When we set out to create the third campus in
Mysore, we looked for a name. Rainseed was
long in our mind, in Sanskrit, Girija, or the fount
of life in any seed. To us, Rainseed would be the
seed of growth in your life, of prosperity, of
happiness in life.

Home building:
01. Is it necessary that we contract to build the house
only with ZED? Can we appoint an architect of our
choice, and take up construction on our own?
Of course you can, it is not necessary to use ZED
services for your construction requirements. The
ZED Practice will offer design services at a
discounted rate for you if you do choose to work
with us, on design and construction of your
house. We will ensure that you get the best
possible solutions and design options optimizing
the maintenance costs. We must say that with

Urban Design:
02. What are the key features of urban design at ZED
Rainseed?
Water for your homes. We have provided for our
unique ZED rainwater harvesting systems
solutions for the
entire campus, this
reduces sharply your
fresh water demand
from the state water
supply grid.
It can be as mush as
20 million liters out of the total 35 million liters.
There will be energy-efficient lighting systems for
roads and general amenity areas. For individual
plots, waste management and plug-play systems
have been installed for services.

Roads:
03. What about roads? Are they good and wide
enough?
Mysore is a city of broad avenues. It was almost
an aesthetic necessity to reflect the masterly effort
of planning by city planners and forefathers. We
have ensured a geometrical road design, where
the main road swells to 12 meters. The cluster
lanes are 10 meters wide with easy-access
pedestrian pathways leading into each of the
clusters. The roads are designed to be breathing
while ensuring that they are load-bearing and
enduring.
04. Will there be an assurance that heavy downpours
will not inundate roads ? What are the measures taken
for this?
Roads have been cambered to take care of water
logging. Storm water drains and connecting
sawn-off drains that flank the roads are features
that are built into the design, to overcome natural
wear and tear.
Street lighting:
05. What about street lighting? Will it be energy
efficient?
We have provided street lamps that are custom-
designed to lend elegance to the overall aesthetics

at ZED Rainseed. Campus street lighting spreads
out both sides of the road, with the placing
designed to alternate on either side to ensure
equal spread of light. The selection of street lights
ensures minimum energy expenditure.
Landscaping:
06. Are there any plans for landscaping inside ZED
Rainseed?
Yes, ZED Rainseed has landscaped parks inside
the campus. We have planted a tree on every
plot. A tree that will grow with your home.
07. How green will the roads look, say 4-5 years from
now?
We have planted large canopy trees along the
roads. These trees are expected to grow to 15ft -
30ft tall creating a canopy. Shaded roads, with
colorful seasonal flowers will adorn these
avenues.
08. What work has been done on planting trees so far?
So far, we have used local plants, which seek low
water consumption. Tree species have been
chosen from indigenous varieties that reflect the
serene splendour of old Mysore. The fruiting
trees attract all sorts of birds, who will visit ZED
Rainseed and even nest there.
09. What are the varieties of saplings you intend to
plant? What are the criteria for your selection?
The Mysore tableland belongs originally to the
fabled Dandakaranya forests. Until 1990, a
verdant green cover with a profusion of lakes
characterised this undulating plateau. Bearing
this in mind, we have directed our efforts
towards recreating some of the lost green glory,
by recommending species that are endemic to
this region. Endangered species which were an
integral part of this ecosystem in the past are also
propagated for regeneration.
10. As part of being 'eco-friendly', are you sticking to
organic fertilizers?
The entire ZED Rainseed campus will be
chemical-free. Organic manure is being
exclusively used in all plantation programmes.

Power:
11. Will we have supply of electricity from Electricity
Board ? Do we have any option to reduce energy
dependence?
We have provided individual homes with power
connections from CHESCOM with meters that you
will secure on your own when you build your
house. If you wish to reduce energy dependence.
The ZED Practice schemes offer exciting solutions
to enable you to go off the grid with innovative
systems. Please check with ZED officers when you
build your home.
Water and Drainage:
12. How have you ensured that we have adequate
water in the years to come?
The total daily requirement for water for ZED
Rainseed is estimated to be 60000 liters (at full
occupancy) for domestic consumption. It is
estimated that the land area receives as much as
50 million liters of rain water every year. If we
manage to harvest even 20 per cent of this
volume, we would we able to harness 10 million
liters (depending upon the maintenance). All the
details of geological reports will be shared with
the association.
13. Will there be water supply and underground
drainage facility from Karnataka Urban Water Supply
& Drainage Board?
The community can be totally self-reliant for
water by proper harvesting of rainwater and its
proper utilisation and also
by reuse of treated sullage
water. However we will
secure sanction of water
supply and create
underground drainage
facility with clearance from
Karnataka Water Supply & Drainage Board.
14. What about sullage water?
A centralized sewage treatment system is
provided to treat sullage water (bath and kitchen
dish water).

