2019 San Antonio Board of REALTORS® Business Plan
Mission Statement: The purpose of the San Antonio Board of REALTORS® is to
provide products, programs and services to be a business and information
resource to the member; enhance the REALTOR® image and involvement in the
community; and be the voice for REALTORS® in the political arena.
About the Business Plan: What follows is the 2018 Business Plan for the San
Antonio Board of REALTORS®. The intent of the plan is to provide a framework for
the Association that will take it to the next level of success. This business plan is
intended to coincide and effectuate the long term Strategic Plan. SABOR will
continue to grow its services and programs to create strong benefits and
resources to its membership. The Business Plan is intended to raise the profile of
SABOR within the REALTOR® community and the local community.
The association’s Business Plan has been structured to reflect the five pillars of
the Strategic Plan: Advocate, Collaborate, Innovate, Lead and Succeed.
Advocate
With inclusivity and intent, San Antonio REALTORS® will ADVOCATE for: private property rights
and property ownership; REALTORS®, the REALTOR® Party and Affiliates; the community and
communities; professionalism; and electing REALTORS® to public offices.
Collaborate
With trust and respect, San Antonio REALTORS® will COLLABORATE by: reaching, connecting
and empowering REALTOR® members; engaging community(ies) and community leaders;
synergizing with other associations, including expansion, shared services and chapters; working
with charities to create resources and provide volunteers; being inclusive, proactive and
creative; and building coalitions.
Innovate
With imagination and purpose, San Antonio REALTORS® will INNOVATE by: identifying,
researching/reviewing, and delivering new technology; pioneering applied technology for
REALTORS® and for the association; providing creative, effective educational/professional
programming; incubating creativity; providing valuable member services consistently – without
compromising quality due to distance; measuring outcomes and REALTOR® satisfaction; and
developing new sources of non-dues income.
Lead
With inclusion and transparency, San Antonio REALTORS® will LEAD by: meeting REALTOR®
members where they are; advancing professionalism; being the knowledgeable resource;
identifying and cultivating future leaders; leading through messaging – with members and with

ADVOCATE
Goal: Grow member engagement in Government Affairs activities and TREPAC
Objectives:
Attend the 2019 Hill Visit in Austin (Government Affairs Committee)
Increase response rates for calls for action
Promote that TREPAC and Government Affairs activities are bipartisan and support candidates
that support REALTOR® issues (TREPAC Committee, Government Affairs Committee)
Target outreach to offices with low TREPAC participation (TREPAC Committee)
Incorporate a TREPAC minute at SABOR committee meetings (all committees)
Host an Annual Mayor Chat (Government Affairs Committee)
Strengthen relationships with TAR and NAR to support local government affairs initiatives,
including committee participation
Continue a liaison program to empower REALTORS® to be advocates for private property rights
in their own sphere
Continue to position TREPAC major investors as industry leaders within SABOR’s membership
Demonstrate to REALTORS® the connection between advocacy involvement and a successful
business
Continue to seek ways to increase participation in the Broker Involvement Program
Goal: Strengthen the reach and reputation of the REALTOR® Party locally to best represent the interests
of members and the industry

to advance the REALTOR® Party mission
Utilize all available NAR REALTOR® Party grants to enhance advocacy efforts
Goal: Reach SABOR’s TREPAC goal of $392,315.
Objectives:
Provide opportunities for potential new investors to learn more about TREPAC and invest

Create a campaign to encourage members to go to the next level of TREPAC investment

Investigate the implementation of auto-pay to schedule regular TREPAC investments
Secure 75 Major Investors for TREPAC
Establish a competition among brokerages to encourage TREPAC investment
Provide TREPAC education with dues billing
Encourage a competition among the SABOR committees for 100% TREPAC participation
Identify ways to recognize investors throughout the year
Maintain the “personal ask” campaign
Provide various outlets for members to contribute to TREPAC, such as phone banks and major

