June 14, 2017

THE APPLICANTS• The East River Fifties Alliance (ERFA)*

*ERFA is a coalition representing 45 member buildings, civic groups, and over 1900 individual supporters from 279 buildings within and beyond the rezoning area

The East River

Fifties

is the only

residential

neighborhood still

subject to R10

without any type

of contextual

protections.

That zoning allows

development of

Very tall towers.

The Problem:

▪ Existing zoning allows out-of-scale development

The Solution: ▪ Rezone the area appropriately

Planning Goals:▪ Consistency with neighborhood context and built

character▪ Require more affordable housing in new construction

to align with goals of Housing New York▪ Accommodate growth

Traditional development pattern in New York City:

Higher on the avenues and lower in the midblocks
