What if I want to pay rent after office hours? Pay online at www.RenaissanceRentals.com. Also, each office has a drop box where you can leave rent or any other correspondence.

When is rent late and what are the fees? If rent is not received in the leasing office on or before the sixth (6th) day of each month, you may be charged a fee equaling 3% of the monthly rental amount, plus $1.00 a day for each additional day until the rent and fees are paid in full.

If I feel I may not be able to make a monthly rent payment on time, what should I do? Please just call your leasing office to talk about your situation; we understand how things happen sometimes and are usually able to work out something with you.

Will you send me a reminder each month; a bill for the rent? No invoices or bills will be sent reminding you to pay rent each month.

MAXIMIZING YOUR SECURITY DEPOSIT RETURN How can I maximize my security deposit return? Residents are often surprised at the charges against their security deposit when they move-out. Most often residents are unaware of how much it really costs to hire someone to clean an apartment, paint walls, or clean a carpet. We have a high standard for the condition of the apartment when a new resident moves in. When you move-out, we expect the apartment to be returned to the same condition it was in when you moved in. Throughout the rest of this section, we are going to provide you with information on how we charge move-out expenses and what you can do to get the most back from your security deposit as possible. Your security deposit is a lot of money, and you can do a lot to make sure you get a lot of it back. Walls & Painting: When you moved into your apartment, the walls were in good condition. If there were any damages or scuffs to them, you had the opportunity to note them on your move-in inspection. When you move-out, there will usually be a painting charge taken from your security deposit. Below we have noted the average painting costs that we are charged by our painting companies. If you live in your apartment for one year, you can expect to be charged approximately 2/3 of the painting charge listed below. If you live in the apartment for 2 years, you can expect to be charged approximately 1/3 of the painting charge. If you live in the apartment for 3 or more years, you will only be charged for painting if the painter is required to do more then a single coat of painting on the walls

only. If the trim, baseboards, or doors must be repainted to remove stains, dirtiness, or scuffs, there may be an additional charge taken from your security deposit. If you have lived in the apartment for less then 3 years, you can still avoid a painting charge (but it is rare). If you leave the walls in great condition and there is no painting required, you can avoid being charged for painting. You should also avoid burning candles & smoking in your apartment and avoid excessively scuffing, painting, and putting holes in your walls. Doing those things may cause extra damage to the walls, leading to an extra charge against your security deposit.

Carpet Cleaning & Replacement Before you moved in, your carpets were either professionally cleaned or replaced. We want to assure that you and all of our new residents are getting clean carpets and can feel comfortable walking around barefoot in their new apartment. After you move-out, we will have the carpets cleaned for the next resident. This expense will be charged against your security deposit. A list of the average costs by bedroom type to have your carpets professionally cleaned follows:

Studio - $50 - $70 1 bedroom - $58 - $80 2 bedroom - $78 - $93 3 bedroom - $95 - $150 4 bedroom - $95 - $150

There may be additional carpet related charges beyond normal carpet cleaning charged against your security deposit. If there are stains, pet stains, pet damage, burn marks, and/or tears/runs in the carpet, there may be an additional cleaning and/or repair charge. If the carpets must be replaced due to the damages, a portion of the replacement cost may be charged against your security deposit. Can I clean the carpets myself to avoid the charge? We have the carpets professionally cleaned to assure they are ready for the next resident. We will still have them professionally cleaned and the charge will be taken from your security deposit, even if you had them cleaned prior to your move-out. So, please do not go to the trouble or expense of cleaning your carpets. Cleaning: When you move-in to your apartment, you should expect to have an exceptionally well cleaned apartment. If any cleaning was missed by us prior to your move-in, you had the opportunity to note it on your move-in inspection. You will not be charged for cleaning needed for a particular item, if it was noted on the move-in inspection and you returned the item to the same condition as noted on your move-in inspection. On the next page, we have given you a “Cleaning Guide” which notes the approximate charges you will be charged for varying levels of cleaning needed at your apartment. Following the “Cleaning Guide,” we’ve given you a cleaning checklist. To avoid cleaning charges, use this checklist as a prompt when preparing for your move-out inspection.

