About NikkoAM-StraitsTrading Asia ex Japan REIT ETF
The NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) is a collective investment scheme authorised under Section 286 of the Securities and Futures Act and is established under the terms of a trust deed dated 27 February 2017 made between Nikko Asset Management Asia Limited as manager, and HSBC Institutional Trust Services (Singapore) Limited as trustee, of the Fund.
The investment objective of the Fund is to replicate as closely as possible, before expenses, the performance of the FTSE EPRA Nareit Asia ex Japan Net Total Return REIT Index (the “Index”), or upon the Manager giving three (3) months’ prior written notice to the Trustee and the Holders, such other index that gives, in the opinion of the Manager, the same or substantially similar exposure as the Index. There is no assurance that the Fund will achieve its investment objective or that it will be able to fully track the performance of the Index.
The Fund will seek to achieve its investment objective by investing all, or substantially all, of its assets in Index Securities in substantially the same weightings as reflected in the Index (i.e. using a full replication strategy).
The Fund is designed for investors who seek an “index-based” approach to investing in a portfolio of Asia ex Japan listed REIT or REIT-type securities in a cost effective and easy to access manner. Units may also be used as an asset allocation tool or as a trading instrument.

SOFT DOLLAR COMMISSIONS/ARRANGEMENTS
In its management of the NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”), the Manager currently does not receive or enter into any soft dollar commissions or arrangements.
The managers of the REITs into which the Fund may invest more than 10% of its asset value from time to time do not receive or intend to enter into soft dollar commissions or arrangements in their management of their REITs.

1The expense ratio has been computed based on the guidelines laid down by the Investment Management Association of Singapore ("IMAS"). The calculation of the expense ratio at 31December 2019 was based on total operating expenses divided by the average net asset value for the year. The total operating expenses do not include brokerage and other transactions costs, performance fee, interest expense, distribution paid out to unitholders, foreign exchange gains/losses, front or back end loads arising from the purchase or sale of other funds and tax deducted at source or arising out of income received. The Fund does not pay any performance fee. The average net asset value is based on the daily balances.
2The portfolio turnover ratio is calculated in accordance with the formula stated in the Code on Collective Investment Schemes. The calculation of the portfolio turnover ratio was based on the lower of the total value of purchases and sales of the underlying investments, divided by the average daily net asset value.
12. Related party transactions
The Manager of the Fund is Nikko Asset Management Asia Limited, a subsidiary of NikkoAsset Management International Limited. The Trustee of the Fund is HSBC InstitutionalTrust Services (Singapore) Limited (the "Trustee").
Management fee is payable to the Manager. Registrar fee, administrator fee and trusteefee are payable to the Trustee. Custody fee is payable to a related company of theTrustee, The Hongkong and Shanghai Banking Corporation Limited.
In addition to related party information shown elsewhere in the financial statements(including the Statement of Portfolio), the following significant transactions took placeduring the financial period between the Fund and a related party at terms agreed betweenthe parties and within the provisions of the Deeds:

