Sequoia Hospital in San Jose, CA was undergoing major renovation of the kitchen and services area. InNovTec scanned two large areas under two phases, 8 months apart. ACAD models enabled a diverse team of MEP contractor’s to co-ordinate the design and con-struction process resulting in a minimum of design errors and enabled team to virtually eliminate change orders and reduce RFI’s. Project was delivered on time and on-budget resulting in an on-time delivery of final construction.

Models
HCA & Devenney Architects needed accurate as-exists BIM models to renovate the central utility plant, a pump room, and a central supply area. In one long day InNovTec scanned the three areas and quickly generated a complete set of as-exists BIM models which enabled the architect, engineers, GC and MEP contractors to complete the design and fully coordinate all aspects of the renovation project. Work was completed on-time and well within budget.

Innovtec’s multi-disciplinary team leveraged their vast experience with hospital renovation projects to develop a laser scanning workflow that enables the documentation of existing complex MEP systems that provide details which facilitate the design and installation of seismic reinforcements and MEP systems. The InNovTec field crew systematically collected data at 56 locations throughout the 18,000 square-foot area. All individual scans were stitched together (registered) on-site to confirm the coverage area. The crew also established survey control points throughout the site to enable the application of the customer’s survey control as well as future layout.
Innovtec TruViews gave engineers a quick and convenient way to visualize the space and verify dimensions while the model was being completed. The final model contained all objects above ¼” in size, including the details in the piping systems.

Seismic Retrofit, Renovation, and Conversion - InNovTec was contracted
by the design/build team to create an accurate as-built ACAD model of the existing
conditions in the Central Utility Plant (CUP) and the Emergency Department. Detailed
3D models were used by the design team for clash detection and MEPF coordination.
Renovation work was done in four phases that were facilitated by InNovTec’s skillful
generation of layers identifying a complicated demolition and replacement schedule.
BIM models were essential to the MEPF coordination with trade partners. The second
phase project involved laser scanning the 1st & 2
nd floors of the hospital and the
generation of TruViews and ACAD BIM models for the conversion of the Emergency
Department into an urgent care unit. All scanning operations were conducted during full
operation of the existing emergency department and involved extensive above ceiling
scanning. Innovtec skillfully documented all areas above ceiling and generated all
architectural, structural, and MEPF systems and assisted in the coordination of design

Structural Analysis & Validation – Client engaged Innovtec to conduct a
detailed analysis of existing structural steel installation to the deformation of several critical beams. In addition, Innovtec was asked to provide a comparison between the existing structural steel as-constructed to the structural engineer’s Revit model.
Innovtec provided an AutoCAD model of the existing steel structure and verified the deformation of the various deformed beams. Innovtec imported the engineers Revit model into the Innovtec model and showed the differences between the actual construction to the design model. The analysis by Whiting-Turner was facilitated through the use of NavisWorks with the point clouds and models clearly visible in a single file. Innovtec’s analysis proved to be a valuable tool saving Whiting-Turner valuable time in analyzing the issue, and validating what had to be rectified in the field.

Documentation prior to build-out – An existing hospital facility is undergoing
major renovation and upgrade projects. The primary area of interest for this phase of
the project is the sixth and seventh floors of the main building which is currently
undeveloped and is described to be in its “shell” form. The purpose of this project was
to provide client with sufficient information to enable client to plan and facilitate the
design and engineering phases of the build-out project. Innovtec’s ACAD models and
detailed analyses enabled Devenney to minimize design errors and to assist the
coordination efforts between the general contractor, trade partners, and the owner.

As-Exists Documentation prior to Renovation – Skanska was tasked to
perform certain seismic upgrade and renovation operations at the Regional Medical Center of San Jose, California. The overall project was performed in multiple phases. One of the first operations was 3D documentation through laser scanning. Skanska tasked Spencer Mechanical, the MEP subcontractor, to engage Innovtec to facilitate the renovation project by supplying accurate as-is (as-built) documentation of the areas to be renovated. The intent was to enable all subcontractors, engineers, and architects involved with the project to facilitate design coordination and communication between all project participants.
One of the key tools for the construction team was to use the TruViews of the above-ceiling interstitial areas to obtain critical dimensions early in the design process. The following illustration shows an Innovtec TruView, an actual true 3D digital image of the laser scanned point cloud – not a photograph. This shows a scan of the sanitary supply department – notice the above ceiling as well as below ceiling data captured.
