JONES RESIDENCE1120 GLENWOOD AVENUE, NICHOLS HILLS

KYLE AND KATE JONESGARDNER ARCHITECTSBRENT SWIFT

The Jones Residence is a rehabilitation of an existing art deco home located in Nichols Hills. Originally built in the late 1940s, the home endured various renovations until being purchased by the Jones family in 2014.

The primary objective of this renovation was to reorganize a very introverted interior and introduce new connections, both visually and physically, to reimagined public and private landscapes. The landscapes were a collaboration with Brent Wall of LAUD.

The interior exposed concrete block walls were plastered over in an effort to homogenize and soften the visible re-tooling of the past. New wood fl oors throughout replaced tile in an effort to bring much needed warmth to the concrete structure. Large expanses of new fl oor to ceiling millwork help organize the interior. The balance of the interior fi nishes reinforce a timelessness the Jones’ sought from their designers.

The renovation was skillfully executed by Brent Swift and his team of craftsman. Swift and GA’s collaboration also included many custom furniture pieces designed specifi cally for this art deco gem.

SQUIRREL PARK1226 NW 32ND STREET, OKC

REBECCA SCHAFFERALLFORD HALL MONAGHAN MORRISSMITH DESIGN COMPANY

Responding in a sensitive and sustainable way to Oklahoma City’s imperative to increase density in existing residential neighborhoods, Squirrel Park makes innovative use of modifi ed shipping containers to create four single-family homes. Each offers around 1,400 square feet of living space, its unconventional interior layout contrasting with the modern, industrial exterior aesthetic.

The design reinterprets the components of a traditional neighborhood street on a smaller scale, encouraging outdoor living and interaction.

The unique nature of the site as a park-like environment is enhanced through retention of existing mature trees, provision of shared outdoor spaces and new planting to assist energy effi ciency and biodiversity.

CLASSEN 291419 NW 29TH STREET, OKC

ADRIANA GONZALEZCOMMON WORKS ARCHITECTSTODD TRAMBA – TRAMBA LLC

Classen29 is a residential project developed by the Jefferson Park Neighbors Association seeking to provide an affordable for-sale housing product while improving vacant or dilapidated properties. Two existing properties with distressed houses were cleared and combined into a single development parcel to allow for the construction of six new single-family houses. Since the goal was to provide a for-sale housing product the parcel required lot splits and re-zoning of the property. The public-private partnership was essential in guiding that effort.

The houses are arranged to face a central pedestrian path which provides an opportunity for neighborhood interaction and connection to the sidewalk along 29th St. Several building typologies were developed; single story houses face 29th street, maintaining the existing neighborhood building typology and the remaining two-story houses allowing for a denser development. Separation of pedestrian and vehicular traffi c was also a priority and is achieved by keeping parking and driveways to the perimeter of the development.

Each house has a wrap-around covered porch allowing residents to choose their level of engagement with the rest of the community, either facing the communal pedestrian path or engaging in the private side-yard. Due to the compact nature of this development careful consideration of window, door, and porch locations provide a sense of privacy between houses. Similar materials and methods were used throughout the development resulting in the houses reading as part of the development, although building forms and color provide a unique identity to each house. Ultimately, Classen29 seeks to empower new homeowners to invest in themselves and the neighborhood positively affecting the community at large.

323 is but a small, discrete piece of what was for the better part of a century, an eclectic mix of structures that made up the Swanson’s Tire Shop in Midtown. The 2000 sf, four bay garage was retooled into the home of Gardner Architects.

The existing structure lended itself naturally to becoming an open design studio. Much of the exposed masonry construction was left intact, juxtaposed against a new white volume that houses the modern amenities necessary for its new offi ce tenant.

SAXUM AT THE HERITAGE621 N. ROBINSON AVENUE, SUITE 600, OKC

RENZI STONEHSE ARCHITECTSLINGO CONSTRUCTION

Saxum occupies the fi fth and sixth fl oor penthouse of The Heritage, formerly the Journal Record Building, overlooking The Oklahoma City National Memorial. Once a rooftop, the newly added penthouse serves as the main entrance. This fl oor offers expansive 360-degree views including downtown, state Capitol, American Indian Cultural Center site, Innovation District, Midtown District and Automobile Alley. The overall space has a strong rectilinear design accentuated by raw steel and wood fi nishes. The layout embraces Saxum’s mobile and untethered work style offering a variety of unique nooks, fl exible work lounges and meeting spaces. It serves as a public area that staff can use as a secondary location to accomplish work. The most prominent feature is fi ve striking, 12-feet long polycarbonate and glass light boxes. They were designed to cover existing openings made in the concrete slab. Each light box represents Saxum’s core values: Brave, Original, Lively, Driven and Bold. They provide multiple uses as a work surface, sound barrier, light source and visual connectivity between the two fl oors. An additional notable feature is the steel-clad walls with hidden doors. This design element identifi es the CEO’s private meeting room and offi ce.