Renaissance Rentals - Move-out Cleaning Guide

Grade  Description of Cleaning Grade 

None  No additional cleaning is needed before a new resident moves in.  Everything on the cleaning checklist has been cleaned to a professional standard.   

Apartment was well kept and generally very clean and very little cleaning is needed.  Hard surface floors are swept & mopped, leaving little to no crumbs or dust. Carpets are vacuumed but there may be a small amount of dust build‐up in a few areas near the edges of the room. Cabinets/drawers are emptied & wiped and most are free of any crumbs or debris. Kitchen appliances were cleaned but may still need a light dusting or wipe down.  Counter tops and backsplashes are wiped and clean.  Faucets/sinks/shower/tubs are generally clean but may need a very light cleaning to completely remove small amounts of soap scum, dust or hair. Mirrors have no streaks/water marks.  Washer/dryer is clean with little to no liquid stains, lint, or dust.  Windows/screens/blinds/window ledges are clean and in good shape, with little dirt or dust.  Window frames and fold‐in windows may have a little dust.  Some (not all) hardware/light fixtures/glass light globes/ceiling fans may have a very small amount of dust on them. Doors/door panels/door trim/base trim are mostly clean but a small amount of dust may remain in some locations (not all). Closets/wire shelving are clean and dust free.  Air vents/thermostats/smoke detectors/exhaust vents/fire extinguisher are clean with very little, if any, dust.  External space needs no sweeping. 

"Touch‐up" 

 

Apartment is fairly clean, but some to most items on the enclosed checklist need to be lightly cleaned or re‐cleaned.   Hard surface floors are lightly swept or mopped, leaving behind little dust, crumbs, and/or light removable stains.  Some or all carpeting has not been vacuumed, leaving behind dust, dirt, and crumbs.  Cabinets and drawers are empty but hair, dust, & crumbs remain in some.  Kitchen appliances need light cleaning from dust, crumbs, grease build‐up, food remnants, and/or liquid removable stains on or inside.  Counter tops/back splashes have some dust, removable liquid stains, and/or grime build‐up. Faucets/sinks/showers/tubs need cleaning to remove light soap scum, dust, hair, and/or removable liquid stains.  Mirrors may have some streaks and/or water marks.  Washer/dryer has a small amount of dust, lint, and/or removable liquid stains in a few places.  Some to most windows/screens/blinds/window frames/window ledges are dusty but not dirty or stained.  Some to most hardware/light fixtures/glass light globes/ceiling fans are dusty.  Some to most doors/door panels/door trim/base trim are dusty but not grimy or stained.  Closets/wire shelving has some dust or dust build‐up.  Air vents/thermostats/smoke detectors/exhaust vents/fire extinguisher may be dusty but are not grimy or stained. External space may need to be swept to remove debris.

Abandoned Items At the time of your scheduled move-out, you should have all of your cleaning finished and have all of your personal belongings moved out of the apartment. Guide to reducing your Utility Bills

Save energy to save money Home Appliances & Electronics

Did you know many home appliances use electricity even when they're turned off? Look out for those that leak the most power such as computers, printers, TVs and DVD players. Plug them into a power strip and turn off the power when you're not using them. These appliances can add 10-30% to your electric bills

One key to saving energy is to load the washer, dryer and dishwasher completely before running the appliances.

By washing your clothes in cold water, you can see a 50-75% saving in energy use. Most regular clothes are just fine washed with cold water and you can buy laundry detergent designed for washing in cold water. Those detergents use chemicals that are easier on the environment as well

When baking, open the oven door as little as possible. Your oven loses 25-50 degrees each time you open the door, making it work harder to maintain its temperature.

Fridge/Freezer Keep your refrigerator & freezer at recommended temperatures. A full freezer will perform better than a nearly empty freezer Cover liquids and wrap foods stored in the refrigerator. Uncovered foods release

moisture and make the compressor work harder. Avoid putting hot foods directly into the refrigerator or freezer. Let them cool to

room temperature first. Heating & Cooling

Make sure that air vents are not blocked by curtains, furniture, or rugs in rooms you are trying to heat or cool. Try closing air vents in unused rooms and close their doors. Why would you heat or cool a room that you're not using?

