    CAPE TOWNThe New 35 Lower Long Street in Cape Town’s CBD is currently underway, the 24-storey office tower is a

    joint venture development between property developer Abland and the Ellerine Brothers.

    The four star green building is on the site previously known as the Ernst & Young offices. According to the developers, flexibility within a work environment has become critical to tenants who require flexible office space and high speed IT Connectivity.

    The new 35 Lower Long is an elegant and dynamic tower building that will invigorate Cape Town’s Foreshore precinct.

    The building is characterised by a singular sculpted massing with dynamic

    glazed facades that extend seamlessly over the offices floors and parking levels. The glazed façade terminates above ground level to emphasize the activated street edge. The entire length of the street frontage along Lower Long & Jetty Street is enlivened by new ground level retail, multiple entry points to the office building and a prominent double volume main entrance.

    The two main corners of the building are chamfered towards the roof line, breaking the solidity of the building. The glazing

    on the these corners soars upwards past the roofline, further articulating the façade and extending past the building’s chamfered corners, giving the effect of a crystalline screen rather than solid building mass.

    The sculptural form of the building provides dynamic views from across the city, both at street level and from nearby buildings. Completion is set for the first quarter of 2020.

    Advocates is a sustainable building which will achieve a 4-star GBCSA Green Star rating. Sensible passive design principles and selected active technologies will be used to minimise the impact of the building on the environment, as well as to enhance

    the experience of working in, and visiting, the building.

    The building layout comprises a regular L-form on a grid that is ideal for offices and advocates’s chambers.The two building wings embrace the generous garden. Internal circulation sits in the centre of the two wings maximising internal planning and circulation efficiencies. The ground-floor spaces activate the garden with their easy indoor-outdoor flow in front of the building’s security line.

    PREMIER HOTEL UMHLANGA

    They are both going up on the corner of Herrwood Drive and uMhlanga Boulevard, close to the Gateway Theatre of Shopping.

    The Premier Hotel will have 130 sea-facing bedrooms, a restaurant, swimming pool and gym, while the Splendid Inn by Premier will have 64 sea-facing bedrooms and its own eatery. Guests at both hotels

    will have access to conferencing facilities for up to 400 delegates.

    “Our decision to invest in uMhlanga is due to our desire to have properties in every major South African city, as well as in all secondary cities, said Samuel Nassimov, the hotel chain’s founder and managing director, who also announced the group was further expanding its

    national footprint to Bloemfontein with a new three-star hotel.

    Construction of both uMhlanga hotels is due to be completed in November 2019.

    uMhlanga is to get several new hotels and three of them will be four-star rated. Construction has already

    started on two new hotels for the Premier Hotels & Resorts Group, which is ploughing a total of R380million

    NEW COMMERCIAL PRECINCTPOLOKWANE’S

    The Moolman Group and Networth Properties, in a 50/50 partnership known as Polokwane Eastern Boulevard (Pty) Ltd (PEB) has entered into a long term lease with the City of Polokwane for the property on which Baobab Gardens is being developed.

    The site is approximately 15.4ha in size, comprising 21 stands ranging from 6,000m² to 16,000m². A limited number of properties were made available ‘for sale’ in such a manner that owners are able to develop themselves. The remainder will be developed by Polokwane Eastern Boulevard (Pty) Ltd (PEB). A number of uses are permitted on the site, from motor dealerships and motor-related products and services, to big box retail, offices, fast food and hotels.

    The development is laid out along what will be a tree-lined boulevard containing six traffic circles, each of which will be planted with a baobab tree. The baobab, which occurs locally in the Northern Province and adjacent areas, inspired

    the name of the development. The use of the trees adds to the local flavour of the development, and respects the principle of planting indigenous plants.

    A total of R43 Million was spent on Bulk Services, Roads and all other necessary infrastructure. The first Erfs have been sold to Italtile/CTM and Landrover/Jaguar who have completed the construction of their buildings and have been trading since October 2017. PEB has commenced with the construction of a Italtile, Zebbies, and Bathroom Bizarre who will all be trading by the end of 2018.

    A brand new development from the Moolman Group in partnership with Networth Properties is underway

    in Polokwane. Baobab Gardens is a new commercial precinct located adjacent to Munnik Avenue in the

    Polokwane suburb of Bendor. The location of the site is in the busiest and fastest-expanding part of town,

    TECHNOLOGY“We were recently awarded the contract to install the Category 6 Panduit Data Cabling infrastructure and the associated components in the Cummins SA new building in Waterfall, Midrand. The specifications called for the installation of a Panduit Category 6 UTP structured cabling system to cater for their voice, data and security requirements. More

    than 40Km of Category 6 UTP cable with associated patch panels, patch cords and fly leads and associated components was required for the +- 750 data outlets.”

    Cheketri went on to explain that, “It is most important that the correct standards are adhered to from day one, because generally, routes and ceilings are closed as soon as we finish our first fix. Any mistakes would require routes to be re opened which is a costly exercise and the knock-on effect could have a negative impact on the overall project plan”.“Once the entire project has been completed and the labelling, certification and documentation has been done, the OEM inspects the site and documentation, after which the extended warranty gets issued. The installation should function without any failures for many years as long as there is no physical abuse”.

