INTRODUCTIONThe Ortech modular building system is a major development for environmentally sustainable accommodation. From design to construction and re-usability, modular customisation is the key concept of our Ortech System; Durra Panel, Walls and Ceilings combined with modular steel framing.
A comfortable and private structure for any use; it is prefabricated, extendable, and relocatable, suitable for temporary individual dwellings to large scale accommodation and facilities. This system is also demountable for economical storage.
The life cycle analysis of Ortech modular building structures sets a new industry benchmark for innovation in sustainable design.
SUSTAINABLE DESIGN
The use of Durra Panel as an internal lining material for Ortech modular buildings has set a new benchmark for sustainable design;
• Low Embodied Energy: The Durra Panel manufacturing process combined with local biomass raw material results in exceptionally low embodied energy.
• Positive Social Impact: Innovatively utilizing an agricultural biomass by-product provides supplementary economic activity to regional areas - sustainably.
• Recycling and Disposal: Durra Panel is fully recyclable and readily biodegradable, and can be beneficially disposed of as mulch or soil conditioner, avoiding landfill disposal.
• CO2 Emission Sequestration: Based on a renewable biomass by-product, Durra Panel sequesters CO2 emissions from the atmosphere.
• Indoor Environment Quality: Avoiding the requirement for additive chemical binders common to other rigid board products, Durra Panel has exceptionally low VOC levels, contributing to healthier indoor environments.
Durra Panel has excellent acoustic and thermal properties attributing to energy efficiency; a key measure of sustainability in housing. Demountability, re-use and recyclability are significant features of our sustainable Ortech modular building systems – designing for life.

MODULAR CONSTRUCTION SYSTEMA prefabricated, modular construction system based on a 1200mm grid. The Ortech modular building internal walls and ceilings are constructed with a lightweight steel framework and Durra Panel. The building can be assembled off-site, transported and craned into position.
Ortech modular buildings are simple to construct and can be erected in a matter of days with the use of building tradesman and basic tools. A robust, durable building, capable of being assembled anywhere, even in the remotest and inaccessible locations.
The fully modular design, allows Ortech modular buildings to be used for a wide variety of temporary or permanent accommodation forms, ranging from simple eco villages, remote housing, and barracks, to larger service buildings such as school and training facilities, community buildings and mass accommodation.
A standard Ortech modular building uses concrete pads to form its foundation. Different types of foundation systems may also be adapted including: slab on ground, concrete plinth, or timber/steel foundation and above ground stilt type construction.
THE PACKAGEOrtech Industries have produced the modular building with simplicity in mind to suit single DIYs to remote mass accommodation. Opportunities are available for custom designed floor plans and roof structures to suit your site and climate zoning.

FLOOR PLANS
Ortech modular buildings are based on a 1200mm grid module system. The diagram below is an example of a five module studio with the optional verandah module (1750mm x 3600mm). Additional modules of 1200mm (lengths and widths) may be added into the floor plan for larger accommodation. Internal walls may be positioned to suit your specific needs.
OPTIONS FOR ENERGY EFFICIENT STAR RATING
Ortech modular buildings can be ordered with thermal enhancements to achieve the equivalent of 6 Star energy rating compliance. Simple design considerations include; orientation, ventilation, sealed subfloor, shading, double glazing and insulation.
BUSHFIRE ATTACK LEVEL COMPLIANCE (BAL) 40
Ortech modular buildings are lined with fire resistant Durra Panels and are available with the option for BAL 40 compliance. There are no noxious foam based materials used in Ortech modular buildings.

ORTECH MODULAR BUILDING STANDARD UNIT SYSTEM INCLUDES: CONSULTATIONWe want to know what you envision for your future home, and we’re ready to help bring those ideas to life. Book a consultation with one of our highly specialised team to discuss what’s possible and get advice on any areas you’re not sure about. These consultations run up to 45 minutes, can be conducted in person or over the phone, and will provide you with a sound briefing on what to expect when working with Ortech. By the end you’ll be ready to choose your design and schedule your site visit with one of our team members.
DESIGNChoose from our Original or Bespoke Range. Our Original range of modular homes are designed to be lived in immediately, but that doesn’t mean you can’t customise them with your own personal touches. We have a series of simple configurations available, each one that can be adapted to your own location and lifestyle. Just ask one of our team!
PRELIMINARY CONCEPT DESIGNWithin 2 weeks we’ll be ready to present you with your design package, including 3D external renders, standard specifications and any additional upgrades or configurations you have requested. Please note that if a land survey is required this might add additional 2-3 weeks. We’ll also include a detailed breakdown of costings that have factored in external consultants, third parties and required reports. This will give you a thorough understanding of what you’ll be expected to pay and when.
SITE VISITFirst we’ll send one of our Project Managers to assess your site, and we’ll review your design choice, whether it be from our Ortech Original or Bespoke range - determining how this will work with the physical location. This is the time to share all your ideas or concerns with us so that we can pass this onto the design team and make sure any sticking points are ironed out.
DESIGN MODIFICATIONSAt this point we collate any feedback you have on the preliminary concept and design and work together to incorporate these adjustments so that everything is perfect! Any additional amendments will be factored into the costing and presented back to you for review.

What starts with an initial visit to our display village in Bendigo, continues with a completely collaborative and supported journey with the Ortech team. We try to anticipate all of your needs and concerns throughout the building process, and our highly specialised team will manage every step of your new home, from you choosing the initial design through to the day you move in. Get all the details of our process below!
PROJECT COSTING & DOCUMENTATIONIf your particular building site requires additional documentation, development approval or town planning, we’ll prepare all paperwork necessary and submit it on your behalf! We’ll also organise any relevant surveys or reports that might need to occur. We want your time to be as fuss-free as possible and we enjoy taking things off our customers’ to do lists! Once these bits and pieces are submitted, approval can take up to 4 months, depending on various factors. We’ll be able to give you a more accurate time estimate once the paperwork has been lodged. If your site does not require any of this documentation you can skip this step!
CONTRACT SIGNINGAt this stage, we compile all of the finalised documents into a comprehensive contract for you to review. This will capture all warranties and insurances for your peace of mind and will be executed between you and our construction team. Once this is finalised, we are able to handover with the facility team, and start building – hooray!
DOCUMENTATION AND COSTINGS
CONSTRUCTIONWe pride ourselves on producing only the best quality homes with our building partners. Our designs also only take 12-20 weeks to build, which means you’ll spend less time waiting and more time living in your dream home, once the contract is finalised! Throughout the process you’ll be able to liaise with your own Project Manager to voice any questions or concerns, and they can even organise a facility visit if you’re interested in having a look!
DELIVERY & INSTALLATIONIt’s time! Our construction experts need only as little as 3 days to get your Ortech moveable house installed onsite. Ortech is able to be extremely affordable and environmentally friendly thanks to Durra Panel – a structurally sound, fire resistant construction panel currently used in large commercial and residential projects worldwide – as well as on Ortech builds! At this stage of the process you will be able to physically walk around your completed home, with all the design and details exactly as you requested! If you have any questions at this time, we’re just a phone call away.
MOVE INAfter everything’s completed we simply thank you for choosing Ortech Modular Homes, and leave you to move into and enjoy your beautiful new home! We are still able to provide you with customer support for 90 days after you move in, to answer any concerns and attend to any defects or issues that might emerge.
