Bielsk Podlaski is a unique city in north-eastern Poland, where our company, one of the largest construction companies in Poland, UNIBEP SA has been located for almost 70 years.
Our brand UNIHOUSE, taking advantage of the long-established traditions related to wooden construction in our region as well as of 10 years of own experience and having completed over 2,000 apartments on the Norwegian market, has become a significant manufacturer of modular buildings. We supply our modular products through our business partners to many European countries.
UNIHOUSE wooden modules are primarily an environmentally friendly product and wood is the only building material that revives in nature. The buildings constructed from our modules are of low energy demand. The production process is also energy-saving, which results in a significant reduction of carbon dioxide emissions to the atmosphere.
Nearly half of the project implementation time compared to traditional construction is a supplementary benefit, which significantly lowers the financing and implementation costs of each investment.

Prefabricated buildingsThe most important advantages of prefabricated construction are very short implementation time on the construction site and the possibility of „assembling” modules in winter and in bad weather conditions without detriment to their quality.
We also build on scarps, on different types of soils (rocky, sandy, wet), and even on a roof of an existing building. The buildings can be moved from one location to another. They can be even dismantled and reassembled if necessary. They can also be easily extended by adding more modules, which allows to shape a new architectural form.

The factory delivers completed modulesThe production process of residential modules in wooden frame technology is mostly carried out at our factory in Bielsk Podlaski. If only the design allows it, all the modules (including floor panels, installations, furniture, bathroom tiles, household appliances, etc.) are transported to the construction site where the whole building is assembled. After completing the finishing works, integration and testing of installations, the building is ready for use.

1Individual projects Engineers and designers from the UNIHOUSE Design Office approach each project individually. The needs of the Investor and of the future users are taken into account.
Production stages
4Assembly of modules After the floors, walls and ceilings have been separately manufactured, the module is assembled. Everything is done in accordance with the detailed design for each module being part of a larger construction. Then, the technicians of many specialties fit the necessary installations: electric, ventilation, heating, radiators, doors, windows and other necessary elements of fit-out.
Production of floors and ceilings All possible installations that are necessary in everyday use of the apartment are immediately installed in floors and ceilings.

Wall production Mostly, it is an automatic process. First, wooden elements are cut according to the design. Then, they are assembled on a special production table and subsequent layers of walls are installed in accordance with the design, also the openings for installations are cut out. The walls are filled with mineral wool adequately to the acoustic and fire requirements.

OFFICE FACTORY
6Installation of the kitchen furniture, bathroom fittings The modules are completely equipped with the kitchen furniture and household appliances. The customer can choose a set and colour of kitchen furniture and bathroom fittings: a shower, washbasins, wall and floor tiles and other elements of fit-out.
7Transport and loading of ready-made, secured modules on the shipSuch assembled and equipped modules are secured against damage during transport. Since they are oversized objects, HGVs take them at night to the port, where by sea they are shipped from to the destination port. Then the modules are reloaded onto the trucks that take them to the construction site.
8 Assembly of modules on the construction site The modules arrive at the construction site. Then they are mounted directly one on top of the other using a crane. They are connected to form a building structure. Now it is necessary to take care of the appropriate completion, its compliance with the regulations and to check all the details.
9The final product The modules are assembled, and the buildings are turnkey finished.
Finishing works - Factory After fitting of all installations, it is time for finishing works. The walls and ceilings are spackled, wallpapered and painted, and the tiles are laid. Floor boards and tiles are put on the floor. The finish is done in accordance with the client’s requirements and possible changes requested by the future tenants.

