IntroductionThe initial months of this year have seen buoyant market conditions, withall key indicators showing gains on 2013. Here at Barnard Marcus wehave been able to fully capitalise upon this confidence, and against thebackground of 2013 which was strong year of growth for the business,our key business indicators are already well ahead of 2013 results.

In February, we relocated to our new offices at Sovereign House, providingincreased improved facilities and space to accommodate our growingteam. Our March Auction saw the best result ever, raising over £38m froma catalogue offering 260 lots.

During the first four months of the year we have already offered 689 lotsup 23% on the equivalent period last year, which is a measure to beproud of when compared to the national growth of just 7.2%, and underpins our position as the top residential London Auctioneer measuredby lots offered. Sales are up by 24% and capital raised up by 33%.

Our May auction will see another 240 lots on offer, which shows a 30%increase in lots offered by us compared to the same period in 2013, andwith a total of 10 auctions planned for the year. We look forward toworking with both old and many new clients offering you a top qualityservice and sales result.

economic update

2014 is exceeding many expectations on the economic front, with GDP growth forecasts of 2.9% for 2014, and according to the IMF, the UK is set to be the best performinglarge economy this year.

Unemployment is down 63,000 in the three months to January 2014 and now edging close to 7% faster than originally predicted by the Bank of England last summer. Thiscoupled with inflation figures showing rate of price growth (as measured by the CPI) falling to 1.6% in March, from 1.7% in February, is the third consecutive month thatinflation has been below the Bank of England’s 2% target. Mark Carney revised his forward guidance in linking interest rates to unemployment in February and as suchsignalled that interest rates may remain at their historic low levels for longer than earlier predicted.

The Council of Mortgage Lenders (CML) published figures in April showing gross mortgage lending up by a staggering 37% year on year with £15.4bn lent in March aloneup from £11.6bn in March 2013. Buy to let lending continues to recover strongly, with yields on assured shorthold Tenancies at our auctions standing at 7.59% year to date

With the stock market remaining fairly static and continued house price inflation currently running at 8.7% (source Halifax House Price Index March 2014) spurred on byThe “Help to Buy” scheme, property may well prove to one of the best investment choices of the year.
