2019 Board Transition – Process and Timeline

January 2019

- Change from 3 Official HOA Board Seats to 5 Official HOA Board Seats

- Of those, 3 HOA Board Seats are held by The Randolph Group

- And 2 HOA Board Seats are held by Carilion Community Members. These are appointed by T.R.G.

- The 2 appointees are: Stephen Pelcher & Bethe Causillas. The acting HOA AC Treasurer & Secretary.

- Their duties on the HOA AC will still remain in 2019 as part of the transition.

March 2019

- 5 Official HOA Board Seats

- Of those, 2 HOA Board Seats are held by The Randolph Group

- A 3rd HOA Board Seat will be transitioned to a Carilion Community Member. This person is appointed by T.R.G.

- The 3rd appointee is: Dennis Besselman. The acting HOA AC Vice President.

- His duties on the HOA AC will still remain in 2019 as part of the transition.

June 2019

- 5 Official HOA Board Seats

- The last 2 HOA Board Seats held by T.R.G. are reassigned to Carilion Community Members. These are appointed by T.R.G.

- The remaining 2 appointees are: Gaby Dibo & Bill McCann. The active HOA AC President, and a former HOA AC President.

- The AC will cease to exist by Q3 of 2019, replaced by a 5-member Carilion HOA Board.

A Reserve Study is the art and science of anticipating and preparing for major common area repair and

replacement expenses

The study identified all the assets to be repaired, estimated remaining life and projected replacement cost

Suggested reserve rate:

$1,729 per month

$20,748 per year

2.2% increase over the next 15 years