15. Do you envisage a situation when we will not need
to be dependent on fresh water for gardening?
Yes. With the treated water from centralized
sewage treatment plant, all that treated water can
be reused for gardening and landscaping.
Doing up the Environment:
To our understanding, ZED's strengths lie in

16. Who are the architects of these plans? And what is
their own exposure and insight into environment
related issues?

Guidelines to the community
Good fences only make for bad neighbours
ZED Rainseed is built around the central idea that
together we can create a small community of
people, all of them seeking an alternative
lifestyle: one that makes for an idyllic environ.
The foundation of this rests on two plans—
localized power generation and energy
efficiencies; and water management with
traditional, sustainable technologies. This, more
than anything else, has been the idea that makes
ZED homes a dynamic one-of-a-kind model in the
world.

The power and water solutions we have devised
for ZED Rainseed mean little unless backed by
care on usage by all members of the community.
Achieving the balance is never easy. A lot
depends on you as members. We can only install
the systems. How they are used will depend on
the concern you show collectively as residents.
And on how you design and build your house,
with sensitivity and responsibility.
Water
With water, it is easier still for all of us to take it
for granted. We turn on a tap and there it is. For
now, we have assumed it will always be there,
and we use this precious gift with little thoughts
for its limits.
The ZED plans help to manage to arrest the
rainwater on the Rainseed land area, in order to
help strengthen the aquifers. Contour bunds,
percolation pits and tanks, collector drains and
pits are elements which will be established to
contain the water and help change the land's
shallow aquifers.
Minimal usage of fresh water for watering of
plants/gardens is planned since we will be
providing systems for such watering with a
network of sub-soil distribution channels for in
each of the common land areas.
Construction of your home
When you build your house it is mandatory that
you install—
1. Open well of 1 meter diameter and 10-15 meter
depth for recharge of rainwater.
2. No borewell in your house plot. This is

essential to achieve a water-positive campus, as
multiple borewells drain the groundwater levels.
3. Water-efficient fixtures with taps under 6 liters
per minute (2 pm), showers under 10LPM and
dual flush tanks of 3-6 in every toilet.
4. Rainwater harvesting system for terrace water
catchment and re-use, with 1000 liters (1 cubic
meter) static storage tank in your plot set-back area.
5. Rainseed residents’ association should ensure
that there is proper recharge of all percolation
pits, campus borewells and campus shallow
wells in all years into the future.
For the plots
Each plot will be bio-fenced, and naturally
demarcated using a variety of attractive hedges
and trees. While we respect your need for
demarcation of your land areas, we only request
you to employ creative options such as treated
outdoor timber fencing, bamboo trellised fences,
or merely hedges that can be simple, elegant and
functional.
For power
We recommend using only CFL lamps and
electronic chokes for tube lights and electronic
regulators for fans.
The use of motor-based electrical appliances
(fans, mixers, grinders, washing machines and so
on) increases the 'impedance factor' and
adversely affects the power generation ratio. We
request every resident to do his/her best to
optimise the number of such appliances installed:
the fewer they are, the easier it is on generation.
Construction of your home:
1. Use home appliances that are only BEE
(Bureau of Energy Efficiency) rated. This includes
pumps, mixer grinders and microwave ovens.
Avoid electrical stoves and geysers that consume
more than 0.5 KW of power.
2. Only solar water heater without electrical
backup and with 0.5KW geysers in toilets to
ensure hot water on cloudy days.

3. We recommend installing a grid-tie with a
1KW solar station to increase power quality and
availability. ZED professionals can offer technical
guidance to you when required.
Dal That Heals
A decoction of Lentil [Arhar dal] can also be good for ulcersof the mouth when gargled or mouth washed. Drink the brew
once a week to keep respiratory ailments in check.The decoction is a useful dewormer.