1 FaçadeThe exterior of the building is made using wooden cladding with overlapping, unplaned spruce cladding arrangedhorizontally,aswellasfacadefibrecementboards, of 8 mm thickness, unpainted (natural colour).
3 Doors Rw 40 dB entrance doors have a non-rabbetted wooden construction, with double-sided white coating and silver colouredhandlesandfittings.
Interior doors are of a non-rabbetted wooden construction, whiteflushwindowless,withthree-wayadjustablehinges.Interiorandwardrobedoorsarefittedwithakeylock,while bathroom doors have a privacy lock. Silver coloured handlesandfittings.Optionally,slidingdoorscanbemounted.
Based on the customer’s order, doors to staircases, storerooms, garages and other utility rooms in the basement can be installed.
2 Galleries, balconies and terracesBalconies and terraces situated at ground level are made using decking boards, e.g. pressure-impregnated pine wood.
Galleries, balconies and terraces that are supported bycolumnsarefinishedunderneathwith10mmthickfibercementboards;theuppersurfaceofthegalleriesandterracesarefinishedwithpavementtiles,whilebalconiesarefinishedwithwoodendeckingboardsusing pressure-impregnated pine wood. Additionally, water insulation is used.
The supporting structure of the exterior balustrades is madeofgalvanisedsteel,thebalustradefillingismadeof galvanised metal rods, while the handrails are, again, made of galvanised steel.
Upon the customer’s request, galleries, balconies and terraces can be equipped with a canopy roof.
4 WindowsPVC windows and PVC balcony windows are made using 5-chamberprofileswithaheattransfercoefficientof U = 1.2 W/m2K. Silver coloured handles with a lock.
Upon the customer’s request, terrace sliding doors can be mounted.

5 KitchenThekitchenisfittedwithMDFpanelfurniture,made in Poland. The countertop is made from MDF laminated panels, 38 mm thick. The cupboard and drawer hinges have a silent system for soft closure.
The kitchen appliances (energy class A+) include: a four-ring ceramic cooktop, electric stove, refrigerator-freezer and dishwasher. Silver coloured sink tap. Steel sink embedded in the countertop.
7 BathroomBathroomsaretypicallyfittedwithawall-mountedmirror with integrated lighting, a bathroom cabinet with a ceramic washbasin and countertop, a corner shower cabin and a ceramic toilet bowl. Silver coloured taps.
6 InstallationTheapartmentsarefittedwithventilation,electrical,lighting,water,sewage,heating,teletechnicalandfireprotection systems.
Ifnowatercentralheatingispresent,electricalfloorheating(underfloormats)isinstalledinbathroomsandvestibules.Allotherroomsarefittedwithelectricalheating based on wall-mounted or stand-alone electrical radiators.
8 FlooringWelayMDFpanelsonthefloor.Thepanelsare7mmthick,3-strip, with an oak texture and a AC4 abrasion class. PVC skirtingboardsmatchthecolourofthefloorandare59mmin height. There is a possibility to choose different panels of similar parameters and properties. In the sanitation spaces, grey matte glazed stoneware is used.In the entrance (vestibule) graphite/black stoneware is used.
11 Extra fittingsBasedontheclients’specifications,wecaninstall:furniture,stand-aloneorfittedwardrobes,whitegoods,variousflooringtypes,floorheating,outdoorandindoorrollershutters,otherfixturesorfittings,dependingonindividualneeds.
9 WallsInroomsandkitchensplainpaper,fliseline-linedwall-covering is used. This is painted light beige with water-based acrylic paint.
In kitchens, paint coating or ceramic tiles are used in the area between the countertop and the lower end of the cupboards.
In sanitary spaces, waterproofed walls are covered with ceramic tiles.
10 CeilingsWeapplyplainglassfibrewallpaper,doublycoatedwithwhite water-based acrylic paint.

Wooden constructionWood is a natural ecological resource, helping to co-shape the thermal and acoustic parameters of building partitions (walls, ceilings, roof) as well as the buildings’ comfort of living, such as interior atmosphere and functional safety. The cumulated energy consumption of wood is very advantageous compared to concrete and steel.
The great advantage of wooden constructions is their lightness, which contributes to reducing the dimensions of the structure, e.g. foundations.
