CENTRALIZELocate the Wood Manufacturing Zone in the middle of the block. This allows for an activated and vibrant central zone, while allowing for other programs to occupy the edges of the block.

THE DROPPlace the Housing, Research, and Bike Shop program onto the site to lock in the first mass. These volumes are located to share certain programmatically related aspects with the Manu-facturing zone.

THE LIFTPull the Manufacturing volume up, creating park-ing below and establishing a new datum for the ground plane across the site. Push/pull additional volumes to optimize for daylighting and solar capabilities.

THE SHIFTCrank the structural grid of the masses to maxi-mize site presence and align to existing street grid. This creates views calibrated to connect the site to the Seaport, Manhattan, Redhook, and the local icons.

WATER RUNOFF MANAGEMENT: THE RAIN GARDEN

SYSTEMS DISTRIBUTION

VERTICAL CIRCULATION

STACK DRIVEN ATRIUMS

WATER COLLECTIONIn addition to the ramp and it's respective per-miable bio-swale zones, the central public space plays a key role in han-dling runoff. Rainwater is controlled, collected, and directed by scup-pers which drain to the rock garden at the center of the courtyard. During potentially heavy rainfall, the runoff itself can begin to create spatial phe-nomenon by becoming a waterfall, seemingly from within the building.
