A. 00 INFORMATION TO TENDERERS

A. 01 The Contract

The Contract will be CIC-SW2 – Construction Industry Contract Simple Works as published by the Australian Institute of Architects.

The Appendix to the Conditions of Contract will be completed as follows:

A. 02 Contract Drawings and Specification

This specification and the drawings listed under the heading ‘Schedule of Contract Drawings in Appendix ‘B’ shall form part of this Contract.

Figured dimensions are to be followed in preference to scaling. The plans and specification shall remain the property of the Architect and are not to be used for any purpose other than for this project.

The Builder will:

Keep on the site at all times a full set of current drawings and specification suitably covered not for general use on the job.

The Builder will:

Keep on the site at all times Council stamped documents in a secure place, not forgeneral reference and not for use by tradesmen or Sub-contractors.

When a revised edition of any document is issued, the Builder shall take the responsibility to ensure that all previous issues are recalled and destroyed or unmistakably marked ‘Cancelled’. Errors arising from use of out of date information by any workman, sub contractor or supplier will be the responsibility of the Builder.

Check all dimensions and verify on site. Advise the Architect of any conflicting dimensions and proceed on his direction.

Furnish the Architect with check dimensions, levels and templates, The Builder shall take full responsibility for their accuracy and make any alteration to the work as a result of neglect of the above.

Upon signing the Contract, the Builder will be entitled to receive three sets of each of the following:

Architectural working drawings and specifications plus further detail drawings which may be issued from time to time.

Structural Engineers drawings.

plus additional copies of the relevant documents required by Public Authorities for

approvals. All drawings and documents shall be returned to the Architects before the final certificate is issued.

A. 03 Pre-Tender Enquiries

Tenderers shall submit in writing to the Architect all discrepancies, errors, omissions and queries concerning the intent of the drawings or specification before the time of closing tenders or in their tender letter.

All enquiries shall be dealt with by written addenda to all Tenderers. Oral modifications to the Specification shall not be recognised by the Tenderers in the tender letter.

A. 04 Tender Submissions

Tender submissions shall be in writing and shall state:

a) Lump Sum Price

b) Time of commencement of work after receiving direction to commence

c) Time to complete work after date of commencement

B. 00 PRELIMINARIES

B. 01 Location

The site of the proposed Works is at No. 119 Francis Street, Bondi, being Lot 21, Deposited Plan 8594.

B. 02 Extent of Work

The work to be executed under this Contract and contained in the Specification and Drawings comprises proposed new residence, as well as associated works as shown on the Architectural and Structural Drawings and hereafter specified.

B. 03 Lump Sum Contract

The Contract Price shall be a Lump Sum and no adjustment will be made for rise and fall.

The Contract to be used for these Works will be CIC-SW2 – Construction Industry Contract Simple Works as published by the Australian Institute of Architects.

The Builder shall allow in his tender for conforming to the conditions thereof with the Preliminaries Section of this Specification.

B. 04 Tenders

The Proprietors reserve the right to accept any or reject all the tenders. The lowest of any tender will not necessarily be accepted.

B. 05 Inspection of Documents and The Site

Tenderers shall visit the site and inspect all documents before tendering and shall satisfy themselves as to the true nature and extent of the works to be carried out under this Contract.

They are to check access to the site, and to ascertain for themselves all local information required in preparation of their tenders, with particular reference to the relevant regulations and requirements of the authorities having jurisdiction over the works. The Tenderers are to ascertain themselves the extent of temporary services. No claim for extras arising from neglect of these precautions shall be admitted.

B. 06 Insurances

In Section E of the Contract, the Builder will insure the works under a Contractor’s Risk Insurance Policy (as per Clause E.2 of the Contract) and will take out Public Liability

Insurance for the works (as per Clause E.1 of the Contract).

The Builder shall be liable for and shall indemnify the Proprietors against any liability for damage to property or injury to Persons (as per Clause E.1 of the contract) and shall insure for Workers’ Compensation and Employers Liability Insurance (as per Clause E.8 of the Contract) and as required under the Workers’ Compensation Act (N.S.W.). Proof of insurance cover must be provided upon request.

B. 07 Variations

If, in the opinion, of the Builder, any instruction of the Architect or Proprietor or compliance with any written instruction of a duly-constituted Authority involves a variation, the Builder shall give the Architect notice and price the work. When the price is agreed, the Architect will issue a Variation Order.

Variations not covered by such Variation Orders, which shall not be unreasonably withheld, shall not be allowed. Variations shall be valued as set out in the Contract.

Notwithstanding the above, the Architect may issue an instruction before obtaining a price for the work involved and the Builder shall be obliged to perform the work set out in the instruction before a price is agreed.

B. 08 Extensions of Time

Claims for extensions of time will be dealt with in accordance with Sections J.7 and J.8 of the Contract.

Only those extensions of time agreed to in writing by the Architect will be evidence of extended completion date and in the absence of such written agreement or authority the Builder will be held strictly to the time schedule and the contracted completion date. When submitting claims for progress payments the Builder shall also submit claims for extensions of time for the period covered by the claim for progress payment and a statement of previously authorised extensions of time. The Architect shall then examine and authorise in writing admissible claims which shall be incorporated in the statement. If there are no authorised claims a nil authorisation shall be issued and a nil entry shall be made in the statement for the period. The Builder shall not be entitled to an additional extension of time for a period for which a written authorisation or statement has been issued except that the Builder may notify the Architect with his claims for extensions of time of anticipated claims for which an extent of delay cannot be determined and shall provide an assessment of the extent of the estimated delay.

B. 09 Discrepancies in Documents

The several documents , which constitute or evidence the Contract shall be taken as mutually explanatory and anything contained in one but not in another shall be equally binding, as if contained in all.

Minor items not expressly mentioned in the Contract, but necessary for the satisfactory completion and performance of work under the Contract, shall be supplied and executed by the Builder, without adjustment to the Contract Sum.

B. 10 Drawings and Specifications

Any item or method of construction, which is usual and proper in this type of work, shall be deemed to be included in this Specification or vice versa, and shall be included in the Works and in the Tender Sum.

The nature and spirit of this specification is to provide for the work herein enumerated and shown on the tender documents to be fully completed in every detail and for thepurpose designed and it is hereby understood that the Builder on accepting the contract agrees to furnish everything reasonably necessary for such construction notwithstanding any omission in the drawings and / or this specification.

If any discrepancy exists between figured and scaled dimensions, the figured dimensions shall prevail.

Drawings made to larger scales and those showing particular parts of the Works shall take precedence over Drawings made to smaller scales and those for more general purposes.

B. 11 Shop Drawings

Where shop drawings are required to be submitted for any of the subcontractor’s work, or any other works as may be hereinafter specified, the Builder shall be responsible for the submission of the drawings, to the Architect for his written approval.

B. 12 Interpretation of Drawings

The Builder shall :

- Check all levels, dimensions and boundary and service line positions on site before proceeding with work under the Contract.

- Obtain all necessary levels and measurements and other information necessary to carry out the work specified.

- For alterations and / or additions to existing work, verify the dimensions of the existing work before proceeding, and notify discrepancies as required by the Contract.

B. 13 Builder to Inform Himself

The Builder shall be deemed to have :

- examined all the information made available to him by the Architect for the purpose of tendering, including the Drawings, Specification, Conditions of Tendering, Diagrams, Contract Conditions and the like ; and

- examined all information relevant to the risks, contingencies and other circumstances which could affect his tender, and which is obtainable by the making of reasonable enquires ; and

- examined the site and its surroundings ; and

- informed himself as far as practicable of the nature of the work and materials necessary for the execution of the work under the Contract, the means of access to and facilities at the site, and transport facilities for deliveries to the site ; and

- informed himself as to the availability of labour and the accommodation required ; and

- satisfied himself as to the correctness and sufficiency of his tender for the work under the Contract , and that the rates and prices stated therein cover the cost of performing all his obligations under the Contract.

Failure by the Builder to do all or any of the things he is deemed to have done under this Clause will not relieve him of his liability to perform all his obligations under the Contract.

B. 14 Approved Sub - Contractors

The Builder shall not, without the written approval of the Proprietor, which approval shall not be unreasonably withheld, sub-contract any part of the work under the Contract for which the Contract requires the sub-contractor be approved.

Although the Specification may name one or more approved sub-contractors for a part of the work (whether it be to supply and fix, or to supply or fix materials or goods, or to carry out work on the site) for which no Provisional or Prime Cost Sum has been included, the Builder is not authorised to sub-contract that part of the work until he has applied for, and obtained, the written approval of the Proprietors.

B. 15 Nominated Sub-Contractors

Prime Cost Sums for items to be supplied or fixed, or supplied and fixed by Nominated Sub-Contractors, do not include for the Builder’s profit, nor for his co- ordination of, supervision of and general attendance upon Nominated Sub-Contractors, all of which are deemed to be included in the Contract Sum.

The Builder shall:

Provide without cost to the Nominated Sub-Contractor all normal facilities for the proper performance of the Nominated Sub-Contract, including the following:

- Access to the Site.- Storage areas. - Storage of tools. - Water for use in the Works. - Statutory requirements for drinking water, messing, changing and sanitary

conveniences. - First aid and safety measures. - Scaffolding and hoisting facilities as provided for the Builder’s own use, including

operations, but not labour, for loading or unloading. - Adequate general lighting, and for application of finishes to all areas, lighting to a

standard equal to the finished building lighting level. - Facilities for making connections to a suitable power supply as specified in Clause

B.24, Temporary Services.

B.16 Supervision and Attendances

Supervision and attendance shall be deemed to include but not be limited to:

a) Co-ordination of Subcontractors and Nominated Subcontractors work into the contract, providing programme information to the Subcontractors and Nominated Subcontractors, providing details of location and setting out requirements, attendingto progress payments, variations claims and for all necessary supervision, ensuring standards and specifications details are adhered to, and also include for taking delivery, checking for faults and coordinating replacement as necessary of all items of work or equipment delivered to site and for their storage and for their protection against loss or damage.

b) Insurances to cover the Builder’s or his subcontractor’s plant, equipment, supplies or vehicles or employees’ personal effects that are the responsibility of the builder or his subcontractor.

In addition Supervision and attendance shall be deemed to include but be not limited to cutting all chases, embedding conduits in slabs as required, trimming and framing walls and ceilings to receive fittings, cutting or leaving holes through walls and floors etc., building in all sleeves, conduits, bolts, pipe hangers, etc., and for making good after, in all trades.

B. 17 Inspection

If this specification or laws, ordinances or authorities require any work to be specially tested, inspected or approved, then timely notice shall be given by the Builder of its readiness for inspection. If such work is covered up without approval or consent, it must, if required, and at the Builder’s expense, be uncovered for examination and recovered after approval. Refer also to conditions contained in Appendix ‘A’.

Provide sufficient safe and proper facilities at all times for inspection of work. No inspection will be carried out on weekends or Public Holidays unless by arrangement when the Builder shall pay the additional cost of these inspections.

The whole of the works shall be carried out under the directions and to the complete satisfaction of the Architect. The Builder shall be responsible for the coordination of all work performed under this contract and is to ensure that each trade shall assist, leave holes for, cut away for, do chasing and drilling for, make good after, and arrange work sequences with every trade, in such manner as to promote the best interests of the work as a whole.

B. 18 Foreman and Employees

A competent foreman, approved by the Architect, shall be employed continuously onthe works and is to be empowered to receive instructions from the Architect. The Builder shall ensure that his licensed sub-contractors employed in connection with the work under the Contract are only such persons as are careful, skilled and experienced in their respective trades and callings.

The Architect may object to and direct the Builder to remove, or have removed from the site or from any activity connected with the work under the Contract within such time as the Architect directs, any person employed by the Builder or by any sub-contractorwho, in the opinion of the Architect, misconducts himself or is incompetent or negligent in the performance of his duties; and the Builder shall comply with such direction and any such person shall not be employed on the site, or on activities connected with the work under the Contract, without the prior approval of the Architect.

B. 19 Workmanship and Materials

The whole of the Works to be executed in the most tradesmanlike and substantial manner. All materials are to be new and of the best quality of their respective kinds.

All materials and workmanship shall comply with the latest edition and amendments of the respective Specification or codes of the Standards Association of Australia.

In the absence of an appropriate Australian Standard Specification, the materials and workmanship shall be in accordance with the latest appropriate British Standard Specification.

Proprietary brand materials and articles shall be used in accordance with their manufacturer’s instructions.

The Builder shall pay all royalties and expenses and be liable for all claims in respect of the use of patent rights, whether in Australia or elsewhere, for or in connection with any article, materials and / or method of construction supplied under this contract and will indemnify the Proprietors against any claims arising therefrom.

B. 20 Construction Vehicles

Proper provision is to be made for the standing, loading or unloading of construction vehicles when parked at kerb-sides. An application must be submitted to the Local Council for their approval where loading and unloading of vehicles will encroach onto the adjacent street or streets. The application is to cover the removal and reinstatement of any regulated parking signs and / or meters.

There is to be no storage of building materials outside the boundary of the site so as to cause any disruption to vehicular or pedestrian movement during the construction period.

Construction vehicles shall not obstruct vehicular or pedestrian access to the adjacent properties.

B. 21 Care of the Works

The Builder is to keep all persons, including those employed by Subcontractors, under control, and within the boundaries of the site. The Builder will be held responsible for the care of the works generally until their completion, including all works executed and materials deposited on the site by himself or Subcontractors and Suppliers, together with all risks arising from the weather, carelessness of operatives, damage or loss by theft or any other cause and he is to make good, at his own cost, all such damage or loss to satisfactorily complete the works; he is to allow for all necessary watching and protective lighting.

The Builder shall be responsible for and take all precautions to properly support or stay the partly completed structure until it is completed or until it has developed through fabrication or during its full working strength.

The Builder shall comply with requirements of all authorities having jurisdiction over the works or part of the work. Ensure that all equipment employed complies with regulations applicable.

Cover and protect all materials likely to be affected by the weather.

Take responsibility for proper care and protection of all materials and equipment on site. When any room in the building is used as a storeroom the Builder will be responsible for any repairs patching or cleaning arising from such use. Under no circumstances will any workmen be permitted to mix any materials on the floors.

Men engaged upon the works may not use fittings or other equipment as a place for depositing tools, materials, support for scaffolding or for use as work benches. Provide and erect independent scaffolding, ladders and benches. Protect all fittings from dirt,plaster, moisture and damage, make good damage of work or materials without cost to the Proprietors.

B. 22 Existing Services

Existing services (such as drains, water-courses, public utilities and other services) if encountered, obstructed or damaged in the course of performing the work under the Contract, shall be dealt with as follows:

Repair, divert, relocate as required.

IF THE SERVICE IS TO BE ABANDONED:

Cut and seal or disconnect.

In either case, to satisfy the Authorities concerned.

Return meters to the appropriate supply Authority in the case of disconnection.

The cost of dealing as above with ‘live’ services not visible, or the location of which could not be ascertained by the Builder from the appropriate authority or from the Contract, will be allowed as a variation to the work under the Contract, provided that the Builder has taken all reasonable precautions to determine the location of existing services and safeguard them before trenching, relevelling, road-making, demolition, or similar operations are commenced.

B. 23 Temporary Services

The Builder shall provide and maintain all Temporary Services necessary for the execution of the work under the Contract. Install meters, valves etc. in accordance with the requirements of the relevant authorities. Pay all charges in connection with the installation and use of such services. Make such services available to Sub-Contractors, as specified in Clause B.15.

B. 24 Materials, Labour and Plant:

PROVISION OF MATERIALS, TOOLS, LABOUR AND CONSTRUCTIONAL PLANT: The Builder shall, unless the Contract otherwise provides, supply at his own cost and expense everything necessary for the proper completion of the work, and the proper performance of his obligations, under the Contract.

PROTECTIVE CLOTHING: The Builder shall provide all protective clothing such as helmets, goggles, gloves etc. to ensure proper protection for the workmen.

MISCELLANEOUS TRANSPORT: The Builder shall include all costs for providing and maintaining mechanical vehicles and transport necessary for the proper and expedient execution of the Works and shall include for miscellaneous truck hire for delivery of urgently required materials and plant.

CONSTRUCTIONAL PLANT: Constructional Plant shall comply with the relevant laws in operation in the State or Territory in which work under the Contract is being carried out.

REMOVAL OF MATERIALS OR CONSTRUCTIONAL PLANT: No Constructional Plant that is stipulated in the Contract and no materials shall be removed from the site without the prior written approval of the Architect, which approval shall not be unreasonably withheld.

