What is Staging?

• Setting the Stage to make the house the most attractive to potential buyers.

• Staging started in the 1970’s primarily with high end properties.

• Now more and more sellers and real estate agents are seeing the benefits of home staging for all price ranges

Started as a Real Estate Investor

• My husband and I rehabbed houses until he was no longer able to do so

• In the process, I learned about home staging

• Went on to get my certification as a stager

The Staging Process

• Consultation –Learn about the property’s assets /problems

• Declutter –

• Organizing and creating space

• Color Continuity

• Cleaning, repairs, replacing broken fixtures, painting

• Create curb appeal – when needed

• Creating Pockets of Emotion

• All designed to make the property Stand Out and Get Noticed

Staging is a System

• After de-cluttering or “re arranging treasures”, making repairs, and other “spruce up projects”, Staging is a very calculated and proven system of arranging the seller’s own furnishings (when available) to create a warm and inviting environment for potential buyers. A Professional Home Stager can objectively view the home from a buyer’s standpoint , emphasizing assets, while downplaying flaws (if any). Staging before it goes on the market maximizes its full potential for full sales price in the shortest amount of time.

• Staging after it’s been on the market awhile will attract more buyers to pick up the pace of getting to the closing table.

• It’s like a blind date: You need to make the best impression possible, so that buyers can’t stop thinking about that house!

• When a buyer is interested, they may spend an hour or more studying the house.

• Each room gives opportunity for emotional factors

• Creating pockets of emotion throughout the house creates that “feel” as if the house could become the buyer’s new home

• That’s what drives buyers to want to buy

De-personalizing Space

• By removing personal items (pictures, trophies etc), the buyer has the opportunity to “picture” their items in that space.

• De- personalization makes the area “feel” more spacious

• Pockets of emotion actively engages the mind of the buyer in order to develop an “attitude” toward the house that is built on throughout the house

• We want to make all this “memorable” to the buyer so they want to come back for that second look

• All designed to get them to sign a contract

Key Reasons to Stage:

• Staged homes invite buyers inside:

• Beginning with the pictures used to advertise the home, sidewalks & driveways all need to be clean and free of clutter.

• Better Show

• Inside, most homes need to be de-cluttered to show off its best features

• Then we can accent the fireplace or whatever special features the home may have

• Allows the buyer to imagine moving in.

• This is the way sales are made