SOFT DOLLAR COMMISSIONS/ARRANGEMENTS
The primary objective of the Manager in placing orders for the purchase and sale of Index Securities and non-Index Securities, when adjusting the NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) portfolio to refl ect changes in the Index or in respect of a cash subscription or redemption, is to obtain the most favourable net results taking into account such factors as price, commission or spread and size of the order. Where it is consistent with this objective, it is the Manager’s practice to place such orders with brokers/dealers who supply research, market information and quotations and statistical information to the Manager, which may be useful to the Manager in providing its services as manager of the Fund and/or may be useful to the Manager in providing services to other clients (including other funds managed by the Manager), other than as manager of the Fund.
Appointment of soft dollar brokersThe Manager will appoint soft dollar brokers onto its broker panel only after it has ensured that:a) full disclosure of the practice of accepting soft dollars is made;b) the commission rates charged are comparable with the market rates;c) there is no confl ict of interest;d) the soft dollar credits are used only for clearly defi ned services;e) at all times trades are executed through the respective brokers only on the basis of best execution
regardless whether soft dollar benefi ts will accrue. Best execution shall include competitive prices with smooth execution ability; and
f) relevant regulations and guidelines are complied with.
The procedures for the appointment of the brokers shall be no different from that of normal full service brokers.
Execution and allocation
If the Trustee objects to the use of the soft dollar brokers, the trades of the Fund shall be segregated from the rest of the trades that are executed through the relevant soft dollar broker(s). The Manager will execute trades for such accounts only with authorised full service brokers.
It is the responsibility of the Manager to ensure that the allocation quotas are adhered to. In addition, the Manager will monitor the execution ability of the soft dollar brokers and assign the business strictly on a “best execution” basis.
Subject to the provisions of the CIS Code*, in its management of the Fund, the Manager may receive soft dollar commissions from, or may enter into soft dollar arrangements with, stockbrokers who execute trades on behalf of the Fund and the soft dollars received would be restricted to the following kinds of services:a) specifi c advice as to the advisability of dealing in, or of the value of any investments;b) research and advisory services;c) economic and political analysis;d) portfolio analysis including valuation and portfolio measurements;e) market analysis;f) data and quotation services;g) computer hardware or software that are used to support the investment decision making process, the
giving of advice, or the conduct of research or analysis; andh) custodial services in relation to the investments managed for clients.
The following are, however, prohibited:a) travel, accommodation and entertainment expenses;b) general administrative goods and services including offi ce equipment and premises;c) membership fees;d) employee salaries;e) direct money payments / rebates.
The Manager shall retain the records of the payments made using soft dollar commissions.
The managers of the REITs into which the Fund may invest more than 10% of its asset value from time to time do not receive or intend to enter into soft dollar commissions or arrangements in their management of their REITs.
Please note that with effect from 25 January 2018, the Managers have ceased to receive soft dollar commissions, or enter into soft dollar arrangements, in their management of the Fund.

The Trustee is under a duty to take into custody and hold the assets of NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) in trust for the unitholders. In accordance with the Securities and Futures Act (Cap.289), its subsidiary legislation and the Code on Collective Investment Schemes, the Trustee shall monitor the activities of the Manager for compliance with the limitations imposed on the investment and borrowing powers as set out in the Trust Deed in each annual accounting year and report thereon to unitholders in an annual report.

Our Audit Approach
As part of designing our audit, we determined materiality and assessed the risks of material misstatement in the accompanying financial statements. In particular, we considered where management made subjective judgements; for example, in respect of significant accounting estimates that involved making assumptions and considering future events that are inherently uncertain. If, based on the work we have performed, we conclude that there is a material misstatement of this other information, we are required to report that fact. We have nothing to report in this regard.
Responsibilities of the Manager for the financial statements
The Manager is responsible for the preparation and fair presentation of these financial statements in accordance with the recommendations of Statement of Recommended Accounting Practice 7 “Reporting Framework for Unit Trusts” issued by the Institute of Singapore Chartered Accountants and for such internal control as the Manager determines is necessary to enable the preparation of financial statements that are free from material misstatement, whether due to fraud or error.
In preparing the financial statements, the Manager is responsible for assessing the Fund’s abilityto continue as a going concern, disclosing, as applicable, matters related to going concern and using the going concern basis of accounting unless management either intends to terminate the Fund or to cease the Fund’s operations, or has no realistic alternative but to do so.
The Manager’s responsibilities include overseeing the Fund’s financial reporting process.