MANUFACTURE AND SUPPLY OF MATERIALS:

The Builder shall give the Architect, upon request, full particulars of the mode, place and program of manufacture and source of supply and the performance capacities and such other information as the Architect considers necessary of any materials required for use in the work under the Contract. The Builder shall, before he arranges manufacture off-site of any works or fabricated item to be used in the work under the Contract, give the Architect reasonable written notice of his intention to do so.

QUALITY OF MATERIALS:

Unless otherwise specified, any materials to be incorporated in the Works shall be new.

Any material used in the work under the Contract and any standard of workmanship shall conform to the provisions of the Contract or, in the absence of any such provision, shall be of a kind which is suitable for its purpose and consistent with the nature and character of the Works.

MANUFACTURERS’ RECOMMENDATIONS:

Unless otherwise specified, use manufactured items in the work under the Contract in accordance with the current published recommendations of the manufacturer, relevant to such use.

PROTECTION OF MATERIALS: The Builder shall, at his own cost, provide adequate storage and protection for all materials, so as to preserve their quality and fitness for the Works.

B. 26 Standards

Unless otherwise specified all materials and workmanship are to comply with the relevant standard of the Standards Association of Australia.

Overseas standards named in the Specification shall be applicable in the same manner as Australian Standards to relevant materials and workmanship.

Where SAA Standards are quoted or referred to in the Specification, the Builder must obtain a copy of each and keep them on the site for the duration of the work.

B. 27 Samples

The Builder shall submit samples of materials and / or items to the Architect as required by the Specification.

Items for which samples are required shall be in accordance with an approved sample, or within a range defined by approved samples, as determined by the Architect, otherwise such items may be rejected. Do not order or fabricate such items until the relevant sample has been approved.

Allow 14 days for the assessment and approval of samples.

Keep approved samples in good condition on the site until Practical Completion.

B. 28 Testing

Unless otherwise specified, any testing required by the Contract shall be carried out by an approved member of the National Association of Testing Authorities Australia (NATA).

B. 29 Guarantees

The Builder will be required to guarantee the due and proper observance of all works involved in the Contract and warrant the materials and workmanship.

Where guarantees are called for the Builder shall obtain a written guarantee, addressed to the Proprietor, from the firm supplying materials or doing the work and shall deliver these to the Architect on completion of the work. Where guarantee periods exceed the Defects Liability Period guarantees shall be transferred to the Proprietor and the Builder shall ensure that guarantees are drafted in this form which shall not, however, relieve the Builder of his responsibility for the guarantee.

The Final Certificate for payment will not be issued until this requirement has been fulfilled.

The guarantee shall state that workmanship, materials and installations are guaranteed for a period as specified from the date of completion, and that any defects that may arise during that period shall be made good, and any work in other trades resulting from such making good shall be done at the expense of the firm doing the work, upon written notice from the Architects to do so.

The guarantee will not be enforced if the work is damaged by structural defects in the building in which case the responsibility for replacement will rest entirely with the Builder.

B. 30 Proprietary Items

A Proprietary Item shall be any item specified by naming one or more of the following: manufacturer, supplier, installer, trade name, brand name, catalogue or reference number, and the like.

The specification of a Proprietary Item shall not necessarily indicate exclusive preference for the item so identified, but shall be deemed to indicate the required properties of the items, such as type, quality, appearance, finish, method of construction, performance, and the like.

A similar alternative item having the required properties may be offered for approval. The Architect may, at his absolute discretion, approve or reject the alternative. No claim shall arise from any rejection.

Unless otherwise agreed, approval shall not be grounds for any claim for variation to cost or time.

When offering an alternative for approval, provide all available technical information, and any other relevant information requested by the Architect. If so requested, obtain and submit reports on relevant tests by an independent testing authority.

State whether the use of the alternative will require alteration to any other part of the Works. If the alternative is approved, carry out any such alterations without extra charge.

B. 31 Protection of Persons and Property

The Builder shall provide, erect and maintain all barricades, guards, fencing, temporary roadways, footpaths, signs and lighting and provide and maintain all watching and traffic flagging lawfully required by any public or other authority or necessary for the protection of the Works or of other property, or for the safety and convenience of the public and others, and shall remove the same when no longer required.

The Builder shall avoid obstruction or damage to roadways, driveways, footpaths, drains and watercourses, public utilities and other services on or adjacent to the Site which are visible, or the location of which can be ascertained by the Contract. Where overhead utility lines, underground pipes, conduits or cables exist on or in the vicinity of the site the Builder shall take care to protect the same from damage occurring but in the event of damage occurring the cost of necessary repairs and renewals shall be borne by the Builder. The Builder shall remove any obstruction immediately and make good any damage at his own cost, in default of which the Proprietors may employ and pay others to execute the work and recover the cost as a debt due to the Proprietors from the Builder under the Contract.

The Builder shall avoid interference with or damage to property adjacent to the site and shall provide temporary protection and shall repair and reinstate all damage caused thereto by him, either directly or indirectly.

The Builder shall be responsible for the adequate protection of adjoining properties and existing premises thereon, and shall make good any damage to them caused by building operations. The interests of the Proprietors must be safeguarded in every respect.

The Builder shall verify the position of adjoining structures including all works and services below ground level.

All measures necessary to safeguard the structural stability of existing structures, moisture and weather protection, sound protection and protection from any other aspect of the works which may affect adjoining properties shall be the sole responsibility of the Builder and he shall be fully responsible and is to indemnify the Proprietors against claims from the owners and / or occupiers of adjoining premises.

The terms adjoining properties includes all other properties affected by the Building Operations whether they have a common boundary with the site or not.

The Builder shall provide tarpaulins, sheeting or other means of temporary protection against weather to all exposed areas, securely fixed and maintained in a weatherproof condition for the duration of the Contract.

The Builder shall prevent nuisance to the owners of properties adjacent to the site, and to the public generally. The Builder shall be liable for, and shall indemnify the Proprietors against any claims or actions, and for any consequent delays which may arise out of any nuisance caused by the construction of the works.

Therefore, the Builder shall minimise any nuisance such as noise, dust, etc., and shall

take all measures necessary to ensure that vehicular and pedestrian access remain unobstructed and that the operations of the general public proceed unhindered by the Works.

B. 32 Materials Common to Several Trades

Excepting as may be specified in the various trade section, common materials are as follows:

Cement To be Portland Cement of an approved brand to comply with

the Australian Standards Specification and shall be delivered to the site in the manufacturer’s original branded bags

Sand Shall be clean, sharp river sand free of loam or vegetable matter.

Water Shall be pure, fit for drinking, and no other liquid shall be introduced.

Hydrated Lime Shall be an approved brand delivered to the site in the manufacturer’s original branded bags.

B. 33 Co-Ordination

The Builder shall be solely responsible for the coordination of all trades and subcontractors engaged upon the works and arrange the work so as to facilitate its general progress in an orderly manner. He will be responsible to settle all disputes between trades.

No extras will be admitted for making good after trades whose work is not completed in the proper manner and which could reasonably be expected to be completed prior to finishing trades. No consideration will be given to claims for extra payment or extensions of time arising from the Builder’s neglect to coordinate timing of works of various trades or to investigate supply of goods or materials specified and place orders in adequate time to secure delivery.

B. 34 Taxes

The Builder shall pay all taxes, sales tax and stamp duty for the Contract.

The Builder shall include for Sales Tax, if and as applicable, on materials excluding PC Items. The Contract Sums shall not be affected by any variation in the rate of Sales Tax or any variation in the law relating to Sales Tax, rendering additional item; subject thereto, or imposing on the Builder any liability to Sales Tax, to which at the date of contract, he is not subject.

Prime cost items, are quoted net and do not include any trade discount or Builder’s

profit . The Builder shall not be entitled to any trade discount except a discount for prompt payment. The Architect reserves the right to eliminate any provisional sums for the Contract on which no work has been done and the Builder will not be entitled to any percentage on them.

The Proprietors, through the Architects will select the PC items. The Builder will:

a) Reserve / order all fittings specified

b) Take delivery on site of the items and / or those provided by the Proprietor, check for discrepancies or faults and coordinate necessary replacements

c) Provide lockup store, store and fix complete unless otherwise specified and take risk of loss or damage

The Builder shall produce all invoices and receipts for goods and / or labours before a certificate covering value of such item, or the final certificate, is issued.

The Proprietors reserve the right to pay these accounts direct and arrange delivery, with the Builder being responsible for same after delivery. The Builder shall afford every reasonable facility for the execution of such work to other firms or persons as the Proprietors may select.

B. 36 Progress Payments

Notwithstanding the provisions regarding Progress Claims set out in the Contract, the Builder shall be entitled to receive payment at the rate of 90% of the value of the work executed to date of payment until the balance in hand shall amount to a sum equal to the Limit of Retention Fund, after which time the Builder shall be entitled to receive payment for the full value of the work executed and not included in any former payments. The minimum amount to be claimed in any one Progress Payment shall be $5,000.00 and shall be presented at monthly intervals.

B. 37 Limit of Retention Sum

The Limit of Retention Fund referred to in the Contract Documents shall be five percent (5%) of the Contract Sum.

B. 38 Notices and Fees

It will be the Builder’s responsibility to ensure compliance with the requirements of localand other authorities, having jurisdiction over the works, including the Building Code of Australia and amendments thereto, the Local Government Act, 1993 and Regulation and amendments thereto, Council By-Laws, and the Health Act, and give all notices, pay all fees and obtain all licenses, permits etc. from these Authorities.

The Building Permit Fee and security deposit to Waverley Council and the insurance premium to the Department of Fair Trading will be paid by the Proprietors and thereforethe Builder shall not make any allowance for these.

B. 39 Awards

The Builder shall observe all awards and pay all claims in respect of rates of pay and allowances and all other statutory requirements relating to the employment of labour.

B. 40 Colour Scheme

Builder to check with Architect on final colour schemes before orders are placed, and his agreement shall be sought and obtained.

B. 41 Conditions of Approval

Council’s Conditions of Approval are contained in Appendix ‘A’ of this Specification.

B. 42 Reports and Payments

On applying for a Certificate, present to the Architect a correct report and statement, of the works covered by the previous period showing that information required by the conditions of contract.

Before the first Certificate will be issued, the Builder shall submit:

a) A trade breakdown of costs that will allow the actual value of work completed to be calculated for the purposes of progress payment.

b) Evidence of Insurance Cover as required by the Conditions of Contract

c)A statement that no wages or moneys are due or owing

Before any further Certificates will be issued, the Builder shall submit information as required in a), b), and c) above.

Before the Final Certificate will be issued, the Builder shall lodge with the Architect:

a) A Statement that no wages or moneys are due or owing

b) All guarantees specified

c) Complete statements of accounts, variations to the contract

d) Certificates of approval from all authorities issuing such approvals, having jurisdiction over the building

e) Survey certificate as specified

f) All drawing details and specifications which have been issued to him by the Architect

g) Statement by Builder that there are no known claims of damages from owners of adjoining properties

B. 43 Liquidated and Ascertained Damages

If the Builder fails to effect practical completion of the works by the date stated in the Appendix of Conditions of Contract or within any extended time fixed under Section 9 of the Contract, and the Architect certifies in writing that in his opinion the same ought reasonably to have been completed and that Liquidated and Ascertained Damages should be paid or allowed, the Builder shall pay or allow to the Proprietor such sum calculated at the rate of Liquidated and Ascertained Damages, when the works exceed the date for practical completion.

B. 44 Unfixed Materials and / or Goods

Where the Builder requires early delivery of materials and / or goods for the works he shall apply to the Architects in writing for permission to make such purchases, stating reasons why such materials and / or goods should be delivered earlier than would appear normal or is required for the works.

Where materials and / or goods are delivered earlier than is required for the works, they shall be stored on or adjacent to the site and shall be protected against weather and accident or theft.

Payments for materials and / or goods shall not be made prior to delivery unless specific circumstances may require, in which case the Builder shall apply to the Architects in writing stating reasons why such payments should be made. Payment for materials and / or goods situated off site will only be considered for materials and or goods specially fabricated for the works.

Where off site payments are authorised by the Proprietors, the Builder shall, before the Architect will issue a certificate in this respect, provide evidence that the following conditions have been met.

The storer acknowledges in writing that the materials and / or goods are held by him as bailee and stored for and on behalf of the Proprietors. The materials and/or goods shall:

B. 45 Cleaning

The Builder shall take adequate measures to ensure the clean and orderly performance of the Works on the Contract, and make full provision for the removal of all rubbish, debris, surplus materials, etc. as they accumulate including those of every Subcontractor and for the tidy disposal, stacking and storing of materials.

The job shall be constantly cleared of rubbish, etc. and swept over and maintained in a tidy condition and all pipes, outlets and similar areas shall be kept continually clean of all rubbish, etc.

The Builder shall allow in his Tender to comply with all the conditions contained in Appendix ‘A’ which are applicable to the carrying out of the Works.

B. 46 Defects Liability

Any defects, excessive shrinkages and any other faults notified by the Architect to the

Builder within twelve (12) months after the date of Practical Completion and which are due to materials or workmanship not in accordance with this Specification, shall be made good by the Builder at his own cost, unless the Architect shall otherwise instruct.

B. 47 Dimensions and Surveys

The Builder is to verify positions of boundaries, services and levels, by obtaining survey marks prior to commencement of works and to ensure that all levels and setbacks to new work shown in the Architectural Drawings are strictly adhered to.

The Builder is to obtain a Registered Surveyor’s Certificate confirming setbacks from boundaries, dimensions and levels shown on the approved plans and shall submit same to the Architect at footing stage and on completion of the Works. Refer also to Conditions of Approval contained in Appendix ‘A’.

The Builder shall be responsible to ensure that the whole of the Works, as finally constructed, shall be contained within the boundaries of the Site as defined on the Survey Plan and to the setbacks and levels shown on the Architectural Drawings. The Builder shall be liable for and indemnify the Proprietor against, any liability, loss claim or proceedings in respect of encroachments or errors in dimensions and / or levels.

The survey fees for the above will be paid for by the Builder.

B. 48 On Completion

At the completion, the whole of the Works shall be clean and all rubbish, surplus materials, plant equipment etc. removed. Builder to make good as necessary.

The Builder shall clean and polish all glass; remove all dirt marks; sweep, scrub or polish, as required, all floors; ease and adjust all doors and windows; test all services, installations and fittings; oil all locks, hinges and moving parts of hardware; tabulate all keys; clear all drains; check all services and leave the whole of the residence in a sound, perfect and watertight condition, to the satisfaction of the Architect.

The Builder shall employ an approved firm of professional cleaners to carry out the work described below. The use of unskilled labour for this work will not be accepted.

a) Clean all windows glass and frames both inside and out on all faces

b) Remove all render and plaster spots on all surfaces

c) Dust all walls, ledges and projections, etc.

d) Wash, if necessary to clean all walls, stonework, etc.

e) Wash out and clean toilet, bathroom and laundry floors, fittings, mirrors, walls, sink etc.

f) Clean and polish all floors other than carpet which shall be swept with a broom and vacuumed

g) Remove all paint spots from floors and walls

h) Wash and dry all concrete floors and concrete slab areas

i) Clean out all ducts, cupboards, etc.

B. 49 Practical Completion

Pursuant to the provision of the Conditions of Contract, a Certificate of Practical Completion will not be issued until the Builder provides the following items:

a) All parts of the works are ready for occupation and / or use

b) All services are tested and operating satisfactorily and approved by the appropriate authorities

c) All work included in the Contact is performed, including such rectification as may be required to bring the work to standards acceptable to the Architect.

d) Final Survey Certificate is supplied

e) Any ‘As - Built’ drawings and / or operating manuals, if required are supplied and approved

f) All guarantees called for in the Specification are supplied

1.00 DEMOLITION

1.01 Generally

All demolition associated with the proposal shall comply strictly with AS2601 andAS2436 and shall be carried out in a careful and systematic manner. The part of each building below the part being currently demolished shall be maintained in a structurally sound condition and all parts of the building left safe at the cessation of each days work. Carry out any demolition work not especially mentioned herein but necessary for execution of new work. Adequate measures are to be taken to avoid damage and to minimise any nuisance caused by demolition, such as dust, noise, etc. to adjoining properties. Refer to Clause B.31 Protection of Persons and Property as well as conditions contained in Appendix ‘A’.

1.02 Extent of Work

Generally perform the demolition work necessary to carry out the work under the Contract. Refer to the Architectural and Structural Drawings and this Specification for the extent and details of the demolition work.

