What is a QR code?

Cumming, Iowa, the “Little Town with a Big Heart”, is thinking big.

The city has announced their new comprehensive plan for development and infrastructure improvements to get the city ready for major development.

“Our comprehensive planning this coming year will set in motion 10 years of growth and create a magnifi cent small town unlike any in the state of Iowa,” said architect and urban planner William J. Ludwig. “Cumming will establish a lifestyle that families are so longing for.”

Ludwig has led town planning and land development in metropolitan Des Moines for over 30 years. He has master planned developments such as Green Meadows and Birchwood Crossing in Johnston, Copper Creek and Edgewater in Pleasant Hill and many West Des Moines

developments including West Lakes and Glen Oaks.

His “action planning” in Johnston, Waukee’s Alice’s Road and Ankeny’s Prairie Trail have guided long-range growth in Des Moines and he is continuing the tradition in Cumming.

“What we are doing today and in the next three months in Cumming will infl uence a surge in development spring 2012,” said Ludwig.

Cumming is a perfect small town but just fi ve minutes away from the largest shopping district in Iowa and over 60,000 jobs. Also, Cumming has a natural rolling topography and a new I-35 Interchange under construction.

The huge growth of Cumming and its proximity to West Des Moines prompted this residential development push.

“We started with town meetings to get the community involved,” said fourth-year Cumming councilmember Skip Shelley. “Everyone was very excited and supportive but they wanted to make sure it was all done at a pace the town could handle. We wanted to do the developing in a controlled manner and still maintain our identity.”

In order to not lose Cumming to West Des Moines, the town has started phase one of construction which includes developing new sewer systems and using the systems as an annexation tool and “bargaining chip” for landowners.

According to Shelley, phase one includes developing sewer systems on the northeast side of town and across G14 and phase two and three will bring new systems to the old, original town to Interstate 35.

The town will also include a new town center on the south side of G14 but the main focus is residential development.

“With all the jobs so close in West Des Moines,” said Shelley. “Cumming will be a great commuter town.”

Already, many businesses have taken advantage of Cumming’s high quality of life by relocating to the area. The Chicago and Western Railroad’s old tracks were converted into one of the fi nest paved bike trails in Iowa - The Great Western/Bill Riley Bike Trail and a number of housing developments have been built, both spurring the growth of the community.

The City of Cumming, Iowa was formally established October 26, 1888 and the original survey consisted of two blocks, containing 24 lots. But by 1893, the Town of Cumming consisted of fourteen blocks and 125 lots.

By 1908, the town had grown to include two general stores, three churches, a bank, a physician/drug store, one blacksmith, a barber shop, harness shop, feed mill, meat market, ice house, hardware/implement store, lumberyard and post offi ce. There were approximately 20 -30 families in the town itself with numerous farmers supporting the local businesses.

The past quarter century has seen a wide variety of changes but rather than fade away, Cumming has seen a revitalization as the Des Moines Metropolitan region has grown.

Layland owned and operated a brokerage in Indianola which earned the 2008 regional district brokerage of the year but found that she likes to work more one on one with the customer.

“Customer relations are very important to me and, in general, I like working with people,” said Layland. “I am industrious and like devising an approach to help owners get their existing house sold and then enjoy the challenge of fi nding just the perfect location for them to call home.”

Most of Layland’s clients come from referrals because of the fact she is so customer-oriented which is something that she has carried over to her work with Meadowbrook.
