WELCOME LETTERI am proud to welcome you to the inaugural edition of Al Hosn, a magazine created for our customers and for the community, which I hope you’ll find to be full of fascinating insights into our work and achievements.

This issue will take you on a journey through the latest developments of Abu Dhabi Commercial Engineering (ADCE) and Abu Dhabi Commercial Properties (ADCP) - which are real estate subsidiaries of Abu Dhabi commercial bank (ADCB) that specialise in construction management and property management. Both were initially established in 2007 in accordance with the Government of Abu Dhabi’s Financing Scheme (DSSCB) for Emiratis; ADCE to manage construction projects and ADCP to manage the property after its completion.

ADCE and ADCP have achieved constant growth since inception, and are continuously expanding their portfolios and services to meet the region’s needs, all in line with the Abu Dhabi Economic Vision 2030. Starting with residential and commercial building projects, the two companies have grown organically to the level where they are overseeing large-scale projects financed by Abu Dhabi Commercial Bank, such as the latest iconic project, Etihad Towers. In this issue of Al Hosn, we will take you behind the scenes at Etihad Towers, as well as giving you a brief history of the landmark projects that shaped the skyline of Abu Dhabi.

Other future development plans for ADCE and ADCP include sustainable building construction and management, and through Al Hosn we hope to illustrate our commitment to the development of green buildings for the community. In this issue, for example, we introduce you to ADCE and ADCP’s one-of-a-kind sustainable AD-1 building. And as giving back to the community is one of our key priorities, we will also introduce to you the Al Hili project, a community-focused development designed for UAE locals who require social support. All of this is part of our vision to be the region’s leading sustainable construction and property management company.

One hundred percent financed by ADCB and overviewed by ADCE, Etihad Towers are the most prestigious new group of buildings in the capital. As they celebrate their first anniversary, Al Hosn looks at what makes them so special...

1 THEY WERE DESIGNED BY AUSTRALIA’S DBI DESIGN

This influential team of starchitects has worked on some of the world’s most prestigious projects, including Sa’adiyat Island, the Setai Java on The World in Dubai, the Westin Melbourne in Australia, Spring City Kunming in China and Tah Sai in Phuket, Thailand. They won the right to design the Towers after a worldwide competition.

2 THEY ARE MORE THAN HALF A MILLION SQUARE

METRES IN SIZEThat’s a gigantic new footprint added to Abu Dhabi’s retail and residential offerings. The tallest tower is Tower 2, which is 305 metres high, making it currently the tallest in the city.

Talk me through...

TawtheeqSo what exactly is Tawtheeq?It’s an initiative by the Abu Dhabi Municipality to register information on all properties and about all tenancy contracts, in order to help regulate the real estate market and to improve relations between landlords and their tenants. Tawtheeq is helping get rid of confusion in the marketplace by standardising contract templates. It’s also designed to make rental transactions faster and simpler.

And how does this affect me?If you are a property owner, you’ll need to sign up to the online register, and fill in your details, plus register all your tenancy contracts. Since registration became mandatory, tenants are insisting on receiving proper Tawtheeq contracts, as they need to have this document when applying for many other official documents.

Who can give me more guidance with this?Just pop in to your nearest ADCP office - they can tell you more. ADCP is also geared up to issue Tawtheeq contracts, so if you’ve got a property you want to rent out, they can help. As Mohamed Yousif Ismail, the Acting Head of Support Services at ADCP says, “Tawtheeq is very helpful for our customers, it gives everyone more confidence in the system – and we can turn around Tawtheeq contracts very fast.”

NATIONAL PRIDEAs anyone who has experienced National Day in the UAE knows, it’s a time of celebration and jubilation, with fireworks, cultural displays, and the sound of horns honking from flag-draped cars as residents cruise the streets enjoying the party atmosphere. Last year was no exception, with crowds out in their tens of thousands across the seven emirates to celebrate the 41st anniversary of the birth of the country. From Abu Dhabi to Dibba and from Al Ain to Sila, the nation took time out to reflect on how far it has come in four short decades, and to revel in the building of a prosperous and peaceful country.

Naturally, ADCE and ADCP participated enthusiastically in National Day, and in a fun move, the UAE flag was hoisted from all of ADCE’s tower cranes, fluttering proudly over construction sites across the country.

QATAR CALLING After the opening of offices in Abu Dhabi City, Industrial City Abu Dhabi, Al Ain and Dubai, Qatar is the next port of call for ADCE, which is rolling out its GCC expansion with a new office in the Qatari capital Doha. This will be instrumental for ADCE’s work on the Pearl project: watch this space for full updates on the Pearl and other projects in Qatar.