Providing direct accessibility between fl oors is a communicating stair with integrated stadium seating. It leads to the fi fth fl oor, which is a private area for staff. Prior to the renovation this fl oor was a dark and dismal non-tenant space, housing the building’s mechanical units and plumbing lines. It now encompasses open offi ces, phone rooms, multiple types of collaborative spaces and mother’s room. The space is brighter and more conducive for work. The renovation maximizes natural light coming from the communicating stair and penthouse light boxes. Additional daylight enters from the corridor leading south; toward the only fi fth-fl oor window framing the Memorial and downtown skyline.E

M. DEWAYNE ANDREWS ACADEMIC TOWEROU COLLEGE OF MEDICINE

THE UNIVERSITY HOSPITALS TRUST AND AUTHORITY BOCKUS PAYNE ARCHITECTUREMANHATTAN CONSTRUCTION

BOCKUS PAYNE ARCHITECTURE has had the distinct privilege to design the M. Dewayne Andrews Academic Offi ce Tower which is now known as thehome of The University of Oklahoma College of Medicine and is a projectof The University Hospitals Authority and Trust.

Previously sprawled across a 300-acre campus at the Oklahoma Health Sciences Center in Oklahoma City, The University of Oklahoma College of Medicine lacked an identity of its own. A design competition was held to select an iconic building to serve as the “home” of The University of Oklahoma College of Medicine. The design helps recruit, develop, and retain world-class faculty and students and serves as the front door and face of The College of Medicine. Included is a nine story tower, a fourth fl oor roof garden, parking garage and new skywalks, which connect The College of Medicine to other campus buildings.

The light fi lled atrium pulls multiple fl oors together in a common space and provides a place to connect with colleagues and recruits. The “Helping Hands” mobile anchors the atrium and welcomes, engages and inspires everyone who steps through the front door. The mobile, designed by BOCKUS PAYNE ARCHITECTURE, symbolizes the mission of the College, keeping the patient at the center of everything. Comprised of white illuminated panels, it represents the iconic white coats, the dynamic quality of medicine and the 98 medical specialties that comprise The College of Medicine.

Highlighting the “front door” is an iconic crimson ribbon which is an obvious nod to The University of Oklahoma and limestone portal. The portal symbolizes the mission of the College; patient care, education and research, leaving no doubt this is the Home of The University of Oklahoma College of Medicine.

Parking: Please use the parking garage on the east side of the building. Do not park in reserved spots. Use the elevator or stairs to go to the fi rst fl oor main lobby to start the tour.

DEATSCHWERKS415 E. HILL STREET, OKC

DAVID DEATSCH SMITH DESIGN COMPANYSMITH DESIGN COMPANY

415 E Hill Street is the home of Deatschwerks, a manufacturer of high performance automotive fuel systems for the international marketplace.

The fuel systems produced by Deatschwerks power some of the fastest cars around the world including OKC’s own Street Outlaws, Ford’s factory drag car, the Cobra Jet Mustang, and many of the top competitors in Formula Drift.

Smith Design Company was selected to renovate the existing property and to change the neglected distribution warehouse, formerly used by Nabisco, into a highly technical custom manufacturing facility. Original designs focused on the manufacturing process, salvaging and highlighting the existing architectural character, and employee comfort.

Over 90% of the interior area was demolished and rebuilt to create longer projection of natural light. Energy effi ciency was substantially improved with replacement of existing roof structures, glazing, lighting, and separation of six new mechanical systems throughout. These effi ciency initiatives resulted in lower utility bills in the new 36,000 square foot building than in the old 12,000 square foot building.

Research and Development, Marketing, and Component Production provide smart adjacency to circulation areas, signifi cantly reducing overall production time.

Deatschwerks continues to be the worldwide leader in aftermarket fuel systems and plans to launch several new product lines soon. They are extremely proud to be from and based in Oklahoma City.G

SUNDIAL HOUSE4000 N. KELLEY AVENUE, OKC

KEENA ODENJOHN EBERSONKEENA ODEN

This Mediterranean style residence, “SUNDIAL”, patterned after Italian villas of the turn of the century, was constructed in 1919. Directing the construction and occupying the home until their deaths were John and Katherine Sinopolous. Mr. Sinopolous, of Greek origin, along with his brother Peter developed historic Delmar Garden Park in Oklahoma City in 1902 – the largest amusement park west of the Mississippi River. John was a leading fi gure in the theater industry throughout the state during the 1920’s and 1930’s, operating most of the theaters in the Oklahoma City area.

Katherine Sinopolous was one of the fi rst women to graduate from The Chicago Fine Arts Academy and was responsible for the construction of a cardboard model used by the architect, John Eberson, when designing the Sundial House. Many materials from Europe were used during construction including coral rock from the Adriatic Sea.

John Sinopolous, his brother Peter and their cousin George founded the Sinopolous Foundation. With money received from leasing their theaters to Warner Pictures, the family was able to send $22,000,000 to their home town of Sparta. Today the Foundation is still in operation and many of the towns cultural additions including a cinema, library and outdoor amphitheater exist due to the Sinopolous family. When one of the theaters was razed, the family would use the marble salvaged on the footpaths around the gardens of the Sundial House.
