Darlings,
In a way, Ill be glad when the air
clears and all t he Realtors have settled
comfortably into their new digs, because
then Ill finally be able to start talking
about myself again. Petunias, I kind of
wanted to tell you about my wanderings,
but, noooo. Realtors keep playing musical
offices, and I am compelled to selflessly
report their whereabouts, so that when
you, my dearest readers, decide to buy or
sell a house, youll know just exactly where
your Realtor is.
Lets start here. When he moved to
Santa Fe 25 years ago, he started out as
a Realtor (actually, Kittens, he originally
started out as a playboy but then decided
hed get more respect if he had a career of
some sort); then he segued into the title
business (last stop ST&E); and today hes
a Realtor once again. Alan Ball is now an
associate broker at Keller Williams. Aside
from being intrigued with KWs business
model, Alan is a savvy guy. When it started
looking like there were more closing
agents in Santa Fe t han Realtors, it seemed
the perfect time for a switchback.
Melissa Pippin-Carson and Roger
Carson (formerly Sothebys) also moved
to Keller Williams. Having read Gary
Kellers definitive how-to-sell-real-estate
book, The Millionaire Real Estate Agent
when she first became a Realtor, Melissa
was thrilled when Keller Williams opened
an office in Santa Fe. Its the real estate
opportunity she was waiting for, because
she and Roger, like Alan, love KWs
business model. Melissa credits Gary
Kellers leadership and business philosophy
for what Keller Williams is today: the
second largest real estate franchise in the
United States. Lemondrops, 860,000 agents
nationwide cant be wrong, and Im betting
Melissa isnt either.
So who started the recent migration
from Sothebys to Santa Fe Properties?
Rick Green? I know he missed that
hometown family feel of the old French
& French offices b efore they merged
with Sothebys. And Ill bet Liz Cales
presence at SFP played a big role in his
decision. (She would downplay this, of
course, because modesty is one of Lizs
strongest suits.) Rick said he had missed
her (her leadership, Crumbcakes, nothing
romantic) from the minute she left
Sothebys/French & French, so I guess his
move was just a matter of time.
I thinkDavid Woodard felt the same
way, and then, the funny thing is that
some of t he other Realtors at Sothebys
felt that way about David. They missed
him. And the next thing I know Marilyn
Foss and Kevin Bobolskyare at Santa
Fe Properties, too. To tell you the truth,
Possums, I sort of thought Kevin would
take a small sabbatical after being involved
with the recent sale of Val Kilmers
Pecos River Ranch for $18.5 million. But
apparently hes like the rest of us slightly
insane Realtors: addicted to high stress
and multi-tasking.
Marilyn, until moving to SFP, held the
record for occupying a desk at Sothebys
Washington Avenue office the longest,
since she was one of the first Realtors to
join Pat and Michael when they started
French & French and opened that location
in the mid-80s. Never shy about setting
records, heres another first for Marilyn:
putting a multi-million-dollar listing
under contract within the first week of
transferring to her new office.
Marilyn will be the first (see, Cupcakes,
another first) to admit that she couldnt
have done this without the help of another
Santa Fe Properties Realtor, Michael
Morgner (also former S othebys), who
had the buyer who brought the offer to
Marilyn who presented it to her client who
had the $5.95 million Circle Drive home
who at one time was owned by funny girl
Carol Burnett. I could go on, but I wont,
because Im a funny girl who knows when
enough is enough. (Obviously not!)
Michael isnt planning any sort of
sabbatical, either. His addiction is having
children, I believe, because he already
has six of them. (Mon dieux... he lo