Partner with other committees to host events targeted at different specialties within the
practice of real estate
Goal: Create a connection between the REALTOR® Party and the public at the local level.
Objectives:
Empower the public with information about public policy efforts in local media outlets.
Work to form partnerships with other advocacy organizations in the business and real estate
communities (e.g. Chambers of Commerce, Apartment Association, NARPM, NAHREP, et. al.).
Promote member participation in local community organizations.
Create voting guides that includes issues and candidates, even those SABOR does not engage in
as an organization.
Create a brand identity around SABOR’s advocacy efforts to the public.
Develop forms and educational materials related to the REALTOR® Party for SABOR members to
include in their marketing materials.
Goal: Engage SABOR in public education
Objectives:
Develop comprehensive school district information for member consumption.
Work with school districts to make their information easily accessible to REALTORS®.
Continue to examine getting involved in school board races and school bond initiatives.
COLLABORATE
Goal: Encourage REALTOR® participation with Charities of Choice and other philanthropic endeavors
Objectives:
Educate members about the Charities of Choice, what they do, and how members can be
involved throughout the year
Encourage broker involvement to engage them and their offices in activities with SABOR’s
Charities of Choice
Inform members of monies raised throughout the year to support the Charities of Choice
Use testimonials from SABOR members as well as videos from events to promote involvement
with the Charities of Choice
Engage members in submitting their personal photos and videos from charitable events
Utilize the REALTOR® Image and Community Outreach Committee to recruit other members to
participate in charitable events with SABOR
Incorporate in member communications throughout the year and at SABOR events and
programs messages about participating with the Charities of Choice
Engage members to share how they give back through their personal charitable efforts

Develop local roots in the community by identifying community, civic, chamber and other

committee find opportunities to volunteer with these organizations on their events or

Explore hosting a joint event with YPN chapters from around the state that would be promoted
as networking between the cities (YPN)
Investigate partnering with VAREP for veteran and REALTOR® education event (Military Advisory

Partner with local Chambers of Commerce on their veterans affairs programs (Military Advisory

Collaborate with the Affinity Group members to create an additional, smaller Bus Tour focused

Host guest speakers from various city organizations involved in international trade and business

Promote SABOR to the allied institutes, societies and councils.

INNOVATE
Goal: The Association will continue to research and identify new technology to enhance the value of
membership.
Objectives:
Host a Tech Summit, potentially in partnership with other committees (YPN)
Continue working to add international properties to MLS (Global Business Council)
Pursue ongoing, regular updates to MLS based on member feedback and needs (MLS
Committee)
Develop a syndication portal, and create documents for all feed agreements and pricing (MLS
Committee)
Develop an API option (MLS Committee)
Create additional analytical reports (MLS Committee)
Offer and promote MLS benefits to members.
Research products or services to enhance the MLS including 3rd party vendors (i.e. customized
data/graphical CMA products.)
Enhance the members’ experience with all related MLS vendors associated within MLS.
Conduct a full audit to identify where data is being distributed
Explore an application that provides floor plans in MLS.
Investigate the possibility of offering presentations and courses via webcam, etc.

Provide the Certified International Property Specialist (CIPS) designation and At Home with

Hold an Agent Success Panel event (YPN)
Evaluate courses offered and consider topics for course development to include: fair housing
(property management and other specialties), contract to close; First year in Real Estate,
leisure/ranch, investor 101, lead generation, How to build your SOI (sphere of influence),
Professionalism (role-play), and other specialized courses.
Offer innovative programming (fast-track sessions) at times preferred by most students. (ex:
9:00 a.m. start)
Host multiple events throughout the year rather than one large event in order to provide
members with the ability to grow their networks and resources (Military Advisory Council)
Ensure that SABOR has the best instructors and content possible for all classrooms at both
locations (including off-site.)
Reach out to Broker/Managers to show the benefit of using the school.

Promote doing business with a SABOR affiliate and the value of working with an affiliate.
Host a designated Affiliate Appreciation Day in partnership with additional committees.
Provide an affiliate packet highlighting all SABOR events, classes, and advertising opportunities.
Provide and grow a platform for affiliates to market their services, utilizing tools and resources
to increase visibility with REALTORS®.
Create YPN page on SABOR member website to include an RSS feed from national YPN Advisory
Council site (YPN)
LEAD
Goal: Be the voice for real estate by demonstrate the value of the REALTOR® brand to consumers
Objectives:
Continue to implement a strategic local media campaign, both paid and earned, to promote the
value of a REALTOR®, including education on the difference between a REALTOR® and a non-
REALTOR® as well as why to choose a REALTOR®
Incorporate into media campaign key messages to include the value of using a REALTOR®, why
to trust a REALTOR®, how REALTORS® care about the community and give back throughout the
year, that SABOR members are local experts, and that SABOR.com is the most reliable source of
housing information and the preferred REALTOR® search tool
Create materials members can personalize and use to promote their REALTOR® value to
consumers
Ensure members understand and take pride in the value of the REALTOR® trademark
o Educate members on how to implement the REALTOR® trademark in their own business
materials such as email signatures
o Ensure trademark value is communicated to public

