The management of 21 High st has created operation rules to ensure the safety and comfort of both tenants and visitors.
The following rules must be complied with by all existing and prospect tenants to operate the mall according to its commercial purpose. These rules shall be binding on the private persons and legal entities. For full operation rules & regulations, kindly refer to the agreement.
Opening Hours:• The Mall shall be open for customers 7
(seven) days a week (from Saturday to Wednesday from 10:00 a.m. to 10:00 p.m.; Thursday from 10:00 a.m.
to 12:00 a.m.; Friday from 01:30 p.m.
to 12:00 a.m.). Opening hours are subject to be changed by Mall Management, if needed.
• Ramadan hours and other Public Holidays will be announced officially by the mall’s management.

Cleaning And Maintenance:• Cleaning in all leased premises must
be performed between 07:00 a.m. to 09:30 a.m. in the mornings and between 10:30 p.m. – 01:00 a.m. at nights and from 12:00 a.m. – 02:00 a.m. on weekend days.
• Any maintenance-repair works and decoration with respect to the premises shall be performed exclusively during

Security:• All LESSEES must comply with the
applicable Qatari laws regarding employment of their staff. The mall’s management security has the right to ask for their ID to be presented for identification purposes.
• Any work to be done during the off hours, shall be communicated to the mall’s management. The mall’s management reserves the right to stop and prevent uncommunicated activities for security reasons.
Security Measures:• The mall’s security department must be
immediately informed about any doubtful packages or any incriminating information provided over the phone.
• Any observations, including but not limited to fire, theft, harassment or suspicious individuals shall be immediately communicated to this department.
• The mall’s management is entitled to evacuate the premises in case it is deemed necessary or instructed by the authorities.

Cafes And Restaurants:• Cafes and restaurants must comply
with the cleaning rules and hygienic conditions for all materials used in the preparation, cooking and serving of foods.
• The staff employed in these units must pass medical examination as per the laws of the country.
• All staff employed in drinks and food units must be wearing uniforms and very careful to keep their fingernails and hands clean at all times. The mall’s management has the right to directly / indirectly inspect this by third party consultant.
Handling of Waste:• All waste must be separated into three
groups such as cartoon-paper, glass-tin and organic waste and placed in waste bags with different colors, and to be thrown as advised by mall’s management.
• The places for dining out, cafes and restaurants shall keep the food oils used while cooking in special containers and transferred out of the mall according to the guidelines and standard of the mall’s management. The food oils must not be dumped into manholes, shop drains, closets, toilets, or similar places.
Fire Safety:• The LESSEES are obliged to take all
measures to prevent fire risk and to place fire extinguishers as per QCD requirements. No fire extinguishers
Loading, Offloading,Delivery & Storage:• Loading activities shall be done only
in the designated locations or the designated roots, or else it will be stopped by security staff.
• No loading, offloading or delivery activities are allowed within common areas open to visitors.
• LESSEES are not allowed to store any chemicals, inflammable liquids, acetylene gas or any other explosive products within the premises.
Events & Special Activities:• It`s management policy that all
LESSEES events & activities to be catered and supplied by the appointed partners only, outsourcing supplier is prohibited.
General AdministrativeArrangements:• The LESSEE is not permitted to
exceed the limits of its premises for any purpose and to occupy the common areas of the mall.
• The LESSEES shall provide the LESSOR with the names and emergency contact numbers of managers responsible for the premises.
• Tenant is responsible to clean the external façade, wall glass, signage and other areas within the tenant premises.
• No professional shooting for films and videos may be done and no photos may be taken inside the mall before obtaining prior consent for shootings in the leased premises.
• Pets are not allowed in the premises of the mall and the leased premise.