Use fans to distribute air Set your thermostat a few degrees lower in the winter and a few degrees higher in

the summer to save on heating and cooling costs. Turn air conditioners to the highest comfortable setting. We recommend 76 to 78 degrees Fahrenheit when you're home and 80 degrees while you are away. Adjusting your thermostat up a few degrees will have a significant impact on your cooling bill

In the summer, during peak cooling hours, solar heat coming through un-shaded windows can account for one-third of the load on your air conditioner. Close the blinds on the sunny side of your home while you are there, or close all window coverings if you are leaving for the day.

In the winter, keep your blinds open on sunny days but close them on cloudy days and at night

Securely shut windows and exterior doors to reduce drafts. Lighting

Install compact fluorescent light bulbs (CFLs) when your older incandescent bulbs burn out (use anywhere regular 60w bulbs were used).

Dust your light bulbs regularly as dirt absorbs light and wastes energy Give your clothes dryer a hand by cleaning the lint trap after every use. It'll work

better and use energy more efficiently. Use a drying rack or even your door frames to save the energy otherwise used during machine drying. When you do use a dryer, consider adding dryer balls to cut drying time.

Save water to save money A running toilet can waste two gallons of water per minute! A silent leak in a toilet

could use up to 7,000 gallons of water in a month! Call our maintenance staff immediately if you have a continuously running toilet! They are toilet repair experts!

Take shorter showers to reduce water use. This will lower your water and energy bills too.

If you have a leaky faucet, call maintenance to put in a work order request (A steady drip can waste up to 48 gallons of water a week)

Turn off the faucet when you're brushing your teeth. A standard faucet uses an average of 2 gallons of water EVERY MINUTE! That's according to the state's official drought website. You can save 10 – 20 gallons a day just by turning off the faucet when you brush.

Keep drinking water in the fridge. Then, you won't waste water while you wait for the tap to get cold.

Heat water on the stove or In the microwave so that you won't waste water waiting for the tap to get hot.

Don't use the disposal, throw food waste in the trash.

ALCOHOL_______________________________________________________ Open containers of alcohol are not permitted in any of the common areas. Please do not leave alcohol containers outside of your home.

APARTMENT KEYS & LOCK-OUTS________________________________ Can I make spare keys?

Yes! And we recommend it. We recommend Black Lumber or J&S Locksmiths to get a spare made. Before you moved in, we changed your locks, so you can be assured the previous resident(s) do not have a key to your apartment.

What should I do if I get locked out? If you are locked out during office hours, we’d be happy to let you in. Make

sure to bring a photo ID to the office. We will not unlock the door for a friend or non-resident.

We DO NOT consider after hours lockouts a maintenance emergency. If you are locked out after hours, please call J&S Locksmith at 812-332-4533.

DO NOT force entry into your home—it will cost less to hire a locksmith. A broken window or door will cost you hundreds of dollars.

BICYLES_____________________________________________________ Where should I store my bike?

Store your bike indoors or on any of the bicycle racks on the property. Please lock up your bike!

GRILLS______________________________________________________ Are grills permitted at Covenanter Hill?

For most apartments at Covenanter Hill, grills are not permitted due to city fire codes. There are a few exceptions. If you live in a one bedroom “Villa” first level apartment, a two bedroom (flat) first level apartment, a four bedroom town home or a 2 bedroom town home on Clarizz Blvd., you are permitted to have a gas grill (no charcoal) on your concrete porch. If you’re not sure, check with the office.

Is there a community grill? There are two community grills available. There is one in the pool area and

another in the large courtyard south of E. Covenanter Dr. for you to use. Please turn off the gas and clean the grates when you are finished. If the grill happens to be out of gas, please alert the leasing office. We’ll have it refilled right away!

NOISE VIOLATIONS & QUIET NIGHTS PROGRAM__________________ As a resident, you deserve to not be inconvenienced or harassed by your neighbor. They deserve the same from you. We want you to enjoy your home, but we hope you understand you’re not out in the “country.” You do live in close quarters, so there will be some noise transfer.