RAINSEED'. The same is duly approved and
sanctioned by the Bangalore Mysore Infrastructure
Corridor Area Planning Authority (BMICAPA),
vide its Sanction bearing No. BMICAPA/101/
VAVI/930/2011-12 dated 30.06.2012, clearly
identifying the Residential Sites, Parks and Play
Ground Areas, Civic Amenity Areas, including the
Pathways and Road Areas in the said layout, as per
its rules.
The PURCHASER/S are interested in purchasing
the residential plot bearing No._______________,
hereinafter referred to as 'Annexure II Property'.
T h e V E N D O R a g r e e s t o s e l l a n d t h e
PURCHASER/S agrees to buy the said Annexure
II Property for a sum of Rs.__________/- (Rupees
______________________________________ only),
to be paid as per the Schedule in Annexure III.
The PURCHASER/S hereby agrees to purchase
the Annexure II Property and the same is subject to
terms and conditions expressed in Annexure IV
and the agreement.

any dispute or disagreement shall be resolved in
accordance with the Arbitration and Conciliation
Act 1996 of India at Bangalore and as per dispute
resolution clause in Annexure IV.
The parties acknowledge that this agreement
supercedes brochures, letter of offer/payment/
plan, any prior agreements and representations

that there shall not be any variance or amendment
to this agreement and terms agreed upon in this

duly signed copy of the said agreement, attested by
both the VENDOR and PURCHASER/S, shall be

FAILURE & FORFEITURE:
The total cost of the Annexure II Property, along
with aforesaid cost, has to be paid by the
PURCHASER/S to the VENDOR in installments as
set out in Annexure III, with demand letter for
payment from the VENDOR.
In the event of any default or delay in payment of
the installments by the PURCHASER/S, the
VENDOR, at its option shall be entitled to either:
A. Charge Interest on the defaulted installments at
the rate of two per cent per month from the date of
default till the date of payment.
Or
B. issue a notice to the PURCHASER/S, either by
registered post or by courier, giving 30 days time to
make the payment of amounts due. In the event
that the PURCHASER/S fails to make such
payment, within the said period, the VENDOR
shall forfeit a sum equivalent to 10 per cent out of
the of the part of sale consideration of the
Annexure II Property paid by the PURCHASER/S
to the VENDOR as liquidated damages and cancel
this Agreement. Such cancellation shall be final
and irrevocable. On such cancellation of the
agreement, VENDOR shall be entitled to
allot/transfer/alienate the Annexure II Property
to any other person on such terms and conditions
as they deem fit and PURCHASER/S shall not
have any right in or over the Annexure II Property
on such cancellation of agreement. The VENDOR
shall refund the remaining part of the payment
made by the PURCHASER/S after deducting the
aforesaid amount to the PURCHASER/S within 2
weeks.

Annexure IV
Terms, Conditions and Covenants
OF PURCHASER/S:
1. The PURCHASER/S has/have verified the
title deeds and documents of the properties
mentioned in the Annexure I and II and is/are fully
satisfied the VENDOR's ownership of the same
and that the same are free from encumbrances.
2. The PURCHASER/S is/are entitled to use the
common facilities like roads, passages, pathways,
electricity, drainage, water connections and other
common amenities as per the sanctioned plan.
3. That the PURCHASER/S is/are not entitled to
claim any right over Annexure II property, until
they fulfil and perform all their obligations and
completes all payments as per Schedule Annexure
III herein and the monies to be paid under the
Agreement .
4. That the PURCHASER/S shall not be entitled
to transfer/assign or create a right in or over
Annexure II Property and/or the rights under this
Agreement, in favour of any other person or
persons, except, with the prior written consent of
the VENDOR.
5. In view of the Scheme formulated, it is agreed
by the PURCHASER/S that they shall have no
right to terminate this Agreement without
forfeiting their rights;
OF VENDOR:
1. That the VENDOR is the sole and absolute
owner of the Annexure I and Annexure II
properties and the title to the same are good,
marketable and subsisting.
2. That the VENDOR agree to do and execute or
cause to be executed all acts, deeds and things as
may be required by the PURCHASER/S, for more
fully and perfectly assuring the title of the
PURCHASER/S.

3. That the VENDOR shall pay all taxes, rates and
cesses in respect of the Annexure II Property up to
the date of the completion/handover of the same
to the PURCHASER/S.
4. The sale of the Annexure II Property in favour
of the PURCHASER/S shall be free from any
encumbrance, court litigation or acquisition
proceedings or charges of any kind.
5. The VENDOR undertakes to obtain all such
sanctions, deviations and other permissions
required, from the competent authority from time
to time, to effectively formulate the residential
layout. A copy of the approved layout plan is
annexed to this agreement.
6. That the VENDOR agrees to do and execute or
cause to be executed all acts, deeds and things, as
may be required by the PURCHASER/S, more
fully and perfectly assuring the title of the
PURCHASER/S to the Annexure II Property
7. That the VENDOR has delivered a set of duly
certified photo copies of the documents of title
with regard to the Parent Deeds of the Annexure I
Properties as what is agreed to be conveyed is only
a port ion of the larger property to the
PURCHASER/S and the PURCHASER/S hereby
admits, acknowledges and confirms receipt of the
same.
MAINTENANCE
The VENDOR shall take care of maintenance the
Annexure I Property for a period of one year. The
PURCHASER/S and VENDOR shall enter into an
agreement of maintenance. The PURCHASER/S
agrees to pay to the VENDOR a sum Rs. 50/- per Sq
of Annexure II Property towards the cost of
maintenance before or at the time of registration of
sale deed of property as Corpus fund. Out of the
said amount a sum of Rs. 25/- per square feet shall
be utilized by the Vendor/nominee towards
maintenance of ZED RAINSEED for the first year.
The balance Rs. 25/- per Sq. Ft will be transferred