Perform all demolition required to carry out the works as documented.

Generally the extent of the work includes, but is not necessarily limited to the following:

- Demolish entire existing two storey residence to the extent shown on the Drawings, including walls, floors, ceilings, roof etc…

- Demolish front sandstone wall, fence and garage

- Demolish external concrete slabs, paths, paving, etc to the extent indicated on the Drawings

- All other demolition required to carry out the works as documented

1.03 Protection

The Builder shall provide protection for and take all measures necessary to ensure that no damage is caused to the adjoining properties and take all steps to avoid causing any nuisance whatsoever to or disturb the privacy of the occupants of adjoining properties. Materials and rubbish from demolition shall be watered down to control dust. No extension of time or cost for same will be granted for loss of time which may be incurred through legal proceedings by others and/ or the issue of notice from authorities having jurisdiction over the works caused by the Builder not having taken the precautions specified above. The Builder shall be liable for, and shall indemnify the Proprietors against, any claims or actions, and for any consequent delays which may arise out of any damage or nuisance caused by the demolition. The Builder shall provide tarpaulins, plastic sheeting, membranes etc. and all other means of temporary protection against weather to those areas under construction requiring such protection. The weather protection shall be securely fixed and maintained for the duration of the contract. The proposed method of protection shall

ensure total waterproofness to those areas under construction requiring such

protection.

1.04 Existing Services

All existing services which are not to be retained shall be disconnected, sealed off, removed, altered or diverted as necessary for the Works by licensed contractors, strictly in accordance with the regulations of the Authorities concerned.

1.05 Temporary Supports

Provide all temporary supports/propping, etc.., to ensure the stability of parts/whole of the structure to be retained and those parts under construction, as well as adjoining structures. Refer to Structural Engineer’s drawing for underpinning procedure.

1.06 Upon Completion

Ensure the correct repair of all structures, finishes and services damaged during demolition. All demolished material will become the property of the Builder and shall be removed entirely from the Site, unless otherwise requested by the Proprietors prior to commencement of work.

2.00 EXCAVATION SHORING AND FILLING

2.01 Extent of Work

The work specified under this section includes all the labour, material and equipment and services necessary for, and incidental to, the following:

a. Particular excavation to required levels for new footings, slabs and contiguous piers to the depths and sizes shown on the Structural Engineer’s drawings.

b. Sand filling and consolidation under new slabs on ground and selected granular backfill behind new retaining walls as shown on the Structural Engineer’s drawings.

c. Removal of all excavated material from the Site.

d. Protection of adjoining properties, and excavation and backfilling for soil drainage pipes, and other services necessary.

2.02 Compressors & Power Tools

The use of compressors and power tools shall be restricted so as to comply with AS 2436 and cause no inconvenience to the occupants of adjoining properties. All equipment shall be fitted with the most efficient silencer commercially available to minimise noise. The Builder indemnifies the Proprietors in respect of any claims, demands or complaints by, or from, third parties ( including, but not limited to, the owners and occupiers of adjacent properties ) relating to, or arising out of all such equipment. Refer to Conditions contained in Appendix ‘A’.

2.03 Dewatering

All excavations and the site shall be kept free of water by the use of pumps at all times and water shall be delivered to the street gutter or drainage sumps as Council may direct. Refer to Conditions contained in Appendix ‘A’.

2.04 Dimensions For Excavation

All dimensions shown on the drawings for excavations are the net dimensions required. Within the boundaries of the Site the Builder shall make allowance for any excavation beyond these dimensions which he requires for working space, timbering, etc., together with sand backfilling and consolidation.

2.05 Timbering And Shoring

Shore, timber or otherwise maintain the sides of all excavations and construct all runways clear of excavations. The sides of excavations shall be prevented from falling into fresh concrete. The Builder must provide for and ensure the stability of the sub-soil status of all the adjoining properties against subsidence, cracking or collapse during excavation works. In addition the stability of the buildings, and/ or outbuildings and fences on the adjoining properties must be maintained.

It shall be the sole responsibility of the Builder to provide an adequate method of

stabilisation to comply with the requirements of this specification and to the approval of the Architects, the Structural Engineer and Waverley Council. Refer to Conditions contained in Appendix ‘A’.

2.06 Testing

All footings shall be inspected by the Structural Engineer to determine the suitability of the founding material.

2.07 Excavated Materials

All excavated materials, including those excavated by others, shall be removed from the site by the Builder.

2.08 Over-Excavation

In the event of excavation in excess of that nominated, same, together with any inadvertent voids, are to be backfilled with mass concrete to the nominated levels and/or surfaces. Claims for additional payments will be considered where such over-excavation has been authorised by the Architect.

2.09 Setting-Out

Accurately set-out the Works in accordance with Architectural Drawings and to the detailed requirements of the services sub-contractors. The Builder is to have the boundaries of the site surveyed and marked prior to excavation and ensure that no portion of the proposed alterations and additions encroach beyond the boundaries on site. Refer to Conditions contained in Appendix ‘A’.

Should excavation be required below the footings of buildings on adjoining allotments notice is required to be given to the owners of these.

2.10 Particular Excavation

Excavate in materials as found down to the required levels for all new foundation pads, strip footings, retaining wall footings, etc. for the full lengths and areas indicated on the drawings. The sides and set-up of all excavations shall be kept plumb and true to line.

2.11 Filling

Backfill to the levels shown on the Architectural Drawings with approved backfill. For compacted fill under slabs refer to Structural Engineers Drawings for details.

2.12 Protection

3.00 CONCRETOR

3.01 Generally

Builder shall construct all concrete work, including formwork and reinforcement, and supply, transport and place all concrete required for the work strictly in accordance with the particular requirements indicated on the Structural Engineers Drawings and A.S. 3600 for concrete; and AS 1302 and AS 1304 for reinforcement. Refer to Construction Notes and Specifications on the Structural Engineers Drawings. Any discrepancy or ambiguity in the Contract Drawings shall be referred to the Architect before proceeding. Builder shall provide a foreman experienced in reinforced concrete construction and conversant with current SAA Codes to supervise each phase of the work. Concrete shall not be mixed or placed without the approval of the Architect or the Structural Engineer. The Architect and Structural Engineer require a minimum of thirty six ( 36 ) hours notice of Builder’s intention to pour concrete. All formwork, reinforcement, stools, cores, bolts, conduits, etc., shall be set in position a minimum of one ( 1 ) working day before concrete is placed. Builder shall be responsible for the following aspects of the work: - Sufficiency of the whole of the formwork. - Correctness of the reinforced supply. - Co-ordination of sub-contractors cores, pockets and embedment. Building-on of

anchors, etc. - Accuracy of reinforcement fixing. - Production of concrete with required properties. - Placement of concrete. - Testing of concrete. - Curing and protection of concrete. - Rectification of rejected concrete.

3.02 Extent Of Work

Generally perform the concrete work necessary to carry out the work under the Contract. Refer to the Architectural and Structural Drawings and this Specification for the extent and details of the concrete work.

3.03 Formwork

GENERAL

Formwork is to be designed and erected to comply with AS 3610 and a certificate stating this is to be provided by the Builder on request The whole of the formwork shall comply with the Structural Engineer’s drawings and details and as described below:

The responsibility for the sufficiency of the whole of the formwork shall rest entirely with

the Builder. Concrete work which does not comply with the tolerances specified, or has other defects due to inadequacy of formwork, shall be removed and replaced, or the defect shall be remedied as directed. All at the Builder’s cost.

TOLERANCES

The dimensional tolerances of the formwork shall be such that the concrete produced from the forms shall conform to the dimensional tolerances specified by the Structural Engineer.

TREATMENT OF FORMS

All form linings shall be treated prior to placing of concrete with a suitable release agent.

CLEANING OF FORMS

All dust, debris and rust or other stains, shall be removed from the interior of the forms before the concrete is placed.

STRIPPING, REMOVAL OF FORMS

Forms shall not be removed until the concrete in contact with them has hardened sufficiently to withstand such action without damage. Striking and removal of forms shall be carried out carefully and under the Builder’s direction to ensure the concrete is not jarred nor the surface damaged. The Builder shall take particular care in such striking and removal of formwork in areas which are to remain permanently exposed. The minimum stripping time for each reinforced concrete element whether post tensioned or conventionally reinforced shall be as directed by the Structural Engineer. Removal of bottom forms between bearers or props prior to the removal of supports may be permitted by the Structural Engineer, provided the formwork has been designed to allow such removal without disturbances of the supports. The contractor shall provide sufficient tomming to ensure that the loads caused by green concrete floors (not up to design strength F’c, as shown in the specification or on the drawings), formwork, building equipment and materials, is supported by such a number of concrete floors that no floor carried loads exceed its capacity. The number of floors to remain tommed will depend on the design dead and live load of the floors, the pouring cycle and the rate at which the concrete gains its strength. Neither walls, nor any permanent loadings, shall be erected on any part of the structure while any part is still supported by formwork.

To be plastic faced plywood. All formwork for the project shall conform to the following and shall be constructed as follows: i) Face texture uniform with make up pieces of large size and accurately leveled at

joints. ii) Joints to be close butt fitted. iii) Arrises finished with selected fillet as elsewhere specified iv) After stripping, boniness only to be treated.

Fillets

A continuous 20mm x 20mm dressed softwood fillet shall be fitted in each of the following locations. i) All exposed column arrises. ii) All exposed beam arrises. iii) Drip moulds to all exposed edge beams

ex 50 x 25mm or plastic drip at contractor’s discretion

3.04 Reinforcement

REINFORCEMENT SUPPLY

Reinforcement supply shall conform to AS 1302 and AS 1304 unless otherwise specified.

Reinforcement shall be supplied free of loose mill, scale, loose rust, mud, oil, grease or any other coating which might reduce the bond between the reinforcement and concrete.

REINFORCEMENT FIXING

Reinforcement shall be fixed in accordance with contract documents and within the tolerances specified by the Structural Engineer. Reinforcement shall be free from unspecified bends, kinks and similar defects and shall be securely fastened in position. Reinforcement shall be positioned using spacers or stools of approved design. Reinforcement shall not be positioned using bare steel supports which extend to the surface of the concrete unless such surface is in a protected location with subsequent render or similar cover. Reinforcement shall not be supported on wood, brick, aggregate or the like. Each core hole and embedment of service lines and fittings not indicated on drawings shall be approved by the architect before proceeding. New reinforcement shall not be cut to provide space for a core hole or embedment. Any displacement of reinforcement shall be approved by Engineer.

3.05 Concrete

MATERIALS

Cement, unless otherwise specified or noted on Structural Engineer’s drawings, shall be Type A Portland Cement in accordance with AS 2350.

Aggregate, shall conform to AS 1141 and 2758.

Water, Shall be clean, fresh and free of any impurity which may be deleterious to steel or concrete and drawn from a reticulated service.

Admixtures, shall conform to AS 1478. Admixtures to be used shall be noted on Structural Engineer’s drawings. Additional admixtures shall not be used unless approved by the Structural Engineer.

SUPPLY

Concrete shall be made with Portland cement, coarse aggregate fine aggregate, water and any specified or approved admixtures. Characteristic compressive concrete strength required for each Structural element is indicated on the Structural Engineer’s drawings, against symbol F’c.Concrete mix shall be such as will produce a plastic concrete, readily workable into form corners and angles and around reinforcement by the job placement methods, without permitting materials to segregate or excess free water on concrete surface. Ready mixed concrete shall be produced in accordance with requirements of AS 1379 unless otherwise specified or indicated on drawings.

SAMPLING & TESTING Where characteristic strength is specified, testing as described in AS 1012 shall apply and samples and specimens shall be taken at site. The sampling method shall be in accordance with AS 1012.

CONCRETE PLACING The concrete shall be placed in accordance with the contract documents and within the tolerance specified. The responsibility for the placing of the concrete shall rest entirely with the Builder. Concrete which does not comply with this specification is liable to be rejected.

Placing

The concrete shall not be placed if the slump is not within the required limits. There shall be no additions of water or any other material to the concrete at the site without the approval of the Structural Engineer. The concrete placing shall be carried out continuously between the construction joints and in such a manner that a plastic edge is maintained. Where construction joints are shown on the Structural Engineer’s drawings, they shall neither be eliminated nor relocated without the approval of the Structural Engineer. Where construction joints are not shown on the Structural Engineer’s drawings but are requested by the contractor, the Structural Engineer may allow joints to be made but their location and design shall be to his requirements. Before fresh concrete is placed against hardened concrete at construction joints, the joint surface of the hardened concrete shall be thoroughly roughened and cleaned so that all loose or soft material, all foreign matter, and all laitance are removed. Immediately ahead of concrete placement, the joint surfaces shall be dampened and coated with a layer of neat cement slurry. The layer shall be brushed into the joint surfaces and shall not be allowed to dry out before the fresh concrete.

Compaction

The concrete shall be thoroughly compacted by means of mechanical vibrators and hand methods, and carefully worked around the reinforcement and embedded fixtures, under waterstops and into the corners of the formwork. The compaction shall be such that all air or stone pockets which may cause honeycombing, pitting or places of weakness are eliminated.

Hot Weather Requirements

Concrete which is placed when the surrounding air temperature is greater than 32oc , shall have a temperature not greater than 32oc when placed in the forms. In addition, the formwork and reinforcement shall be maintained at a temperature not greater than 32oc by protection, cold water spraying or other effective means.

CONCRETE STRENGTHS Concrete strengths for all concrete to be used in the works is noted on the structural drawings. These strengths shall not be varied without the approval in writing of the Structural Engineer.

CONCRETE DETAILS Form up, reinforce as detailed and/ or specified and pour all concrete to the various strengths and to the various dimensions and profiles as shown on the Architects and Structural Engineers drawings.

SUPERVISION OF CONCRETE All concrete work shall be carried out under the direct supervision of a capable foreman experienced in reinforced concrete construction.

3.06 Insitu Finishes To Unformed Surfaces

GENERAL

The unformed surface of the concrete shall be finished in accordance with the following types in which the concrete finish type shall be as described.

Type CSC -Scratched Finish (Surfaces to be topped, tiled etc. as required) After the concrete has been placed, struck off, consolidated and leveled to a Class B tolerance, the surface shall be roughened with stiff brushes or rakes before final set.

Type CFF - Scratched Finish Floating shall begin when the water sheen has disappeared and or when the mix has stiffened sufficiently to permit the proper operation of a power driven float. The surface shall then be consolidated with power-driven float. Hand floating shall be used in locations inaccessible to the power-driven machine.

Type CRS - Steel Trowelled Finish Where a trowelled finish is specified, the surface shall be finished first with floats, as specified above, where applicable, then with power trowels and finally with hand trowels. The surface shall be thoroughly consolidated by the hand trowelling operations. The finished surface shall be free from any trowel marks, uniform in texture and appearance, and shall be planed to a Class A tolerance.

Type C - Integral Surfacing (surfaces to be carpeted) Screed off concrete immediately after pouring to the levels indicated, apply additional cement driers, dust over slab, work with wood float and finish with steel trowel to a smooth even finish.

Type CFB - Broomed Finish (External pavement slabs and driveways not scheduled to be finished) Give a coarse transverse scored texture by drawing a broom across the surface. This operation follows immediately after floating and shall be performed as outlined in Type CFF in the foregoing.

3.07 Curing & Protection

Freshly cast concrete shall be protected from premature drying and excessively hot or cold temperatures. CURING

All exposed surfaces of concrete (surfaces which are not in contact with forms) shall be cured as specified by the Structural Engineer.

PROTECTION

The concrete shall be protected from damage due to load over-stresses, heavy shocks and excessive vibration, particularly during the curing period. All finished concrete surfaces shall be protected from damage due to any cause such as construction activities, rain and running water. Self-supporting structures shall not be loaded in any way which will overstress the concrete.

3.08 Rejection

Hardened concrete shall be liable to rejection if the test strength of the sample is less than F’c specified, or if:

i. It fails to comply with the particular requirements specified herein or specified by the Structural Engineer

ii. It is porous, segregated, or honeycombed, or, iii. Its placing has been so interrupted that there is a construction or like joint not to

the Structural Engineer’s approval or, iv. The reinforcing steel has been displaced or, v. Construction tolerances have not been met or, vi. The required surface finish has not been achieved or, vii. The concrete can be shown to be otherwise defective.