1. General
NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) is a Singaporedomiciled fund constituted by a Trust Deed dated 27 February 2017 as amendedby Supplemental Deed (collectively referred to as the “Deeds”). The Deeds aregoverned by the laws of the Republic of Singapore. The Trustee of the Fund isHSBC Institutional Trust Services (Singapore) Limited (the “Trustee”). TheManager of the Fund is Nikko Asset Management Asia Limited (the “Manager”).
2. Significant accounting policies
The principal accounting policies applied in the preparation of these financialstatements are set out below.
(a) Basis of preparation
The financial statements have been prepared under the historical cost convention,as modified by the revaluation of financial assets at fair value through profit orloss, and in accordance with the recommendations of Statement ofRecommended Accounting Practice 7 “Reporting Framework for Unit Trusts”("RAP 7") issued by the Institute of Singapore Chartered Accountants.
(b) Recognition of income
Dividend income from investment is recognised when the right to receive paymentis established.
Interest income is recognised on a time-proportion basis using the effectiveinterest rate method.

(c) Foreign currency translation
(i) Functional and presentation currency
The Fund qualifies as an authorised scheme under the Securities andFutures Act (“SFA”) of Singapore and is offered to retail investors inSingapore. The Fund’s activities are substantially based in Singapore, withsubscriptions and redemptions of the units of the Fund being denominatedin Singapore dollars.
The performance of the Fund is measured and reported to the investors inSingapore dollars. The Manager considers the Singapore Dollar as thecurrency which most faithfully represents the economic effects of theunderlying transactions, events and conditions. The financial statementsare expressed in Singapore dollars, which is the Fund’s functional andpresentation currency.
(ii) Transactions and balances
Foreign currency monetary assets and liabilities are translated intoSingapore dollars at the rates of exchange prevailing at the date of theStatement of Financial Position. The net unrealised gain or loss is taken tothe Statement of Total Return. Transactions during the period are recordedin Singapore dollars at the rates of exchange ruling on transaction dates.All realised gains or losses are recognised in the Statement of TotalReturn.
(d) Distributions
The Manager has the absolute discretion to determine whether a distribution is tobe made. In such an event, an appropriate amount will be transferred to adistribution account to be paid on the distribution date. The amount shall not betreated as part of the property of the Fund. Distributions are accrued for at thepoint in time when the necessary approvals have been obtained and a legal orconstructive obligation has been created.
(e) Investments
Investments are classified as financial assets at fair value through profit or loss.
(i) Initial recognition
Purchases of investments are recognised on the trade date. Investmentsare recorded at fair value on initial recognition.

Investments are subsequently carried at fair value. Net change in fair valueon investments are included in the Statement of Total Return in the year inwhich they arise.
(iii) Derecognition
Investments are derecognised on the trade date of disposal. The resultantrealised gains and losses on the sales of investments are computed on thebasis of the difference between the weighted average cost and sellingprice gross of transaction costs, and are taken up in the Statement of TotalReturn.
(f) Basis of valuation of investments
The fair value of financial assets and liabilities traded in active markets is basedon quoted market prices at the close of trading on the reporting date. The quotedmarket price used for investments held by the Fund is the last traded market pricefor both financial assets and financial liabilities where the last traded price fallswithin the bid-ask spread. In circumstances where the last traded price is notwithin the bid-ask spread, the Manager will determine the point within the bid-askspread that is most representative of fair value.
(g) Receivables
Receivables are non-derivative financial assets with fixed or determinablepayments that are not quoted in an active market. Receivables are initiallyrecognised at their fair value and subsequently carried at amortised cost using theeffective interest method, less accumulated impairment losses.
(h) Sales and purchases awaiting settlement
Sales and purchases awaiting settlement represent receivables for securities soldand payables for securities purchased that have been contracted for but not yetsettled or delivered on the Statement of Financial Position date respectively.These amounts are recognised initially at fair value and subsequently measuredat amortised cost.
(i) Cash and cash equivalents
Cash and cash equivalents comprise cash at banks and on hand which aresubject to an insignificant risk of changes in value.