Market available serving opportunities locally, statewide and nationally to include description of
duties that come with each position
Consider using video testimonials to relate “Why I am involved at TAR and NAR.”
Communicate the importance and the need for members to update their profiles (TAR and NAR)
and include a photo.
Support SABOR’s candidates running for State and National association positions.
Develop clear job descriptions to provide to SABOR candidates interviewed by the SABOR State
and National Nominating Committee when they apply for TAR and NAR open positions.
Encourage YPN members to attend TAR and NAR conferences; create a buddy system to
pair a new YPN member attending with a YPN member who has been before (YPN)
Goal: Build a culture of leadership locally
Objectives:
Develop future leaders for SABOR by encouraging members to try out different
committees, particularly newer agents who are learning about the association (all)
Establish a YPN Advisory Council (YPN)
Hold mixers throughout the year in addition to six annual events to include Trivia for TREPAC,
Tech Summit, Santa at SAMM, Bowling with YPLC, Agent Success Panel, and one more event to
be determined by committee (YPN)
Develop mentor program (TRLP Alumni)
Continue to offer the Texas REALTORS® Leadership Program to cultivate new leaders
and encourage them to get involved in SABOR leadership positions after graduation
Goal: Position SABOR as a leader among associations
Objectives:
Investigate the advantages of restructuring the Multiple Listing Service as a separate business
entity versus a committee of the association.
Attend MIPIM with the Texas Association of REALTORS® (Global Business Council)
Coordinate activities such as international/cultural related educational programs and
networking opportunities that relate to the global real estate industry.
The SABOR non-profit 501 (c) 3 status for use by SABOR to provide real estate related
scholarship(s) in the community will be established and ready to launch. The Executive
Committee and Board of Directors will consider the next phase as it moves forward into the
formation phase.
Host second annual International Day event to include professional development that will
increase members’ skills, competencies and knowledge when working with international buyers

Objectives:

Boost affiliate memberships by showing value of being involved at SABOR (Affiliate Partner

Utilize community leaders to better educate REALTORS® on working with diverse populations in
San Antonio (Global Business Council)
Goal: Maintain the integrity of the MLS in order for members to provide superior service to their clients
Objectives:
Continue to update and communicate MLS rules and regulations.
Work with the Communications Department to provide a report to membership on what
violations regularly occur and what violations are being enforced. (note: not the violator.)
Review the MLS rules related to data accuracy enforcement and offer suggested changes that
will strengthen the overall value and accuracy of the MLS.
Review the MLS Rules and Regulations for new requirements and changes on ongoing basis.
Discuss any issues seen in the market today. (i.e.: uses of keys, etc.)
Offer “MLS Tips” to members.
Promote the MLS educational courses offered and encourage attendance.
Educate membership on data syndication and the dashboard options that are available.
Tighten security around the IDX, VOW, and other MLS vendor contracts.
Review and update all data agreements provided by SABOR.
Goal: Provide a public home search website that provides value to consumers and leads to the success
of the REALTORS® who serve them
Objectives:
Develop a dynamic, robust public facing consumer website
Educate the public that SABOR.com is the most reliable and accurate home search site
Continue to use paid advertising, including SEO, to promote use and value of the website
Ensure members are educated on the value of SABOR.com, the tools it provides, and provide
them with resources to share its value with their clients
Investigate tools and resources that would enhance the value of SABOR.com to the public
including how-to’s, and buyer and seller tips
Evaluate tools currently provided to consumers through the site, and identify any modifications
that would enhance its value
Goal: Enhance the ethical behavior of REALTORS®
Objectives:
Promote Professional Standards and Code of Ethics education for SABOR membership.
Incorporate NAR’s C2EX initiative into SABOR programming
Other:
Review and update criteria for awards and determine if additional awards are warranted. Consider if
volume-based awards should be offered through SABOR and review the current awards presentation
and format.
