Set within a heritage area, the site has excellent access to major roads and public transport routes including Strand, Somerset and Buitengracht Streets, as well as the ‘Fan Walk’ to Green Point stadium. Bounded by three well known Cape Town streets (Strand, Waterkant and Chiappini) the site has its primary aspect on Chiappini Street, which historically provided access from Bo-Kaap, through what is now known as ‘de Waterkant’, to Cape Town’s original harbour. The circulation core of the building has been positioned on the ‘rear’ of the building (against the only common boundary with another property) allowing for regularly shaped floor plates that are flexible and easily sub-divisible with ample window elevation.