Accrued expenses are recognised initially at fair value and subsequently stated atamortised cost using the effective interest method.
3. Income tax
The Manager and Trustee of the Fund have assessed and are satisfied that theFund has met the requisite conditions under the Designated Unit Trust (''DUT'')Scheme for the current financial year. The Manager and Trustee of the Fund willensure that the Fund fulfills its reporting obligations under the DUT Scheme.
Under the DUT Scheme, certain income of the DUT Fund is not taxable inaccordance with Sections 35(12) and 35(12A) of the Income Tax Act. Suchincome includes:
(a) gains or profits derived from Singapore or elsewhere from the disposal ofsecurities;
(b) interest (other than interest for which tax has been deducted under section45 of the Income Tax Act);
(c) dividends derived from outside Singapore and received in Singapore;
(d) gains or profits derived from foreign exchange transactions, transactions infutures contracts, transactions in interest rate or currency forwards swapsor option contracts and transactions in forwards, swaps or option contractsrelating to any securities or financial index;

The Fund is also approved for tax transparency treatment under Section 43(2) of the Income Tax Act. 8. Financial risk management
The Fund’s activities expose it to a variety of risk, including but not limited tomarket risk (including currency risk, interest rate risk and price risk), liquidity riskand credit risk. The Manager is responsible for the implementation of overall riskmanagement programme, which seeks to minimise potential adverse effects onthe Fund’s financial performance. Specific guidelines on exposures to individualsecurities and certain industries and/or countries are in place as part of the overallfinancial risk management to reduce the Fund’s exposures to these risks.
The Fund’s primary objective is provide investors with investment returns thatcorrespond closely to the total return of the FTSE EPRA Nareit Asia ex Japan NetTotal Return REIT Index (the “Index”) before fees and expenses.
The Fund’s assets principally consist of investments in index securities insubstantially the same weightings as reflected in the Index, and cash. TheManager will rebalance the Fund’s investment from time to time to reflect anychanges to the composition of, or the weighting of securities in, the Index with aview to minimise tracking error of the Fund’s overall returns relative to theperformance of the Index. Such rebalancing may be in the form of investments innon-index securities.
The financial instruments are held in accordance with the published investmentpolicies of the Fund and managed accordingly to achieve the investmentobjectives.

(a) Market risk - Price risk
Price risk is the risk that arises from uncertainties about the future prices offinancial instruments.
The Fund’s investment is substantially dependent on the changes of marketprices. The Fund’s overall market positions are monitored regularly so as toassess changes in fundamentals and valuation. However, events beyondreasonable control of the Manager could affect the prices of the underlyinginvestments and hence the net asset value of the Fund.
As at 30 June 2019, an increase/decrease of the Index by 11% (2018:11%), withall other variables remaining constant, the net asset attributable to unitholders forthe period would increase/decrease by approximately 10% (2018:11%) Theanalysis was based on the assumptions that the index components within theIndex increased/decreased by a reasonable possible shift, with all other variablesheld constant and that the fair value of Fund’s investments moved according tothe beta. Reasonable possible changes in market index percentage are revisedannually depending on management’s current view on the market volatility andother relevant factors.
(b) Market Risk - Interest rate risk
Interest rate risk is the risk that the value of a financial instrument will fluctuatedue to changes in market interest rates (fair value risk).
Investment funds that invest in securities may be subject to interest rate risk asany interest rate change may affect the risk premium though at varying degrees.To manage this risk, the Manager analyses how interest rate changes may affectdifferent industries and securities and then seeks to adjust the Fund’s portfolioinvestments accordingly.
However, the effects of changes in interest rates on the Fund’s portfolio may notbe quantified as the relationship between the interest rates and the value ofsecurities is indirect. Hence, no sensitivity analysis has been presentedseparately.
(c) Market Risk - Currency risk
Currency risk is the risk that the value of a financial instrument will fluctuate due tochanges in foreign exchange rates.
To minimise currency risk, the Fund mainly holds its excess cash in its functionalcurrency. For hedging purposes, the Fund may also enter into forward foreignexchange contracts.