Most of you know social networking
is changing how we communicate online
about virtually everything. For some ofyou, Twitter, Facebook and LinkedIn,
along with Foursquare, Flickr, and Google
Plus, are all exciting. For others, these
sites are just plain scary. Regardless of
how you feel about how technology,
mobile phones and the internet have
connected us to each other, and the pace
of change is only accelerating. We are
all experiencing a revolution in how we
communicate with each other that is more
profound than many of us are likely to s ee
for the rest of our lives.
For over a year in t his column, I have
encouraged you to try social networking
to see what happens and to be flexibleenough to experiment and see how it
works and what works for you. People
tell me every day they are struggling to
understand or keep up with how social
networking is impacting their families,
work environment, businesses and
lifestyle. Some people still tell me they see
no need to adapt to these changes now.Yet, more and more of you ask me what is
new on Facebook this week!
Whats truly new is that everything is
becoming a conversation. Marketing, like
the news, is shifting from a monologue
channel pushing out information to an
online interactive conversation. People
no longer just read advertising messages
or even news stories; they comment; they
provide feedback; they even disagree.
They post pictures of their favorite
desserts on Flickr. They promote websites
with Google Plus. They champion their
favorite place on Foursquare. Often they
will turn their comments into a blog oreven a podcast. The options are becoming
endless. Whatever the site, people can
now push their view out to their sphere of
friends or followers in a nanosecond.
People can now choose where they
want to focus their attention. They
no longer have to be interrupted by
a pharmaceutical ad about erectiledysfunction when they are watching the
TV news. They can now read the news
online or follow their favorite journalists
on Facebook or Twitter. The same applies
to real estate. People can chose where
they want to look for a home, online. The
information is now shared between agents
and their customers through numerous
websites and blogs. Todays housing-
market conversations have moved from
the dinner table to social media.
What can you do if you are not ready
or have no time for any of this social
networking online? Remember that all
changes are not the same. Some are moredifficult to adapt to than others. Social
networking can be uncomfortable. I
remember when I had no clue. I wanted
to do it right. I discovered it was better
to jump in and learn, then unlearn,
then learn again. Perhaps, the next time
someone asks you whats new you can tell
them to follow you on Twitter.

walls finished with elegant American Clay.
These walls are beautiful in the way light
hits the surface, because its not so perfectly
flat, there are little shadows and tiny
imperfections so you get a light thats more
natural and muted, not glaring, McDowell
said.
Human scale and usability are of
primary importance in these homes. And
a current emphasis on aging in place
or universal living is part of whats
happening at Las Placitas Compound. The
entire house and patio is on one level, and
there are wide doorways throughout and a
turnaround space in the master bathroom
to accommodate wheelchairs.
Universal design is something that we
incorporated into the overall scheme,
Satzinger said. Also we have what I call
the cool roof system, which is a mini-attic
above the ceiling insulation.
Out on the patio, he pointed to a long,
thin vent along the top of a window. Cool
air is drawn up the outside of the building
envelope and across the top of the trusses,
over the insulation, which is R-50 to 60.
The point is to make the air temperature
only about 20 degrees warmer on top of
the insulation than it is in the room. Its all
about making the house a shading device
rather than a reflecting device, and thereby
eliminating the need for refrigerated
cooling.
The walls are built using Faswall blocks
by ShelterWorks. These insulated concrete
forms made of wood chips and cement
are ideal as a strong, efficient construction
method and as high-design insulation
that minimizes temperature swings in the
house.
The houses boast custom cabinets by
Paul Baglione, wrought-iron work by
Cameron Stoker, wall f inish by Javier Lath
& Plaster, tilework by Hunter Tile, hydronic
solar by Solar Skies, and photovoltaics by
SolarWorld.

sustainably in Montana. The wood has a
nice, dark color but its not from staining.
McDowell described a nontoxic treatment
process involving vinegar and steel wool,
which react with the tannin in the wood to
turn it dark.
The same technique is used for wood
elsewhere in the house, and in the
courtyard portal. In these exterior spaces,
the patio paving (permeable to allow
rainwater to soak into the ground rather
than running off) extends beyond the
line of the portal roof, a European design
aspect, McDowell said. Also in each
courtyard are a fireplace, iron vine anchors
in the enclosing walls, a water wall feature
made of river-rock, and xeriscape plantings.
Rainwater flows from canales to catch-
basins, hard-piped into a 2,000-gallon
cistern. If that overflows, the water drains
to the lowest lot on the property, where
theres a 100,000-gallon, underground
evaporation system.
McDowell founded his own construction
company in 1974. Satzinger is principle of
Satzinger Design Inc., founded in 1973 in
Santa Monica, Calif., and with an office in

