Utilities:Taxes: Town of Danville— 2013 non-homestead rate - estimated to roughly be $760 for each individual lot, prior

to home construction.

Power: There is power along VT Route 2 and it’s provided by Washington Elec Co-op. The owner has paid for anengineering study to bring power to the edge of the three lots. Easements will need to be finalized butseller as verbal agreements at this time and the total estimate was approximately $27,000. Owner

may be willing to negotiate joint power installation.

Road: Bayley-Hazen Road is a town owned but unmaintained road. It is in excellent condition and maintainedby the property owners on the road. No formal agreement is in place that the owner is aware of. It

Septic: Soil testing was completed by Chase & Chase Surveyors & Septic Designers in June 2013 and the soil

Driveway: There currently is a shared access road for all three properties. Lots 6 & 7 have direct frontage on thisshared access road and by the survey appear to own to the center of this road. Lot 8 has directfrontage on Bayley-Hazen Road, but for convenience a short Right-of-way will be provided over Lot 7 to

access an existing roughed-in driveway to the likely house site.

There is ROW for a parcel to the north of the subdivision that travels along the shared access road and