(d) Liquidity risk
Liquidity risk is the risk of loss arising from the inability of the Fund to meet itsobligations as and when they fall due without incurring unacceptable cost orlosses.
The Fund is exposed to daily cash redemptions from unitholders. However, inaccordance with the Fund’s prospectus, minimum holdings and redemption sizeare set.
To manage the liquidity risk, a cash buffer is maintained in the Fund andmonitored for minimum cash balances to prevent any extensive disposition ofassets which may occur at lower prices and overdraft situations to meet tradesettlements and obligations.
The Fund’s securities are considered readily realisable, as all the securities arelisted on a recognised stock exchange.
The Fund’s financial liabilities are analysed for maturity groupings usingcontractual undiscounted cashflows based on the remaining period at theStatement of Financial Position date to the contractual maturity date. As at 30June 2019, all liabilities are either payable on demand or due in less than 3months. The impact of discounting is not significant.

(e) Credit risk
Credit risk is the risk that counterparty will be unable to fulfil its obligation to theFund in part or in full as and when they fall due.
Concentrations of credit risk are minimised primarily by:- ensuring counterparties as well as the respective credit limits are approved;- ensuring there are controls in place to identify and assess the creditworthiness
of counterparties and review such controls on a semi-annual basis; and- ensuring that transactions are undertaken with a large number of
counterparties.
All trade settlements with approved counterparties are on Delivery versus Payment and/or Receipt versus Payment basis, with the exception of initial public offerings, new issues and placement transactions.
Credit risk also arises from cash and bank balances, and outstanding and committed transactions with brokers. The table below summarises the credit rating of the bank and custodian in which the Fund’s assets are held 30 June 2019 and 30 June 2018.

The credit ratings are based on the Long-Term Local Issuer Ratings published bythe rating agency.
The maximum exposure to credit risk at the reporting date is the carrying amountof the financial assets.
(f) Capital management
The Fund’s capital is represented by the net assets attributable to unitholders. TheFund strives to invest the subscriptions of redeemable participating units ininvestments that meet the Fund’s investment objectives while maintainingsufficient liquidity to meet unitholder redemptions.
(g) Fair value estimation
The Fund classifies fair value measurements using a fair value hierarchy thatreflects the significance of the inputs used in making the measurements. The fairvalue hierarchy has the following levels:

About NikkoAM-StraitsTrading Asia ex Japan REIT ETF
The NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) is a collective investment scheme authorised under Section 286 of the Securities and Futures Act and is established under the terms of a trust deed dated 27 February 2017 made between Nikko Asset Management Asia Limited as manager, and HSBC Institutional Trust Services (Singapore) Limited as trustee, of the Fund.
The investment objective of the Fund is to replicate as closely as possible, before expenses, the performance of the FTSE EPRA Nareit Asia ex Japan Net Total Return REIT Index (the “Index”), or upon the Manager giving three (3) months’ prior written notice to the Trustee and the Holders, such other index that gives, in the opinion of the Manager, the same or substantially similar exposure as the Index. There is no assurance that the Fund will achieve its investment objective or that it will be able to fully track the performance of the Index.
The Fund will seek to achieve its investment objective by investing all, or substantially all, of its assets in Index Securities in substantially the same weightings as refl ected in the Index (i.e. using a full replication strategy).
The Fund is designed for investors who seek an “index-based” approach to investing in a portfolio of Asia ex Japan listed REIT or REIT-type securities in a cost effective and easy to access manner. Units may also be used as an asset allocation tool or as a trading instrument.

