Committee of AdjustmentFrom: sam spagnuolo [mailto:sam.p.spagnuolo@gmail.com] Sent: Monday, September 16, 2013 8:18 PM To: Providence, Lenore; t_salerno@hotmail.com Subject: Re: A320/13 - Committee of Adjustment application Hi Lenore here are the numbers you request Dwelling : _25.83__% Covered Patio/porch/veranda: _3.76________% Dwelling + Covered Patio/porch/veranda = 29.59 %
please note Lenore prior to us starting designing this dwelling we were informed by the building department that the cover terrace would not be included in coverage calculation and they were encouraging the owner to design a bungaloft. with the following guide lines ...... dwelling coverage of around 26% and that the covered terraces would not be included, plus that the second floor area could not be more than 70 square metres
We used these guideline to meet the owners needs and have come up with a design that is by far the smallest development in the neighbourhood.
we would like to discuss any concerns you may have.
We would also like to defer to the next meeting of October 24thregards
Sam Spagnuolo.