    EMPLOYEES ON SITEIn terms of the number of employees CSi Thabile send to site, “that depends on how far we are behind the electrical contractor. If we are right behind the electrical contractor, we could have 3 to 6 technicians’ on site; if we allow the electrical contractor get ahead of us we could send 20 or 25 technicians to site.

    We plan the installation carefully to avoid wasting time on site”.

    WORKING WITH THE OTHER CONTRACTORS“Over the years, we have had many opportunities to work alongside the same teams on a regular basis, and on a site like this, we find that the contractors understand each other, and everyone knows what the expectations are. We respect each other’s space because we know that there is a deadline on the main contractor from the developer and an expectation on each of us to deliver”

    CONSISTENCYCheketri continued to explain the importance of consistency. “We have been in existence since 1981, and we have staff members that go back more than 30 years with us. The IT industry is small, and service is the name of the game. Although we may face challenges, it’s about how they are resolved that’s important, even if there is an associated cost.

    Geo Group Companies help Exxaro Secure the Safety of its New Lakeside Towers Development

    The New Exxaro’s Lakeside Towers Office Development was developed over a dolomite rock formation. The dolomite formation is renowned for developing sinkholes and this poses a potential risk to the safety of structures built upon them and hence the people within those structures.

    Terra Monitoring and Geomech Africa, both Geo group companies, were contracted to install three sets of rod-extensometers underneath the raft foundation of the building. The extensometers will measure settlement, heave, displacement and deformation in soil and rock below the building and will give the engineers forewarning of the development of any sinkholes.

    Geomech Africa used symmetrix drilling to create holes for the rod-extensometers and Terra Monitoring installed and commissioned them. After the completion of the building, the rod-extensometers will be connected to the Emergency Management System of the building where a warning will be issued if any movement of the rod-extensometers is detected.

    NEW HEAD OFFICE IS TAKING SHAPEEXXARO’S

    Property group Growthpoint is currently developing a R600 million development in Centurion which will

    serve as mining group, Exxaro’s, new corporate headquarters. The development is the second phase of

    Growthpoint’s redevelopment of the prime Lakeside office site on West Street, Centurion, directly opposite

    the Centurion Gautrain Station.

    Exxaro’s new headquarters will consolidate its current offices in Pretoria and Johannesburg into a single workspace. The resources group will occupy all of the new building’s 18,500sqm of gross lettable area on a long lease.

    The development broke ground in February 2017 and construction started in September 2017.

    It is expected that construction will be complete for occupation in April 2019 when it will be able to accommodate up to 1,400 Exxaro staff members.Project manager Dirk Laubscher, who has delivered countless mega-coal projects, heads up the Exxaro Lakeside Development (ELD) project in conjunction with building owner, GrowthPoint. As the tenant, Exxaro is also the customer and therefore Dirk and his team will ensure that the building reflects Exxaro’s commitment to innovation and sustainable business.With ergonomics and aesthetics being

    as important as structural integrity and accessibility, core project resources differ from that of a typical coal project. Building architects and industrial designers work alongside systems architects and industrial engineers; art curators alongside quantity surveyors.

    “I believe that we have just the right mix of skills and creativity on this project to ensure the successful delivery thereof,” says Dirk of the team.

    “Important outcomes for us include accessibility and style, health and safety, as well as overall sustainability of the building. For example, Centurion is quite central but the area is congested so we need to find ways to ease the traffic strain for employees and customers. From a sustainability perspective, features like zoned lighting, water-efficient fixtures, rainwater harvesting for use in toilets and landscape irrigation, and indigenous landscaping are key deliverables. Of course, the building must be both fun

    and functional, so we’ll also pay attention to the design of work and meeting spaces, the kitchen and pause areas for employees. For our customers and partners, we’ll focus on great reception and meeting areas.

    “ELD is taking us on a fantastic journey that will usher in a new era of inspiration and collaboration in the life of Exxaro,” Dirk concludes.

    Designed by AMA Architects, the office building flows with a series of layered fluid curvaceous forms, in flushed glaze detail. Its triple-volume entrance and reception open onto an atrium that soars upwards through at the core of five floors of workspace.The building is designed for a 4 Star Green Star SA certification from the Green Building Council of South Africa (GBCSA).

    The final phase of the Houghton hotel comprises of a luxury 143 roomed and suite hotel and a residential club overlooking the Jack Nicklaus signature golf course. The earlier phases comprised the development of 210 luxury apartments, The Houghton on 12th and The Houghton on 7th, which were sold for a total of more than R2 billion.

    The hotel is the “hinge” linking the two apartment blocks on either side. The hotel will have 55 rentable hotel rooms and six suites plus 82 serviced hotel suites that would be sold. Rentable accommodation will be offered in three different room types, ranging in size from 50m2 to 145m2. The serviced hotel suites will range in size from 90m2 to a penthouse of up to 790m2.

