2213 Grove Avenue Anticipated Delivery June 2021

Welcome to 2213 Grove Avenue, a lovingly restored detached single family 2,920 square foot home. Owned by only three families since it was built in 1913 the home has been tenderly renovated by its current owners.

You will be welcomed to the home by a large front porch featuring beautifully restored columns, the original wood door with window detail and restored stained glass sidelights with transom. Upon entering the home, you will notice restored interior columns and a traditional black and white checker patterned marble foyer floor. The front two parlors on the 1st floor along with the front room on the 2nd floor feature custom wood plantation shutters for privacy. The front parlor also features an operable gas fireplace.

After the kitchen you pass by a half bath featuring marble flooring, a laundry room with a stack washer/dryer (with steam drying option and sanitary cycles) and a large 7’ wide pantry with 8 ½’ height double doors for easy access.

Finally, at the back of the home on the first floor is the den. The den features a bar area including an under counter fridge with two temperature zones; bar sink with a Chiller Daddy (instant cold water) and reverse osmosis filter; Touch20 Delta faucet, an under counter Hoshizaki ice maker and a Bosch dishwasher. The back bedroom includes an en suite bathroom with a shower, handheld sprayer and body jets along with heated floors. The back bedroom also features a private walk out porch.

There is also an additional bedroom (4th bedroom) located on the 2nd floor—this bedroom also includes a non-operable fireplace.

For a turn of the century home it includes expansive storage both in a 1,370 square foot unfinished basement, 3rd floor walk in attic and two car garage.

In 2020 a new heating and cooling system was installed for the first floor. A combination boiler/tankless hot water system and mini-splits (for the second floor) were installed in the last five years.