3.09 Services In Concrete Work

All ducts, conduits, sleeves, sumps, bolts, boxes and cleats, etc...where shown on the Structural Engineers drawings are to be positioned on the formwork and are to be approved by the Structural Engineer.

CORING FOR AND LAYING PIPES, CONDUITS, ETC.

In accordance with SAA Codes and in addition where core holes and service lines and fittings are required, and not shown on the Structural Engineers drawings, they shall be to the approval of the Structural Engineer, and shall generally involve slight moving of the reinforcement. No cutting of the reinforcement shall be permitted and no cores shall be cut after the concrete has been poured except with the approval of the Structural Engineer. Where ducts, piping or conduits of any description pass through concrete, accurately determine positions in consultations with trades affected, and set cores of required size, or sleeves provided by particular trade, as required.

Where pipes, conduits, etc. of outside diameter less than 25mm are embedded running parallel with the surface of the concrete, they shall have clear concrete cover equal to their outside diameter but not less than 40mm. They shall be placed so as not to displace reinforcement from its correct position, and shall be at least 100mm clear from any pipes, etc. The placing of pipes, conduits, etc. of outside diameter greater than 38mm shall be subject to Structural Engineers approval. All conduit or pipe layouts are to be approved by the Structural Engineer before work is commenced. These conduits or pipes shall be laid over the bottom reinforcement and under the top reinforcement.

3. 10 Joints Between Concrete and Other Material

See Contract drawings and other trades for necessary jointing between reinforced concrete work and/ or other materials. All expansion joints between two concrete surfaces and/ or between concrete and other materials are to be free of all contact and clear of the dimensions specified and are to be inspected and approved by the Architect before being covered and/ or filled with mortar. This applies to all expansion joints, vertical as well as horizontal. Where expansion joints in concrete are to contain

water seals in P.V.C. or metal designed and shown by the Engineer they are to be

dealt with as above.

3. 11 Construction Joints

All points of stoppage in concrete of half an hour or more will be deemed construction joints to be planned in advance as far as practicable and where not horizontal to be made against tight formwork producing approved keys. The construction joints shall be located where indicated on Structural Engineers drawings and/ or where directed by the Structural Engineer. Reinforcement at construction joints shall be as shown on Structural Engineers drawings.

3. 12 Concrete Reduced Levels

Reduced levels shown on the Architectural Drawings are shown as either finished or structural levels. Before pouring any R.C. slabs, the Builder shall confer with the Architect for the set-down to be allowed for finishes. Structural floor levels shall be set out so that different adjoining floor finishes specified shall be flush. Where floor wastes are shown and where floors are shown graded to outlets allow for setting down the structural slabs to take extra thickness of grading required. Beams and slabs are not to be cranked but set down for their whole length.

3. 13 Floor Finishes

Refer to Architectural Drawings and / or this Specification, for superimposed finish to concrete floor slabs.

3. 14 Waterproof Membrane

For the full area of all area slabs on ground lay an approved PVC waterproof membrane not less than 0.25mm in thickness approved equal to ‘Fortecon’. The membrane shall extend under all edge thickenings and vertically up edge of slab, terminating approximately flush with finished floor level of the slab. The membrane shall be lapped at least 300mm, at all joints and taped with an approved adhesive tape at least 50mm wide. At all vertical junctions, the membrane shall be turned up the full depth of the slab. Reinforcement chairs are to be suitably cushioned to eliminate the possibility of puncturing the membrane. Any damage to membrane is to be repaired prior to the placing of concrete all to the approval of the Architect. The membrane shall be laid and/ or fixed immediately prior to pouring of concrete and where during pouring the membrane is pierced the pour shall be stopped and membrane made good before pouring recommences. Before the membrane is laid, the Builder shall ensure that the surface of the fill is compacted suitably smooth and to the Structural Engineers specification and obtain the approval of the Architect prior to commencement of the laying.

4.00 STRUCTURAL STEELWORK

4.01 Generally

Supply and fix complete all structural steel elements including columns, beams and framing. Refer to the Structural Engineers drawings and specifications for the extent, details and finish of the structural steelwork required. Structural steel design, fabrication and erection to comply with AS 4100 and all other relevant SAA standards. All external structural steelwork shall be hot-dipped galvanised to AS 1650.

4.02 Extent of Work

Generally perform the structural steelwork necessary to carry out the Contract. Refer to the Architectural and Structural drawings and this specification for the extent and details of the structural steelwork. This section covers the supply, fabrication, shop priming, delivery and erection of all structural steelwork shown on the drawings. The structural work includes the following:

Preparation of all workshop drawings, including marking plans and holding down bolt plans.

Supply, fabrication and delivery to site of all structural steel and all accessories such as holding down bolts, bolts, nuts, washers, bridging, bracing, etc.

Cleaning of all steelwork.

Shop priming of steelwork.

Site touching up of field connections, damaged areas etc. with priming paint.

Erection of all steelwork.

4.03 Shop Drawings

All work will be carried out in accordance with the drawings. The Builder will ensure that the Steelwork Contractor prepares all workshop drawings, including holding down bolt plans and marking plans for erection. Shop drawings will be fully detailed and drawn to scale, and will comply with the requirements of Clause B.11. No work is to be fabricated until from the Architect approval is obtained.

4.04 Accessories

Provide all necessary components, bolts, nuts, screws, washers and other required fastenings for proper erection of the various items of work.

4.05 Dimensions

Verify all dimensions on site, as required, for all work shop fabrication. Before commencing work examine adjoining work on which installation is in any way dependent for perfect workmanship and fit. Give written notice of any found deficiencies which would prevent proper and timely installation of work under this section.

4.06 Coordination

Carefully schedule and coordinate work with other trades. Provide anchors, fastenings and other built-in items as required to prevent delay in the work. Give special attention to shop drawings and details of adjacent work by other trades.

4.07 Workmanship

The various manufactured items of this trade shall be fabricated in properly constituted workshops in accordance with best trade practice by specialist firms approved by the Architect in accordance with the detail drawings and approved workshop drawings. Make all members true to length. Mild Steel parts shall be continuously fillet welded; fill and grind smooth all welds and parts exposed to view, remove weld marks and leave all exposed surfaces free of fabrication marks, mitre corners and angles of mouldings, members, etc., ease sharp corners unless otherwise shown. Bends, twists, open joints and projecting materials at corners will not be permitted.

4.08 Substitution

Details of any proposed substitution will be submitted to the Structural Engineer for checking and approval before fabrication commences.

4.09 Fabrication

Shop assemble work in largest practical sections to minimise job connections. Deliver miscellaneous metal items requiring building into concrete or brickwork to the job, together with setting diagrams, measurements and instructions; properly build-in and secure items with necessary clips, anchors and bolts. Make installation with workmen skilled in the particular type of work required; set work plumb and true; properly assemble and erect in a rigid and first class workmanlike manner. Carefully set out and do all required cutting, drilling and tapping for attachment of other work where indicated or as directed, prior to or with the approval of shop drawings. No burning of holes or flame cutting on site will be permitted. Mitre, cope or block carefully. Galvanising specified for steel assemblies to be done after fabrication. The Structural Engineer will be notified in advance of the commencement of work in the fabrication shop in order that he may inspect materials and workmanship. During fabrication, the Structural Engineer will have access at all reasonable times to all places where work is being carried out and will be provided by the Builder with all the necessary facilities for inspection while the work is in progress. The responsibility for the supply of materials free from defects and deficiencies, and for correct and accurate fabrication will rest entirely with the Builder.

All steel used in the work will be new and free from butt welds or other forms of splices

unless shown on the approved shop drawings. All steel will be of the sections shown on the drawings unless a substitution has been approved. Tolerances, fits and finish, when not definitely specified will conform with the best modern shop fabricating practices. At splices and positions of butt welds, bevel preparations will be by cutting or equivalent to produce neat, clean and even surfaces. Members of framed structures will have centre of gravity lines intersecting at panel points. When this is impractical the amount of eccentricity will be approved by the Structural Engineer. All holes for bolts will be drilled and will have 2mm clearance except for holding down bolts which will have 6mm clearance. All burrs, fins or other defects will be removed from the steel after drilling. All connections except where specifically detailed on the drawings may be regarded as typical standard connections and will develop the full strength of the member. Welding will comply with AS 1554 and the requirements specified in AS 4100. Surfaces to be welded will be free from oil, paint, heavy scale or any other deleterious substance which would affect the quality of the weld. Welded members will have all parts well pinned up and firmly drawn together before welding is commenced. The several pieces forming one built-up member will be straight and fit closely together and finished members will be free from twists, bends and open joints. Adequate precautions will be taken to prevent member distortion due to welding. Members which have been damaged during handling and materials for workmanship not complying with this specification will be made good by appropriate methods to the satisfaction of the Structural Engineer.

4. 10 Cleaning and Priming

All steelwork after fabrication will be cleaned of all rust, loose and poor adhering mill-scale, weld splatter, flux, dirt, oil, grease and any other deleterious matter by scraping, wire brushing by hand, power tool cleaning and chipping and by the use of suitable solvents where necessary to ensure the steelwork is clean. All steelwork unless otherwise noted shall receive one coat of shop priming paint at least 48 hours before delivery to the site. The priming paint shall be applied immediately after cleaning of the steelwork and shall be applied in a uniform thickness and in strict accordance with the manufacturer’s recommendations.

4. 11 Delivery

All items of steelwork will be loaded, transported, unloaded and stored in a manner such that no excessive stress will occur in any part of the work and coating damage is kept to a minimum. The Builder will be responsible for the protection of the steelwork during and after delivery and any bent or twisted, or otherwise damaged members will be corrected or replaced as directed by the Structural Engineer.

4. 12 Erection

The responsibility for erecting the steelwork to correct level, alignment and plumbness and for maintaining the structure in a safe and stable condition during erection will rest entirely with the Builder. Permanent connections will not be made until correct alignment, level etc. has been obtained in those parts of the structure as will be stiffened thereby. Bolts will be mild steel bolts. Suitable tapered washers shall be used under the head or nut of a bolt bearing on a bevelled surface. The threaded portion of a bolt will project through both ends of the nut by at least one thread after being tightened. The joined parts will be drawn together. Correction of minor misfits by field cutting, drilling, welding, etc. will be considered as a legitimate part of erection. Any error in shop fabrication which prevents the proper assembling and fitting of parts will be immediately reported to the Structural Engineer and his approval of method of correction obtained. After erection all steelwork will be left free from mud, dirt, oil and grease, and any abrasions or welds will be cleaned down to bare metal and touched up with priming paint. All safety precautions relating to the erection of steelwork as laid down by the relevant Statutory Authorities will be observed, and the Builder will supply all safety guards, barricades, etc. necessary for the protection of persons and equipment during erection.

4. 13 Fixings

As shown on the drawings and/or specified OTHER than explosive charge fixing devices. All screw, cavity and bolt fixing fasteners used in each instance shall be the appropriate type as recommended by the manufacturer for the purpose. Use fastenings of types and materials suitable for use with materials which are fastened and joined. For exterior steelwork use fastenings of galvanised steel or other non-rusting types as approved.

5.00 METALWORK

5.01 Generally

All metalwork shall be constructed with the various materials in accordance with detail/shop drawings and/or as hereafter specified and shall comply with all relevant SAA codes. All items referred to and/or shown on structural engineer’s drawings shall conform with the provisions of workmanship, materials and finish as before specified under Section 4.00 “Structural Steel” and shall be as specified in that trade.

5.02 Extent of Work

This trade includes all the major and minor metalwork items included in the works excepting metalwork and hardware incidental to other trades and structural steelwork.

5.03 Shop Drawings

All work will be carried out in accordance with the drawings. The Contractor will prepare all workshop drawings. Shop drawings will be fully detailed and drawn to scale and will comply with the requirements of Clause B11. No work is to be fabricated until approval is obtained. Shop drawings required are specified under each metalwork item.

5.04 Accessories

Provide all necessary components, bolts, nuts, screws, washers and other required fastenings for proper erection of the various items of work.

5.05 Dimensions

Verify all dimensions on site, as required, for all work shop fabrication. Before commencing work examine adjoining work on which installation is in any way dependent for perfect workmanship and fit. Give written notice of any found deficiencies to prevent proper and timely installation of work under this section.

5.06 Coordination

5.07 Workmanship

The various manufactured items of this trade shall be fabricated in properly constituted workshops in accordance with best trade practice by specialist firms approved by the

Architect in accordance with the detail drawings or approved workshop drawings where

called for hereinafter. Make all members true to length. Mild Steel and Stainless Steel parts shall be continuously fillet welded: fill and grind smooth all welds and parts exposed to view, remove weld marks and leave all exposed surfaces free of fabrication marks, mitre corners and angles of mouldings, members, etc., ease sharp corners unless otherwise shown. Bends, twists, open joints and projecting materials at corners will not be permitted. Keep all edges clean, neat and free from burrs and indentations. Remove sharp edges without excessive radiusing. Fit joints accurately to a fine hairline. Form bends in tube sections without unduly deforming the true cross-section. Aluminium shall be argon arc welded, same finished smooth and even as specified above. Match colours of sheets, extrusions and heads of fastenings in colour finished work. Architectural alloys, brass, copper, bronze, shall be generally silver soldered and mechanically jointed, except where noted brazed or welded on the drawings and finished smooth and even as specified above.

5.08 Making Good

All galvanised or primed metalwork items damaged during installation through welding, drilling, cutting or site handling to be made good to affected areas to match existing finish. Galvanising to be made good with 2 coats of Galmet or approved equal cold galvanising paint.

5.09 Materials

Use metals suited to their required function, finish and method of fabrication, in sections of adequate strength and stiffness for their purpose. Use metals clean andfree from mill scale, rust, pitting or other surface defects and complying with all relevant SAA codes.

5. 10 Welding, Brazing & Soldering

Finish visible joints made by welding, brazing or soldering by grinding, buffing or like methods appropriate to the class of work before painting, galvanising or the like further treatment. Aluminium after jointing shall be without visible surface colour variations. Aluminium welding shall comply with AS 1665 and Structural Steel Welding with AS 1554.

5. 11 Preparation and Protective Coating of Metalwork

Refer to specification clause hereunder for the Type of preparation and protective coating to be used in connection with respective items of fabrication. Two classes are required as follows, each having specific treatment, and protective coating.

(i) TYPE ‘A’

Shop applied before delivery to job for all hot-dip and galvanised fabrications specified. Painted hereinafter and in other trades.

Shop Treatment Refer to Section 16 ‘Painting’ and use products compatible with finished coats as recommended by the manufacturer. Degrease the galvanised surfaces and thoroughly clean down and allow to dry. Apply 1 coat approved brand wash Primer (2 pack) in thin even coat and allow to dry 1/2 hour.

Protective Coating Over the wash Primer surfaces apply 1 coat approved brand red iron oxide zinc chromate alkyd based anti-corrosive primer. Dry film thickness shall be 75 microns minimum.

Site Treatment After erection, all damaged portions shall be thoroughly wire brushed to clean metal, edges feathered back, thoroughly cleaned of dirt and grease and made good by spotting to specified dry film thickness in accordance with manufacturer’s recommendations and as approved.

Colour Coating For finish coatings refer to Section 16 ‘Painting’.

(ii) TYPE ‘B’

Where Required:Shop applied before delivery to job for all metalwork OTHER than hot-dip galvanised and/or galvanised finish specified painted hereinafter and in other Trades.

Shop Treatment Refer to Section 16 ‘Painting’ and use products compatible with finished coatings recommended by the manufacturer. Remove all loose rust, mill scale, dirt, grease and foreign matter by power wire brushing or other approved method to AS CK9.4 Class 1 to thoroughly clean metal surfaces. Protective coating shall be applied within 4 hours of cleaning.

Protective Coating Apply 1 coat approved brand red iron oxide, zinc chromate alkyd based anti-corrosive primer. Dry film thickness shall be 75 microns minimum.

Site Treatment After erection, all damaged portions shall be thoroughly cleaned of dirt and grease and made good by spotting to specified dry film thickness in accordance with manufacturer’s recommendations and as approved.

5. 12 Samples

Submit samples and/or data of items for approval when requested by the Architect.

5. 13 Fabrication and Installation

Shop assemble work in largest practical sections to minimise job connections. Deliver miscellaneous metal items requiring building into concrete or brickwork to the job, together with setting diagrams, measurements and instructions; properly build in and secure items with necessary clips, anchors and bolts. Make installation with workmen skilled in the particular type of work required; set work plumb and true; properly assemble and erect in a rigid and first class workmanlike manner. Carefully set out and do all required cutting, drilling and tapping for attachment of other work where indicated or as directed, prior to or with the approval of shop drawings. No burning of holes or flame cutting on site will be permitted. Mitre, cope or block carefully. Galvanising specified for steel assemblies to be done after fabrication. In case of aluminium work, no exposed bolts or fasteners will be permitted unless otherwise shown. Replace or repair all parts damaged during erection. After erection provide proper protection from other construction operations for all completed metalwork items.