Emirates PalaceNovember 2005 saw the opening of this highly anticipated construction, a vast, lavish AED 11.02 billion palace which put Abu Dhabi’s hotel and hospitality offerings firmly on the map. A testament to architectural ingenuity and decorational flamboyance, this kilometre-long, gilt and marble-lined creation was designed by John Elliott RIBA, senior VP at UK firm Wimberly, Allison, Tong and Goo. Run by the Kempinski group, it has become a byword for luxury, and is home to a marina, 114 domes (including the awe-inspiring Central Dome), 1,200 employees and more than a thousand chandeliers. It has become the regular haunt of celebrities, high-flying businesspeople and royalty from around the world.

Yas Marina CircuitWhen the inaugural Abu Dhabi Grand Prix burst into life in 2009, it showcased the remarkable design of the Yas Marina Circuit to the world – alongside the wider development of Yas Island, including what would become the fabulous Yas Viceroy Abu Dhabi hotel. Futuristic architecture, inspired circuit design (which was roundly praised by F1 drivers), a stunning marina, and ambitious plans for the development of the entire area meant that Abu Dhabi had yet another new icon in its midst.

Sheikh Zayed Grand MosqueThis extraordinary mosque was opened to the public in 2007. It was created with the help of companies and materials from across the globe, and draws in millions of worshippers and visitors every year. Built with no expense spared, it has 82 separate domes, a prayer hall built for 7,000, four minarets and a 180,000 square metre courtyard lined with the world’s largest marble mosaic. Care and attention went into every element of the design, right down to the lighting system, which was specially created by dedicated lighting architects to reflect the phases of the moon.

The rise of Abu Dhabi

Qasr al Hosn The fort after which this magazine is named was created as a watchtower in 1760 by Sheikh Dhiyab Bin Isa, leader of the Bani Yas, and was developed by his son, Sheikh Shakhbut Bin Dhiyab, who made it his home and place of government. It was expanded further by every future generation and became a symbol of the strength of Abu Dhabi, as the emirate’s power and reach was extended. Today it remains as an elegant, shimmering white testimony to the strength of a nation, and a vital link to the past in an ever-modernising world.

Le Royal Meridien HotelUnveiled in 1993, this 121 metre tower was one of the first major tall buildings in the emirate, setting the scene for what would become a city of skyscrapers. Its elegant design made it the perfect spot for a glamorous five star hotel: its first incarnation was as the Abu Dhabi Grand hotel and it is now the much-loved Le Royal Meridien. It was also the city’s first tower with a rotating element: residents and visitors can still visit the top floor for 360 degree panoramic views of Abu Dhabi as the whole floor gently circles round as they dine.

Q. How are things looking at your building?Wonderful! The building process is finished now and the apartments have been rented out. The place is bustling and full of life! It is situated just outside the centre of Abu Dhabi – which many people prefer – and has great access through the highway and the airport road.

Q. And what are the apartments like?The apartments are unfurnished, and each has its own dedicated parking spot in an underground car park. We’ve done everything to a high standard - there is central AC, good finishing and well-crafted built-in cupboards for all the apartments. And it’s really handy for facilities – there’s a huge new Lulu supermarket just around the corner, which makes stocking up the kitchen really easy.

Q. Was it difficult to bring in tenants to your new building?No, it was extremely straightforward – we finished the process and filled the whole building in just 90 days. We now have 50 families living in 50 apartments, thanks to the help of ADCP.

Q. And what sort of feedback have you received from the tenants?The families are very happy with us, they say that the site is good for them – they are really pleased with the location, the finishing and the facilities.

Q. Tell me about how the project started out...I started with ADCE from the beginning, and they made the process so easy. They found me the very best consultant in the city, and we sat down and talked through the options and what was needed in the market at the moment. Some of my friends have designed offices, but ADCE and the consultant told me it was better to build

accommodation – well-built apartments with two bedrooms and a sitting room. My brother also gave me lots of good advice as he already has a building. After receiving all this guidance we made plans to move forward with the project.

Q. How else did ADCE help you?They helped me with every part of the process and every time I went to them with any changes or new ideas they were always very welcoming. They have a very good, well-informed team and are extremely helpful, they always gave me the answers I needed to my questions and they followed the project through with me from the very beginning. To be honest, at the beginning I was nervous – I have always thought that banks were only focused on trying to get as much interest from their customers as possible, but with ADCE and ADCP I found exactly the opposite, that all they are interested in is trying to build quality.

