Ann Turner Chief Executive Officer A proud graduate of the University of Colorado, Boulder where she studied Psychology and Sociology, Ann brings a high level expertise, insight, and operational organization to DMAR. Over the past three years, under Ann’s leadership, DMAR has seen unparalleled growth starting with the successful merger of the Denver, North Metro, and Jefferson County REALTOR® Associations. Prior to DMAR, Ann was the CEO of the Jefferson County Association of REALTORS® where she introduced many new programs and services that helped create a progressive and financially secure organization.

Ann is a member of the American Society of Association Executives, the Colorado Society of Association Executives, and the Metro Denver Chamber of Commerce. She has served on the Advisory Board for the Association Executive Institute for the National Association of REALTORS®. Ann is past chairman of the Association Executives Committee for the Colorado Association of REALTORS®, and has also served in an advisory capacity for many task forces and workgroups at the local, state, and national level of the REALTOR® organization.

Anthony Rael Chairman of the DMAR Market Trends Committee A proud Denver native and sixth-generation Coloradan, Anthony attended Regis University and spent a decade working in the technology sector, first as Director of Marketing for SuperNet (Qwest Communications) then as Founder and CEO of a privately-held internet consulting firm in Boulder.

He served two years on the Board of Directors for the Jefferson County Association of REALTORS® (JCAR) and also served on the Board of Directors for DMAR during the Association merger with two local REALTOR® boards and continues to serve on DMAR’s Professional Standards Committee. Anthony has trained hundreds of REALTORS® throughout Colorado, and is considered a “go-to” expert in the proprietary software app REALTORS® Property Resource (RPR™), an exclusive REALTOR®-only tool provided by the National Association of REALTORS®.

Anthony is a full-time Broker Associate & REALTOR® with RE/MAX Alliance and also serves as Chairman of the DMAR Market Trends Committee, where he works with a team of REALTORS® to distribute monthly market statistics to keep DMAR’s 5,000+ REALTOR® members, as well as the Denver community at large, up to date on the latest real estate trends in Denver metro. Anthony also serves as media spokesperson for the Denver Regional Real Estate Quarterly Market Updates on behalf of the Colorado Association of REALTORS® (CAR).

Anthony is a multi-year member of RE/MAX’s 100% Club, and a recipient of DMAR’s REALTOR® Roundtable of Excellence Award.

Who DMAR is a membership-based organization comprised of over 5,000 real estate professionals in the Denver metropolitan area. DMAR functions alongside the Colorado Association of REALTORS® and National Association of REALTORS®. WhenDMAR was formed on August 18, 2011 when the Denver Board of REALTORS®, the Jefferson County Association of REALTORS®, and the North Metro Denver REALTORS® Association voted to merge. Although DMAR is newly formed, it carries with it the long and prestigious histories of those three associations.

For Immediate Release Metro Denver Residential Real Estate had $22 Billion Impact on Economy in 2014

Strong Denver area Economic and Labor Markets Contribute to Favorable Real Estate Outlook in 2015 Despite “New Norm” of Low Inventory

DENVER – Jan. 9, 2015 – Denver Metro Association of REALTORS® (DMAR) - an organization comprised of over 5,000 real estate professionals - released its January Denver Metro Real Estate Market Trends Report today. According to the report, both the month of December and the year of 2014 set records in several categories in the residential real estate sector.

In 2014, there was $17.5 billion in closed dollar volume and $4.4 billion in the secondary market, resulting in a $22 billion impact on the Denver metropolitan area. Year over year average and median sales prices are up 11.22 percent and 14.47 percent respectively. Year-to-date, a total of 53,719 homes closed at an average sold price of $325,634. Condos alone had a tremendous impact on the 2014 Denver market with its 56 percent increase in sales volume year over year.

“One thing is certain,” said Anthony Rael, Chair of the DMAR Market Trends Committee, “2014 proved that we have the capacity to do more with less and our REALTOR members will need to figure out a way to replicate the successes of this year as we march into 2015.”

The strength of the Denver market continues into 2015. Overall, there is considerably more favorable assessment of current economic and labor market conditions that are forecast to benefit the Denver housing market in the coming year.

Active listings for single family and condos decreased nearly 20 percent from the previous month to an annual low of 4,355 units in December. At December month end, there was less than a 500-unit difference between the number of active listings and the number of sold/closed (3,869).

“Low inventory levels may be the new norm – at least for the next 12 to 18 months,” states Rael. “Sellers will continue to have the upper-hand in negotiations with buyers, but pricing and condition will need to be justified in order to ensure top-dollar. Consumer confidence is high and mortgage interest rates are low. Buyer demand is strong, but homebuyers need to be patient and prepare to compete until more inventory comes online.”

Foot-traffic and sales activity for new home construction was strong in December and the outlook for new builds looks favorable as consumers grow impatient waiting for resale homes to come on the market. “The question is, will builders have enough skilled subcontractors to keep up with demand?” Rael comments.

DMAR’s monthly report also includes statistics and analyses in its supplemental “Luxury Market Report” (properties sold for $1 million or greater), “Signature Market Report” (properties sold between $750,000 and $999,999) and “Premier Market Report” (properties sold between $500,000 and $749,999). Notably, sales of million dollar homes are up 43 percent since 2012.

“December was a great month for the very high end market with 44.64 percent more homes sold than in November,” said Jill Schafer, member of the DMAR Market Trends Committee. “And they sold for more. December home sellers got more than 9 percent for their homes than November sellers.”

Eighty-four homes priced $1 million or greater closed in December, with an average sold price of $1,501.266, resulting in a closed sales volume of $126.1 million. The highest priced home sale in December was a $3.75 million single-family property representing 6 bedrooms, 10 bathrooms and 8,046 above ground square feet in Cherry Hills Village.

The DMAR Market Trends Committee releases reports monthly, highlighting important trends and market activity emerging across the Denver metropolitan area. Reports include data for Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties.