5. 14 Fixings

As shown on the drawings and/or specified OTHER than explosive charge fixing devices.All screw, cavity and bolt fixing fasteners used in each instance shall be the appropriate type as recommended by the manufacturer for the purpose. Use fasteners of a type appropriate to the work, capable of transmitting the loads and stresses imposed, and sufficient to ensure the rigidity of the assembly. Use fastenings of types and materials suitable for use with materials which are fastened and joined. For exterior steelwork use fastenings of galvanised steel or other non-rusting types as approved. For copper use fastenings of copper or copper-alloy. For aluminium use fastenings of aluminium alloy or non magnetic stainless steel. Metal screws to comply with AS 1420, AS 1421, AS1427, AS 3566 or AS B194, as applicable. Exposed screw heads are to be countersunk cross-recessed (Phillips) or socketed heads, finishing flush in countersinkings. Masonry anchors are to be proprietary types comprising screws or bolts in self-expanding sockets. Masonry plugs are to be screws in purpose-made resilient plastic sockets.

5. 15 Corrosion Prevention

Separate incompatible metals by concealed interlayers of suitable materials and thicknesses to prevent electrolytic corrosion and other reactions.

5. 16 Thermal Movement

Make provision sufficient to prevent harmful effects, for thermal movement in joints and fastenings.

Proprietary cold - rolled galvanised steel lintels may be used, provided sizes comply with the manufacturer’s load and deflection chart, certified by an independent testing authority, to comply with AS 1538. Locate in centre of door rebate.

5. 20 External Balustrading/Railings

Builder to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing complete of external and internal balustrades and railings.

5.21. Metal Numbers

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of metal house numbers. Builder is to allow for screw fixing numbers to brickwork in location to be determined by the Architect.

5.22. Trench and Pit Grating

Builder is to supply and cement into profiled concrete troughs pregalvanised mild steel trench grates and associated frames manufactured by C.S. Crouch, Manufacturing Engineers, or approved equal, to locations shown on drawings. Troughs to be 300mm wide.

Gratings are to be selected according to usage type. (i.e. vehicular & pedestrian)

The size of the profiled concrete troughs are to allow for the installation of the above.

5.23. Shower Screens

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing complete of four (4) shower screens. Safety glass to be as specified in Section 14 ‘Glazing’.

5.24. Letterbox

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply of two (2) new letterboxes.

Builder is to allow for fixing same in location determined by the Architect.

5.25. Towel Rails, Toilet Paper Dispensers and Soap Holders

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of No. 7 off towel rails, No. 6 off toilet paper dispensers, and No. 7 off soap holders.

Builder is to allow for screw fixing each item to brickwork / studwork in locations to be determined by the Architect.

5.26. Electrically Operated Garage Doors

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing complete of two (2) new electrically operated garage doors.

Builder is to allow for the electrical connection as required by the manufacturer.

5.27. Front Fence and Gates

5.28. Powdercoated Aluminium Windows and Doors

Builder is to allow the P.C. Sum stated under Appendix ‘C’ for the supply and fixing complete of powdercoated aluminium external windows and doors complete with opening sashes, glazing, locking furniture, and internal and external angle trims.

The P.C. Sum shall allow for the supply and fixing complete of all components and shall include:

a) Supply and fixing of all windows and doors b) Supply and fixing of internal and external angle trims

The Builder shall provide the following:

a) Supply and fixing of closed-cell foam and approved-type waterproofing sealant around perimeter of all windows / door reveals. b) Hoisting and other facilities listed in Clause B.15. c) Weathering rebates and recesses as required. d) Protection against mechanical damage. e) Removal of protective coating and final clean down.

BRICKWORK / BLOCKWORK

A6.00 Brickwork

A6.01 Common Bricks

All walls shown to be brickwork on the drawings shall be out of 230 x 110 x 76 mm solid common clay bricks machine pressed of approved type, hard, firm and compact well burned of uniform shape and size, free from broken arises and cracks, and to comply with AS 3700, Structural Engineers requirements and B.C.A.

A6.02 Mortar Materials

Portland cement, sand, water and hydrated lime to be as specified in Clause B32.

A6.03 Method Of Mixing

Machine mix mortar in approved type mixer in which quantities of water can be accurately controlled. Water shall not be added to sand and/or cement until immediately prior to use.

Small batches of mortar may be hand mixed only when approved and shall be mixed on a close-board platform.

Mixing time, five minutes maximum, two minutes dry mix and three minutes after adding water.

Prepare batches in volume that will be used before initial set takes place, in no case longer than 45 minutes before delivery to brick layers boards at points of use.

Retempering of mortar will not be permitted and all mortar older than two hours shall be discarded and removed from bricklayers boards and/or the site, and mixing of stale with fresh mortar is not permitted.

A6.04 Mortar Mixes

Mortar mixes shall comply with AS 3700 in all respects and consist of:

6 parts clean sand : 1 part cement : 1 part hydrated lime.

All brickwork below dampcourse level shall be built in cement mortar.

A6.05 Gauge and Set-out

Brickwork shall be set out vertically to a gauge not exceeding seven (7) courses to 600 mm or as shown on the Drawings. Set-out shall be approved by the Architect before commencing work.

A6.06 Bond

Bond to 110 mm and cavity walls is to be stretcher.

A6.07 Jointing

All internal and external brickwork shall be finished with joints left rough to receive cement render.

A6.08 Horizontal Joints

To the top of all loadbearing brick walls with structural elements over, allow a ‘slip joint’. Slip joint shall be out of two layers of ‘Super Alcor’ or equal. Slip joints shall be for the full contrast face. To all walls under roof slab allow for heavy duty ‘Hercules’ slip joint as specified on Structural Engineers Drawings.

A6.09 Control Joints

Joints between brickwork and other materials shall be formed by incorporating a 20 mm thick strip of bitumenised ‘Caneite’ full depth of joint to within 13 mm of external surface, and caulking with a full bead of approved sealant; prepare the joint by cleaning as necessary to obtain complete adhesion to both sides. Caneite jointing shall be slotted for passage of ties specified hereinafter.

A6.10 Brickwork And Method

Build walls to thicknesses, profiles and heights as shown on Drawings. All courses to be kept plumb and true, truly bonded and with perpends accurately kept. Flush up each course and grout in with liquid mortar. Thoroughly wet bricks immediately before use. Brickwork is to rise not more than 1.4 metres above adjoining work and raked back.

The cavities are to be kept clear of mortar and other droppings; loose bricks are to be left in the bottoms of inner skins, to enable cavities to be cleaned out. After cleaning out and inspection, loose bricks to be built back.

Cavities, where extending more than 380 mm below adjacent ground or paved surface levels, to be filled solid with concrete to within four (4) courses of these levels, finished at top with outward splay and every third perpend in outer skin wall left open as weep holes.

Form outwards splay in cement mortar at bottoms of all cavities and leave open perpends as before.

A6.11 Wall Ties

Brick wall ties shall be Stainless Steel (grade type 316) and placed at the rate of 5 ties per square metre of wall surface area, to ensure the structural integrity of the building wall ties to comply with AS 3700. Refer to Conditions of Approval contained in Appendix ‘A’.

A6.12 Dampcourses

Dampcourses are to be “Super Alcor” or other brand of manufacture approved by the Architect, to comply with AS 2904 and AS 3700. All dampcourses are to be full width of wall or wall skin in which they occur excepting when otherwise specified.

Provide damp-proof courses around perimeter of new walls in the following locations:

Walls adjoining infill floor slabs on membranes: In the course above the underside of the slab in internal walls and inner leaves of cavity walls. Project 40 mm and dress down over the membrane turned up against the wall.

Cavity walls built off slabs on ground: In the bottom course of the outer leaf, continuous horizontally across the cavity and up the inner face bedded in mortar, turned 30 mm into the inner leaf one course above.

Internal walls built off slabs on ground: In the first course above floor level.

Installation shall be as follows:

Lay in long lengths. Lap the full width of angles and intersections and 150 mm at joints. Step as necessary, but not more than two courses per step. Preserve continuity of damp-proofing at junctions of damp-proof courses and waterproof membranes. Install at least 150 mm above adjacent finished ground. Sandwich damp-proof courses between mortar.

A6.13 Flashings and Weatherings

Flashings, which are to be built in as the brickwork proceeds, shall be of a heavy duty Alcor, shall comply with AS 2904 and AS 3700 and shall lap at least 150 mm at joints.

Provide flashings in the following locations: Floors:

Full width of outer leaf immediately above slab at first floor level and one brick course up of the outer leaf and turned down over waterproof membrane at lower ground and ground levels, continuous across cavity and up the inner face bedded in mortar, turned 30 mm into the inner leaf two courses above.

Disregard the instruction on architectural plan WD-FR-06 Detail B that ‘waterproof membrane to cover one brick course up & applied over flashing as per manufacturer's details’

Under sills:

Full width of outer leaf bed joint two courses below the sill, extending up across the cavity and under the sill in the inner leaf or the frame. Extend at least 150 mm beyond the reveals on each side of the opening.

Over lintels to openings:

Full width of outer leaf immediately above the lintel, continuous across cavity, 30 mm into the inner leaf two courses above or turned up against the frame and fastened to it. Extend at least 150 mm beyond the ends of the lintels.

- At abutments with structural frames or supports:

Vertical flashing in the cavity from 150 mm wide material, wedged and grouted into a groove in the frame opposite the cavity.

- At roof abutments with cavity walls:

Provide a cavity flashing immediately above the roof and over-flash the roof apron

flashing and / or box gutter.

Sandwich flashings between mortar except where on lintels

Pointing: Point up joints around flashings to fill voids.

A6.14 Weep Holes

At cavity flashings and where cavity walls are filled with mortar below Ground Level, weep holes shall be provided every third perpend and shall shed water entering the cavity to the outer leaf.

A6.15 Arch Bars & Angles

Build-in arch bars and angles as specified in Clause 5.18. Arch bars and angles where brickwork is to be rendered shall be wrapped with 12 gauge galvanized wire mesh before rendering. All arch bars, angles and structural steel to be hot-dipped galvanized.

A6.16 Build-In

Build-in all anchors, ties, straps, lugs, etc., as necessary. Build-in all brackets, fittings etc., allow for plugging, for fixing of pipes and do all such other work in this trade as may be required. Build-in and make provision for equipment as separately specified for all services.

B6.00 BLOCKWORK

B6.01 Concrete Blocks

Walls, retaining walls, fences, etc... shown to be blockwork on the drawings shall be concrete blocks equal to Boral Besser Masonry Limited to be sized and reinforced as shown on the Structural Engineers Drawings.

B6.02 Mortar Materials

Portland cement, sand, water and hydrated lime to be as specified in Clause B31.

B6.03 Method of Mixing

As per Clause A.6.03.

B6.04 Mortar Mixes

Refer to Structural Engineers drawings for specification of mortar mixes.

B6.05 Jointing

Mortar joints shall not exceed 10mm thickness both vertically and horizontally.

B6.06 Blockwork and Method

Build walls to thicknesses and heights as shown on drawings. All blocks shall be laid dry with thickest shell face uppermost with all courses plumb and level, truly bonded (unless otherwise specified) and with perpends accurately kept. Flush up each course and grout in with mortar.

Blockwork is to rise not more than 1.4m above adjoining work and raked back.

Cutting of blockwork is to be avoided as much as possible. No toothing will be allowed.

B6.07 Tying Blockwork

Wherever block walls are built abutting concrete columns or walls, they are to be tied to the columns or walls by means of 1.6mm galvanised hoop iron ties every second course apart 560mm long x 75mm wide with ragged ends, projecting not less than 400mm into blockwork and power tool fixed to concrete columns or walls.

Whenever block walls are built abutting brickwork walls they are to be suitably tied to the brickwork at every second course as specified in Clause 6.11 Wall Ties and shall enter the brickwork at the nearest corresponding horizontal joint.

B6.08 Reinforced Concrete Block Construction

Structural blockwork shall be as specified on the structural engineer’s drawings.

Concrete used in filling cores to be to structural engineer’s details.

Reinforcing bars shall be as specified on the structural engineer’s drawings.

Cement and aggregate shall conform to the requirements of the concrete specification.

All wall intersections shall be bonded and joints formed as shown on the drawings.

All horizontal and vertical faces of blocks shall have full mortar coverage.

Joints shall be as per required finish.

Walls shall be braced and protected as required to prevent overloading from all causes during construction, including wind loading.

Blockwork shall cure for at least three days before core filling concrete is placed.

No load from structural members for backfill shall be placed within 7 days of completing of concrete or mortar and in addition no load may be placed without the approval of the engineer.

Reinforcement must be positioned accurately and tied securely before placing concrete or grout.

Masonry bed-joint reinforcement shall be galvanised wire Bricktor a.b.s. used as directed by the engineer where shown on the drawings.

Clean out openings shall be provided at the base of all cores to be filled with concrete and these openings shall be cleaned at the end of each days’ block laying.

The cores to receive filling concrete shall be cleaned of all mortar protrusions by rodding daily from the top of the wall.

The core filling concrete shall be placed in lifts not exceeding 2 m in height with at least one hour delay and a maximum of 3 m in total height of blockwork open at any one time.

Core filling concrete shall be thoroughly compacted into place with the aid of small immersion vibrators.

7.00 CARPENTRY AND JOINERY

7.01 Generally

The whole of the carpentry and joinery work throughout is to be framed, trimmed and finished in the best and most workmanlike manner, and to the relevant SAA Codes. All necessary templates, linings, blocks, stops, etc., to be provided and fixed, and all trimming and grooving, tonguing, rebating, housing, beading, mitering, throating, bracing, etc., incidental to the carpentry and joinery work to be done, although not specifically mentioned herein. Build components square and install plumb. Use materials in single lengths whenever possible. If joints are necessary, make them over supports.

7.02 Extent Of Work

Generally perform the carpentry and joinery work necessary to carry out the work under the contract. Refer to the Architectural and Structural Drawings and this Specification for the extent and details of the carpentry and joinery work.

7.03 Timbers

Excepting as may be specified in conjunction with a particular item of work, the timbers are to be as hereunder:-

(a) FRAMING & GENERAL FRAMING: Oregon Merch. Grade.

(b) ALL EXTERNAL JOINERY & FINISHES: Dressing Grade Oregon/Western Red Cedar.

(c) ALL INTERNAL JOINERY ( PAINT FINISHED): Profiled Customwood for all architraves and skirtings.

All timbers, plywood and solid core panels are to be the best quality of their respective kinds, evenly dressed or sawn to the specified dimensions (excepting where re-sawn ) uniformly straight. Free from sapwood heart, excessive or impairing defects in accordance with the respective SAA codes. Plywood and corestock (unless specified to have clear or polished finish ) shall be faced with first quality pine veneer for suitable painting. Excepting where ‘finished size’ (F.S.) is specified or noted on plans, joinery will be accepted with a fair trade allowance for working.

7.04 Workmanship

Perform the operations and provide the accessories for the satisfactory completion of woodwork items. Ease and adjust moving parts, lubricate hardware, and leave the completed work in a sound clean working condition.

JOINERY

Scribe internal and mitre external joints. Where joinery is specified to have clear or tinted finishes, match adjacent pieces.

FASTENINGS

Where fastenings are unavoidable on visible joinery faces, sink them below the surface and fill the sinking flush with a suitable material which, in surfaces specified to have clear or tinted finishes, shall be matching wood plugs showing face grain (not end grain).

TIMBER SURFACES

Finish visible timber surfaces to the surface type most clearly corresponding to the “examples of application” in the Tables C1, C2, and C3 of the commentary to AS 1728.

HIDDEN SURFACES

Prime before assembling.

7.05 Moisture Content

Make milled or dressed products from timbers conditioned to: - within 3% of the equilibrium moisture content (EMC) appropriate to the timber and its intended conditions of use, and - not greater than 15% nor less than 10%, and - with no more than 3% difference between any two pieces in any one group; when tested to AS 1080.1.

7.06 Details

The whole of the internal joinery is to be carried out using door frames, architraves, skirtings etc. as specified herein, and no timber is to be cut, machined or prepared for any item of joinery until approval is obtained from the Architect.