    Stefanutti Stocks are the main contractors on the project and Boogertman & Partners are the architects behind the design.

    Its signature feature is a cascading, terraced water feature set into jungle-like vegetation, which swirls into a waterfall and plunges into a large, circular swimming pool that is complemented by a tidal pool.

    Other facilities include a contemporary delicatessen for residents and guests, a fine dining restaurant that has three private dining rooms and menus inspired by the late top chef Billy Gallagher, a Sky Bar, hair and nail bar, gymnasium, spa, heated indoor pool, dry cleaner, a business centre with fully equipped boardrooms and a guest services centre.

    Once completed the Houghton will be one of the most luxurious establishments in South Africa.

    The Houghton Hotel is about 18km away from OR Tambo International Airport, well located between Sandton and the Johannesburg central business district

    and surrounded by a lot of shopping and business areas.

    The redesign of the golf course was the first phase of the redevelopment of the estate.

  • NJR Steel Reinforcing & Mesh

    Early in 2016 Stefanutti Stocks Building Gauteng awarded NJR Steel Reinforcing a sub-contract to supply and fix ± 1500 tonne of steel for the new Masingita Towers contract in Benmore. Shortly afterwards they also awarded NJR ± 3050 tonne of reinforcing steel to be supplied and fixed for the new Houghton Hotel project. These contracts were to run consecutively.

    Having previously worked with Masingita contracts director Bradley Nortje, NJR tasked our senior contracts manager Jaap Dunsbergen to supervise and administer this contract and subsequently the Houghton Hotel project.

    The fact that both of these contracts ran smoothly was due largely to the co-operation between SSBG and NJR and the fact that we were treated from startup as part of their team and not as a necessary evil as is sometimes the case. In addition, Houghton Hotel contracts director Stephen Johnston had spent the required practical component of his degree as a steel fixer on the Bank City project helped us enormously on the Houghton

    contract, as he was able to anticipate some of the on-site problems often encountered by reinforcing steel subcontractors. During the course of these contracts, NJR Steel Reinforcing, moved the reinforcing bending yard to Labore in Brakpan, the home of the central buying facility for the whole of the NJR Steel Group and also home to NJR Steel Mesh. The facility is now located inside the mesh manufacturing factory which provides a worker friendly environment and if necessary, a 24 hour production ability.

    WELCOMES MUSTEK RICHMOND PARK

    Set to become the dominant business site on the N7 with easy access, the project is well under construction and is expected to develop rapidly. Richmond Park will provide businesses with a well located, top-quality commercial park with retail, light industrial, offices, logistics and warehousing development.

    “The initial 300,000sqm development phase of Richmond Park is anticipated to attract investment of up to R5 billion. This will make it one of the biggest new commercial developments in Cape Town

    and Atterbury’s biggest development yet in the Western Cape,” the group said.

    Part of the new development is the new Mustek building which includes an office and a warehouse component, the Mustek building was first to get going and is due for completion in August this year. Cape Fruit Coolers who were the first tenant to sign up at the Richmond Park, shortly followed by Mustek and CTM are also currently busy with the construction of their new building which is expected to be completed in April 2019.

    The Richmond Corner Retail Centre, a 7000m² shopping centre is also planned to open in 2019. It is expected to house 23 retail stores including Pick n Pay, Clicks and Planet Fitness.Over the next five to 10 years, during construction, the new business development is expected to create around 15,000 jobs.

    Richmond Park is set to be one of the largest

    property developments in Cape Town, with 300

    000m² of gross bulk lettable area on an 84ha

    site with a 99-year lease. According to Atterbury,

    the development will be a massive undertaking,

    aiming to be on the same level of the Waterfall

    development in Midrand, Gauteng.

    DR PIXLEY KA ISAKA SEME HOSPITAL TO BE LAUNCHED IN 2019

    NEW R2.5 BILLION

    The 500 bed level two regional Hospital will serve as a referral centre for all surrounding public health care facilities and will alleviate pressure from the Mahatma Gandhi Memorial Hospital which currently has a massive catchment area.

    Dr Pixley ka Isaka Seme Hospital will provide quality health-care service delivery to more than 1,5 million people of Inanda, Ntuzuma, KwaMashu (INK) and surrounding areas.

    According to the province’s health department, once the hospital is operational it will assume the regional services presently provided by Mhatma Ghandi Hospital in Phoenix which, together with Addington Hospital will revert to providing District Hospital Services.

    According to the principal agents and project developers, PMSolutions, the hospital forms part of KZN Department of Health Hospital Revitalisation Programme, which is the provincial wing of a national programme to provide

    much needed health facilities throughout South Africa.

    The project is expected to cost between R2.5 billion and R3 billion to complete and will be one of the largest hospitals in South Africa, and the largest currently in development.

    Dr Pixley Ka Isaka Seme whom the facility is named after was one of the first black lawyers in South Africa and became the president of the African National Congress between 1930 and 1936. He married Princess Phikisinkosi Zulu, the eldest daughter of King Dinuzulu.
