2.0 RETAIL & HOTEL PLOTS, BRENT CROSS MAIN SQUARE THRESHOLD SPACES & ENERGY CENTRE 2.12.1 Design Background Overview Fenwick is a key anchor tenant at Brent Cross Shopping Centre since its opening date, and represents one of the primary facades of the Centre as it stands today. As part of the master-planning for the extension, Fenwick maintains its pivotal role; however, its place within the expanded site will change in that a large part of its current exterior façade will be concealed by the new Eastern MSCP. The buildings either side of Fenwick/Fenwick place are both taller than the department store and with the reduction in its visible presence it was deemed of great importance that the Fenwick façade be treated in such a way that it would sing out as a point of focus. In this respect the neighbouring designs are purposefully played down to act as framing devices for the Fenwick store. Where the store adjoins the new Eastern MSCP other than where the latter’s passenger core links it to both the centre and the department store there is a light/ventilation well between the two buildings. Based on the very limited visibility of the facades of both buildings they have been treated as secondary elevations with simple and robust finishes applied. For the Fenwick store this will be a rendered façade. 2.12.1 Design Background

Overview

Fenwick is a key anchor tenant at Brent Cross Shopping Centre since its opening date, and represents one of the primary facades of the Centre as it stands today.

Height Parameters

The overall height of the Fenwick store is not altered by these works.

Scale Thresholds

The dimensions of the threshold space at Fenwick Place are set from the Fenwick façade over-cladding line. With the expansion of the over-cladding zone to encompass the walkway at first floor level the façade line opposite has bene relocated to maintain the dimensional and area criteria previously set.

Height Criteria

The overall height of the Fenwick store is not altered by these works.

2.12.3Options Considered

Options Considered

Overview

This is an overclad to the south-east and west sides.

Internally on the west and part of the south façade, similar to John Lewis, it has been decided to overclad the mall side of the mall roof columns.

To part of the east and south elevations, it is necessary to incorporate a first floor walkway from the car park around Fenwick to the restaurant and leisure entry level at first floor. This is to provide direct access from the car park to the restaurants and leisure.

A walkway across Fenwick’s roof was considered but this would require lifts immediately adjacent to Fenwick’s south-west corner entrance which would partly obscure the entrance as one rises up the escalators from the upper ground in the adjacent mall and may likely have caused congestion.

A cantilevered or support walkway at first floor was considered but this detracted from Fenwick’s presence when viewed from the A41 or the south-east approach to the centre.

It has been decided to extend the overcladding to the outside face of the walkway down to the ground improving Fenwick’s presence and also the massing adjacent to the threshold entrance.