Q. And did the building go smoothly?We started in August 2008, and the contractor faced some problems along the way, but after a short delay they continued and built this beautiful 55-metre-high tower for me.

Q. What stage of the business process are you at now?Now we are at the final stages where we are discussing how we’ll make settlements with the contractors so we can settle the outstanding financials.

Q. And what does the future hold for you? Have you now got a taste for construction?This is the very first building for me, but it has all gone well and I am trying to develop my plans to have something else in the future. I would like to do more in the coming years as the market is very good for it in Abu Dhabi. Some of my friends who

have gone out and built office buildings have had problems in the market, so I am very pleased to have chosen to build accommodation. This is what ADCE told me I should do – so I am delighted that I listened!

Q. What is your advice for anyone else who is thinking about building their own dream?I’d strongly recommend you consult with ADCE and ADCP. The work they do is very important. They check absolutely everything, from the planning to the materials, and find savings that I never would have found. For example, they have just found AED 750,000 left over from the initial costs which will now come back to me as owner. I now consider quite a few of the people at ADCE and ADCP to be personal friends, and I ask them their advice on the market, on costs for new buildings and so on, to make sure I am really informed on the situation and the market. So my advice is: go and see them!

Project management is one of those behind-the-scenes disciplines which people don’t tend to know a huge amount about – but which is vital to the success of major building operations. Behind every successful property lies successful project management, and anyone thinking of building and running their own residential or commercial complex will be well advised to get some project managers on the case.

But what precisely is it that project managers do? The simplest way to think of them is as being at the meeting point of all the different strands which go into constructing and running a project. They’re at the centre of a web which includes planners, designers, architects, finance experts, engineers, health and safety specialists and construction managers. All of these people may excel at what they do – but it takes a project manager to coordinate between them, to give direction and timescales to their common work, to liaise between them and bring them together to hit budgets and project milestones. If a project manager is doing his or her job properly, the whole process is smooth and uncomplicated, and everyone works safely, in harmony and to a schedule, while making sure the highest levels of quality are maintained. Without them, major missteps can be made which can cost serious amounts of time and money, diminish quality and even jeopardise the successful conclusion of the project.

GETTING MORE OUT OF PROJECTSHowever, it’s not just a question of making sure everything goes according to the original plan. Really skilled project managers on construction projects will also constantly be looking out for ways in which their clients’ visions can be realised at a lower cost, at a higher quality and on a shorter timescale. They are able to spot savings and efficiencies, to avoid scope creep and to economise on resources and identify problems at an early stage, while they can still be dealt with cheaply and effectively. They can negotiate better

terms with suppliers, keep an eagle eye on all contracts to make sure they are being honoured, and can free up the time of their clients and their clients’ staff, bringing their experience to bear on the day to day operations of the project.

Perhaps most importantly, they act as a single point of contact for the project, liaising both between members of the core team and with outside contractors. They ease communication, making it clear and straightforward – which on a big collaborative project is absolutely vital.

A few decades ago, dedicated project managers were relatively rare. Now you’ll

From the outside, the Al Hili development on the edge of Al Ain City looks like a regular,

upmarket site, of the sort you’d find across the UAE. The sandy-coloured buildings are beautifully finished, with balconies and pink-tinged roofs, their spotlessly-clean windows glinting in the sun. Ample parking lines the streets of the complex, which is full of open green spaces where kids play and joggers stretch their legs before work. Dotted here and there are dedicated leisure areas filled with brightly coloured climbing frames, basketball courts and sandpits. A mosque, a Rotana hotel and a shopping mall add to the facilities on offer to residents. Al Hili was established in 2009, the first prime residential community buildings created in Al Ain City.

But despite appearances to the contrary, this is no ordinary development. Al Hili, which is managed by ADCP, has a mission of neighbourliness at its heart. Part of the 1,220 units are rented out in the normal way – but part are reserved to be given out to UAE National widows as a social support.

“The Government is concerned for the UAE Nationals”, says Sumaya Ali Al Rayssi, Portfolio Manager of the Al Hili Branch of ADCP. “There are a lot of services here for them – our office is like a home for them, they can come and visit

and share what they are facing and in return we give them advice. There is a real sense of community.”

This big-hearted investment by the Government has been made into a true safe haven for the UAE Nationals, with security guards and cameras, as well as dedicated entrances for them. The facilities are being constantly improved – a swimming pool is under construction, a group of shops dedicated to aid ladies who rely on the day-to-day purchase of essentials, and other additional features are on the way. But the help extended to UAE Nationals goes far beyond just giving them a place to live. “We give training and are putting on events for them” says Al Rayssi. Some of the UAE Nationals know how to make handicrafts so we are putting on events for them to sell these. These events give the opportunity for them to show what they can do, and with the government’s help we are encouraging this.” Among other new additions to the site, a majlis is being created where ladies can showcase their art and craft creations.

