CORNER POSITIONThe pretty Fenland market town of March lies in a picturesque setting in the heart of the Cambridgeshire countryside. It is a place where one can enjoy peaceful surroundings combined with a superb array of shops and amenities, as well as excellent transport links. This lovely family home, which was built in 2011, enjoys an enviable location in the centre of the town.

Situated in the heart of this popular Fenland town, Millfield Close is a small select development on a quiet private road, and is located in the basin of the cul-de-sac with three executive bungalows. Occupying a corner plot of good size and having no neighbours, the rear garden is not directly overlooked from behind.

Within a short stroll of the town centre, and approximately 10 minutes from the train station, March is becoming increasing popular for those wishing to connect with Cambridge or London via the rail network.

Being built approximately 5 years ago to a high specification this beautiful detached family home has undergone further upgrades and really is a pure delight and has to be viewed to be fully appreciated.

As you pull up outside you are struck by the feeling of space and openness, exaggerated by the fact that you have bungalows in front of you, rather than similar size detached properties. As you stand outside, you notice how quiet it is, yet the town centre and train station is only minutes away.

Our clients have created their own oasis, paying particular attention to detail and quality throughout the house.

GROUND FLOOR

The UPVC entry door gives you a first glimpse of what lies ahead with its unique finger print recognition door entry system and leads you straight into the reception hall.

The RECEPTION HALL is lovely, light and welcoming with a quality, solid wood flooring. Your attention is immediately drawn to the impressive bespoke Glass and Oak stair case fitted by the renowned interior designer Neville Johnson in June 2015 and commissioned by our clients. Creating a feeling of space, doors lead off to all the main rooms as the staircase rises to the first floor and wraps round the landing. A useful under-stairs recess could easily accommodate a young child’s computer desk.

The THROUGH LOUNGE is bathed in ample natural light as it enjoys a triple aspect with a large window to the front, two smaller windows to the side and UPVC double glazed French doors leading straight into the beautiful garden.

Benefiting from dual entry via the lounge or the reception hall, the OPEN PLAN KITCHEN/DINING ROOM is fantastic for the growing family and it is obvious to see why it is the “hub of the house”. With ample space for a good size dining table, many happy evenings have been spent entertaining family and friends with good food and wine whilst enjoying the view of the garden through the large bay window. The contemporary style fitted kitchen is ideal for the keenest of cooks or coping with the demands of every day family life, as it offers ample work surfaces with a peninsular breakfast bar ideal for sitting and chatting or catching a quick bite to eat. Fitted with a range of base and eye level soft shut units with matching pan drawers and a range of quality built in appliances makes this a very user friendly kitchen. Just off from the kitchen is the UTILITY ROOM with a side entry door to the garden and is ideal for those coming in with wet and muddy shoes.

Seller Insight “When we came across this house, it was an easy purchase for us,” says Lesley. “We had been renting in the area, so we knew it well and this house, in its lovely tucked-away location, ticked all the boxes.

There are just eleven houses on the close, and ours backs onto school playing fields, so we’re not at all overlooked, and it’s extremely quiet considering we are in the middle of town. Whenever I tell someone that I live on Millfield Close they always comment on how nice it is.”

“The house itself is lovely,” continues Lesley, “and has worked very well for us as a family, and the fact that we were the first to own it means that we haven’t had to do any major work to it. One thing we did do, however, was change the staircase. We removed the traditional spindles and added a more contemporary oak and glass balustrade, which makes the hall seem much more open and a lot more modern looking.”

“One of the features that we really love is the garden,” says Lesley. “It’s a great size, and during our time here we have done an awful lot of work to it. We’ve had artificial grass laid, which is fabulous. The children are always outside playing, and even in the depths of winter the lawn is lovely and green; it’s also very clean, so we don’t get muddy boots traipsing through the house. We’ve also added a large area of decking where we can sit out and BBQ, as well as a copper tree pond, which is a lovely feature.”

“March is a great little town,” says Lesley, “and has everything that you could possibly want or need on a day-to-day basis. There’s a good selection of shops, a few nice pubs and some lovely restaurants, one of which is at the end of our road. The primary school is just a short stroll away, and for commuters the rail links are excellent. It’s a place that caters for every need.”