Please respect your neighbors and show consideration when choosing your level of noise and bass. Loud thumping bass can be very disturbing. Please also understand that not everyone is on your schedule. If you are a night owl, be aware of the fact that your neighbor may not be.

If you ever have an issue with noise, please politely talk with your neighbor about the issue. Many times they may not even know they are bothering you. If noise is excessive, prolonged, and late at night, please call the police to report the noise complaint. If talking with your neighbor and calling the police does not resolve the issue, please contact the leasing office and we will follow-up.

When reporting a noise violation, please note the apartment number, date, time, and type of disturbance. Quiet Nights is a program that provides funding to the Police Department to enforce the City of Bloomington noise ordinance. The ordinance sets specific standards for daytime and night time noise. The entire ordinance can be viewed on the City of Bloomington web site (http://bloomington.in.gov/documents/viewDocument.php?document_id=829). A printed copy may be viewed at either the Housing and Neighborhood Development or the City Clerk's Offices at 401 North Morton Street. Night time limits for non-stationary noise are from 11:00 p.m. - 6:00 a.m. Non-stationary noise is defined as a machine or devise capable of being moved from place to place for occasional or temporary use at a given location. This includes all types of motorized vehicles. Night time limits for fixed source noise are from 9:00 p.m. - 7:00 a.m. Fixed source noise is defined as a machine or device capable of creating a noise level at the property upon which it is regularly located, or upon which it is regularly used, which projects onto another property; this includes, but is not limited to TV’s and stereos. Standards for unnecessary noise include the following: Any noise of continuous or intermittent nature which persists for a period of fifteen minutes and can be heard by any person outside the immediate premises from the location of the emitter and is caused by the using, operating or permitting to be played, use or operation of any radio, television, tape or record player, amplifier, musical instrument, or other machine or devise used for the production, reproduction or emission of sound, or emission of sound or any prolonged sounds by people, or by any animal or bird so as to disturb the public peace and comfort of the neighboring inhabitants. Remember that violations of the ordinance can result in a warning, a fine or even criminal charges of disorderly conduct. A simple rule of thumb is that a noise is excessive if it can be heard in the public right of way or in

another resident's home. Part of being a good neighbor is not intruding on your neighbor's peaceful enjoyment of their own home!

NO SMOKING POLICY____________________________________________ Is smoking inside my apartment OK?

No! Smoking inside is a lease violation and causes significant damage to the apartment. Cigarette smoke damage is not considered normal wear and tear and may cause thousands of dollars in damages.

Where is smoking permitted? Outside. Smoking off your patio or deck is fine. Please do not throw cigarette

butts into the landscaping or leave them on your patio/deck. Throw them away inside your home to avoid leaving a mess for others to see.

PAINTING & WALLS_____________________________________________ Is it OK to paint and put holes in the wall?

To get the most back from your security, we recommend the apartment be returned to its original condition minus normal wear and tear when you move-out. Altering the condition of the walls, doors, or trim is not normal wear and tear. Because of this, we do not recommend painting, wall papering, or putting holes in your walls.

What if I fill in all my holes and repaint before moving out? If you do a poor job repainting (miss spots, use wrong color, and/or get paint

on trim or fixtures) you will still be charged for repainting. If you do a poor job filling in holes, we will have to redo it and you will be charged.

If you do choose to paint and put holes in the walls, we do not recommend filling in the holes or repainting unless you can do a professional job.

PETS___________________________________________________________ Are pets permitted?

Yes. If you are living in a one bedroom apartment, we do allow one cat. If you are living in a two bedroom 1st level apartment, a two bedroom town home on Clarizz Blvd., or a 4 bedroom town home, we allow up to 2 pets. It can be a combination cat/dog, 2 cats or 2 dogs. Dogs & cats must be full grown and house trained, up-to-date on shots, weigh less than 30 lbs, and not be on our breed restriction list. If you live in a two bedroom town home on E. Covenanter Dr. we allow up to 2 cats or 1 dog. If you have a pet and they meet the above criteria, there is a pet addendum to sign and pet deposit that will need to be paid prior to bringing the pet home. There is a monthly pet rent.

