5. Description of Services/ a. Interior Design:

SCHEMATIC DESIGN PHASE:M Design shall use the Client approved Architectural Schematic Documents as design directive guidelines for the initial design phase of the project.a. plans for furniture shall be provided for client review and approval

DESIGN DEVELOPMENT PHASE:Based on the approved Schematic Design Documents M Design shall prepare, for approval by the Client, Drawings, Specifications and other documents setting forth in detail the requirements for the fabrication, procurement, shipment, delivery and installation of furniture, furnishings and equipment for the Project.a. plans for furniture, furnishings.b. color and texture recommendations for floor, wall and ceiling features including

millwork items.c. Progress interior elevations to describe design intent and extent of finishes.d.dimensioned finish plan indicating areas of hard and soft flooring and wall treatments with schedule and notes.e. design drawings of finish patterns for stone, tile and wood floors and tiled walls.f. Interior Lighting with Interior functions and furniture layouts.g. Furniture, Finish and Accessory (FF+A) Progress Budget.h. presentation meetings with the Client for Design Development Budget approval.

CONTRACT DOCUMENTS PHASE:Based on the approved Design Development Documents, M Design shall prepare, for approval by the Client, Drawings, Specifications and other documents setting forth in detail the requirements for the fabrication, procurement, shipment, delivery and installation of furniture, furnishings and equipment for the Project.a. M Design shall identify selection and detailing of interior doors, hardware and molding profiles.b.c.

M Design shall provide Final Elevations and details to describe design intent M Design shall provide Details required for reflected ceiling design

M Design shall participate in Coordination meetings with Client provided electrical, mechanical, plumbing engineers deemed reasonable and agreed to by Client and design team.M Design shall provide Millwork plans and sections and elevations.

BIDDING / NEGOTIATINGM Design shall will distribute plans (PDF files) to the contractor(s) for printing and distribution and will issue clarification to subcontractors as required during the bid process.

CONTRACT ADMINISTRATION PHASE:a. M Design shall assist the Client in coordinating schedules for delivery and installation of

the Work.b. M Design shall visit the Project premises as deemed necessary but no less than once a

month, or as otherwise agreed by the Client and M Design in writing. M Design shall at all times have access to the Work wherever it is in preparation or progress.

c. M Design shall provide shop drawing review to various trades set forth on the Contract Documents.

d. M Design shall provide supplemental instruction to bidder to clarify interior design documents. Clarification will be submitted as an “Interior Design Sketch” (ISK) to be included in the final bid documents.

e. M Design shall Assist the Client in evaluating bids and value engineering suggestions related to the Interior Design Scope of Work.

f. Upon written request by the general contractor M Design shall prepare a final project close out (punch list).
