Barracks II Zoning Background
• June 2011 - Original PDD approved though Council removed proposed wake board facility.
• April 2012 – Revised PDD approved which added wakeboard ski systems with limitations.
• August 2013 – Part of PDD revised to replace some commercial areas with more townhomes, realigned streets, and added uses.
• Current request – Adds 29-acre tract of multi-family, townhome, commercial, and recreational uses. Amends some existing uses and standards.

Summary of Changes
• Area Added to PDD:– Adds 29-acre tract to the north;
– New area includes townhome, multi-family, commercial, mixed use areas.
– New mixed use area allows recreational facilities, multi-family, or commercial. Commercial uses includes allowing night club/bar/tavern with a Conditional Use Permit;
– Water detention areas added and expanded.
Main Changes to Existing PDD
• Commercial Tracts 1 & 2:– Based on SC Suburban Commercial
standards (was C-3 Light Commercial) with the following additional uses allowed:• Fuel Sales with up to 10 fueling stations;• Drive-thru Restaurants;• Retails Sales & Service – Alcohol (liquor
store)
Main Changes to Existing PDD
• Recreation Facility– Previous restrictions resulted from concerns
of adjacent property now included in the PDD;
– Motorized vehicles permitted on water (were only for emergency and maintenance purposes);
– Wake board ski facility hours can be extended from as late as 10pm to as late as midnight;
– Other recreation facilities hours can be extended from as late as midnight to as late as 2am.
