SituationAbbey Mill Farm is positioned in the heart of the beautiful Blackdown Hills, an Area of Outstanding Natural Beauty (AONB). The nearby East Devon market town of Honiton is approximately 7 miles away and offers an excellent range of day to day facilities including butchers, various other local shops and a regular rail service to London Waterloo with the fastest train taking about 2 hours 45 minutes.

Communications are excellent with the A303 providing very good access to London, the South West and the national motorway network. The M5 motorway is approximately 9 miles away at Tiverton (J27).

Exeter, approximately 24 miles away, has an extensive range of business, recreational and shopping facilities and Taunton, the county town of Somerset, is about 12 miles away with a regular service to London Paddington in approximately 1 hour 45 minutes. Wellington with its Waitrose store is about 7 miles away.

For those searching for schools in the area there is a wide variety with a number of primary schools close by and a good range of private and state schools that include Honiton Grammar School, The Maynard and Exeter School. In Taunton schools include King’s Hall Preparatory School, King’s and Queen’s and Taunton School. Blundell’s at Tiverton and Wellington School and Sherborne are also within easy reach.

For sporting and recreational enthusiasts there are a number of golf courses in the area, excellent walking and riding in the surrounding Blackdown Hills, National Hunt racing at Taunton, Exeter and Newton Abbot and sailing at numerous locations along the South Coast.

The house is well laid out with extensive accommodation together with a separate annex and further traditional buildings.

The layout to the house is very adaptable and whilst there is currently a separate annex at the northern end of the property, this could be incorporated into the main house as well as the connecting conservatory.

There is also a large studio/office in the connecting barn between the house and the annex and this could be incorporated into the main house to create additional bedrooms if required.

The main feature of the property is its private location with views over its land that runs south down the valley in front of it. Gardens, grounds and buildingsThe gardens that surround Abbey Mill Farm are mainly laid to lawn with a vegetable area to the front of the house and further lawn enclosures on the side. An orchard is slightly away from the house with the remainder of the property being pasture with approximately 12 acres of woodland. The River Madford runs along the eastern boundary of the whole property.

The majority of the land is laid to pasture and this is let out to a local farmer on a Grazing Agreement.