7.07 Spacing / Studs

Except where otherwise specified, framing generally to be spaced at 450mm centres and to comply with all relevant S.A.A codes and Structural Engineers details.

7.08 Bolts

Wherever bolts are specified they are to be galvanized and fitted with nuts and washers.

7.09 Fixing And Grounds

No joinery whatever, excepting door frames, to be fitted until walls and floors are thoroughly dry.

All joinery where fixed to walls to be secured to patent masonry plugs.

All external fixings including nails, bolts etc. are to be galvanized.

7.10 Shrinkage

The Builder shall replace, at his own expense, any shrinkage or damage to finished work caused through the use of green or imperfectly seasoned timber.

7.11 Substitution Of Timbers

The Builder is to apply in writing for and obtain the Architect’s written approval to change or substitute any timber specie, grade or type specified.

7.12 Fastenings

No fastenings by power tools shall be made excepting only where their use is specified.

Provide fastenings of types appropriate to their purposes, sufficient to transmit the loads and stresses imposed and ensure the rigidity of the assembly, and install them without splitting or otherwise damaging the timber.

SELF DRILLING SCREWS To AS 3566.

WOOD SCREWS To AS 1476.

7.14 Trims

Cover the visible edges of built-up joinery panels (plywood, blockboard and the like) with edge strips of material matching the panel face.

SOLID EDGE STRIPS Provide solid timber edge strips to: the stiles of timber veneered room doors; visible edges of particleboard shelving; the hinge stiles of particleboard doors exceeding 18kg mass with hinges screwed to the door edge.

THICKNESS

Not less than 10mm (including the rebated portion of rebated stiles) or such that edge fixed hinge screws do not enter particleboard.

7.16 Timber Grades

STANDARDS Grades, as defined in Australian standards where applicable, shall be those normally used in the type of work for which the timber is intended.

7.22 Laminated Plastic Sheet

STANDARD To AS 2924. Class- Use classes appropriate to the “typical applications” of AS 2924 Table 1

THICKNESS Not less than the following: For horizontal surfaces fixed to a continuous background: 1.2mm. For vertical surfaces fixed to a continuous background: 0.8mm. For vertical surfaces fixed intermittently (e.g. to studs): 3.0mm.

FIXING Fix to the background with contact adhesive to AS 2131.

7.23 Timber Doors

The Builder shall allow for the supply and fixing of new external and internal quality solid core timber doors as shown on the Architectural Drawings.

The Builder shall allow for fixing complete of the doors and all components. The doors shall comply with AS 2688 Timber Doors. Fit, hand and trim doors with hardware specified below.

7.24 Door Hardware

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ to this Specification for the supply only of Door Hardware and furniture. The Builder shall take delivery at the site and fix each and every item in position and perform all labours necessary for the proper completion of the works.

7.25 Architraves and Skirtings

Builder to allow fixing complete of all new architraves and skirtings. Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of architraves and skirtings.

7.26 Vanities and Mirrors

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing of vanities and mirrors complete.

7.27 Kitchen Cupboards

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and installation of kitchen cupboards as shown on the Architectural Drawings. The Builder shall allow for the installation of all appliances.

7.28 Built-ins and Cupboards

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and installation of all built-ins and cupboards shown on the Architectural Drawings.

8.00 PLASTERWORK AND CEMENT RENDER

A8.01 Plasterboard

A8.02 Generally

Supply all necessary materials and execute and finish the whole of the plasterwork in an approved workmanlike manner, in accordance with the best current trade practice, this Specification and the relevant SAA Codes.

A8.03 Extent of Work

Generally perform the plasterwork necessary to carry out the work under the Contract. Refer to the Architectural Drawings and this Specification for the extent and details of the plasterwork. Generally the extent of the work includes, but is not necessarily limited to, the following:

- Supply and installation of 13mm recessed edge suspended and direct fixed plasterboard ceilings to all areas as shown on the Architectural Drawings.

A8.03 Plasterboard Ceilings

Plasterboard in locations specified herein, and as shown on Architectural Drawings, shall be “Gyprock” or approved equal 13 thick recessed edge plaster core material, fixed strictly in accordance with manufacturer’s specification and with all joints set flush and feathered at edges: reinforcing fabric and finishing plaster to be used for jointing. Where edges of plasterboard are set against surrounding finishes, run knife cut through setting to prevent adhesion and random board. Sheets shall be fixed in largest possible sizes to minimise incidents to joints.

DELIVERY, HANDLING AND STORAGE

All materials to be kept dry, preferably by being stored under cover. Where necessary, to store plasterboard outside, it should be stacked off the ground, properly supported on a level platform and fully protected from the weather.

INSTALLATION

Installation of plasterboard ceilings and walls to comply strictly with AS 2589 and with CSR Gyprock Installation manual and La Farge Plasterboard Installation manual and James Hardie –Villa board Lining Installation manual. . All jointing materials shall be CSR Gyprock or approved equal paper jointing tape, corner beads, bedding and finishing cements and used as detailed in CSR Gyprock Installation manual.

FINISHING

Do all stopping and making good in this trade and after all other trades.

MAKING GOOD

If any cracks appear in internal plasterwork before completion of job, or before expiration of the defects liability period, they are to be cut out, stopped, pointed up, and made good to the satisfaction of the Architect, and the panel in which the cracks occur must be repainted at the discretion of the Architect.

A8.04 Suspended Ceilings

Supply and fix suspended screw-up ceiling system equal to ‘Gyprock’ system asoutlined in CSR ‘Gyprock Installation manual’, and provide flush suspended plasterboard ceilings fixed to galvanised steel furring channels suspended from floor structure above, to the extent shown on the architectural drawings.

A8.05 Cornices

Builder is to allow the P.C. sum schedule in Appendix ‘C’ for the supply only of fibrous plaster cornices. Builder is to allow for fixing complete of cornices to ceiling /wall junctions in locations to all internal ceiling perimeters - not to garage ceilings and not to top of kitchen cupboards.

A8.06 Plasterboard Internal Walls

Supply and fix one layer of 13mm plasterboard approved equal to ‘La Farge Plasterboard’ system as

outlined in La Farge Plasterboard ‘Systems and Installation guide for masonry walls with plasterboard’, and provide flush plasterboard lining fixed using the masonry adhesive method, to the extent shown on the architectural drawings and applied as per manufacturers specifications.This wall system does not apply to wet area walls.

All wet area wall linings to be 9mm villaboard lining installed as per James Hardie Villaboard Lining Installation Manual fixed to steel furring channels fixed to masonry wall with suitable fasteners or anchor clips approved equal to Rondo and installed as per manufacturers specifications.

Disregard the instructions on architectural plans WD-FR-06 Detail B that states ‘13mm cement render to achieve regular smooth surface’ as indicated in WC area.

B8.00 CEMENT RENDER

B8.01 Generally

B8.02 Extent of Work

- New cement rendering to all new external brick walls.

B8.03 Materials and Components

PLASTER MATERIALS GENERALLY

Sand: Use a fine aggregate with a low clay content,

selected for grading.

Cement: To AS 3972, type GP.

Lime: To AS 1672.

Gypsum Plaster: To AS 2592.

Metal Lath: Expanded metal to AS 1397/ z275.

LIME PUTTY MIXES

Make a coarse mix of lime putty and sand 16 hours before use and do not allow to dry out.

GAUGED MIXES

To improve workability, gauge mixes required to contain only cement and sand may be gauged by the addition of lime up to 25% of the cement content (i.e. not as a substitute for the cement).

B8.04 Substrate Preparation

CORRECTION OF SUBSTRATE

Before plastering, make good defects in the substrate. Hack off excessive projections. Fill voids and hollows with a mix not stronger than the substrate nor weaker than the first coat.

UNTRUE SUBSTRATE

If one coat application is required, but the substrate is not sufficiently true to comply with the thickness limits for one coat, or has excessively uneven suction resulting from variations in the composition of the substrate, use two coats.

CLEANING

Remove loose material and leave the surface clean and dust free.

EMBEDDED ITEMS

Sheath water pipes and other embedded items to permit thermal movement. If ungalvanized steel items are to be embedded in plaster, prime with zinc rich primer before fixing.

CHASES

Ensure all permanent grounds, conduits, boxes, switches, services etc. are fixed and property chased before the work commences. If chases or recesses are more than 50mm wide, cover with metal lath extending at least 75mm beyond each side of the recess.

METAL BACKGROUNDS

Fix metal lath to provide a key for plaster.

CONCRETE

Apply a proprietary bonding agent before plastering.

B8.05 a) Brick Walls

12-15mm cement render finished with hard plaster comprising 2-3mm thick hard plaster setting coat, steel trowelled to a hard smooth even surface, free from blemishes. All tools shall be kept clean and plasterers shall not wash tools in water to be used for mixing plaster.

Materials to be mixed in sufficient quantities for immediate use and not to be used after one hour: gauges are not to be mixed with each other and re-tempering of render materials will not be permitted in any circumstances.

B8.05 b) Block Walls

12 - 15 mm thick cement render finished with a wood float and sponge finish, as specified above.

B8.05 c) R.C. Surfaces

Suitably prepare using a proprietary bonding agent and render as per clause B8.05(b) above. Alternatively the R.C. shall have Class 2 formwork and finished as described below:

Granosite ‘Grano-Patch’ applied finish or approved equal to Architect’s approval, with a steel trowel for all external reinforced concrete beams, soffits, etc... The finish shall be prepared and applied strictly in accordance with the manufacturer’s recommendations / specifications. The finish shall be steel trowelled to a hard smooth even surface, free from blemishes.

B8.06 Workmanship

PROPORTIONING

Generally each successive coat shall not be stronger (richer in cement) than the background or undercoat to which it is applied.

JOINING UP

If unavoidable in a large area of work, make joints so that they are invisible in the finished work.

CEMENT BASED UNDERCOATS

Before applying the next coat, allow to dry out, dust down, and, if necessary, dampen to give correct suction.

THICKNESS LIMITS

One coat work: 12 - 15mm Multi-coat work: - first coat 9 - 15mm - floating coat (if any) 6 - 9mm - finishing coat (except setting coats): 6 - 9mm

- setting coat: 2 - 3mm

SURFACES

Finish plane surfaces within a tolerance of 6mm in 3m as determined by a 3m straight edge placed anywhere in any direction. Finish corners, angles, edges, and curved surfaces within equivalent tolerances.

Unless otherwise specified, surfaces are to be off a wood float to a fine hard surface. Render setting shall be applied on one (1) coat, 12 - 15mm thick overall, and shall be finished to a true level and plumb surface, free from trowel marks and other imperfections. All integral angles shall be straight, sharp and square, plumb and level. All work shall be screeded to all angles, corners and every 2.4m on wall and ceiling surfaces. Screeds shall be placed true to grounds and screeds and grounds scraped clean. All external angles shall be straight plumb, using Rondo external metal corner beads R01 or approved equal.

The finishes shall be carried behind all fittings, unless otherwise shown, whether built-

in or not, turned into window and door reveals, heads and across sills where no other finish is specified and/ or detailed and into jambs and heads of all other openings.

PROPORTIONS

Proportions by volume (cement : lime : sand) for dense concrete 1 : 0.25 : 4. All salient angles including window reveals shall be finished as specified above for external angles. All work is to be executed under lighting conditions equal to the design conditions for the completed building. Do not allow rapid or uneven drying out.

RESPONSIBILITY

The Plasterer is not to apply any coats upon any work which may be unfinished, imperfect or in an improper condition to receive render. He is not to cover up or finish against such work until same has been rectified or accepted and authority given to proceed by the Architect.

B8.07 Finishing

Do all stopping, and making good in this trade and after all other trades except ‘Painting’, on completion.

B8.08 Making Good

GENERALLY

If any cracks or drummy patches appear in cement render before practical completion or before expiration of the Defects Liability Period, they are to be cut out and made good to the satisfaction of the Architect and the walls in which the defects occur shall be repainted as directed by the Architect.

AFTER TRADES

In addition to the various works described herein, the Builder shall make good to all parts affected by the various trades to match the existing adjoining surfaces in all respects. Make good existing surfaces where damped down or affected by new works, all to match existing.

B8.09 Joints In Render

Horizontal / Vertical Provide vee joints, cut right through the plaster to the background, in plaster in the following locations: - at junctions between different background materials; - at abutments with other finishes; - where new brick extension meets existing brickwork to be retained.

Where extension on joints are shown or required, provide a 10mm wide square joint for the full depth of the render or applied finish, and seal with a suitable sealant.

B8.10 Cleaning and Protection

As the render works progress, the Builder shall be responsible for ensuring that:

Where frames and all other parts of the Works are splashed with render, they shall be cleaned down immediately by the Plasterer. The surfaces of all floors, sills, etc., shall be kept clear of mortar droppings by cleaning up as they occur, and/or by laying Sisalkraft or polythene sheeting as directed by the Architect. Where the work is being done over finished surfaces, both vertically and horizontally, together with furniture, furnishings and equipment, the plasterer shall supply protective coverings.

9.00 EXTERNAL WATERPROOFING / ROOFING

A9.00 Waterproofing - Exposed Areas

A9.01 Generally

The waterproofing shall be supplied and installed complete by a licensed waterproofing firm approved by, and to the entire satisfaction of the Architect and waterproofing manufacturer, and are to be experienced in the type of work specified herein, in an approved workmanlike manner, in accordance with the best current trade practice, this Specification and the relevant SAA codes.

A9.02 Extent Of Work

Carry out the waterproofing work as specified herein and as required, and supply necessary materials, flashings and accessories and install whether individually specified herein or not, in order for the work to be completed to the highest standard.

The work in this section covers the supply and laying of waterproofing membranes complete and includes but is not limited to the following areas:

- Balconies & terraces

A9.03 Guarantees

The waterproofing is to be guaranteed for a period of not less than ten (10) years after the date for Practical Completion against all defects in materials and workmanship. The Builder is to obtain this guarantee and submit it to the Architect at the completion of the work.

A9.04 Waterproof Membrane

Waterproofing membrane shall be Enviro 700 PUR waterproofing system as manufactured by Waterproofing Technologies _295 Princes Hwy St Peters to be applied strictly in accordance with manufacturers recommendations. Waterproofing system to comply with AS 3740.

A9.05 Preparation of Surfaces

Surfaces must be sound, clean, free from dirt, oil, grease, loose matter, paint, contamination and other coatings. Any surface defects must be made good and all protrusions which may pierce the membrane must be removed. R.C. slabs to have minimum fall of 1o (1 in 60).

A9.06 Application of Enviro Thinner No.1 or Prime SB Primer Membrane

1. BALCONIES AND CRACKS IN R.C. SLABS / PARAPETS

Enviro 700 PUR can be used to fill small hair-line surface shrinkage cracks. For cracks over 2mm wide, the following preparation is required: a) Prime with Enviro Thinner No.1 or Prime SB Primer. b) Remove loose particles and clean thoroughly. Fill cracks with a high quality

silicone sealant or use PVC duct tape. c) Apply first coat of Enviro 700 PUR then immediately roll out the 200 mm strip of reinforcing mat into the wet coat. Immediately apply a second coat of Enviro 700 PUR to completely fill the mat.

2. MOVEMENT & CONSTRUCTION JOINTS

Preparation of movement joints which may move in excess of +/- 20%, is as follows: a) Prime with Enviro Thinner No.1 or Prime SB Primer. Clean and fill the joint with a high quality 100% silicone joint sealant. b) Apply first coat of Enviro 700 PUR then immediately roll out the 200 mm strip of reinforcing mat into the wet coat. Immediately apply a second coat of Enviro Thinner No.1 or Prime SB to completely fill the mat. c) When tiling, movement joint should be taken to the surface of the tiles. d) Fill the joints between the tiles on top of the movement joints with an appropriate

joint sealant.

3. COVING AREAS & INTERNAL CORNERS

Apply Enviro Thinner No.1 or Prime SB Primer by paint roller or brush and allow to dry. Apply a 10 mm bead of silicone sealant preferably neutral cured, in coving areas and corners. Apply first coat of Enviro 700 PUR then immediately roll out the 200 mm wide strip of reinforcing mat into the wet coat.

Apply a second coat to completely fill the mat.

Application of Enviro 700 PUR membrane should be taken up vertically to top of parapet and capped with colorbond aluminium flashings (refer to Section 5 ‘Metalwork’).

