He and his team of three experienced builders worked on the former cow shed for almost four years before it was ready to move in. “I’ve taken on big projects before but this was on another level,” he said, “It’s been a real labour of love and I’m so proud of everything we’ve accomplished. It’s been a wonderful place to live and I’ve enjoyed my time here.” The work has been done with sustainability in mind, with clay lump internal walls, lime render and lime wash paints. The floor tiles were handmade by a local business and the whole barn has underfloor heating, which is powered by a ground source heat pump. There’s even a ventilation system that, in conjunction with high tech windows, keeps heat in that might otherwise be lost. It’s a breathable building which, along with the high levels of insu-lation installed, provides a superbly comfortable internal environment year round – regardless of what the weather is doing outside. We’ve done it all to meet or exceed modern standards but with materials that are proven to stand the test of time. No expense has been spared on the build, while the finish itself is very simple, in keeping with the barn’s rural surroundings and its agricultural herit-age,” the owner explains.

Versatile And Well ConsideredThe main living accommodation faces south so it benefits from huge amounts of light. “Visitors always comment on the warm and welcoming feel – despite its large size, the barn doesn’t feel imper-sonal but is instead surprisingly cosy.” The owner originally intended to live here with a group of friends with everyone sharing the use of the won-derful open plan hub of the building and also hav-ing their own private apartment. Under the barn’s current use these apartments provide dormitory

accommodation and in future a new owner could decide to use each as a pair of bedrooms with attached bathroom. There’s great potential here to run a Bed and Breakfast. Further Potential And A Place To RelaxThe barn has a beautiful oak frame cart lodge which provides lots of storage space and garaging for 7 vehicles. There is also a large lockable work-shop/store with both internal and external access to its useful loft. You could convert these to busi-ness premises, offices or even further accommoda-tion. There’s equestrian potential here too but you might prefer to put loose boxes in the paddock and keep the outbuildings as they are. The owner has grazed cows, sheep and horses in his time here and the field is currently used as a hay meadow. There’s a real sense of openness in the grounds at the barn, with stunning views stretching far before you. “The pond has a thriving population of great crested newts and the odd water vole too. Wildlife abounds in fact and there are barn owls, little owls, buzzards and a wide variety of garden birds (23 species were ringed here by one of the building team – a keen ornithologist), plus hares, rabbits and deer. Every year, we see families of ducks and moorhens coming to have their young. It’s a won-derful place to be all year round – outside in sum-mer and cosy inside in winter while still enjoying the outlook!” The barn sits in a ‘Special Landscape Area’ (it’s an excellent example of ‘Ancient Plateau Clayland’) and nearby Burgate Wood has been designated a Site of Special Scientific Interest. The ancient woodland extends to around 70 acres and contains a great diversity of ground flora, including rare species and the remains of some Anglo Saxon fortifications (a scheduled monument). The whole area is sure to appeal to those who love nature and the countryside.

How Far Is It To?Little Green is situated well off the A143 about five miles west of Diss.
