The ESI Corporation (ESIC), Sub-Regional Office (SRO), Visakhapatnam invites Tender in single
bid system (both offline as well as online) for hiring of office space to run ESIC Dispensary Cum
Branch Office as per the details given below. Sl. No.

1. Tender may be uploaded on the website https://eprocure.gov.in/eprocure/app or
dropped along with EMD in the Tender Box kept at S.R.O, ESIC, Visakhapatnam, by 15.00
hrs on 04-07-2019. 2. The documents may be downloaded from our website i.e., www.esic.nic.in or
https://eprocure.gov.in/eprocure/app or may be collected during working hours from
our S.R.O.
3. Tender may be sealed superscribing as “Tender for hiring of office space for DCBO at
___________________” .
4. The Earnest Money Deposit (EMD) of Rs.5,000/- (Rupees five thousand only) to be paid
in the form of Demand Draft drawn in favour of “ESIC Fund A/c.No.1”, payable at
Visakhapatnam.

5. In the event of the withdrawal / revocation of tenders by bidder within the valid period
of offer, the EMD shall be forfeited. The EMD paid by the bidders shall not carry any
interest whatsoever. EMD of the unsuccessful bidders shall be returned after award of
the contract to the successful bidder. No correspondence/request for withdrawal of the
same shall be entertained before the award of the contract to the successful bidder.
Requirements for Dispensary – cum – Branch Office : (1) Carpet area of 2500—3000 Sq ft having 8 to 10 rooms with 4 to 6 toilets ;
(2) Vitrified / marble flooring ;
(3) Sufficient parking space ;
(4) Substantial part of space in the ground floor ;
(5) 5 KVA Electricity connection with chemical Earthing (i) Phase to Neutral- 220-240V,
(ii) Phase to Earth-220-240V, (iii) Neutral to Earth- Below 3V ;
(6) 24 hours water supply;
(7) Disabled friendly approach to the building (ramp etc.)
(8) No Objection Certificate from statutory authorities for use as office premises.
(9) Space for Diesel Generator set.
Special Terms & Conditions : (1) Building / area should be free from encroachment / dispute;
(2) Statutory dues pertaining to the building / land to be borne by the owner;
(3) NOC, for temporary modification/alternation like partition, Antenna, data cabling, power
cabling, Internet connection, ACs, etc. must be given by the building owner ;
(4) The temporary modification/ alteration required if any without disturbing the permanent
structure, to be done by the owner at his own cost ;
(5) Statutory approvals, power connection, water connection, sewerage/drain approval shall
be the responsibility of the building owner ;
General Terms & Conditions : (1) Rent will be paid on monthly basis after deduction of taxes as applicable, GST,
if applicable, will be reimbursed.
(2) The right to terminate the lease prematurely or surrender whole or any part of the
premises to the owner by giving one month notice in writing will be of the ESI C.

(3) During the currency of the lease agreement, the owner shall not transfer, mortgage,
sell or otherwise create any interest in the premises leased to the ESIC with any party
affecting ESIC right of occupation and any of the terms of the lease without written prior
consent of the ESIC.
(4) The building on being damaged, destroyed or rendered uninhabitable by natural
calamities, such as fire, earthquake, cyclone, tempest, flood, violence, etc. the ESIC will in
no way be responsible for such damage / cost of such repair / reconstruction. It will be
the responsibility of the owner, entirely.
(5) The Competent Authority, reserves the right to reject all or any part or whole of tender
without assigning any reason thereof.
(6) Lease will be for 3 years and renewable for further 3 years subject to mutual agreed
terms.
(7) Necessary repairs / maintenance of leased building during the lease period to be
undertaken by the landlord failing which the agreement may be terminated or the cost of
such repair undertaken by the ESIC would be recovered from the rent.
(8) The premises will be inspected by a Committee to find its suitability before its finalization.
(9) Either party will give 6 months notice for breach of agreement.
(10) Any dispute shall be governed within the local jurisdiction, only.