Our focus is on the agent first, through
training and coaching, technology and
marketing, and on our culture, which
is an agent-focused model. Answering
questions inside the building that formerly
housed Prudential Santa Fe Real Estate,
Dee Dee Trosclair of Keller Williams Realty,
Inc., seemed to use the terms agent-
focused and agent-centric in just about
every sentence. And that encapsulates
the difference between this company
and others, she said. Most real-estate
companies see themselves as the brand,
where we see our agents as the brand.
Trosclair is KWs regional director in
New Mexico. The head of the Santa Fe
office at 510 N. Guadalupe Street is Bruce
Milner, who is spending time away from his
home in Memphis to launch the office or
market center as Keller Williams calls
them. Smokey Garrett from Arlington,
Texas, is our operating principal, our
owner, but we do have other investors who
are local, Trosclair said.
Judy Camp, who was the president of
Prudential Santa Fe Real Estate, is the new
franchises qualifying broker, temporarily.
Shes been helping with the transition but
she will be in sales, by her choice.
Yes, listing and selling property, Camp
said. Its really what I love. This is a real
high, if you want to know the truth. I did a
lot of research about Keller Williams before
I ever talked to them about coming here.
You needed to have a different business
model. Its not the company and then
the broker; its the broker and then the
company, which is totally different. The
owners share their profit. Its just really fun.
Im a business person and to me it makes
total sense.
Prudential Santa Fe had about 70 agents
when it closed in August. Milner said 12
to 15 of them left at the beginning of thetransition.
We will be near 60 agents by the end of
November and were targeting between 90
and 125 at the end of our first year, he said.
Keller Williams has another market
center in Espaola and two in Albuquerque.
Santa Fe just happens to be market center
number 900 for the company that was
founded in 1983 and is headquartered in
Austin, Texas. KW cofounder Gary Keller is
chairman of the board and chief visionary.
He and his writing team are the authors of
The Millionaire Real Estate Agent(2004),
SHIFT: How Top Real Estate Agents TackleTough Times (2008), and Green Your Home
(2011).
In about 1992-1993, the franchise
really exploded, Milner said. Today were
number two, behind only Coldwell Banker.
The nice thing about our franchise is it is
individually owned. Were an international
company now, yet we have a very specific
purpose in the local market, so Gary is very
driven by local market dynamics.
In a late-October telephone interview,
Trosclair went into some detail on the
difference between KW and the traditionalreal estate office, as she referred to all
others. Were a company based on systems
and models, so we are also very agent-
centered. They have a say in the company
through the associate leadership council,
which is like a board of directors. Each
Keller Williams market center has an

Acobblestone street that could be SantaFes oldest was discovered last monthby archaeologists digging just west of
Marian Hall on E. Palace Avenue. The digswere made in an area that will be excavated
for a hotel development next year.
Drury Southwest plans to remodel
Marian Hall and the adjacent former St.
Vincent Hospital as hotels.
The survey by the State Office of
Archaeological Studies began on Sept.
19. One morning about three weeks later,
Gavin Bird, an assistant archaeologist with
OAS, was bent over a table on the Marian
Hall porch, examining a pile of pottery
sherds. This is all Tewa polychrome, he
said. Its all 17th century. These are from
bowls and other vessels made by Native
people for Spanish use.
Unlike other recent excavations a block
or two west, this one was not expected
to turn up anything prehistoric. This site
was historically marsh and floodplain
before much of the towns surface water
was diminished by the construction of
reservoirs on the Santa Fe River beginning
in 1880 s o Native Americans would not
have lived here in pre-Spanish times.
But the archaeologists did find a couple
of significant features dating to the early
Spanish period. One was part of a structure
they had been calling a vault since
encountering it in an earlier test pit.
Were pretty certain that its a lime-
slaking pit for making plaster, said James
L. Moore, an OAS project director. The pit
may have been used to manufacture plaster
for one of the several churches that have
been constructed on the site including
the Cathedral of St. Francis of Assisi
dedicated in 1887 and still in use.
The other, and bigger, find was a
cobblestone street about four feet below
the surface. Archaeologist Guadalupe
A. Martinez said it could date to the
founding of Santa Fe in the first decade of
the 17th century, and it could even be the
oldest cobblestone road discovered in the
Southwest.
Even though, down in the trench they
had dug, they were just looking at a
segment a few square feet of big river
cobbles creating a fairly level surface
they figured it was a roadway after using
a laser and finding that it crowns in the
center, for drainage to the s ides. The street
was built by just pounding stones into this
clay and once it dried it was really, really
hard, Martinez said.
This is the only road weve ever found.
The trash above it is also 17th-century
material, and that includes majolica from
Puebla, Mexico, and ceramics from Chinaand Native ceramics from around here.
Wait - a trash layer?
All this black stuff in this layer is 17th-
century garbage, and its black because of
charcoal, Martinez said, pointing to a dark
layer in the cut. Besides cooking debris,
the dirt holds pottery pieces and animal
bone. Theres an old Santa Fe tradition
of throwing trash in the streets. There are
reports from the 1700s about garbage in the
plaza and in the 1880s the womens league
was condemning the city for this.
My familys been in Santa Fe for 400
years. This is probably my cousins trash,
he quipped.Nobody knew about this street until I
found it over in that corner in 2008. We had
all kinds of magnetometers and ground-
penetrating radar but theres so many
electricity lines and sewer lines, they didnt
work. So it was serendipitous.
Moore elaborated that OAS had earlier
dug two test pits. Over here near Palace
we found a layer of cobbles and p

stable, he said. It wasnt until we
this much up and found that its c
and in a location where a 17th-cehad been conjectured to exist that
really see what it is.

