The industrial appearance ofhis top-floor loft in SouthBeach bothered Lamine Mes-saoudi. Exposed brick andlarge windows gave the two-bedroom, two-bathroomcharm, but the exposed wiresand steel girders proved un-sightly to him.

“It was very metallic, veryrough-looking,” said Messaou-di, who purchased 650 De-lancey St., Unit 423 late in 2011.“I wanted something warm,with wood finishes and a cohe-sive feel. The whole ideathroughout the remodel was tomake something fancy andartsy yet still functional.”

Changes began immediatelyafter Messaoudi finalized thepurchase. He dropped theceiling to conceal infrastruc-ture, installed art alcoves withgallery lighting and addedhardwood finishes throughout.

There was no gettingaround the load-bearing steelbeams scattered around theloft, so Messaoudi workedwith artisan Philippe Grand-voinet on a solution. Grand-voinet clad the beams in tex-tured timber to provide a rus-tic look, transforming theminto a warmer finish that pairswith the hardwood flooring,barn door in the foyer andkitchen cabinets.

Messaoudi loves to cook, sohe put significant emphasis ondesigning the kitchen. Theroom centers on a triangularisland providing both storageand a place for friends to sit.Hardwood display cabinetsand a wood-paneled refriger-ator offer warmth, while dualovens and task lighting lendpracticality to the space cov-ered by a wood-beamed ceil-ing. A hardwood support pil-lar juts from the island andsupports the ceiling of theroom housing granite andonyx finishes.

historic and cultural meaning,Messaoudi said, because itoriginally served as a dis-tribution point for goods fromAsia.

“I use spices all the time,and there is something mean-ingful to me about cooking inthis building that used to im-port spices from the Southeast(of Asia),” he said.

AT&T Park, the Ferry PlazaMarket, the Embarcaderowaterfront and Yerba BuenaGardens are all near the cen-trally located building in SouthBeach.

The remodel also saw theinstallation of wrought-ironbanisters and a hardwoodstaircase. Steel cables previ-ously flanked the stairs. Nowbookshelves and a gallery wall

with sconces sit on oppositesides.

A master suite with a spabathroom highlights the upperlevel. Dual vanities and a glass

shower are among the inclu-sions of a compartmentalizedroom that once offered only asink and a tub.

“There were a bunch ofwalls up there that didn’t makeany sense, so we got rid ofthem and opened it up,” hesaid.

Dark veins in travertine tilescomplement the exposed brickin the bathroom, while marbletiles provide a contrastingwhite.