Favourite room: “We have a lovely big kitchen/diner,” says Lesley, “and it tends to be where we all come together. It’s a space that has been well designed, so it’s nice for informal meals and entertaining, and it has a lovely view over the garden.”

Favourite aspect of the grounds or surrounding area: “We use the garden all year round,” says Lesley, “so much so that we fell as if it’s almost another room. It’s also a haven for wildlife, which is amazing considering we are in the centre of a town.”

Memorable event (if not another favourite room or unique feature): “We have a great little self-contained office, which sits at the end of the garden,” says Lesley. “It’s completely insulated and has electricity, heating and an AC unit, and it also has brilliant Internet connection.”

What they’ll miss most/why they are leaving: “We’re not moving too far away,” says Lesley, “but I think the thing I’ll miss most about living here is the sense of community. It has been a very welcoming and friendly place to live.”

Returning to the reception hall is the STUDY which overlooks the front and has been used as the children’s play den and is currently used as an exercise room.

The CLOAKROOM comprises a low level flush WC, wash hand basin and has a frosted window to the front.

FIRST FLOOR

The Neville Johnson staircase is a real feature as it creates a lovely light and airy space, whereas landings in so many houses are so often dark and restricted.

The MASTER BEDROOM enjoys views across the garden and school playing field beyond. There is a double storage closet and spacious EN SUITE SHOWER ROOM which is fitted with a low level flush WC, vanity wash hand basin and walk-in shower cubicle.

There are THREE further BEDROOMS all of good size.

The FAMILY BATHROOM has a matching white suite to the en suite and comprises a panel bath with electric power shower over, vanity wash hand basin and low level flush WC.

OUTSIDE

The “flow” of the house works well and from the lounge there is a natural progression out into the garden which has been designed with the key focus of “entertaining” and “low maintenance”. Being a family home our clients have been keen to ensure their children spend time outside as well as being inside. Although the property is only 5 years old, you do not feel overlooked or closed in by neighbouring houses.

Having a 6ft walled boundary to one side which links round to the rear garage and gate which in turn gives direct access onto the large driveway which provides ample off road parking quite easily for four medium sized vehicles. For ease of maintenance and to create a better all-round feel to the garden, the further side boundary fence has been restructured using a Bamboo substitute made by the Takasho Company and imported directly from Japan. I never thought I would ever call an artificial lawn beautiful, but the lawn has been totally replaced with a quality artificial lawn and it really is. Not only does it look great all year round, it allows you more time to enjoy the garden with it being maintenance free and is perfect for those that suffer from Hay Fever. This advanced design “memorises” the original shape of the pile creating a “spring back action”. The garden is set off with a centralised, multi speed, cascading water feature with mood lighting which creates a stunning centre piece as you enjoy the evening with family and friends, or relaxing after a long day.

As you may be well aware an increasing large proportion of the population is working from home so the concept of an “outside office” is becoming increasing popular. Our client has utilised the recessed area behind the double garage by having a modular garden OFFICE built and installed by Warwick Buildings who are one of Britain’s leading manufacturers of Garden Offices.

To the rear of the property is a detached DOUBLE GARAGE with electric up and over door and personnel door.

Local AreaMarch is a popular Fenland town and offers the nearest shopping centre, being approximately 4 miles away and hosts a market twice each week, and is also home to an extensive range of shopping, recreational and leisure facilities, including a golf course and boating marina, as well as a busy town centre with independent shops and retailers. The River Nene, from which many streets and houses in the town get their name, offers delightful riverside walks, while there is an intricate web of footpaths, bridle paths and byways giving access to the stunning surrounding fenland and beautiful natural wetland environment.

There is a choice of highly regarded independent and comprehensive schooling in the surrounding area for all age groups, including the renowned Kings School in nearby Ely and the Neale Wade Academy, which is a five minute walk from the property.

In 2008, the Meadowland retail park opened with a Tesco superstore and there is also a Sainsbury’s. The town has several bars and restaurants and in March 2011 Wetherspoon’s opened in the former Hippodrome. The University City of Cambridge and its vast array of amenities and attractions are reachable in less than 45 minutes driving time. March also has a comprehensive bus and rail service. It has its own railway station from which commuters can reach Peterborough, Cambridge, Stansted Airport and London
