This month has been absolutely incredible-- it seems that because of our posted financials for 2012 (which by the way have not been audited yet)--there are some major concerns regarding our economic issues here at Lake Emerald. I just want to make sure that we all realize that the financial numbers will be reviewed by our Budget committee, when the chair returns from Brazil (April 5th). After these financials are reviewed, the Budget committee will respond. In the meantime let's stop all the propaganda until we ensure that respond. The major projects on the property are the Seal Coating, the 105 roof, and the pavers for buildings 109-114. Again, our property manager will be answering any questions and talking to these projects in his monthly report to Reflections.

There will be some discount coupons coming for special event days--- keep your eyes on Reflections for a discount at our restaurant.
I have appointed 2 new committees to attend to the 105 roof and the clubhouse. This should help us work on these projects with the input of our clubhouse. I am thankful for our committees and during the months left in my appointment, I am going to schedule meetings where the committees bring their ideas and expertise to the table. This should improve the community and help us again to move forward.

Sealcoating / Curbing Project: The Sealcoating project is reaching the end. The Property Manager will be walking the property with Easton, the owner of Master Paving, to address the issues with this project.
Kitchen Stack Cleaning:Kitchen Stack Cleaning: Joe Hillman Plumbing has been contracted to clean out the kitchen drains. This is a preventative Maintenance program that will be done once every two years. LEOA is asking that all cooking oils and cooking grease be discarded into a metal can, and put into the dumpsters with the rest of the garbage. Please do not put cooking oils or cooking grease down the drain.

MANAGER’S REPORT
The final Meeting of the Members of condominiums 6 & 7 (buildings 115, 116, 117, and 118), regarding amending the Declaration of Condominium to require replacement of polybutylene pipes, took place on Thursday 3/14/13 at 7:00PM. The result of the proxy ballot count was 25 total votes for condominium 6, with 4 votes in the affirmative and 21 votes in the negative. For condominium 7, the results were 24 total votes with 12 votes in the affirmative and 12 votes in the negative. There was no quorum certified for either condominium.

We are now concentrating our efforts on irrigation, which has been problematic for some years now. Brickman will give the property manager a summation of everything that's been done with irrigation by the time you are reading this column. They will also send LEOA a proposal to repair pump lines screens. Additionally, Brickman will provide an irrigation tech to be here two days a week to report to the Property Manager and the Landscaping Chair. These steps should move the irrigation issue forward so we can address other issues at LEOA. Please remember this is an old property and we've had far too many landscaping companies for proper continuity. The Lake Emerald Clubhouse is only available for rent to the residents of the community and only so long as they are in attendance at the function. Reservations will be CONFIRMED only upon receipt of the rental fee and the deposit, which must be received by the Management Office at least one (1) week prior to the reservation date. Verbal or written requests will be tentatively placed on the calendar pending payment of the fee and deposit. The rental of the Clubhouse is strictly on a first come first payment basis. The property manager reserves the right to cancel a reservation or accept another reservation upon payment of fees. The rental of the Clubhouse entitles the renter the exclusive of the ballroom, and use of the restrooms. The other areas are not included in this contract, i.e., abuse of this policy will result in immediate termination of the contract, loss of deposit and/or other justified fines determined by the manager.
