ORIGINALLY A CORNER GROCERY STORE with apartments above and a large side yard. Leger Wanaselja Architecture restored the existing building and added a new one in an environmentally sensitive way. The project transformed this site into a green showcase. Using tested methods to minimize energy use, and relying heavily on salvaged, recycled, and low-toxic finishes. Thoughtful passive design strategies such as excellent insulation, careful window placement and siting for passive solar benefit were the most important strategies used to minimize energy consumption. They achieved a 280% improvement in energy use in the existing building. And the new building is almost twice as energy efficient as required by state energy code.
Leger Wanaselja Architecture has been a leader in green design. The firm has won numerous awards and been featured in many books, periodicals and other media, highlighting our exploration of green architecture:
“The goal for every project is to shrink the ecological footprint while creating lyrical and enduring buildings. Nature is always carefully considered and celebrated, even in an urban setting. Our goal for this 9-unit project was to use time tested methods to minimize energy use and to rely heavily on salvaged, recycled, and low-toxic finishes to rejuvenate a busy Berkeley street corner. We remodeled an existing turn of the century corner store and added a new mixed-use building next door. Simple energy upgrades in the existing building improved energy performance by 280%. Our passive solar design strategies helped the new building beat the state's energy efficiency requirements by almost 50%.Heavy reliance on salvaged and recycled materials saved tremendous amounts of manufacturing energy and reduced overall environmental impacts. Re-purposed street signs and car parts add levity and intrigue to the city’s visual landscape. The unusual juxtapositions hint at the more extensive but hidden green features.
The project was enormously popular upon completion with more than 500 visitors at the two open houses for the sale of the new units. The project also won AIA Best of the Bay and Acterra green design awards.”

THE CITY OF BERKELEY is densely populated with a highly educated, high income population. There are ~ 90,000 residents within a 1.5- to 2-mile radius of downtown. Almost a third of their households have annual incomes greater than $100,000. 32% of these residents over age 25 have Bachelor’s degrees; an additional 40% have Graduate degrees. The downtown area is bounded on the north by Hearst Avenue, on the east by Oxford/Fulton Streets on the south by Dwight Way, and on the west by MLK Way.
Downtown Berkeley has a daytime working population of 72,000 and one of the most heavily-used BART stations (27,000 entries/exits daily) in the area. The University of California at Berkeley is located on its western border. Students, office workers, downtown residents, shoppers, families and travelers all come downtown to partake of the stores, restaurants and services offered.