4. PENETRATIONS

Place a suitable flanged metal upstand around pipes or vents. Prime the flanged metal with suitable metal primer and allow to dry. Apply a 10 mm bead of silicone around the pipe perimeter. Apply first coat of Enviro 700 PUR. Immediately apply strips of reinforcing mat on the substrate and the flanged metal. Follow with a second coat of Enviro 700 PUR. Place a suitable flashing collar around the penetration, sealing it to the pipe with a suitable sealant.

5. BALCONY SLABS

Balcony slabs must have a minimum slope of one degree and provisions for drainage. Two coats of Enviro 700 PUR must be applied to ensure a minimum 1.2 mm thickness is achieved. Apply first coat of Enviro 700 PUR to the dry primed surface with a paint roller or brush and allow to dry.

Apply second coat of Enviro 700 PUR in a different direction to ensure complete coverage with no air entrapment or pinholes. Allow membrane to dry thoroughly before being subject to light foot traffic or the application of any covering materials eg. tiling.

B9.00 WATERPROOFING - SUB-SURFACE AREAS

B9.01 Generally

Refer to A. 9.01.

B9.02 Extent Of Work

Carry out the waterproofing work as specified herein and as required, and supply necessary materials, flashings and accessories and install whether individually specified herein or not, in order for the work to be completed to the highest standard.

The work in this section covers the supply and laying of waterproofing complete and includes but is not limited to the following areas:

All new planter boxes

External retaining walls

B9.03 Guarantees

Refer to A9.03.

B9.04 Preparation of Surfaces

Surfaces must be sound, clean, dry, free from dust, dirt, debris, oil, grease, loose matter, paint contamination and other coatings. Any surface defects must be made good before application of waterproofing.

New concrete surfaces must be cured before waterproofing is applied.

B9.05 Waterproofing Application

Waterproofing shall be ‘Brushable Duraseal’ produced by Ormonoid of Laporte Construction Chemicals Limited or approved equal, bituminous waterproofing compound reinforced with tough inert fibres and selected oils.

‘Brushable Duraseal’ shall be applied strictly in Accordance with Manufacturer’s recommendations.

B9.06 ‘Fortecon’ Membrane

To vertical face of all walls to be waterproofed cover up with heavy duty ‘Fortecon’membrane taped into position, which is to be folded under footing prior to pouring

B9.07 Drainage Cell System

After Fortecon is in place apply and fix drainage cell system to wall face, being ‘Flo-Cell, produced by Atlantis Water Management Technology strictly in accordance with manufacturers recommendations. Drainage cells are to be drained into subsoil drainage connected to existing stormwater lines.

C9.00 METAL DECK ROOFING

C9.01 Generally

The roofing shall be fixed by a firm approved by, and to the entire satisfaction of, the Architect, in an approved workmanlike manner, in accordance with the best current trade practice, this Specification and the relevant SAA codes.

C9.02 Extent Of Work

Carry out the work shown on the Architectural Drawings and specified herein, and supply necessary materials, gutters, flashings and accessories and install whether individually specified herein or not, in order for the work to be completed to the highest standard.

The work covered in this section comprises the supply and laying of:

Brownbuilt Colorbond steel sheet roofing, battening, sarking and insulation to the

extent shown on the Architectural Drawings.

C9.03 Guarantees

The roofing is to be guaranteed for a period of not less than five (5) years after the date for Practical Completion against all defects in material and workmanship. The Builder is to obtain these guarantees and submit it to the Architect at the completion of the work.

C9.04 Roofing

Metal roofing shall be Lysaght Building Industries Colorbond Zincalume, selected colour, Brownbuilt roof sheeting in continuous lengths, fixed strictly in accordance with manufacturers’ recommendations over the whole single storey extension /alterations at the rear of the residence.

Sheets shall be the full length of the roof over sailing the gutter by 50mm minimum.

Metal roofing shall be complete including all necessary ‘Colorbond’ matching accessories, heavy duty sarking, and R3.5 insulation.

D9.00 CONCRETE TILE ROOFING

D9.01 Generally

The roofing shall be fixed by a firm approved by, and to the entire satisfaction of, the Architect, in an approved workmanlike manner, in accordance with the best current trade practice, this Specification and the relevant SAA codes.

D9.02 Extent Of Work

Carry out the work shown on the Architectural Drawings and specified herein, and supply necessary materials, gutters, flashings and accessories and install whether individually specified herein or not, in order for the work to be completed to the highest standard.

The work covered in this section comprises the supply and laying of:

Selected concrete roofing tiles, sarking and insulation to the extent shown on the

Architectural Drawings.

D9.03 Guarantees

The roofing is to be guaranteed for a period of not less than ten (10) years against all defects in material and workmanship. The Builder is to obtain these guarantees and submit it to the Architect at the completion of the work.

10.00 ELECTRICAL SERVICES

10.01 Generally

The whole of the work shall be carried out by a licensed Electrical Contractor and shall comply with the requirements of:

a. Energy Australia b. The Council of Fire and Accident Underwriters of Australia c. All other authorities having jurisdiction over the Works d. The relevant SAA Codes e. The Building Code of Australia f. Conditions of Approval contained in Appendix ‘A’.

In carrying out electrical work, the Electrical Contractor shall comply with and observe in all respects, the provision of any law for the time being in force relating to the licensing of electrical contractors and electricians.

10.02 Extent Of Work

The Electrician will carry out the work shown on the Architectural Drawings and specified herein, and supply necessary fittings, materials and accessories and install whether individually specified herein or not, in order for the work to be completed to the highest standard. Electrical work to comply with AS 3000 and AS 3006.

Generally the extent of work includes, but is not necessarily limited to, the following:

a. Supply and installation of new lighting outlets power outlets and T.V. outlets etc., where shown on the Architectural Drawings. The exact position to be as directed by the Architect.

b. Connect all new work to new switchboards and new meter boxes.

10.03 Notices and Fees

The Electrician will make all arrangements with the local supply Authorities for connection of supply and attend to service of all notices required by such authorities and / or by law, together with payment of all fees, charges, levies or deposits.

10.04 Materials, Workmanship and Samples:

Use only materials, fittings, accessories and apparatus of first grade design and manufacture and these shall comply with relevant Australian standard specification, or in the absence of such specification, to the appropriate British standard specification.

Maintain the highest standard of workmanship throughout.

Submit for approval prior to commencing installation samples of all accessories & fittings which it is proposed to employ in work and install only such items as have been approved.

10.05 Setting Out, Cutting Away and Making Good

Set out, at the earliest opportunity, the positions and sizes of all holes, recesses and chases etc., necessary for the accommodation of work included in this Contract and arrange with the Builder to make good after such work.

10.06 Tests

Carry out insulation and continuity tests during the progress of work and supply all necessary apparatus for same.

10.07 Plastic Conduit

Disregard the instruction on architectural plans that states “ the electrical conduit to be laid in mortar of brickwork……”

Use approved type rigid plastic conduit for all external work. Use flexible type conduit for all other work. Conduits shall be concealed in cavities etc. or chased into walls. Conceal cables and conduits, including underground cable or conduit entering the residence in a manner that will allow wiring replacement without structural work or the removal of cladding or lining. Do not penetrate damp proof courses. The Electrical contractor and builder to ensure electrical wires or cables that penetrate the separating fire wall must be protected to prevent the spread of fire by achieving a Fire Resistance Level (FRL ) no less than -/60/60.

10.08 Lighting Outlets

Control lighting outlets by CLIPSAL plastic covered switches. The switches shall be of selected colour (s) to be advised.

10.09 Lighting

Where indicated on drawings provide new light points. All fittings shall be supplied by the Proprietor and the Electrician is to allow for installation of the type shown in the drawings complete.

10.10 Power Outlets

Install double power outlets comprising approved CLIPSAL plastic covered switches in positions indicated on drawings. Outlets shall be of selected colour(s) to be advised.

10.11 Switch and Outlet Covers

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of special covers to switches, power outlets, T.V. outlets etc... Electrician is to allow for installation of covers.

10.12 Wiring

Carry out all wiring with 240 volt grade PVC conductors of sizes to satisfy Energy Australia and SAA wiring rules.

COLOUR CODING

Active - red, yellow or blue; neutral - black; earth - green; switch wires - white.

No joining of wires except in approved boxes. All cable wire shall be approved manufacture to SAA wiring rules and other SAA Codes.

All wiring shall be run in approved plastic conduits, concealed in, or chased into, walls and floors. Where conduit terminates in block, it shall be socketed into back to form a bush for outlet wires. All free ends in conduit shall be bushed. Saddles shall be concealed. Terminate at each outlet in an approved type junction box.

Conceal conduit throughout and where run on brickwork, chase in to permit a minimum covering of 10mm thickness of rendering.

Conduit is to enter and be securely attached to all wall boxes and terminal enclosures of all appliances.

Complete installations of all wiring before finishes are applied.

Each is to comply with Energy Australia rules.

In areas where earthing to water pipe is required, make connection with approved copper or brass clips to water.

10.13 Security System & Smoke Detectors

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for new security system and new smoke detectors (minimum one per floor per dwelling).

10.14 T.V. Conduits, Outlets & Antennae

Provide and lay conduits, wiring and outlets for connection to new T.V. aerial.

10.15 Telephone Points

Carry out all conduits and wiring for new telephone outlets in positions shown on drawings, all to the approval of Telstra.

10.16 Air Conditioning

Builder to allow for provision of electrical submain for two (2) a.c. outdoor unit complete with circuit isolator. The submain will be of adequate capacity and with copper conductor termination ready for connection to A.C. switchboard in each unit.

10.17 Electrically Operated Vehicular Doors

Allow for connection of 240 v, 50 cycle power outlet for door operators.

10.18 Light Fittings

The Proprietor shall supply all light fittings. The Electrician shall fix and electrically install each and every item in locations shown on the Architectural Drawings, and / or where directed by the Architect.

10.19 Intercom

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing of Audio/Visual Intercoms and components.

10.20 Guarantee

Obtain from the electrical contractor a certificate that the installation is guaranteed against all defects, except replacement of lamps or fixed appliance elements, for one (1) year from the date of practical completion and lodge certificate with the Architect.

10.21 Upon Completion

Ensure that all switchboard and other accessories are operating satisfactorily and that new switches and circuits at the board are adequately and permanently labelled.

Arrange for final testing and connection of power and issue to the Architect a certificate of compliance from the Supply Authority.

11.00 HYDRAULIC SERVICES

A11.01 Drainage

A11.02 Generally

The whole of the drainage work shall be carried out by a licensed Plumber and shall comply with the requirements of:

a. Sydney Water b. All other authorities having jurisdiction over the Works c. The relevant SAA Codes d. The Building Code of Australia e. Conditions of Approval contained in Appendix ‘A’

In carrying out hydraulic work, the plumber shall comply with and observe in all respects, the provision of any law for the time being in force relating to the licensing plumber. All drainage work to comply with AS 3500.

A11.03 Extent of Work

Generally drainage work includes the following principle items, however, the Builder shall allow for any other drainage work which may be required to be carried out for this section and that of any other trade:

- Connect all new stormwater downpipes to initially discharge into the proposed new rainwater tanks. An overflow device will be fitted to the tanks to direct excess water into the stormwater drainage system. New stormwater lines to be drained to street gutter.

- Connect new sub-soil drainage lines, grates and outlets to new stormwater lines, to be connected to street gutter.

A11.04 Inspection Fees and Certificates

Allow for and pay normal special inspection fees. Obtain certificates and pay all charges. Submit same to Architect on completion of the work. The drainage work is to be guaranteed against all defects for two (2) years from the date of Practical Completion and lodge certificate with the Architect.

A11.05 Pipes and Fittings

STORMWATER DRAINS:

Use U.P.V.C. pipes and fittings to AS 1254 for all new stormwater lines.

A11.06 Excavations

Allow for reinstatement of all existing surfaces to be retained. Allow for all soil excavation. Observe all given dimensions, grades, etc., excess excavations in trenches shall be filled in with approved material at Contractor’s expense.

Allow for excavation for stormwater pipe connections to rainwater tanks, sumps and outlets and generally as required.

Excavate to depths required by Local Authority, return fill, consolidate and make good for all pipes and fittings. Timber as required to retain sides of trenches and keep excavations dry.

Allow for excavating to required depth for stormwater pipes but not less than to provide minimum cover of 150mm over pipe collars. Where this is not possible, provide approved filling over pipes and thoroughly consolidate to give required cover.

Do not fill in trenches until work executed has been inspected and approval given.

A11.07 Sub - Soil Drainage

Provide a system of sub-soil drainage as shown on the drawings, to perimeter of all external walls below ground level including retaining walls 100mm diameter.

The trenches shall be excavated and graded. Slotted PVC pipes shall be installed, to required grades and inverts. Protect ‘Bidim’ filter cloth as specified on Structural Drawings: to be wrapped around pipes and blue metal.

Backfill the trenches with clean blue metal.

Provide junctions in the sub-soil drainage system and extend vertical pipes to ground level, and fit PVC clearouts for cleaning purposes. Terminate sub-soil drains into precast concrete sumps, 450 x 450 x 450 or as per Hydraulic engineers details and connect in solid P.V.C. pipes to stormwater lines.

A11.08 External Outlets and Internal Floor Wastes

Allow to provide and install grated drains and pit sumps approved equal to Stormtech and ACO Polycrete Pty Ltd as per Hydraulic engineers Details and as shown on Architectural plans.

Allow to provide and install min. one floor waste in all Laundries, Bathrooms, WC rooms and Ensuite rooms approved equal to Rock Top Floor Waste system installed as per manufacturers specifications.

A11.09 Testing

Allow for testing of new stormwater waste lines which are to be choke tested and / or any other method required by the authorities.

B11.00 PLUMBING

No extra amount will be allowed for additional quantities of piping due to varying ground levels.

B11.03 Inspection Fees and Certificates

Allow for and pay normal special inspection fees. Obtain certificates and pay all charges. Submit same to Architect on completion of work. The plumbing work is to be guaranteed against all defects for two (2) years from the date of Practical Completion and lodge certificate with the Architect.

B11.04 Rainwater Disposal

GENERAL

The work to be carried out under this part of the Specification comprises the supply, installation and testing of rainwater gutters and downpipes, roof outlets and grates, and rainwater tanks as specified or indicated on the drawings.

TESTING

On completion, all work shall be hydrostatically tested under maximum choke conditions. Such tests shall be held for a period of two (2) hours. Any defects shall be remedied and the test re-applied. Provide all testing gates and apparatus necessary for the test.

Allow to test all stormwater services and make good any faults.

NEW DOWNPIPES & RAINWATER

Allow to provide and install quad gutters and 100 mm x 75 mm downpipes in prefinished ‘Colorbond’ in accordance with AS 2179 and 2180 as shown on the Architectural Drawings.

Allow to provide and install 50 mm diameter P.V.C. pipes as overflow outlets where shown on the Architectural drawings. The overflow outlets are to be sealed continuously where they penetrate the membrane to form a waterproof joint.

B11.05 Cold Water Service

GENERAL

The work under this section comprises of new cold water services to all new taps, as shown on the drawings.

MATERIALS

Copper Tube and Fittings: Copper tube for cold water services throughout the project shall be carried out in accordance with AS 1432 - 1973 Type “B”.

All fittings shall be brass and bear the stamp of approval of the Sydney Water. Where branches of a smaller size join the main pipe, “T” joints may be drilled, softened and flared to form a slip joint of at least 10mm. Tees shall be formed in copper tube in lieu of fittings being used wherever possible. Valves and faucets shall be connected to the piping system by the use of brass adapters, silver soldered to the pipe.

When copper to copper joints are made, the pipe shall be softened and expanded with the correct tool to form a slip joint and brazed with 5% silver solder brazing alloy.

Copper to brass joints shall be made by brazing with 5% silver solder brazing alloy and a suitable solder flux.

TESTING

Test all cold water services to a hydrostatic pressure test of 1500 Kpa for a period of two (2) hours.

HOSE TAPS

Supply and install new external hose taps - one to all Bin Areas and one to adjacent column in all Patio Areas. The hose taps are to be connected to supply lines from the rainwater tanks.

B11.06 Gas Service

GENERAL

The work under this section comprises of new gas services, including the supply of all gas valves, piping and connections. New gas service to be pressure tested to AGL satisfaction after installation completed.

MATERIALS

Copper: Gas lines internal shall be copper tube to AS 1432 - 1983 to the following wall thickness: - 15 mm to 50 mm diameter pipe, Type “A”

Copper tube and fittings shall be jointed with a silver brazing alloy with minimum silver content of 15% and having a melting point above 550 degrees.