Drury has planned for several years to
undertake a three-phase project: conversion
of the century-old Marian Hall into a
30-room boutique hotel; renovation and
expansion of the 1954 St. Vincent Hospital
building as a hotel; and the construction of
60 casita suites.
The company just finished another
historic remodel on a 90-year-old hotel in
Wichita, Kansas. The grand opening for the
200-room Drury Plaza Hotel Broadview
took place on Oct. 19. Now the companycan concentrate on Santa Fe.
Were starting to assemble our crew forSanta Fe, said company spokesman Brian
Nenninger. Weve got a crane ready and
we have our first building permit into the
city, and well probably have another one
coming in January.
A year ago, he thought they would start
with the smaller project, Marian Hall.
Now the company plans to do t he big
project first: developing 181 rooms and a
restaurant in the hospital building. The old
boiler building with smokestacks nearby
will be developed as a meeting room,
although Nenningers p ersonal preference is
for a brewpub.
Construction should begin at the sitein December or January. Two of the first
items on the program are utilities work and
removal of the bridges or ambulatories
that were added between the hospital and
Marian Hall, probably in the 1970s.
The city has given us the go-ahead
to remove those links. It was actually
encouraged by the city because one of the
nicest facades is the chapel on [the east side
of] Marian Hall. At one time it had stained-
glass windows. We have the drawings that
show the designs, although we dont have
the colors, and I think were going to figure
out a way to put that back together as a
meeting room/chapel. Its the jewel on the
site.
There have been stories about ghosts
in the old hospital. The long-abandoned
buildings bas ement, which once included
a morgue, is pretty darn creepy (this writer
was there just before midnight a few years
ago), but sightings of the rumored ghost
of a young boy in Room 311 have beenspotty. Ive been in there all hours of the
day and night and Ive never experienced
anything, Nenninger said. But we had
some folks filming up there a couple years
ago and, according to our maintenance
man, two gentlemen who were setting up
came running out of the building. They
said they heard the sound of running feet
in a hallway and one of them said he saw
a little boy running around a corner. They
were scared!
One of the organizing principles in t he
plans is a promenade that thematically
extends the central path in Cathedral Park
through the Drury project.Nenninger said his company will do a
lot of work on the Palace Avenue facades
within the guidelines of the downtown
historic district. The aim is for a fairly high-
end hotel that is modern and comfortable
but fits into the area.
Its not well known that we came into
this business to do select-service hotels
and its still our bread and butter but that
in the last eight years weve gotten into the
full-service business, and Santa Fe will be
the sixth or seventh of those. These hotels
are closer to Hiltons and Marriotts, several
steps above like what we have on Jefferson
Street in Albuquerque.
We should be open in January 2014 on
that major part. It will look like the project
is complete, with the exception of the
Marian Hall exterior, because were doing
a promenade. The entire five-acre site will
look finished.

Who would have guessed? Interest
rates are continuing at a low mark not
seen since the 1950s. A 30-year fixed rateis at 4 p ercent and that is without any
points or origination fees. And look at
the 15-year fixed rate! I just closed a loan
at 3.375 percent with no points. Jumbo
adjustable rates also are very low, saving
thousands of dollars for b orrowers. A 5-
year adjustable-rate mortgage (ARM) for
a large jumbo is as low as 3.125 percent.
Unbelievable.
Why are these rates continuing so
low? Is it the U.S. economy? The Federal
Reserve? The European economy? Yes,
all of these have contributed to the most
unusual mixture of economics ever seen
in our lifetime.All rates will continue low through
2012, in my opinion. As we enter into
a big presidential campaign year, very
little will change in terms of solving the
high unemployment or changing the
Federal Reserve policy of expanding our
money supply. The countries in Europe, I
expect, will not be solving their economic
problems either between now and the endof 2012. Therefore, as a result of really
very little change in the economy, interest
rates should remain very favorable
through the end of next year.
So look for low rates to continue, and
for the opportunities to purchase real
estate with inexpensive money in Santa
Fe to abound. Realtors and purchasers
are pleased with this prospect of plenty
of money and low rates for qualified
