Enter the property from the gate opening off the carpad to the gorgeous courtyard that frames the front of the house.

An attractive paved path leads to the front door and porch which offers protection from the prevailing weather or a sunny spot to sit and enjoy the chorus of Tuis and many other birdlife that reside in the neighbouring town belt.

Tandem parking provides off street parking for two cars.

To the front of the section a generous “shed” provides a great space for pottering in or home hobby or could be further developed into a home office or study. Large French doors provide views and easy access from the street and front gate or access to the front garden and house.

Fully fenced and landscaped the front garden is the perfect spot to enjoy that morning coffee or Sunday paper!

From the front door the short hallway leads to the three good size bedrooms and living room at the front.

Large bay windows in the front two rooms offer lovely views to the front garden and allow oodles of natural light to pour in.

The bedroom at the rear also has a large window which looks over the back garden and out to the native bush beyond.

Original and operational working brick fireplaces in two of the rooms are delightful reminders of the workmanship of yesteryear!

At the rear of the house is the new kitchen and the laundry/bathroom area. The modern kitchen is also presented in neutral colours and offers a functional area to prepare the meal while enjoying the indoor/outdoor flow out to the flat section at the rear of the house. A compact breakfast bar offers an additional space for casual dining. Complete with gas stove.

From the kitchen is an open computer space, separate toilet and spacious bathroom with a large bath with shower over the bath and vanity, again immaculately presented. A Rennai Infinity water heater provides efficient hot water to the house.

At the rear of the house is a surprisingly (for this area) almost flat garden with a timber deck from the back door and flat lush lawn and mature garden featuring, amongst many others, a fig and pear tree.

Bordered by a brick wall and green belt to the right and rear, the garden is like a private sanctuary in the centre of the city!

A timber covered area could be used as a barbeque area, place to store wood for the fire or grow seeds or nurture your choice of plants. A path to the left side of the house offers access to the basement and the rear of the section below the deck.

The outside is in excellent condition having been recently repainted and re-roofed about 10 years ago with new spouting..

Only 10 minutes walk from work or the central city and in a very popular and historic area, this home is perfect for a small family, couple or single looking for a property where all the hard work is done!

Close to all amenities including Aro Valley shops and village, a choice of cafes, bakeries, delicatecian, video shop, designer clothes& shoe shop and a large and well stocked general store & Lotto shop. Walking distance to Victoria University Te Aro School and zoned for Wellington Boys College.

ARO VALLEY - ON THE LEVEL

Aro Valley

Aro Valley is a vibrant suburb, nestled between Brooklyn and Kelburn and a short 10 minutes or so walk from the CBD. This historical suburb is named after the Aro River which flowed down Epuni Street but which is now mainly underground.

This quirky area began as home to the working class community and has always been popular with artists, musicians and students. It has over time become very popular and is now inhabited by many more professionals and with that more expensive to live in. It is home to many beautiful original houses that have been lovingly restored. Due to their humble beginnings the houses are close together and are mainly wood with corrugated iron. Many have lovely cottage gardens with lots of flowers including roses.

Central to the suburb is the village on Aro Street which offers a range of cafes, boutique fashion and shoe shop, grocery shop, silver designer and small gallery – as well as the famous Aro Video shop with over 14,000 classic, contemporary & curious DVD/videos to rent or purchase. Aro Valley is a very popular destination for Wellingtonians especially on a sunny weekend.

The Valley is also close to Victoria and Massey universities. It is also close to Brooklyn being home of the Penthouse Cinema an art deco styled cinema, originally opened in 1931.

The Valley is surrounded by bush and hence has its own microclimate. It is very popular with Tuis and other native birds that fly in from nearby Karori Sanctuary, their song can be heard singing over the valley. It also has a central park with tables for picnicking.

Aro Valley is also famous for its now closed petrol station, which starred in the well known “Goodbye Pork Pie” movie filmed in 1981.

Wilton / Northland

Wilton/Northland are relatively compact and sought after suburbs nestled on the western hills above the Botanical Gardens.

Being just an easy twenty minute downhill walk, or five minute drive, to The Terrace and central city, well serviced by a kindergarten and schools, close to Victoria University and with a local shopping centre – these suburbs are very popular with professionals and families alike.

Central to Wilton is Otari-Wilton Bush, which is the only public botanic garden in New Zealand dedicated solely to native plants. It is classified as a Garden of National Significance by the Royal New Zealand Institute of Horticulture. The garden consists of more than 100 hectaces of native forest as well as five hectares of plant collections. There is even a 800-year old rimu.

Many parts of Northland enjoy uninterrupted panoramic views of the city and harbour out to Eastbourne, the airport and Cook Strait. The suburb is surrounded by beautiful native bush and reserve land and can be truly appreciated from the Stellin Memorial Park lookout on Orangi Kaupapa Road. The views can also be appreciated from the Northern Walkway, one of the six major walkways in Wellington, which meanders through Northland onto Wadestown and eventually to Johnsonville.

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