If you would like a pet, please contact the leasing office first. Pets are not allowed to live in

the apartments unless there is a signed pet addendum.

POOL___________________________________________________________ What are pool hours?

The pool & sundeck is open from 10am-9pm daily during the swimming season and is closed for the winter.

It will depend based on what apartment floor plan you are living in. 2 bedroom town homes on E. Covenanter Dr. – Well maintained outdoor

furniture & potted plants are OK. 1 bedroom “Villa” first level apartments, 2 bedroom first level

apartments, 2 bedroom town homes on Clarizz Blvd. & 4 bedroom town homes – Well maintained outdoor furniture, potted plants & a gas grill.

1 bedroom “Cottages,” and “Twins” – Well maintained outdoor furniture & potted plants.

1 Bedroom “View” apartments – On Veranda, we allow a bistro set and a few well maintained potted plants outside the door. If you have a back deck, well maintained outdoor furniture & potted plants are permitted.

1 Bedroom 1st level “Place” apartments – Well maintained potted plants.

RENAISSANCE RENTALS STAFF IN YOUR APARTMENT__ __________ Will I be notified before maintenance or the office staff enters my apartment?

Yes. We will give you at least a day’s notice except for emergencies. Under what circumstances would a Renaissance Rentals employee need access inside my apartment?

If you enter a request for maintenance, our maintenance tech will enter your apartment to complete the maintenance during normal business hours within 5 days of your request being entered.

We change furnace filters at your apartment 3x per year. We will always let you know ahead of time.

We may show your apartment to a prospective future resident. We will give you at least one day advance notice if we are to show your apartment.

SUBLEASING____________________________________________________ What if something comes up and I need out of my lease?

The lease you signed is a term lease and you are responsible for rent for the entire term of the lease. Our lease does not have an “Out Clause.” There is no fee that you can pay to terminate the lease.

Can I sublet? Yes. You will be responsible for finding someone to sublet your apartment.

The leasing staff will not actively look for someone to sublet your apartment. We recommend using the site www.apartmentsinbloomington.com/sublets. Once you have found a person to sublease, please notify the office. There is a $100.00 subleasing fee that needs to be paid before the sublease can begin. The subletting individual will also have to be approved through our application process, and complete all the necessary paperwork.

TRASH_________________________________________________________ Where are the dumpsters?

On page 4, the dumpster can be found that is closest to your home. Can I leave trash on my porch or deck?

No. We routinely monitor the property to keep the grounds looking nice, and if we notice trash left on a porch or balcony, we will remove it and charge the resident’s account up to $25.00 per bag removed. Trash is very unsightly and it attracts rodents, raccoons, and bugs. (YUK!)

UTILITIES_______________________________________________________ If I move out before my lease ends, can I take the utilities out of my name?

No. Any utilities that you are responsible for, need to remain in your name for the entire lease term. If you take a utility out of your name during the lease term, you will be billed for the utility bill plus a $25.00 - $50.00 handling fee may be charged to you.

What should I do if my utility bill is really high? If it is an energy bill (gas or electric), check to make sure all of your windows

are closed tightly. During winter or summer months, you should expect a higher electric or gas bill. Check your thermostat and adjust accordingly.

If your water bill is high, check to make sure your toilet(s) is not running constantly. In almost all cases, a high water bill is due to a running toilet. If that is the case, enter a maintenance request and we will repair the toilet quickly.

VEHICLES & PARKING___________________________________________ Are there assigned parking spots?

No. You may park in any lined parking space anywhere on Covenanter Hill property.

Please do not park in a handicap parking space, unless you are authorized to do so. Vehicles parked illegally in handicapped spots will be towed at owner’s expense.

DO NOT PARK on the ramps or in the grass. Can I store a vehicle, RV, boat, or trailer on site?

Generally no. A vehicle that is not used on a consistent basis or has expired plates, may be towed. If you do need to store an RV, boat, or trailer for a weekend, please contact the leasing office.

MAINTENANCE SERVICES

We pride ourselves on having the best maintenance team in town. We offer two maintenance services:

GREAT ROUTINE (GENERAL) MAINTENANCE (GRM) Routine minor repairs and preventive maintenance is performed M-F, 9:00am-5:00pm.

