitchen and the rooms in the common
areas of the house first. We also built
a six-and-a-half-foot wall to create a
courtyard on the front of the house.
New cabinets with very functional
storage were key in t he kitchen
renovation. We did not change the
footprint of the kitchen but we have
three times more storage the old kitchen
did and we eliminated half of the upper
cabinets. We updated the appliances and
plumbing fixtures and enjoy cooking in
our kitchen now.
Updating the living room and family
room was relatively easy with the
exception of the lighting. Of course in
a home 35 years old, you would expect
this to be the case. Making sure that our
electrical service panel could provide for
an increased load to our lighting needs
was the first step in this process. As youknow if you are a regular reader of my
column, lighting is often overlooked in
the design process, but is critical to good
design.
Our outdoor spaces are still in an
evolution of transforming, but for the
most part reflect our love of the outdoors
and are a welcoming place for us as well
as our friends and family. Our front,
walled courtyard features aspen trees for
texture and sound, as well as tiger lilies,
dahlias, irises, and a climbing wisteria
vine. A water feature takes center stage
and produces the wonderful sound of
flowing water as it re-circulates and flows
down the small river stones affixed to the
sides of the vessel.
The courtyard is shaded by billowing
fabric panels that resist weather-related
deterioration. The courtyard seats six to
eight comfortably on outdoor furniture
with colorful cushions around a steel and
glass coffee table. Music is pumped to
outdoor speakers that look like large rocks
in the garden. We have spent many
enchanted time in this courtyard.

As interest rates fall, more and more
homeowners are taking advantage of the
low rates in an uncommon way. For years
the 30-year amortization has been vastlythe most popular home-finance strategy,
but the 15-year amortization is now surging
in popularity. Why?
Great question. Lets see: a homeowner
comes to me for a refinance. His existing
payment is $2,271 as a result of a $400,000
mortgage at 5.5 percent on the 30-year
amortization. Their main choices are to
either get a new 30-year fixed at 4.125
percent or to go with a 15-year fixed at
3.375 percent. The new 30-year loan drops
the payment to $1,938, while the 15-year
creates a new payment of $2,835.
Then, I show him the amortization
comparisons. After 10 years on the new
30-year loan, he still owes $316,460 on
the home. After 10 years on the 15-year
amortization, the mortgage balance is down
to $156,322. Wow!
Monthly payments on the 15-year loan
are higher each month by $896, or by$107,568 after 10 years. Therefore, after
one decade, the homeowner is ahead by
$52,570. That is a huge difference. What
this is all about is building equity, or
creating more wealth for your family.
Some homeowners in 2011 are asking
themselves whether its better to invest
money in the stock market or in the home?
Which is safer? Which will yield the higher
return? Well, in todays stock-market
environment, the answer is an easy one:
invest in your home.
Many Americans are getting back to
basics in this fragile financial world, and
putting more equity in their homes makes a
lot of financial sense. Today, homeowners
have the opportunity to own their home
debt-free. The low, low interest rates of
the 15-year fixed can accomplish this.
Remember the mortgage-burning parties
we heard that past generation enjoyed?Well, they can again become a reality.
Many homeowners have made
prepayments against the principal on their
30-year mortgage. This is always a good
idea, but it is far better to go for the 15-year
fixed at the lower rate.
We all need to invest wisely in tod ays
difficult times. I will always say that a home
purchase is the best investment one can
ever make. Sure, prices go up and down,
but you have a hard asset to hang on to
until the market gets back to a profitable
position for you.
If you are considering a home purchase
and thus a home loan, think about the 15-
year fixed. Talk to a mortgage lender to
determine if the payments are affordable.

Tile is main focus for Statements In.By Paul Weideman
Walk into Statements In Tile/Lighting/Kitchens/
Flooring and its like diving into fantasy. Theres just a
dazzling variety of tile in the showroom on the corner of
Cerrillos Road and Paseo de Peralta.Theres also a selection of stylish lighting fixtures. In the
past we did cabinetry and carpet and vinyl flooring, said
owner Kim White during a recent visit. I decided to focus
on what we do best: tile and lighting.
Just off the phone with someone who had a grout
emergency, she explained that lighting is only about a third
of the business now, in part because of the impact of the
internet. But I love it. I cant give it up.
She said business is steady, although definitely not
where we were three years ago. Were working on more
remodels and not that much new construction now. Three
years ago, we were involved with a number of spec-home
builders, including Barranca Builders and Tierra Concepts,
and that was nice, because it was a more consistent flow of
orders.Statements handles many unusual tile lines so is able
to customize. One example bears a swirly pattern in teal
and gold and also has a country quality. This designer
comes from a textile background so the designs are
sophisticated, and thats coupled with a rustic quality that is
so appropriate for Santa Fe.
We help people, White said. Weve seen a lot of tile
and lighting and we try to guide our clients through the
process. We also encouage people to come back multiple
times and we keep track of what theyve seen. If they seem
to love a certain tile time and time again, were pretty sure
its the right one for them.
As Kim Shanahan, director of the Santa Fe Area Home
Builders Association, recently pointed out, this years
Parade of Homes featured fewer spec homes, because there
are fewer buyers for spec homes in the depressed housing
market. As a result, though, more of the houses showcased
distinctive design details for particular clients, rather than
spec homes that must be tailored to a broader taste. Thats
right. Theyre not all b eige travertine, White said. But
even when it is a spec home, I encourage them to develop
a style not too wild, but a style. And I remind builders
than when someone looks at a house, they see all the rooms
in 20 minutes, so you want there to be a flow to the house.
Statements stocks quite a few New Mexico products,
generally in the art tile class. For instance, Timeless
Tiles of A lbuquerque offers s anto-theme tiles, which
can go outdoors; collagic poetic fragments pieces that
incorporate text; and high-relief tilework that recalls the
14th-century sculptor Lucca Della Robbia.
Stacie Pope Hein, also of Albuquerque, works with
White on a series of art tiles based on petroglyphs. Another
is Alessandra Haines, who did the unique Coyote Caf sign.
We do a lot of projects with her. Were now working on a
tile mural based on an 1852 map of Santa Fe. I will draw it
and Alessandra will do the tile work.
This summer, White did a drawing for a three-foot-
tall mural, depicting an American Indian on horseback,

