Northwest Arkansas’ rapid growth has fueled a boom in commercial real estate for the last fifteen years. New construction in the Fayetteville area includes additions to the University of Arkansas and a new Whole Foods grocery store that will anchor a $10 million shopping center near Northwest Arkansas Mall. Continued enrollment at the University of Arkansas has boosted multifamily construction and the majority of office construction activity occurs around the I-49 and New Hope Road/Pauline Whitaker Parkway. This interchange offers an increasing amenity base, easy access to the Northwest Arkansas Regional Airport, and easy access to the national headquarters of companies like Walmart and J.B. Hunt.

    Local Market

Northwest Arkansas’ commercial office market has seen more than a million square feet of office space built in the past years. New office projects such as Midtown in downtown Bentonville, 8W in Bentonville, Bentonville Plaza, Hunt Tower and Pinnacle Center have all added significant chunks of space to the office market in recent years while fetching premium rents eclipsing the $25 per sq. ft. range. Looking ahead, office construction growth is likely to remain buoyant as many regional suppliers expand to meet the needs of consumer driven industries such as international retail, food distribution and logistics, and supply chains.