Given the project has proven to be a major success, what does the future hold for this sort of development? “We have a lot of plans to open in other places, and ADCP’s management is working on this with the court of His Highness Crown Prince”, says Al Rayssi. Long may their good work continue.

heaters in the units. “Instead of every unit having two or three water heaters for the kitchen and the bathrooms, we’ve deleted all of those and have a central water heater which is gas heated, which will ultimately be natural gas heated”, says Jaber. “It should save huge amounts of energy.” The cooling mechanisms in the building have also been created using state of the art technology, which brings down energy consumption enormously. “Every tenant will use exactly what is required in terms of cooling capacity”, says Jaber. “That’s a very big plus for the environment. In other buildings we manage now in Abu Dhabi we’re starting to look at oversized chillers and what can we do to replace them, or at least better control how they operate to save energy.”

AD-1 Tower has been designed to integrate seamlessly with Abu Dhabi’s existing and future transport network. “It will connect directly to the waterway which ADNEC are building, and will

have tram connectivity right in front of the building” enthuses Jaber. “That will be a great facility for the tenants.” It will also make it easier for them to make environmentally-friendly transport choices, jumping on the tram or a water taxi instead of simply using their cars for every journey.

Throughout the creation of AD-1 Tower, Jaber fought to make the building as excellent as he knew it could be. One major win was the addition of two extra

floors. “The building was designed with 21 floors, but I thought it might look stubby. You need height so that the building really stands out. So we had the concept design and the schematic design approved by ADNEC for 21 floors but we got an optional offer from the contractors allowing for two additional floors to be added to the building provided we got the respective authorities’ approvals. Happily we did.”

Ultimately, all the hard work was worth it. “I’m proud of what we’ve done with AD-1 Tower”, Jaber tells me. “It feels really good to see it standing there.” He and the team can be proud of having worked on such an environmentally-friendly new building - and it is just one among many. ADCP and ADCE are focusing more and more on the sustainability of the design and materials used in buildings, aiming to make them as green as possible, and blaze a trail for environmental design in the region.

Hussam Jaber has a soft spot for the AD-1 Tower, a building managed by ADCP and financed by ADCB.

He joined ADCP when the architectural proposal had just been accepted by the overseeing consultant, Atelier4 (A4) Architects, who hail from Chile, and local engineering consultant APG, and has worked tirelessly on the project as Development Director at ADCP ever since. So it’s with a real sense of pride that he, and members of the ADCE team, looks on the sleek lines and elegant architecture of the recently-completed building.

It’s an unmissable sight: located on Fourth Street, the road which connects Airport Road and the Arabian Gulf Road, it swims into view every time you cross either the Maqta bridge or the Mussafah bridge onto Abu Dhabi island. The closest building is 50 metres away, so AD-1 Tower stands out proudly, cutting an elegant figure on the skyline. The location was carefully selected from 23 plots on offer

at the initial stages of the Capital Center District masterplanning by ADCB’s CEO, Ala’a Eraiqat, on 23rd January 2007. His choice was informed by the bank’s overall real-estate strategy, and with his vision and knowledge of local real estate market investment strategies, he appreciated the fact that it was a corner plot surrounded by four main roads, a truly prime spot. “It’s an iconic location and an iconic building, and this is why we called it Abu Dhabi 1 Tower, to give some sort of tribute to Abu Dhabi itself”, says Jaber.

The building is made up of two parts: an elegant “podium” and the shimmering, 23-floor tower itself. The podium is the retail area, which is set to have a large convenience store plus key services – including, naturally, a branch of ADCB. Up above that there are huge gyms for both men and women, plus a half Olympic-sized pool. Dotted about the podium are a series of duplex units called “lofts”, the idea is that these split level spaces

would be particularly ideal for law firms: AD-1 Tower is located right opposite the judiciary courts, so they’re the perfect spot for a satellite office. There are also four floors of dedicated car park, meaning no-one will ever have to park off-site.

Perhaps the most exciting element of AD-1 Tower, however, is its green credentials. Throughout the design and build process, the team have worked hard to ensure that the property has the smallest possible environmental impact. Jaber is enthusiastic about the innovations which have been incorporated. “All the lighting is low power-consuming and the taps have all been calibrated to reduce water consumption”, he tells me. “Wealso have a recycled water system in place: we’re collecting the condensed water from the air conditioning and using that in the building and for irrigation on the podium level.”