White is enthused that she now handles Oceanside
asstile, a green company located in Carlsbad, California.

One of the Oceanside designers is Erin Adams, who
merly had her own business in Albuquerque. Statements

More recent collaborations with Adams include a project
h Victoria Price that will be featured on the HGTV
ogram House Hunters On Vacation this winter; and a new
me in Santa Fe designed by architect John Watson of
ostructures and designer Jeff Fenton.
The available variety at Statements runs the gamut from
most glitzy, metallic-look porcelain tiles to traditional
nisian tilework boasting subtle, natural colors in
osaics of very small pieces. People may choose these
a backsplash, an accents in the master bathroom, ormetimes as in insert in the floor. Another micro-mosaic
is f rom Syzygy Tileworks in Silver City. Some of the
zygy tile pieces are as colorful as candy. Others recall the
ts and Crafts Period. The company also produces huge
moldings for use on a fireplace or kitchen hood.

six full-time and three part-time people. Janet Marshallhas a background in business, but has worked in the tile
and stone business since she came to Santa Fe in the 1990s,
White said. Marshall managed the showroom for Santa Fe

Eleven years ago, some local
permaculture practitioners started the
Permaculture Credit Union. The first
credit union to be charted by the state of
New Mexico in 30 years, the PCU has few
of the problems that traditional financial
institutions have.
To date, our member-supported
financial institution has loaned out $14
million and has a default rate of 0.11
percent, CEO Bill Sommers said in a
recent interview. Compared to national
averages of 3.5 percent for consumer loans
and almost 8 percent for residential real
estate, this is one of many facts that are a
testament to our membership.
One of the few criteria for becoming
a member of the PCU is that you must
agree with the ethics of permaculture.
According to Bill Mollisons Introduction
to Permaculture and his larger book
Permaculture: A Designers Manual,
agreeing with these ethics means
1. caring for the Earth,
2. caring for people,
3. reinvesting surplus resources back into
efforts that promote such caring,
4. setting limits to ones own
consumption, and
5. taking responsibility for ones own
existence and that of our children.
Permaculturalists often say that you
cant care for the Earth without caring
for people, and you cant care for people
without caring for the Earth. This brings
us down from five ethics to four. But
isnt reinvestment of surplus a form
caring? If so, the third ethic is technically
redundant. Similarly, setting limits to
ones own consumption seems necessary
and unavoidable if you are going to
care for people in a world of limited
resources. Finally, that parents should take
responsibility their children is common
sense. For these reasons, the ethics of
permaculture can be boiled down to
caring for the Earth and its inhabitants.

I think we are all disappointed to learn
that weather forecasters are predicting
another La Nia weather phenomenon
occurring this winter. As encouraged as
we have been by the late summer rains, at
the time of this writing we are still about
three inches below the average year-to-
date precipitation and, depending on
precipitation during the next few months,
possibly heading for the driest year in
recorded history.This situation has implications for both
water quantity and water quality. Of the
citys three sources of supply aquifer
water in the city and Buckman well
fields, Rio Grande water delivered via the
Buckman Direct Diversion (BDD) project,
and the McClure and Nichols surface
reservoirs the latter source requires the
least processing because the water does
not pass through aquifers and pick up
additional minerals and contaminants.
About one month ago, and before the
monsoon rains really began, reservoirs
were at 30 p ercent of combined capacity.
Now (as of the last daily report on Sept.14), and I must admit to being surprised,
they are at just over 36 percent of combined
capacity. Even though we have had some
rather intense rain storms, at least locally,
current capacity illustrates the point that
snowmelt is our principal source of water
to top off the reservoirs. Because of these
relatively low water levels, the Canyon
Water Treatment Plant, which normally
processes the surface water, is temporarily
shut down.
For the last week, water production has
averaged as follows: city wells 17 p ercent,
Buckman wells 39.1 percent and Buckman
Direct Diversion 43.9 percent.This was not exactly the plan for the first
year of BDD as it was anticipated that the
new plant would allow the city to rest the
aquifers and allow them to recover. It was
also reasonable to expect that the surface
reservoirs would be making a contribution
to the mix. You may have also recently
observed the state of the Santa Fe
except immediately after storms.

Last winter my brother and I f ixed
the solar hot-water system belonging to
friends of ours. The piping on the roof