How do I enter a maintenance request? 1. Enter Online 24/7 at RenaissanceRentals.com. 2. Call any office during office hours. Leave a message if you call after hours. 3. Stop in to any one of our offices during office hours to report a maintenance request.

How many days will it take to get my maintenance request addressed? Most maintenance requests will be addressed within 5 business days.

Do I need to be home for maintenance to come? No. If you are not home, our maintenance tech will leave a note on your front doorknob describing when we were in your apartment and what we did.

Does maintenance need to know if I have a pet? Yes. If you have a pet, please let us know at the time you enter the maintenance request. If you have a dog, we may ask you to keep your dog kenneled or ask that you be home while we complete the maintenance request. EXAMPLES OF ROUTINE MAINTENANCE: “My towel rack fell (“by itself”) off the wall.” “I have a drip in the kitchen faucet and can’t seem to get it stopped,” “My A/C doesn’t seem to be working.” “Our screen in the kitchen window is broken out.” “My bathroom sink is clogged, I’ve tried to fix it but can’t.”

EMERGENCY MAINTENANCE What should I do if I have an emergency at my apartment? Call our main office number at 812-323-8021. The voicemail message will direct you to call an emergency phone number. Our on-call staff member will not answer the emergency phone call, but will listen to the message. If you have a true emergency in your apartment that needs immediate attention, leave a message on the emergency voicemail. If it is a true emergency, the on-call staff member will call you back shortly to coordinate the response for the maintenance emergency.

Emergencies are not: “I’m locked out and it’s 3:30AM.” “One of our three toilets is stopped up and I don’t know how to plunge a toilet.” “I think my kitchen sink is clogged.” “It’s 75 degrees outside and my A/c doesn’t seem to be working.” These non-emergency calls will be handled through our Great Routine Maintenance program 9-5 Mon – Fri.

EXAMPLES OF EMERGENCY MAINTENANCE: “I have a major water leak in my home.” “My heater/furnace is not working, and it’s 10 degrees outside.”

HOW DO I FIX IT? Guide for Handling Common Maintenance Issues Common maintenance problems are often very easily fixed by the resident and are often caused by a simple error! The following information should help you with minor problems that may arise. Our maintenance technicians would be happy to answer any questions that you may have and will certainly provide you with the service that you deserve! If your maintenance problem needs our attention, please contact us right away, so we can take care of it promptly. Please follow these steps if you encounter these common maintenance problems before contacting us:

AIR CONDITIONER/HEAT/FURNACE_______________________________________ What do I do if the apartment is not heating or cooling to the correct temperature?

We always recommend checking your thermostat first. Do you have it on the correct setting (Heat, Cool, Off)? Do you have the fan set on “Auto” or “On?” If it is set on auto, you will notice the heat or A/C turning on and off throughout the day. If it is set to “on” the fan will run continuously.

If you have a digital thermostat, you may want to try replacing the batteries. Another easy thing to check is your gray electric service panel. Make sure the

switches to your Furnace and A/C are in the “On” position. You may even try switching the proper breaker switch off then back on. If these simple fixes do not work, go ahead and enter a maintenance request.

Please do NOT store items near, on, or leaning against the furnace or water heater.

What if I feel cool air coming from my vents in the winter when I have the heat on? Check your thermostat. If the temperature in your apartment is at the

temperature you have set it to, then you should not worry. If it is significantly (more than 5 degrees) colder then what you have it set at, try the same steps from above.

I turn my heat down in the winter and my A/C to a higher temp in the summer when I am not home. How long should it take to reheat or re-cool my apartment once I get home?

This varies depending on the size of your apartment, the conditions outside, and how many degrees you’d like to increase or decrease the temperature. As a rule of thumb, the temperature should change at least one degree per hour.

DISHWASHER___________________________________________________ I ran the dishwasher, but the dishes aren’t clean. What should I do?

Lightly rinse your dishes and scrape off all food into the garbage disposal or trash before you load the dishes. If food items like pasta or rice harden to your dishes, the dishwasher may not remove those hardened food items.

