Long Awaited Grand Opening

MHP President Robert Goldman and Montgomery County Executive Isiah Leggett cut the ribbon on the $5.75 million renovation of the former Maple Towers in Takoma Park on November 16, 2011. They were joined by partners and officials from the City of Takoma Park, Montgomery County Council, the State of Maryland, Capital One Bank, and NeighborWorks America.

The grand opening of 7610 Maple completed another successful public-private partnership that preserved the 1960s building as affordable rental housing for 36 families. The green gut-rehab breathed much needed life into the 8-story building, which had sat vacant for nearly 3 years before MHP acquired it. The project created 42 jobs.

The facelift included all new kitchens, bathrooms, windows, an elevator and roof. A necessary addition to the building were the eight handicap-accessible units, along with ramps to the laundry room and community center, and secured entry with automatic door openers. Sustainable green building products were used throughout, including the reflective Thermoplastic Olefin (TPO) roof, which is made of recycled material; low-VOC paints, primers, adhesives and sealants; Marmoleam floor tiles, Green Label certified carpets, pads, and carpet adhesives; low-flow toilets, showerheads and faucets; and Energy Star appliances and lighting fixtures. MHP News and Notes New Staff

MHP welcomed Ilana Branda in March as Special Assistant to the President for Research & Policy.

Also in March, David L. Parish joined the Real Estate Development and Neighbor-hood Development department part-time as a Project Analyst.

Bill Ewing was named Director of Fundraising last July. He served as Public Cam-paign’s Development Director for eight years before becoming a strategic planning and development consultant in 2010. Prior to joining Public Campaign, Bill spent more than a decade providing fundraising and management services to candidates, political committees, and non-profit organizations.

Promotions

Congratulations to Artie L. Harris on his promotion to Vice President of Real Estate and Neighborhood Development. Artie joined MHP in 2008. He is LEED certified, and has more than 20 years of experience developing multi-family housing and re-tail facilities.

Board of Directors Changes

Rhonda Cunningham Holmes Elected 2011-2012 Board Chair

The Board of Directors welcomed a new slate of officers and six new members on July 1, 2011. Rhonda Cunningham Holmes succeeded Stacy Plotkin Silber as Board Chair. Rhonda lives in Wheaton, and is the deputy director of the Washing-ton Lawyers’ Committee for Civil Rights. She has been leading MHP’s Building Dreams community outreach efforts since last fall. Her term ends June 30.

Real Estate Development Update

Edinburgh House Renovation Nearing Completion, Ribbon Cutting Expected in Fall

The green renovation that MHP and RKR Construction began last summer at Edinburgh House apartments in Takoma Park is almost complete. The 10-story, 45-unit high-rise was acquired by MHP in 1995. It underwent a renovation shortly thereafter which replaced all its major systems and added a community room and playground. In May 2011, the State of Maryland awarded Edinburgh House its first Be SMART multi-family grant. Combined with financing from the New Issue Bond Program, the Maryland Housing Rehabilitation Program, and the Low Income Housing Tax Credit Program, the new energy-efficient upgrades to the property should result in an ongoing energy savings of 15-20 percent. MHP also received a TD Charitable Foundation “Housing for Everyone” grant.

The renovations include installing new kitchens, bathrooms, hard surface recy-cled flooring, carpeting, windows, and lighting fixtures. MHP will also add three ADA accessible units. The reno-vations are being completed floor-to-floor, and will continue until the sum-mer of 2012. The final phase will in-clude a facelift of the roof, and common areas—the leasing office, laundry facili-ties, and community center— and are expected to wrap up in July.

NeighborWorks America Recognizes Greater Glenmont Civic Association with its Highest Honor for Resident Leadership

Wheaton resident Kris Kumaroo was honored by NeighborWorks America in September with the 2011 Dorothy Richardson Leadership Award for Resident Leadership for the Mid-Atlantic Region. Kris and his wife, Deborah, were among the 5 founding members of the Greater Glenmont Civic Association (GGCA) in 2008. MHP has worked with the GGCA since 2008, and nominated Kris for the award, which is given nationally to resident leaders for their community building.

After retiring from the U.S. Navy, Kris returned to his childhood home in Wheaton and served as the GGCA’s president from 2008-2010. He spearheaded efforts to establish and enforce zone parking restrictions, a Neighborhood Watch pro-gram, and foreclosure prevention counseling, among other projects. He remains active in his neighborhood while running his contracting business and completing an MBA degree at the University of Maryland. Amanda Bernhardt succeeded Kris as president in 2011.and didn’t lose any momentum during the transition in leadership. MHP arranged for the new officers to attend the NeighborWorks Community Leadership Institute in Kentucky during the fall of 2010, and the membership of the GGCA has grown to almost 200 active members.

Strengthening Neighborhoods

MHP’s Neighborhood Revitalization team helps to develop strong civic associations by coordinating outreach initiatives in several targeted neighborhoods around Montgomery County, including in Glenmont, Connecticut Avenue Estates, and Long Branch. MHP brings together homeowners, businesses and other stakeholders to address such issues as crime prevention, loan modification scams, and neighborhood safety and beautification projects.

MHP Welcomes Volunteers to Takoma Park and Silver Spring Properties

Enterprise Community Partners and Nixon Peabody Employees Spend the Day

MHP hosted a community service day in mid-October for more than 50 employees from Enterprise Community Part-ners and Nixon Peabody LLP.

Despite the rainy weather, volunteers were able to choose improvement projects at four MHP sites in Takoma Park and Silver Spring that needed attention. MHP was thrilled to have the extra manpower.

The volunteers chose morning or afternoon shifts, and spent the time painting the community centers at Glenville Road and Greenwood Terrace, installing a new playground at Gilbert Highlands, and assembling furniture and computer desks inside the newly constructed community center at 7610 Maple. By late afternoon, the sun was out and it turned out to be an extremely productive day for all.

Great Hope Homes resident Iyahbo Obasi was named the grand prize winner of the HAND cover art contest during the 20th Anniversary Annual Meeting & Awards Luncheon in Washington, DC.

She won a $50 gift certificate to her favorite store and a savings bond for her colorful interpretation: “Welcome to my Neighborhood.”

The 12-year-old budding artist gave a rousing acceptance speech to the 1,000 housing profes-sionals who attended the meeting. She was a 5th grader at Charles Drew Elementary School in Sil-ver Spring, and attended the MHP afterschool Homework Club at Great Hope Homes.

MHP is an active participant in the Annual Help the Homeless Program. We are gearing up for the 2012 season and are looking for schools, churches, and communities that want to participate with MHP.