All copper and copper alloy capillary fittings are to be tested and stamped by the AGL Company or water supply authority.

Valves: Supply and install control valves equal to Richard Spherical Ball Valves. At fixtures, provide unions or flanges for ease of removal.

TESTING

Test the gas service to 2% Kpa air pressure for two (2) hours and to AGL Company requirements.

At the completion of testing, purge the pipework in accordance with AGL Company requirements. Liaise with AGL and adjust and commission all equipment.

GRADING OF PIPES

Grade pipes to tail pipes. Provide caps or sockets with valves at each tail pipe so that condensate may be drained.

GAS BAYONET POINTS Allow to install new gas bayonet points min. one to all kitchens, min.one all Cellar rooms, min. one to all Patio areas and min.one to all Living rooms.

B11.07 Sanitary Fixtures

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of all sanitary fixtures shown on the drawings.

B11.08 Faucets and Taps

Allow the P.C. Sum scheduled in Appendix ‘C’ for the supply only of faucets and taps.

14.00 GLAZING

14.01 Generally

The Builder shall submit a Certificate, at the date of Practical Completion, to verify that all glazing works have been carried out in accordance with the provisions of the Building Code of Australia and the relevant SAA codes, and in particular AS 1288 and AS 2208.

The selection of glazing materials to be used in the building and the installation of such materials, together with the required use of safety glazing in doors and panels, shall comply with the requirements of the Building Code of Australia and the relevant SAA codes.

14.02 Extent Of Work

This work is generally covered in Section 5 ‘Metalwork’ of this Specification.

15.00 TILING

15.01 Generally

The work covered by this section consists of furnishing all labour, equipment and materials in connection with the installation of floor and wall tiles complete, as shown and as specified, and in accordance with AS3958.

15.02 Samples

Tile samples to be provided by the Architect.

15.03 Guarantee

The work shall be guaranteed against defects in workmanship and installation for a period of three (3) years from the date of completion of the whole of the above works. This guarantee shall cover drummy work or other defects that appear during this period.

15.04 Materials and Components

ADHESIVES

To AS2358. PVA based adhesives: Do not use in wet areas or externally.

MORTAR MATERIALS

Sand: Fine aggregate with a low clay content selected for grading. Cement: To AS 3972, type GP.

BEDDING MORTAR

Proportioning: Select proportions from the range 1:3 to 1:4 cement: sand to obtain satisfactory adhesion. Use minimum water.

GROUT

Cement based proprietary grout: Mix with water. Fine sand may be added as a filler in wider joints. Portland cement based grout: Mix with fine sand. Use minimum water consistent with workability.

Proportioning - For joints up to 3mm 1:2 cement :sand. - For joints over 3mm: 1:3 cement :sand.

Grout is to be coloured to match tiles as directed by the Architect

PREPARATION

Prepare the substrates, including the following: - Remove deleterious and loose materials and leave the surface dust-free and

clean. - For mortar bedding, wet the substrate as necessary to achieve suitable suction.

Alternatively, apply a proprietary bonding agent to the substrate to improve adhesion.

EXTERNALLY

All tiles to external areas (including balconies, terraces, steps, and paths) to be fixed with a waterproof adhesive suitable for such use, strictly to the manufacturers recommendations. Provide mortar bed graded to outlets over R.C. slabs and allow to thoroughly dry before fixing tiles.

15.05 Tiling

All floor and/or wall tiles shall be thoroughly dry when fixed. All crazed, discoloured or cracked tiles shall be discarded. All tiles shall be selected for uniform colour, surface gauge and grading throughout and equal to the sample selected by the Architect.

CUTTING AND LAYING

Cut tiles neatly to fit around fixtures and fittings, and at margins where necessary. Drill holes without damaging tile faces. Rub edges smooth without chipping. Return tiles into sills, reveals and openings. Butt up to returns, frames, fittings and other finishes.

VARIATIONS

If necessary, distribute variations in hue, colour, or pattern uniformly, by mixing tiles or tile batches before laying.

SETTING OUT

Set out tiles to give uniform joint widths within the following limits: - Internal ceramic tiling: 1.5 mm. - Mosaic tiling: As dictated by pattern. - Quarry tiles: 6 - 12mm. - Vitrified tiles: 1 - 1.5mm. - Granite/marble tiles: 1 - 1.5 mm

Joint Alignment: Set out tiles from the centre of the floor or wall to be tiled and if possible, ensure cut tiles are a half tile or larger. For floor tiles commence with full tile at doorway entry.

If possible, position tiles so that holes for fixtures and other penetrations occur at the

intersection of horizontal and vertical joints or in the centre of tiles.

FALLS AND LEVELS

Grade floor tiling to even and correct falls generally, and to floor wastes and elsewhere as required. Make level junctions with walls. If falls are not required, lay level. Minimum fall generally: 1:100. Minimum fall in shower areas: 1:60. Change of finish: Maintain finished floor level across changes of floor finish including carpet.

PREPARATION OF TILES

Adhesive Bedding: Fix tiles dry.

Mortar Bedding: Soak porous tiles in water for half an hour and then drain until the surface water has disappeared.

FLOOR FINISH DIVIDERS

Refer to Clause 5.19

Floor tiles to be laid on concrete floors (wood float finish) shall be laid on a graded cement sand bed 25mm minimum to 40mm. Cement grout shall be used on all floor tiles.

Wall and floor tiles to be laid on surfaces which shall be waterproofed as specified in Clause 15.10, are to be laid with adhesives and finished with Grout recommended by Waterproofing Technologies _ 295 Princes Hwy St Peters.

15.06 Control Joints In Tiles

Floor Tiles:

At the junctions of two differing floor materials under the tiled finish, where there are control joints in the floor structure or where the floor structure is not continuous, allow a 12mm wide, full depth joint in both the tile and the bedding material. Point neatly with an approved non-hardening mastic, colour to match tiles.

15.07 Protection

Adequately protect tile surfaces from damage during construction period. Keep traffic off floors until the bedding has set and attained its working strength. Remove cracked, broken, damaged and drummy tiles and/or render and replace with new, at Builder’s expense.

15.08 Completion

15.10 Waterproof Membrane

To new balconies and terraces apply waterproof membrane specified herein, strictly in accordance with Waterproofing Technologies _295 Princes Hwy St Peters recommendations or approved equal , applied by an approved applicator and obtain a ten (10) year guarantee from the date of Practical Completion from the manufacturer which should be given to the Architect before practical completion is granted. Waterproofing system to comply with AS3740.

Background Preparation: All surfaces must be sound, clean, dry and free from oil, dirt, grease, loose matter, paint contamination and other coatings. Any surface defects must be made good and all protrusions which may pierce the membrane must be removed.

Priming: Apply Enviro Thinner No.1 or Prime SB Primer with a paint roller or brush to all areas to be waterproofed including the floor wastes.

Apply a 10 mm bead of silicone into all internal corners and joints around the waste pipe / floor waste and around the tap and rose plumbing.

Wall/Floor Junctions and Internal Vertical Corners: The interface between wall and floor and between internal vertical corners is the most critical. Use Enviro 700 PUR and reinforcing mat on:

- the coving areas between walls and floors to a height of 300 mm - vertical corners up to the point where tiling finishes in shower recesses

Apply a coat of Enviro 700 PUR with paint roller.Immediately position the reinforcing mat into the wet Enviro 700 PURForce the Band onto the wet Enviro 700 PUR in two different directions to ensure it is completely bedded with no air below it. Cover the reinforcing mat with a heavy coat of Enviro 700 PUR

Walls: Apply Enviro 700 PUR liberally with a paint roller to the dry primed surface in two opposite directions.

A second coat may be required to ensure correct coverage.

Floors:Apply a coat of Enviro 700 PUR with a brush or paint roller over the area which has been primed. Immediately position the fibreglass matting on the wet Enviro 700 PUR. Force the matting into the wet Enviro 700 PUR. Force the matting into the wet bedded with no air below it. Cover the matting completely with a heavy coat of Enviro 700 PUR.

Floor Wastes: Apply a coat of Enviro 700 PUR up the pipe and immediately position the strip of reinforcing mat into the wet Enviro 700 PUR. Apply a second coat of Enviro 700 PUR to completely fill the reinforcing mat. For wastes that are flush with the floor, take the application down into and around the waste or use the puddle flange system (check local council regulations).

Cleaning: Clean Enviro 700 PUR equipment with Enviro Thinner No. 1.

Tiling over Enviro 700 PUR: Allow the Enviro 700 PUR membrane to dry (approx. 24 hours) before fixing tiles.

Apply tiles with adhesives recommended by manufacturer. Grout to be as recommended by manufacturer.

16.00 FLOOR FINISHES

16.01 Carpet Finish

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply and fixing complete of carpets to areas shown on the drawings.

The Builder shall be responsible to ensure that the R.C. slabs are suitably finished and ready to accept the carpet finish, and for the protection of the laid carpet floors.

Floors ready for carpet shall be dry and free from dust, dirt, oil, grease, etc.

16.02 Timber Flooring

Builder is to allow for the P.C. Sum scheduled in Appendix ‘C’ for the supply and installation complete of timber flooring to areas shown on the drawings.

Builder to ensure r.c. slabs are suitably finished and ready to accept timber flooring, and shall take all measures to protect flooring after installation.

R.c. slabs to be dry and free from dust, dirt, oil, grease etc...

Timber flooring to have flush mounted floor vents located at corners at Ground Floor Level –Entry Areas (behind doors ) and Dining/Living rooms.Battens to be staggered to allow air flow and laid over moisture barrier installed as per manufacturers specifications and approved equal to Fretworks International

17.00 PAINTING

17.01 Generally

For the avoidance of disagreements on the competency and quality of paint work during this project, it is hereby noted that the painting shall be a first-class standard in both regards to materials and workmanship, and is to comply with AS2311 and AS2312.

17.02 Extent Of Work

Generally the whole residence and all new external, internal walls / structures are to be painted complete.

17.03 Samples

The Builder shall allow for putting samples of finishes on walls, soffits and joinery for approval by the Architect. No work shall commence until the samples have been approved by the Architect, and all work shall conform to the standard of the sample.

17.04 Colour Scheme

Final paint colours are to be in accordance with a schedule to be prepared by the Architects.

17.05 Guarantee

All internal and external work specified in this section shall be guaranteed against faulty workmanship and materials for a period of three (3) years after the date of Practical Completion.

17.06 Substrate

The Builder shall ensure that the new and existing backgrounds to which applied finishes are to be placed are suitable for that particular type of finish. Commencement of the work will automatically imply acceptance, without reservation, of the base or background upon which finishes are to be applied and the edges up to which they terminate. Should any cracks appear before completion or before the expiration of the maintenance period, they are to be cut out, stopped, painted up and made good to the satisfaction of the Architect, and the walls in which the cracks occur must be repainted at the discretion of the Architect.

17.07 Materials

Do not combine paints from different manufacturers in one paint system.

Ensure that primers, sealers and undercoats are suitable for the substrate and

compatible with the finish coat and each other. Except for stains and other clear or translucent finishes, each coating shall be of a noticeably different tint from the preceding coat. Oil based or polymeric based putty. Putty may be stained to match the colour of the substrate.

17.08 GPC Standards

The Government Paint Committee (GPC) is an authority representing both federal and state governments and their instrumentalities for the purpose of specifying standards for paint materials and listing approved products. Paint types specified in the paint systems by GPC specification numbers shall conform to the appropriate GPC specification. Provide a “Record of Supply” with each batch of GPC specified paint over 20 L supplied subsequently throughout the Contract.

17.10 Delivery

Deliver paints to the site in the manufacturer’s labelled containers. Ensure containers are marked with the GPC (Government Paint Committee) specification number.

17.11 Storage

Store all materials in an approved location. Keep storage area neat and clean at all times. Remove all waste matter as the work proceeds, from the site. Place cloths, waste or other materials that might constitute a fire hazard in suitable metal containers, remove or destroy at the end of each day. Provide suitable moveable receptacle into which shall be placed all liquid slop washings, etc., which shall on no account be thrown down any sanitary fittings.

17.12 Skilled Tradesmen

Only skilled tradesmen, experienced in the type of work specified, shall be employed in

the application of finishes in this section.

17.13 Protection

Protect adjacent surfaces with masking tape or dust sheets, or by other means. Protect surfaces while still wet by use of screens and ‘wet paint’ signs as necessary. The Builder shall remove all locks, bolts, fastenings, and accessories before any finishes are applied, and replace same on completion.

17.14 Preparation of Surfaces

Prepare the surfaces scheduled for painting as follows:

BRICKWORK, BLOCKWORK, CEMENT AND PLASTER SURFACES:

(a) Remove loose sand, dust, projection. (b) Fill cracks, holes and other indentations and rub down smooth. (c) Rub down patches of excess gloss and dust off to provide uniform surface. (d) Ensure surfaces are perfectly dry.

TIMBER, INCLUDING PLYWOOD AND ASSOCIATED BOARDS:

(a) Remove all oil, grease, wax, etc., smooth down as required and seal knots and resinous patches. (b) Stop nail holes, surfaces cracks, end grain and open joints, and rub down.

IRON AND STEELWORK AND OTHER METALWORK:

(a) Steel or ironwork not primed, but requiring painting; remove all scale, rust, dirt, oxide deposits with wire brushes. (b) Wash lead and copper surfaces with soap and water, roughen with abrasive paper, and wash with white spirit. Wash aluminium surfaces with white spirit.

17.15 Application

The application of paint materials shall be considered as an acceptance of the conditions of such surfaces for the reception of the materials by the Builder and the manufacturer whose materials are used. No work shall commence where the base has any type of blemish or defect, no matter how small.

Apply products at the container consistency, and do not thin or alter, except in accordance with the manufacturer’s directions.

Apply the first coat immediately after substrate preparation and before contamination of the substrate can occur. Ensure each coat of paint or clear finish is uniform in colour, gloss, thickness and texture, and free of runs, sags, blisters, or other discontinuities.

Allow for sanding down of previous coats as recommended by the manufacturer.

Before commencing application, ensure that there is satisfactory ventilation and the

atmosphere is dust free.

Do not apply external coats in weather that is likely to have an adverse effect on the finish.

Always allow ample drying time between successive coats, or as recommended by the manufacturer’s paint or finish.

Each coat of paint shall be applied in a different shade and the whole of each grounding coat shall be finished throughout the building and inspected and passed before the next coat is applied, unless permission to the contrary is given by the Architect.

Do not apply any coat to a surface that has not been properly prepared as specified, or to a previous coat that is not thoroughly dry and clean.

Sand down wood surfaces as necessary, in a direction parallel to the grain.

The Builder shall allow for cutting in different colours to adjoining walls and surfaces, as may be required by the final colours selected by the Architect.

All work which is to be glazed or puttied shall be primed before being glazed.

All external doors required to be painted shall have the upper and lower edges painted as for the face, after the doors have been fitted, removed and are ready for hanging.

All joinery with open grain shall be filled with an approved filler.

All faces of lining boards shall be primed before erection.

Metalwork is to be cleaned thoroughly of rust and scale before any paint is applied.

No paint shall be mixed on the floor of the building without proper protection of the floor.

17.16 Detailed Instructions

Make good as required to prime or seal porous substrates, or to achieve the specified or agreed colour, opacity, or film thickness.

Woodwork Internal/External: - Enamel Finish: All timber joinery to be painted Enamel shall be prepared and painted as follows:

18.00 SITEWORKS

18.01 Landscaping

The Proprietor will arrange for the supply and planting of selected trees and shrubs including all soils, paving, mulching, ground cover staking, etc. required for the Works.

The Builder shall leave the site clear of all building debris etc.... as specified in Clause B.48.

18.02 Waterproof Membrane

Refer to clause 15.10 for details.

18.03 External Paving

Builder is to allow the P.C. Sum scheduled in Appendix ‘C’ for the supply of external pavers to:

- External terraces, courtyards - paths & external stairs

To the extent shown on the architectural drawings. Textured Terrazzo Pavers shall be equal to “Sadlerstone” 405 x 405 x 20mm pavers including all bullnosed pavers for stair treads, pool surround, etc…

Builder is to allow for fixing complete on double washed sand / cement bedding strictly in accordance with manufacturer’s recommendations.

COMPLETION

The building is to be completed in every trade. Sashes and doors to be eased, locks oiled and all plant, surplus building materials and rubbish removed from the site. Gutters and drains to be cleared and the building generally to be left clean and fit for occupation.
