TRADITIONAL CHARACTER FAMILY LIVING

385B Karori Road

This well presented 1930’s family home offers four large bedrooms plus a large rumpus room and plenty of living space for that growing family. Light and airy with all day sun and set well back from the main road on an elevated section, this is a great place to enjoy lots of space for the kids, flat lawn, Karori Park and cafe just across the road plus the many other attractions of Karori such as the Mountain Bike park and Wright’s Hill.

A shared driveway leads up to the house which enjoys stunning views to the park and hills beyond.

Enjoy the character of the era including, polished cedar doors, double hung windows, wood panelling, rimu skirtings and mouldings and original art deco light fittings.

Just inside the front door is the master bedroom and to the right is the living room which flows to the living/dining

room and family kitchen. Double frosted lead light doors separate the living and living/dining rooms. An attractive open brick fire place keeps the rooms warm and cosy on those cold winter nights!

Follow the stairs to the first landing and new main bathroom and then onto the top level and three large bedrooms plus rumpus. A generous area at the top of the stairs, fresh colours and large windows make the upstairs level a lovely sunny and open space.

The rumpus room to the rear offers a bathroom with vanity and shower, kitchen facilities and access to the back garden. The perfect pad for growing teenagers or house guests - or perhaps convert to a flat or home office!

The backdoor, or from the steps to the left side of the house, lead you to the raised and almost flat garden with washing line to the rear. Another flat lawn, bordered by an easy care garden at the front of the property completes the package.

This home will appeal to buyers looking for the perfect family home, who want the privacy and safety of being away from the main road, but with easy access to a choice of schools, all amenities plus Karori Mall and main bus route into town. Zoned for Wellington College and on the bus route to Onslow and several private schools.

The 636m2 section offers a flat area mainly presented as lawn to the front of the house, bordered by mature trees and a low maintenance garden.

An attractive path to the left of the house leads to the raised garden and another almost flat lawn at the rear. A bridge from the rumpus room gives easy access to this area and the washing line. It is also a good alternative for teenagers returning late at night or exit in the case of fire or emergency.

There is a single garage and parking for two more cars.

The suburb of Karori

Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori.

People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city.

The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.

Karori is home to a number of attractions:

Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960.

Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks.

At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand.

Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

Karori Park RedevelopmentCompleted in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.

Shopping CentreKarori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy.

Marsden Village (city end) Includes a number service and fashion shops.

CommunityKarori Public Library 247 Karori Rd Newly renovated library including Arobake Cafe.

Karori Medical Centre 11 Parkvale Rd, near Karori Mall. A full medical service provided by 8 GPs and 6 Practice Nurses.

Steve Fejos

Born in Wellington and educated at St. Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and

unique marketing techniques is Setting a New BENCH

MARQUE in Wellington Real Estate.

Awards receivedUnder the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

TestimonialGary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