Run hot water in your kitchen sink before starting your dishwasher. Once your sink water is hot, turn your dishwasher on, and shut off the water to your sink.

You may need to clean your dishwasher by placing a 1 quart bowl full of white vinegar in your bottom dishwasher rack and run your dishwasher through 2 cycles.

Place glasses, bowls, cups, and oversized serving utensils on the top rack. Plates, pots, pans, and utensils should be on the bottom.

Do not block the center of the bottom rack where the water sprays up to the top.

Use a high quality dishwasher detergent. Cheaper detergents may leave a film on your dishes.

If you try all of the above and your dishes are still not getting clean, enter a maintenance request.

There is standing water at the bottom of my dishwasher. What should I do? DO NOT USE DRANO EVER!!! If you have a garbage disposal, there may be debris in the disposal blocking

the drain line. Clear your disposal of debris and try running the dishwasher again.

Check the screen at the bottom of the dishwasher for a blockage. Enter a maintenance request if these suggestions do not drain the water.

How long should it take my dishes to wash in the dishwasher? This does vary depending on the dishwasher but you can expect it to be in the

washing/rinse cycles for 1.5 hours to 2.5 hours.

ELECTRICAL____________________________________________________ My outlet isn’t operating. My appliance isn’t operating. What should I do?

If you have an outlet or appliance that is not operating, you will first want to check all of your GFI receptacles in the area and push the “test” then “reset” button. GFI outlets are the outlets that have the two buttons in the middle.

If this doesn’t fix your problem, then check your breaker switches in your grey electric service panel to make sure all switches are in the “on” position. You may have to turn the switch off then back on.

Enter a maintenance request if these suggestions do not solve the problem.

GARBAGE DISPOSAL____________________________________________ How do I make sure my disposal works properly?

Avoid putting certain items in the disposal. You may be surprised that egg shells, rice, pasta, potato skins, banana peels, corn husks, corn cobs, onion skins, and many stringy vegetables are VERY BAD for disposals. You’ll also want to avoid putting any string, plastic, glass, or metal in the disposal.

Always have the water running in your sink while using the disposal. Cut any food items that will be put into the disposal into small pieces.

What should I do if my disposal will not turn on? If your garbage disposal is not working (no sound at all), hit the “reset” button

on the side or bottom (usually at the bottom) of your garbage disposal under the sink. Now try turning on the disposal. If you hear the disposal trying to work, but the blades do not rotate, most likely there is something jammed in the disposal. If that is the case, enter a maintenance request. If you heard no noise when you flipped the switch, try the next couple steps.

There are GFI outlets in the kitchen that you should try to reset by pushing the “test” then “reset” buttons. Check all GFI outlets in the kitchen. You may find one that needed to be reset. Try turning on the disposal again.

Still no luck? Lastly, check your gray electric service panel to make sure that all breaker switches are in the “on” position and that no breakers have been tripped to the “off” position. If the disposal will not turn on after taking these steps, go ahead and enter a maintenance request.

What if my disposal makes a horrible sound when I turn it on? If your garbage disposal sounds horrible when turned on, something is most

likely stuck inside. Turn off the disposal and enter a maintenance request.

LIGHT BULBS___________________________________________________ My light bulb is out. Do I replace it?

In most cases, yes. If a bulb is out of your reach, please leave a replacement bulb on your kitchen counter and enter a maintenance request. If you can reach it, please replace it.

PESTS__________________________________________________________ There are bugs in my apartment. What should I do?

The bad news is brand new buildings have bugs and old buildings have bugs. We are on their turf. Whether you are on the ground floor or 3rd floor, bugs seem to find a way inside (especially in spring). It is very unlikely that you will never see a bug (especially spiders and ants) in your apartment, but there are things you can do to reduce the pests in your home.

Make sure your home is clean! Trash, food, and spills attract pests. Anything with protein will attract ants (that includes toothpaste).

If you have a clean home and you still notice bugs, purchase some bug spray and traps. For ants, we recommend the Terro brand product. If you notice the bugs in a particular area, spray that area with an indoor bug spray once a month or once every other month. Also, purchase liquid ant traps, such as Terro liquid ant baits.