to the Residents Association on it formation. The
maintenance period of one year will commence
from the date of completion of the infrastructure as
per the sanctioned plan and same is intimated to
the PURCHASER/S.
INDEMNITY:
The VENDOR agrees and binds themselves to keep
the PURCHASER/S fully indemnified and
harmless against any loss or liability cost or claim,
action or proceedings that may arise against the
PURCHASER/S on account of any defect in or
want of title of VENDOR or on account of any third
party claims for the property.
DELIVERY OF POSSESSION:
VENDOR shall complete the development as per
sanctioned plan on or before ___________________
with a grace period of six months subject to force
majeure. VENDOR shall hand over the possession
of the same within the said period. In the event any
delay in handing over possession of the property
descr ibed in Annexure I I here in to the
PURCHASER/S, the VENDOR shall pay Rs. 4 per
sq. ft per month as compensation amount to the
PURCHASER/S. Sale deed shall be registered on
c o m p l e t i o n o f d e v e l o p m e n t a n d u p o n
P U R C H A S E R / S p a y i n g t h e e n t i r e s a l e
consideration as per schedule of payment in
agreement.
INDULGENCE:
Any delay tolerated or indulgence shown by the
VENDOR in enforcing the terms of this agreement
or any forbearance or giving of time to the
PURCHASER/S by the VENDOR shall not be
construed as a waiver on the part of the VENDOR
or as any breach or non-compliance of any of the
terms and conditions of this Agreement by the
VENDOR nor shall the same in any manner
prejudice the rights of the VENDOR.
CANCELLATION:
In the event of the PURCHASER/S canceling their

booking prior to registration, then 10% of the total
sale considerat ion shal l be deducted as
cancellation charges, and the balance, if any shall
be refunded to the PURCHASER/S within 30 days
from the date of sale of Annexure II property to any
other party. If the total payments made by the
PURCHASER/S are less than 10 per cent then the
PURCHASER/S shall pay the balance amount
within 30 days from the date of cancellation
DISPUTE RESOLUTION:
In the event of any dispute or difference arising
between the parties hereto in regard to any matter
relating to or connected with this Agreement, the
same shall be referred to Arbitration as per the
provisions of the Arbitration & Conciliation Act
1996. Dispute shall be referred to an arbitrator by
mutual agreement of the parties hereto. The seat of
arbitration shall be at Bangalore and the award
passed by the Arbitrator shall be final and binding
on both the parties. Jurisdiction for any litigation
relating to this agreement shall be Bangalore.
STAMP DUTY & REGISTRATION CHARGES:
The PURCHASER/S have paid the Stamp Duty
towards the agreement. It is agreed by and
between the parties that the stamp duty and
incidental charges relating to the registration of
sale deed in respect of Annexure II Property shall
be borne by the PURCHASER/S
SERVICE OF NOTICE:
All notices to be served on the PURCHASER/S as
contemplated by this Agreement shall be deemed
to have been duly served if the same is/are sent to
the PURCHASER/S by Courier or Registered Post
to the address of PURCHASER/S mentioned
herein above.
MEANING OF THE EXPRESSIONS USED:

'PURCHASER/S' shall mean and include all those
persons being legal representatives, successors,
heirs, executors, administrators, assigns and such
other persons claiming an interest through
him/her/them.
'Sanctioned Plan' shall mean plan of development
of the ZED RAINSEED residential layout approved
a n d s a n c t i o n e d b y B a n g a l o r e M y s o r e
Infrastructure Corridor Area Planning Authority
(BMICAPA) vide its Sanction bearing No.
BMICAPA/101/VAVI//930/2011-12 dated
30.06.2012
‘Stamp duty and Registration charges' mean the
stamp duty and registration charges prescribed
and mandated by Government of Karnataka of
Government of India as the case may be and as are
applicable on the date of registration of the
s c h e d u l e p r o p e r t y i n f a v o u r o f t h e
PURCHASER/S.