SOFT DOLLAR COMMISSIONS/ARRANGEMENTS
The primary objective of the Manager in placing orders for the purchase and sale of Index Securities and non-Index Securities, when adjusting the NikkoAM-StraitsTrading Asia ex Japan REIT ETF (the “Fund”) portfolio to refl ect changes in the Index or in respect of a cash subscription or redemption, is to obtain the most favourable net results taking into account such factors as price, commission or spread and size of the order. Where it is consistent with this objective, it is the Manager’s practice to place such orders with brokers/dealers who supply research, market information and quotations and statistical information to the Manager, which may be useful to the Manager in providing its services as manager of the Fund and/or may be useful to the Manager in providing services to other clients (including other funds managed by the Manager), other than as manager of the Fund.
Appointment of soft dollar brokers
The Manager will appoint soft dollar brokers onto its broker panel only after it has ensured that:a) full disclosure of the practice of accepting soft dollars is made;b) the commission rates charged are comparable with the market rates;c) there is no confl ict of interest;d) the soft dollar credits are used only for clearly defi ned services;e) at all times trades are executed through the respective brokers only on the basis of best execution
regardless whether soft dollar benefi ts will accrue. Best execution shall include competitive prices with smooth execution ability; and
f) relevant regulations and guidelines are complied with.
The procedures for the appointment of the brokers shall be no different from that of normal full service brokers.
Execution and allocation
If the Trustee objects to the use of the soft dollar brokers, the trades of the Fund shall be segregated from the rest of the trades that are executed through the relevant soft dollar broker(s). The Manager will execute trades for such accounts only with authorised full service brokers.
It is the responsibility of the Manager to ensure that the allocation quotas are adhered to. In addition, the Manager will monitor the execution ability of the soft dollar brokers and assign the business strictly on a “best execution” basis.
Subject to the provisions of the CIS Code*, in its management of the Fund, the Manager may receive soft dollar commissions from, or may enter into soft dollar arrangements with, stockbrokers who execute trades on behalf of the Fund and the soft dollars received would be restricted to the following kinds of services:a) specifi c advice as to the advisability of dealing in, or of the value of any investments;b) research and advisory services;c) economic and political analysis;d) portfolio analysis including valuation and portfolio measurements;e) market analysis;f) data and quotation services;g) computer hardware or software that are used to support the investment decision making process, the
giving of advice, or the conduct of research or analysis; andh) custodial services in relation to the investments managed for clients.
The following are, however, prohibited:a) travel, accommodation and entertainment expenses;b) general administrative goods and services including offi ce equipment and premises;c) membership fees;d) employee salaries;e) direct money payments / rebates.
The Manager shall retain the records of the payments made using soft dollar commissions.
The managers of the REITs into which the Fund may invest more than 10% of its asset value from time to time do not receive or intend to enter into soft dollar commissions or arrangements in their management of their REITs.
Please note that with effect from 25 January 2018, the Managers have ceased to receive soft dollar commissions, or enter into soft dollar arrangements, in their management of the Fund.

1The expense ratio has been computed based on the guidelines laid down by the Investment Management Association of Singapore ("IMAS"). The calculation of the expense ratio at 31 December 2018 was based on total operating expenses divided by the average net asset value for the year. The total operating expenses do not include brokerage and other transactions costs, performance fee, interest expense, distribution paid out to unitholders, foreign exchange gains/losses, front or back end loads arising from the purchase or sale of other funds and tax deducted at source or arising out of income received. The Fund does not pay any performance fee. The average net asset value is based on the daily balances.
2The portfolio turnover ratio is calculated in accordance with the formula stated in the Code on Collective Investment Schemes. The calculation of the portfolio turnover ratio was based on the lower of the total value of purchases and sales of the underlying investments, divided by the average daily net asset value.
12. Related party transactions
The Manager of the Fund is Nikko Asset Management Asia Limited, a subsidiary of NikkoAsset Management International Limited. The Trustee of the Fund is HSBC InstitutionalTrust Services (Singapore) Limited (the "Trustee").
Management fee is payable to the Manager. Registrar fee, administrator fee and trusteefee are payable to the Trustee. Custody fee is payable to a related company of theTrustee, The Hongkong and Shanghai Banking Corporation Limited.