Spiders are tricky. They seem to show up no matter what we do. If you have a hose attachment on your vacuum, you can suck them up. Or you can use the tried and true grab with a paper towel or tissue. There are spider sprays. Those will kill the visible spiders, but they generally do not prevent them from coming back.

After you have tried the above suggestions and still have a serious bug problem, enter a maintenance request.

SMOKE DETECTORS & FIRE EXTINGUISHERS_____________________ My smoke detector is making a chirping noise often, what should I do?

This means the battery is low. Please replace the battery. They use a 9v. If you cannot reach your smoke detector, please leave a 9v battery on the kitchen counter and give us a call.

How do I use the fire extinguisher in case of emergency? To use, remove the pin, and press down on the nozzle—aim at the bottom of

the flames. Please do not “test” the fire extinguisher by firing it. This discharges the unit and makes it unusable.

TOILET______________________________________________________ My toilet is stopped up/clogged. What should I do?

Step 1 - Plunge, plunge, plunge your toilet. Step 2 - Plunge again!

When we receive a call for a clogged toilet, almost every time our maintenance team just plunges and the toilet is fixed. If our maintenance team comes to your home to simply plunge your toilet, you may be charged for this service. There are plungers in each of our offices for you to use. We recommend that you invest in a good plunger when renting an apartment.

Facial tissues, paper towels, and tampons do not dissolve in water so avoid placing any of those items in the toilet.

Is your toilet constantly running, overflowing, or about to overflow? Please turn off the water valve to your toilet. This shut-off valve is located at the

bottom of the toilet near the floor or wall. Turn it to the right to shut it off. If the toilet was about to overflow, it probably needs to be plunged. If the toilet is constantly running, go ahead and enter a maintenance request.

WASHER & DRYER______________________________________________ My dryer isn’t drying my clothes. What should I do?

Make sure that after every dryer load, you take the time to clean the lint filter. Keeping this free of obstruction helps improve air circulation making the dryer work more efficiently.

Do not overload the dryer. Clothes should go through the spin cycle in the washing machine before going

into the dryer. If the clothes are completely drenched and dripping wet when you place them in the dryer, they will not dry properly.

Check the setting. There is often a “Fluff Air” setting which will not dry clothes as quickly as the “Delicate” or “Regular” setting.

If those suggestions do not help, mostly like the exterior dryer vent is clogged with lint or the dryer hose has bent. Go ahead and enter a maintenance request if that is the case.

My washing machine is not working properly We often get calls from residents stating that their clothes do not get clean. If

you are new to washing clothes or have a tough stain we recommend checking out About.com and search for “Tips and tutorials to do Laundry.” There are many helpful articles on that website. In general, the washer is performing correctly when you turn the washing machine on and it agitates the clothes and runs through all of the cycles. In the event a stain does not come out, it does not necessarily indicate a problem with the washer.

If you are only washing a few things, try not to set the water level too high. Too much water and not enough clothes may cause the water to spill over the sides of the washing machine.

If your washing machine will not agitate the clothes, go ahead and enter a maintenance request.

WATER LEAKS & CLOGS_________________________________________ I have a water leak. What should I do?

If you have water leaking from your toilet, kitchen or bath sinks, turn the water shut-off valve to the leaking fixture “off” until the water stops. The shut-off valve for your toilet is near the floor and wall, while the sink valves are under your sink cabinets near the back of the cabinet wall. Turn the valve clockwise to turn the water off.

If you cannot determine the source of the leak, but believe it is coming from your apartment, you can shut off the water to the entire apartment. In many of the apartments, the main water shut-off valve is located near your water heater—either a lever or a knob. Please call us if you have a leak.

How do I prevent drains in my apartment from clogging? The best advice is to not put anything down the drain that shouldn’t go down

the drain. Hair, cooking grease, food debris, string, and any other foreign object are culprits for drain clogs.

Plug the drain. Then simply fill your sink or tub with the hottest possible water every couple of weeks, let the drain out, and then follow with about thirty seconds of hot water from the tap. This helps "blow out" the slime and junk that builds up and causes drain clogs. While not the best thing for your energy savings, it is a tried-and-true method for preventing future drain clogs.
